LATEST BILL Revitalising the Arches east of the Pier
A
few weeks ago I reprinted my article from a few years back complaining about the under investment by the council over successive administrations in Kemptown. West of the Pier done up, east of the Pier, done over, you might say! It is appalling what has happened to the Arches east of the Pier and to those whose livelihoods depended on these structures. I walked through Kensington Gardens yesterday and it's great to see so many people living life as it should be lived. Between the piers is brilliant too. I think The Times must have a photographer on that beach as our crowded beach appears so often justifiably. Mayor Pete West "It's all very well complaining all the time Bill but the council will do it up eventually!" I know that's true and that's great. But everyone knows this will take years. So what about a very affordable temporary solution for 2018? We've got the Zip Wire coming and already got Yellowwave and a new(ish) Volks Railway, so on the seaside let’s create a promenade strip, driving home that Brighton was Hollywood before Hollywood and increasingly is so again! It could be tents and a walkway like what went up for the Marathon or temporary buildings and achieved at very low cost!

It is little known but between 1895 and 1900 Brighton made 184 films which is 184 more than Hollywood made. Many of the films and much else besides has been collected over decades by Frank Gray and the Southern Screen Archive but how many people know this is all at Hove Museum? Let's put it in prime position and give our visitors and residents a treat. The Volks Railway next summer could have extra stations named Brighton Rock, Quadrophenia, Alpha Papa, Carry On, and we could have platforms and temporary buildings holding memorabilia for all these amazing films that came from this bohemian city of ours. Let's showcase too the best of contemporary Brighton filmmakers and artists like JAG gallery... Julianne herself had a lot to do with the archetypal Fatboy Slim record cover... yep the one we all know! And let's get the Brighton artists to create this totally affordable tourist atrraction. Give them temporary galleries and visitors and they will sell their work even more than today, and these are world class artists. Let's work together and let's be transparent. That's original in politics. That's a progressive alliance. And when the Terraces are ready, the structures can go there. Over the next few years we should make 184 films too. I love too Adrian Morris's idea for Arches at the bottom of St James Street welcoming everyone to our village like Chinatown in London. Kemptown is just as important as The Cultural Quarter. I'd like to see it as busy as Kensington Gardens and I'm sure it will be. But can we get on with it please? @latestbrighton @latestbill

PROJECT
BRIGHTON > Arts charity Carousel wins Best Mobile App at Sussex Digital Awards, and launches crowdfunder for The Undateables’ Daniel Wakeford
I
n the depths of Community Base on Queens Road, arts charity Carousel has just added another award to its trophy shelf. Curing Perfect, an online game that puts users in the place of someone with a disability, won Best Mobile App at the Sussex Digital Awards in April. The game’s artsdriven challenge to the status quo is typical of Carousel’s approach to working with learning disabled artists (www.curingperfect.com).
“ There is much to be done to make art matter for everyone ” It’s estimated that 15% of the UK’s population have a learning disability and for many the opportunity to work in any capacity is fraught with complications. For learning disabled creative, getting yourself recognised as an artist and having your work taken seriously is a major hurdle. Over the 30+ years that Carousel has been operating things have got better; diversity and inclusion are now key national issues, but there is still much to do. All of Carousel’s work originates from the ideas and passions of the learning disabled artists it works with in film, music, radio, performance, visual and digital arts. The biennial Oska Bright Film Festival (1517 November 2017) is the world’s first and biggest festival showcasing films made by LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7
@carouselartuk learning disabled people from around the globe. The 2015 Festival won Best Event in the City at the Brighton and Hove Business Awards. This year the festival is programmed by Matthew Hellett, who, with Festival Director Becky Bruzas is on the prestigious Guiding Lights mentorship scheme, the first learning disabled people to be selected. They’ve introduced a Young Oska day to train younger people in filmmaking and support the next generation of learning disabled auteurs. The Festival is at The Old Market in Hove and early bird tickets will be on sale soon. If you’ve ever watched Channel 4’s The Undateables you’ll have followed singer/songwriter Daniel Wakeford’s search for romance. Whilst Daniel does now have a girlfriend, his longtime love is music, and earlier this year he topped the Spotify viral chart for eight weeks – he now has 43,000 fans on Facebook and plays The Great Escape in May. Daniel’s gigs always sellout and people all over the country are so keen to see him that Carousel has launched a crowdfunding campaign to support a new tour. There are lots of great perks on offer from £5 and we have until the end of May to raise the cash. Read all about it at bit.ly/DWtourcrowd So, while the trophy shelf is pretty full (Carousel also won The Everyday Impact Award from the Directory of Social Change this year) there is much to be done to make art matter for everyone. If you’d like to get involved we’d love to hear from you – we run an annual volunteer training programme that offers practical experience with our artists. Or maybe you know a learning disabled person who harbours artistic ambitions? Go to our website and see what’s on offer. We may be in the basement, but we’re looking at the stars. www.carousel.org.uk

RENT BOOK TALES The Landlady > Cold Turkey

he Cuban Boyfriend and I are sitting on the beach in a nippy and windy Turkey. I think it's actually warmer in the UK than it is here. He is fishing (so far without much success, as he has actually lost more in the way of lures than he has caught fish), I am writing this approximately three metres from the sea with a distant view of a Greek island. It's better than sitting in my bedroom in Brighton I can tell you, warmer or not.

“ The gas bottle had run out after three years of constant service ” Of course, since we arrived, we've already had the usual array of minor issues with my Turkish house, the first being that the gas bottle had run out after three years of constant service. I had so much faith in the thing (after the first one exploded and my neighbour had to roll it down the hill and into the field beyond, hissing violently – the bottle that is, although the neighbour wasn't best pleased) that I kind of assumed that it would last forever. Well, I suppose that if it was going to happen, it might as well have been this time, when I have The Cuban Boyfriend and a flashy – now extremely muddy – 4 by 4 at my disposal. In my life BC (before The Cuban) I would have had to prey on the kindness of a neighbour to help me, or heft the bloody thing down to town on the bus. On the first night, I was taking a shower when the water suddenly became scalding hot, and continued to pour out all over the place, even when I turned it off. In the end, The Cuban was despatched to the garden to turn off the mains electricity, which seemed to do the trick. Luckily, I'd managed to dodge the worst of the torrent. Had The Boyfriend been in the shower at the time, he may not have noticed, as due to dodgy equipment and ancient connections, being attacked by errant currents of electricity and scalding water is just one of the many dangers of day to day life for the average Cuban. Boring though it is, we discovered that a shower head full of limescale had made the shower literally boil over. Not so different to Brighton after all then. he University of Sussex has been around for 56 years, one of the first purposebuilt campus universities in Britain. Yet people are still often surprised to learn that we run a Headlease Scheme for our students, where we lease properties from landlords and sublet them to our students, providing a full management service and guaranteed rent for 52 weeks. Our portfolio currently runs at 75 properties and we are always interested in quality new additions. Many of our landlords have been renewing with us for many years.
“ Providing a full management service and guaranteed rent for 52 weeks ”
So what properties and areas do we cover? Any furnished property in good condition from threebedroom upwards in Brighton, Hove and Lewes with good transport links. What do we pay? Properties can vary widely in terms of size, quality and facilities so we consider each property on a case by case basis. We offer a free, noobligation, rental quotation following a viewing appointment where we also like to meet you, as our potential landlord, to ensure you are going to be happy with the scheme and fully understand how it works as we are a bit

different to the commercial lettings world. Our service offers landlords a hassle free option with property inspections every semester, gardening once a month, communal cleaning once a fortnight and deep cleaning at the end of contract. In addition we take care of all tenant allocations and issues, including any damages at end of contract, and ensure any neighbour or other reported concerns are swiftly dealt with. We have a number of landlords who live abroad or out of town and many who have just decided they want to take a step back from direct property management after many years or even have a late ‘gap year’, whilst enjoying the benefits of a continued (and now guaranteed) rental income and peace of mind. The feedback from communities is that they like houses rented by the University as they know we abide by UUK housing standards and will look after the properties and that any issues reported will be dealt with quickly. Moreover we have greater jurisdiction over our tenants, who are also our students, if there are any problems. So why not contact me for further details? www.sussex.ac.uk/internal/housing/students/privatesector/landlord Tel: 01273 872660 (*scheme subject to terms and conditions).

> Strikingly designed new homes in North Chailey from Oakley Property
O
akley Property are thrilled to be opening the doors to two truly unique new homes. Their latest new homes project is positioned in the popular village of North Chailey just outside Lewes. David Beaken, a Director at Oakley New Homes, commented “I have the pleasure of working on some wonderful projects and Bevingdean Copse certainly doesn’t disappoint! The first thing you notice is the striking design. The architect has managed to incorporate traditional high quality materials into a fabulous 21st century take on a barn. At circa 3,300sq.ft. they are substantial houses and lend themselves to a range of buyers and lifestyles”.
“ Kitchen and dining rooms open out on to the sun terrace and gardens ” Bevingdean Copse has been designed for sustainability and modern living from the outset and to achieve this the developers, County Gate Properties have brought together talented designers working on each aspect. David continued “The houses enjoy views to Chailey Common at the front and the South Downs at the rear. Bevingdean Copse has been designed to take full advantage of the magnificent views including a vaulted living room at first floor with full height glazing”. LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7
Bevingdean Copse is situated to the south of the village on the edge of the beautiful Chailey Common. Haywards Heath to the west offers a wide range of amenities and excellent mainline railway links to London, Gatwick, Brighton, Lewes and Eastbourne. A choice of wonderful country pubs abounds with one of the best places to eat the nearby Five Bells. The lovely village of Newick meanwhile offers a doctor’s surgery, bakery, chemist and pubs situated around the village green. The historic County Town of Lewes is approximately a 15 minute drive to the south and Brighton is around another 15 minutes from there. The area is extremely well served by excellent local schools and nearby Sheffield Park Gardens provide a wonderful 250 acres of landscaped gardens bordered by historic parkland and woodland to explore. This together with the Bluebell railway offers a special day out. David Beaken continued “The houses offer expansive and versatile living space arranged on two floors. The stunning kitchen and dining rooms open out on to the sun terrace and landscaped rear gardens while the elevated living rooms enjoy vaulted ceilings and a breathtaking outlook. When it comes to accommodation the houses offer 45 bedrooms with a selection of ensuite bathrooms and bespoke fitted storage.” Developers County Gate Properties commented: “For more than 30 years we have been building stylish, quality homes. This has been recognised several times by winning prestigious awards from The London Evening Standard, The Daily Mail and the Kingston upon Thames Society. We use traditional, high quality building methods applied to our designs, both classic and contemporary, giving stunning results, and our interiors are of high specification tailored to suit current lifestyles and the individual.” Individually designed contemporary Italian kitchens by Stosa Cucine, combine fabulous style with function. The developers have carefully designed the bath and shower rooms using high quality white sanitary ware with striking Hansgrohe chrome taps and showering accessories. These beautiful new homes are being offered at a guide price of £1,295,000. They must be viewed to be appreciated and the Oakley team invite you to come and join the champagne launch on Saturday May 13th 11.00 – 3.00. There is no appointment required, you can just come along. If you wish to book a specific time, request a brochure or discuss in more detail please call David Beaken on 01273 487444 or email david@oakleyproperty.com.

HOW SECURE
IS YOUR
R E N TA L
INCOME? Rent Guaranteed Scheme
W
e are all very careful about the checks we make on new tenants. After all, rent arrears can be a pain to deal with and a serious clog in your capital flow. When letting to a new tenant these series of checks usually cover their work status and income. They offer some peace of mind that you will receive your monthly rent. Yet how secure are these checks? New research suggests that many tenants have no financial resources should they lose their jobs, or be unable to work as a result of accident, illness or personal crisis. In a nationwide poll Scottish Widows discovered that nearly a third of private renters would not be financially secure if their household lost its main income. What’s more only 16% had life cover in place and just 3% had critical illness protection. This is a worrying situation that is very unlikely to change. Tenants were also asked about their priorities and arranging financial protection appears very far down their list. Fourfifths view a mobile phone as essential, but only onefifth feel that providing security for their family in case of illness is a necessity. What does this mean for landlords? From a landlord’s perspective it is important to realise that rent arrears are not something you can ever confidently protect yourself against. Many tenants could easily go into rent arrears should life throw them a curveball. And, sadly, it so often does. With little financial backup, and no financial protection, tenants’ ability to pay the rent could become very quickly vulnerable to failure.
• You lease your property to us for five years. • We guarantee you rent every single month. • We return your property to you in the same condition that we received it. • (Or you ask us to carry on because the landlord’s life has never been so easy!) If you are concerned about tenants’ ability to pay the rent, now or in the future, then the Rent Guarantee Scheme could be your quick route to complete peace of mind! For more information about rent without risk through our Rent Guarantee Scheme contact Ahmed Khalil on 01273 573960 or 07984 015669, ahmed@khalilproperties.co.uk, visit Khalil Properties at 124 Lewes Road, Brighton BN2 3LG or find us online at www.khalilproperties.co.uk.
How can you guarantee your rent? It’s factors such as this that makes Khalil’s Rent Guaranteed Scheme such a popular option with Brighton landlords. This scheme completely removes all the worry and financial risk of rent not being paid. It guarantees your rent every single month, even where there are rent arrears on your property or it is not occupied. It’s not just risk the Scheme removes: it also takes away the hassle. We deal with the tenants, we handle everyday maintenance and we make sure your property complies with the latest letting legislation. The scheme is simple. 16 | LATEST HOMES
