A former public house in Littlehampton with huge re development potential sold for comfortably in excess of its reserve. However, it would seem the best was saved for last with the sale of a twobedroom house in Hollingdean Road, Brighton that was in need of complete modernisation throughout selling for £240,000, some £60,000 more than the lower end of the guide with the amount of bids received from those wanting to buy the property reaching an incredible 86! Simon Caplin was delighted with the response to all of the properties during the auction, something he puts down to getting the guide price spot on. “To set the guide prices correctly is absolutely crucial to the success of any auction as sensible and competitive guides will generate the amount of interest required in order to attract two or more bidders to lock horns against each other and drive the price up – something that happened across the board at our auction today,” Simon adds. y dear friends and neighbours in Turkey are having to demolish half of their house as parts of it have been deemed 'illegal'. Strange though it may seem, this is how they do things in Turkey, and millions of people are living in partially, if not wholly illegal houses. They chuck them up willy nilly, then if they get caught, they either have to demolish them or face years of court cases and fines in order to legalise them. It seems like total lunacy to me. My neighbours were in the process of moving anyway, but the added stress of having to amputate parts of their beloved house cannot be helping.

While we were in Turkey recently, The Cuban Boyfriend and I watched the house being lovingly deconstructed by a selfbuilding couple who were buying bits of my neighbours' house in order to give it a renaissance elsewhere. The Cuban, who has a bee in his bonnet about building a BBQ in my Turkish garden, got wind of the fact that the stonework in my neighbours ' kitchen was to be ripped out and paid to have it all wheelbarrowed down to my house, along with a huge slab of marble that he plans to do who knows what with. The BBQ idea came about because, one night, after a few too many Havana Clubs, I shouted at The Cuban for not buying me a birthday present. At this point, I had forgotten that he'd bought me a bottle of pink champagne, which I drunk, hence the forgetting, I suppose. The Cuban drew a line on the rum bottle and wrote Dalaman Airport beneath it. He said that one of us would be going there if the shouting continued. Still, the shouting seemed to do the trick as the next day, grand designs for a Birthday Barbeque were being drawn up, to be built with the reclaimed stone from my neighbours ' kitchen... bloody hell, a bunch of flowers would have done. 8 | LATEST HOMES

oth of this week’s photos are in our next auction on Tuesday 23rd May at St Leonard's Church Hall, Glebe Villas in Hove starting at 8pm. There will be 240 other lots – including everything from the usual postcards and pictures to books, prints, guides and ephemera. The first picture is of The Belle Vue Pub in the 1880s and was a popular local (built around 1850) which has recently been refurbished and changed its name to the West Hill Tavern. My attention was drawn to the horse and trap just about to climb up Buckingham Place and nothing else on the road... if only!

The second photo is a very early photo of the Holy Trinity Church in Blatchington Road in Hove, which was built in 1863. The reason we know it's an early shot is the size of the trees in the front, and on closer inspection there are no buildings in the background where Eaton Gardens is now. Again, this building has just been refurbished into a doctors’ surgery and pharmacy and in my opinion a fine job has been done to preserve the building – which I discovered cost £9,000 to build, which wouldn't have gone far in the latest refurb! arents looking to buy a property close to a primary school rated as ‘outstanding’ by Ofsted face paying a premium of more than £50,000. New figures from Rightmove show the average asking price of homes in the successful admission zone of highperforming Grade 1 schools is £52,372 or 18 per cent higher than in areas around Grade 3 institutions. There is also a 12 per cent (average of £37,000) hike in prices between properties near midrange Grade 2 schools and those in Grade 1.

Kevin Shaw, national sales director at property specialist Leaders, says: “With 86 per cent of ‘outstanding’ primary schools already oversubscribed, living in an area with the best chance of being accepted by one has become a priority for many parents. “Living close to the right school has long been an important factor for home hunters, but the latest figures suggest people are now willing to pay even more for the privilege. Indeed, many movers admit to compromising on other issues in order to live close to a school above all else. 14 | LATEST HOMES
“Buyers should remember that some of the top schools have a very small successful admission area – sometimes measured in metres – so they should always check whether a property was in this area in the last academic year before completing a purchase.” Parents in the West Midlands face paying the largest premium to live near a Grade 1 school, with a markup of 32 per cent in comparison with properties close to Grade 3 schools. It was followed by the northwest (27 per cent) and Yorkshire and Humber (22 per cent). The smallest premiums were found in the East Midlands, northeast and London (all 13 per cent). urplebricks recently issued its latest trading update, reporting what it calls "strong growth" in the UK and updating investors on its international activities. The trading report reads: "Trading in the UK has been strong, with yearonyear instruction growth in the second half of the financial year up 83%. As a result the UK business is expected to record an adjusted EBITDA profit for the full year, building on the UK’s £0.3m reported adjusted EBITDA in the first half.

"The recruitment of high quality Local Property Experts (LPEs) remains a central element of the strategy. At the end of April
there were 525 LPEs, of which 448 were in the UK (32 having just graduated at the end of April) and 77 in Australia, exceeding the target set in January 2016 of 360. Notwithstanding the rapid growth across the business, customer service levels have remained strong. In the last 12 months the number of Trustpilot reviews have risen from 5,000 to over 17,100, with the average score edging up from 9.4 to 9.5 out of 10. "With continued progress across the business the Company is on course to meet the board’s full year expectations." Commenting on the update, Michael Bruce, Group Chief Executive, said: “This has been a year of great progress across the board. andlords now have just a year to meet a new energyfriendly target for the properties they rent – or face a restriction on granting new tenancies. In 2016, the government declared that all tenanted properties must achieve a minimum of an E rating in their Energy Performance Certificate (EPC). Landlords whose buildings fail to reach this standard by April 2018 will no longer be able to offer a tenancy to new tenants. Those who let properties with an EPC rating below or close to the required rating must ensure works are carried out to bring their homes up to scratch in the next 12 months.
“ Have work carried out sooner rather than later ” Allison Thompson, managing director at property specialist Leaders, says: “Failure to achieve a minimum of an E rating will leave landlords unable to let a property to a new tenant, while some recent legal updates have suggested they could also be prevented from renewing an existing tenancy. “As the deadline gets even closer, we expect tradespeople capable of carrying out ecofriendly home improvements to be in extremely high demand, so landlords would be wise to have work carried out sooner rather than later. 18 | LATEST HOMES
“The good news for landlords whose properties fall below the minimum standard is that there are plenty of ways to upgrade a property’s energy performance, including adding insulation to the walls and ceiling, draughtproofing, installing a new boiler and repairing or replacing doors and windows.” Thousands of older properties across the UK – particularly those that date back to the Edwardian and Victorian periods – are expected to fail to reach an E rating, making green improvements a must. Allison adds: “Although some landlords will be required to spend significant sums on improving their homes in the next 12 months, it’s worth remembering the benefits of doing so.
