BRIGHTON > Darren Clarke, Head of Collections, Research and Exhibitions at Charleston, on its annual literary festival & new brand Sussex Modern
B
righton and Hove is never buzzier than in May, but you don’t have to venture very far from the boundaries of the city to pick up a different kind of buzz, and I’m not talking about the bees and the wasps. Behind hedgerows, down leafy lanes, East Sussex abounds with cultural treasures and events that keep the county a hub of creative activity.
“ This year we present the third
Keynes Prize to Professor Stephen Hawking ”
A group of nine museums and galleries, including Ditchling Museum of Art and Craft, Farley Farm in Chiddingly, the home of Lee Miller and Roland Penrose, and Charleston in Firle, the former home of the Bloomsbury artists Vanessa Bell and Duncan Grant, recently got together to develop the brand Sussex Modern. The first result of this partnership was the exhibition Sussex Modernism: Retreat and Rebellion, hosted by the Bulldog Trust at Two Temple Place in London. The exhibition asked what was it about Sussex that brought such a diverse range of artists down to live and work in its farm houses, villages and coastal towns during the twentieth century? These are exciting times at Charleston. The usually bucolic skyline of the undulating South Downs is currently dominated by LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7
a large red crane, lifting into place the walls and roof of a new gallery, part of Charleston’s major capital development project. Once work is finished visitors will have more reasons to visit, with a programme of exhibitions, an extended public programme of learning and events, a bigger café and even indoor toilets! Whilst building work continues, Charleston is gearing up for its annual literary festival (1929 May). 28 years ago it began as a weekend gathering of diehard Bloomsbury fans, but has grown year on year to be, not only one of the highlights in the Sussex cultural calendar, but a national and international event. The buzz of conversation echoes around the marquee and the garden. Reflecting Charleston’s status as a pioneering hub of art, ideas, debate, dissent and conviviality, this year’s festival brings together worldrenowned thinkers and creators of many disciplines including history, politics, literature, art and media. This year we present the third Keynes Prize to Professor Stephen Hawking. Each year a recipient is selected who embodies John Maynard Keynes’ innovation, celebrating outstanding thinkers who have put their gifts to the enhancement of humanity. In turbulent times there’s inspiration from the work of many of the speakers, including Harriet Harman, who joined a 97% male House of Commons in 1982 and became a lifelong campaigner for women’s rights. Brighton’s very own Caroline Lucas will be welcoming poet and broadcaster Michael Rosen to the stage to discuss his book The Disappearance of Émile Zola: Love, Literature and the Dreyfus Case, that charts the unhappy period Zola spent in London after being prosecuted for libel in France. Art has been a fundamental part of life at Charleston since Bloomsbury group artists Vanessa Bell and Duncan Grant moved there more than a hundred years ago. The former’s own work, life and loves are chronicled through a series of letters read by stage and screen legend Vanessa Redgrave. Maggi Hambling discusses her controversial work with Simon Martin, the Director of Pallant House Art Gallery, and Deyan Sudjic reveals his vision for the new Design Museum. Also appearing are prizewinning authors Richard Ford, Helen Macdonald, Sarah Perry, Colm Toíbín, Philippe Sands, Elif Shafak, Ann Patchett and Elizabeth Strout. Barry Humphries will be sharing his passion for literature and music. Nick Clegg PC MP and child prodigy violinist Min Kym are guests of honour at the second Charleston Festival Dinner. So put on your hiking shoes and explore what’s going on right on your doorstep. www.charleston.org.uk www.sussexmodern.co.uk

RENT BOOK TALES NOW & THEN Andy Garth The Landlady > Highway to Hell
I
am flabbergasted to learn that the price of my little Turkish house has almost doubled since I bought it four years ago. Although everyone now bangs on about how dangerous Turkey is, normally without having so much as set foot in the place, the modern middle class Turks continue on an upward trajectory, regardless of what cynical Brits think. The rise in the value of my house is partly due to an influx of wealthy Turks wishing to move south in order to escape the potential dangers and restrictions of the bigger cities. Although our town is small, it is growing at a rapid pace, making me worried that the less than efficient infrastructure will not be able to cope.
“ The 'normal' daily traffic hurtles willy nilly on unmade roads ” Even on a chilly day in winter with a fair wind behind you, there is often no water, so how they're going to cope in mid summer with 10,000 extra people trying to take a shower I do not know. Without so much as a thought for the great unwashed, the local council are currently turning a perfectly adequate main road into a dual carriageway in order to accommodate the vehicles of these new arrivals. More bonkers still is the fact that this road is being built without so much as a nod in the direction of health and safety. It is being built with the road in full operation and during the peak times, as apparently they're too tight to pay for night workers. Peak time, means that the 'normal' daily traffic hurtles willy nilly on unmade roads, towards towering cement mixers and steam rollers, while arms of giant JCBs threaten to crash into windscreens. This, of course is all taking place without the drivers adjusting their usual driving methods, which in my opinion are at best lamentable and at worst terrifying. Meanwhile, bemused workers look on in horror, largely, I suspect, because the council are also too tight to buy hiviz jackets and it's open season. Well, at least they're not working at night. 6 | LATEST HOMES

he auction is only a week away and people often assume that it's only the very old things that get sold at auction, so this week I have include two very diverse lots that are 75 years apart, and both are causing plenty of interest. The first is a 1894 advertising flyer for Brighton’s Public Baths, which were used by the people of the Borough who didn't have their own bathrooms at home – which in Victorian times was most of the town! The prices are amazing as it was double the money for a warm bath at 6d – but that was first class or 2d in second class. Two of the bath buildings still exist today, being Coben Road (now flats) and North Road (now a mixed commercial unit). The second picture is a programme from the Palace Pier

Theatre in 1970 for The Dick Emery Summer Season Show, which was an extremely popular event. Dick Emery was a successful TV entertainer who could fill theatres countrywide so Brighton was lucky to have him. The guide on both of these items is only £5 each, which seems a small price to pay for two great pieces of ephemeral history of our great city. If you want to come to the auction it's Tuesday 23rd May at the Aldrington Church Hall, Glebe Villas, Hove starting at 8pm. SUSTAINABLE LIVING > Stylish new Hove homes that offer families a bright future
O
akley Property will host an Open Day on Saturday 20 May at the striking new development of nine sustainable family homes on Kingsthorpe Road in Hove. The open day is a fantastic opportunity to explore a fully furnished show home offering eco friendly living in Brighton and Hove’s most popular postcode.
“ Hot water and central heating systems are fuelled with solar power ” The 34 bedroom properties are perfectly planned for flexible family living, with an entire floor dedicated to the Master Suite, which includes a large bathroom, dressing area and southfacing sun terrace. Hot water and central heating systems are fuelled with solar power, whilst the tripleglazed windows will keep the heat in winter months. The properties will be ready for families to move in to this summer, in time to enjoy all that the local area has to offer such as the family friendly festivals at Hove Lawns, the nearby beach and parks, and access to the Sussex Downs.
James Epps, our Director of New Homes at Oakley Property adds: “The properties at 19 Kingsthorpe Road present a fantastic opportunity for families to invest in an area that has a huge amount to offer. With an asking price of £550,000 – £560,000 each home offers true value with the amount of features that are included not just from an energy saving point of view, but with luxury finishes to the kitchens, bathrooms and flooring too. BN3 is an excellent area for families to enjoy all the best that Sussex has to offer.” The open day takes place on 20th May from 11am – 3pm or alternative viewing appointments can be booked by contacting Oakley Property on 01273 688881. or many people, golf is an enjoyable hobby but I'm not sure many of them could take playing 72 holes in a row! The Macmillan Longest Golf day is a popular challenge for people looking for a different way to raise money. You effectively play four rounds of golf back to back starting at around 4am finishing at around 8pm. Local agents David Beaken from Oakley and Nick Williams from Dean & Co took the challenge on last year with two friends and raised a whooping £2,400 for Macmillan. This year they are taking it on again joined by another local property person: Giles Finney from G&K Heating.
“ Put what would have been spent on green fees towards the challenge ” David commented: "Writer Mark Twain described golf as ‘a good walk spoiled’ so I wonder what he would make of 72 holes back to back?". The team are playing at Mid Sussex on June 30 where manager Lee Andrews has been amazingly generous and accommodating, allowing them to use the facilities without any charge, meaning they can put what would have been spent on green fees towards the challenge. Nick commented: "I’m proud to have been raising money Macmillan for several years and delighted to be taking part in this 8 | LATEST HOMES
year’s Longest Golf Day challenge. My mum sadly passed away from cancer and I know firsthand how every penny raised helps everyone affected by it. The support provided by Macmillan is unbelievable and truly invaluable." Last year the challenge took place at Hassocks Golf Club and the new course does present a different challenge: it is 10 per cent longer, which means over the day team will do the equivalent of another nine holes on what they did last year. Nick continued, "When we finished last year we could hardly move, so the idea of playing an additional nine holes is horrifying!". David continued: "Cancer is a cruel illness that doesn't discriminate and since last year's challenge I have unfortunately known more people affected by it. I have witnessed firsthand the work that Macmillan do and it is truly humbling and a pleasure to raise money for their work." You can support David, Nick, Giles & The Team by going to www.justgiving.com and searching Nick Williams, Longest Golf Day and giving whatever you can. If you want to contact the team directly you can email david@oakleyproperty.com.

WHAT ONE
THING PLACES
LANDLORDS’
INVESTMENTS AT
GREAT RISK? Got to be certain
T
here is one thing that can be guaranteed to impact on the property market, and to ripple through in ever widening circles to the rental market. It’s not unemployment, it’s not rising house prices and it’s not new legislation. It is a climate of doubt and uncertainty. One thing that you can be certain of is that an atmosphere of uncertainty can make being a landlord a tough job. Worse than this, it can put your investments and returns in a very risky position.
Brexit and an uncertain future As Theresa May fleshes out the details of how the U.K. will leave the European Union, things do not seem to be getting any clearer for the markets. If anything the finer the detail, the worse it gets. The cloud of uncertainty as to exactly what each new detail may mean just seems to thicken. During the transition there is going to be a lot of uncertainty. And this uncertainty will invariably destabilise the housing market and make even the safest of landlords’ investments a potential risk. How could this uncertainty affect the property market? The truth is that, if only we knew exactly how the property market may be affected there wouldn’t be a problem. We’d be able to plan and react accordingly. But we don’t know, and it is this ignorance that creates the disruptive ripples. Likely candidates to be hit can, however, fairly confidently be identified. They include falling transaction levels, stagnating rents, subdued tenant demand and restricted affordability.
During this period we handle all tenant relationships and the daily maintenance of your property. We return your property to you at the end of the five years in the same condition as we receive it. You have five years of rent in your bank and you have barely had to lift a finger for it. So, if you don’t want to run the risk that the forthcoming period of uncertainty poses, we can help you guarantee your rent. Is there rent without risk in a period of uncertainty? There is a way, however, that landlords in Brighton can sidestep the Brexit doubt and its repercussions. It’s called Khalil’s Rent Guarantee Scheme, and it holds true to its promise to pay you rent every single month regardless of the social or economic consequences of the Brexit process on the housing market. Unlike the complicated extrication process from the European Union, this scheme is beautifully simple. We lease your property from you for five years and we start paying you rent that month. We don’t wait to find tenants first. What’s more, we guarantee to continually pay you rent throughout. We will pay on time and we will pay regardless of whether the property is occupied or void. 18 | LATEST HOMES
