BRIGHTON > The Socially Engaged Art Salon (SEAS) has proven to be a highlight of Artist Open Houses – meaning it is time to find out more

S

EAS – the Socially Engaged Art Salon, is located in the heart of Brighton in an 18th century building that was built for servants of the Royal Pavilion. It is also the home and brainchild of Gil Mualem Doron, a mid­career artist and curator, his partner and their two small dogs. Dr Lucy Finchett­Maddock, of the Art/Law network, interviewed Mualem Doron about the latest sensational exhibition ‘Somewhere, Over the Rainbow’ that took place during Artists Open Houses, and his plans for a SEAS event during Refugee Week in June.

Lucy: SEAS is celebrating a year since it opened in May 2016. How did SEAS came about? Gil: Generally speaking, Socially Engaged Art, which is carried out in collaboration with local communities, as well as social and political art, don’t have much space, if any, in commercial galleries and often, for various reasons, it is also marginal in public galleries. I wanted to create a space that is dedicated to this kind of art. Lucy: Considering that social and political art is side­lined by galleries and museums... is there actually need for such space? Gil: The fact that each of the three exhibitions we have had was LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

Lucy: You are not charging entrance fees for the gallery so is it economically viable? How do you operate it? Gil: It isn’t easy. SEAS have been supported by several organisations, among them Sanctuary on Sea, Platforma, Counterpoints Arts, and other organisation that have helped to publicise the events here. Some funds were raised by selling art works and through the Airbnb we started here. However, without the willingness of artists to exhibit, give workshops, and talks for free we couldn’t do it. As an artist I don’t see this as a sustainable option in the long run and we are now seeking funds that will cover five exhibitions per year, where the artists will be paid some fees, at least, for their contributions. Lucy: What were the exhibitions that SEAS has had so far? Gil: We participated in Artists Open Houses in 2016, and 2017, and as part of Brighton Photo Fringe. One of the exhibiting artists, Estabrak Al­Ansari even won one of the Photo fringe awards. But SEAS is not only a place for exhibitions – we also initiate community projects. For example, I carried out three months of workshops with the Migrant English Project where former refugees told their stories by creating a series of collages that were printed on porcelain plates and created a multi­media installation with their work. Similarly, as part of The New Union Flag project that won an Art Council England award, I conducted workshops in several schools in Brighton and the pupils’ work was exhibited here. Each exhibition also included workshops and artists’ talks, which were very popular. Lucy: Can you mention some highlights from the last exhibition, ‘Somewhere, Over the Rainbow’? Gil: For the opening we had the outgoing Mayor of Brighton & Hove, Pete West, unveiling the proposal for a Brighton Flag, a performance by Vocal Explosion, works that were formerly exhibited in the Tate Modern (by Laura Sorvala and myself), and two very engaging photography projects by Russell Watkins and Alice Mutasa. One of the most exciting moments was to see the proud faces of the participants in the Migrant English Project workshop when they saw the installation and received copies of their art works. Lucy: What are the plans for the future? Gil: On Saturday 17 June we will host a Refugee Week event that will include artists’ talks, poetry reading and short films. Currently we are looking for funding to create an artists’ residency where artists from migrant/refugee backgrounds and artists who practice socially engaged art can stay for a short period, produce work with local communities, and exhibit it here. the team boast a vast wealth of knowledge and skills in each of those areas. Sharon Walker is the lettings advisor, Karen Jupp is property manager, Sandy McGarrigle looks after the holiday lettings element of the company, and Jane Collins is financial controller. Leigh and Andrew are very much hands on members of the team too, always involved in every aspect of the day to day running of their business. Brighton Marina has for the last few years seen a massive renaissance, and although they are not currently involved in the sale of most recent developments they are massively involved in all the other areas of marina property, and no doubt will become involved as the new properties come up for re­sale or letting, that is how strong their reputation has become. There is little doubt that that reputation has also been partly responsible for the increasing popularity of the marina as a place to live – whether buying or renting, Brighton Marina is certainly figuring high on the city's property scene. Part of the appeal is of course the proximity to the sea but it's not just that. Leigh and Andrew are keen to point out that a great many Marina properties offer so much more than you might find if buying an older city building, many of which are strangely configured conversions of older homes. aul Taggart, Director of Hamptons International and President of the Brighton & Hove Estate Agents Association was delighted to hand over a cheque for £4,500 for The Clock Tower Sanctuary, alongside Tina Templeman from Mishon Mackay, who is vice president, and Sam Kinloch, treasurer from Clive Emson. The money was raised at the annual dinner earlier this year and Paul hopes to raise a total of £10,000 during the year, and this amount goes a fair way to reaching this goal.

wide range of insurance options – some compulsory and others advisable – are available to landlords letting a property in the UK. Allison Thompson, managing director at property specialist Leaders, has had her say on cover available and urged landlords to protect themselves. “Unfortunately, there is always the possibility of something going wrong and a landlord being left out of pocket, even with the most committed and reliable tenant in place, so adequate insurance is a must,” she explains. “By selecting the right products landlords can cover themselves against most eventualities, ensuring ultimate peace of mind.” Allison has identified six popular types of insurance that every landlord should consider: 1) Buildings insurance Buildings insurance is widely considered to be the most important type of cover and a priority for all landlords. Mortgage lenders are likely to insist on a landlord holding a policy – and even those without a mortgage are advised to cover themselves.

“ Buildings insurance will, in many cases, cover malicious damage by tenants ”

A good policy will cover the cost of rebuilding or repairing a property should it be affected by issues such as storms, floods, vandalism, fire, damage to water or heating systems, subsidence, falling trees and much more. Your policy will also cover loss of rent, but only in the case of an insured peril, such as a fire or flood. Buildings insurance will, in many cases, cover malicious damage by tenants, providing a further benefit to landlords. 2) Contents insurance Contents insurance is just as important as buildings insurance, particularly if a property is let fully or part­furnished. televisions, carpets and other possessions – against theft or damage. One tip is to ensure a policy offers a ‘new for old’ term, meaning landlords can replace existing items that are damaged or stolen with brand new versions. Landlords do not need to insure their tenant’s belongings, so should only purchase cover for their own items. 3) Landlord liability insurance This crucial policy covers landlords in the event of somebody being injured or killed while on their property. It also protects landlords against any tenant who opts to sue following an accident. Those who let to students may find this type of cover is a requirement of their university, while local authorities often stipulate a minimum level when letting to applicants on housing benefit. Landlord liability insurance is sometimes offered as part of another landlord policy, but if it is not it is well worth taking out. 4) Rent guarantee Even tenants who tick every box during the application stage can go on to default on their rent. A change of circumstances – such as the loss of a job – is sometimes all it takes. But landlords with a rent guarantee plan in place – such as Leaders’ Premier Rent Guarantee Service – will still receive their monthly payments, typically up to a maximum amount for an agreed period. 5) Home emergency insurance Landlords are unlikely to want to have to respond to every incident in a property, so instructing a quality letting agent to manage their tenanted home and investing in home emergency insurance is a wise move. Home emergency insurance covers the cost of arranging repairs in the event of, for example, a burst pipe, gas leak, burglary or pest infestation. It guarantees a qualified tradesman will be available to resolve emergencies 24 hours a day, 365 days a year. I

t is funny that, four years after I stopped letting our rooms to students of all types, people still ask me how many students I have living with me now. Even the people who see me quite often. Maybe they ask the question without any interest in my response and therefore switch off when I yet again inform them that I only have ‘regular’ lodgers these days. Every time I go and see my ancient aunt and uncle in The New Forest, my uncle too asks the same question, which is namely; “How many properties have you got now?”. Usually swiftly followed by; “How many students have you got now?”. The answer to both questions, put with startling regularity, at least twice a year has elicited exactly the same response for the past four years, during which time my life has been somewhat stagnant.

In his defence, my uncle is so deaf that he hasn’t been able to use the telephone for years, yet shouts so loudly in the background whenever I’m speaking to my aunt that you could almost hear him from the New Forest without the intervention of a telephone. The fact that he never hears the responses to his questions probably qualifies him to ask the me the same thing several times a year. His brother (my father) who also suffered from deafness, asked how many flats I had on a daily basis, as if the completion process took a mere 24 hours. One Christmas, when I famously offered him another whisky, he glared at me indignantly saying, “No I don’t want a bloody biscuit. I’ll have another whisky though”. It is not worth bothering to tell my uncle about my current inundation of Airbnb guests, as he – a devout non­internet user – would not really understand how it all works, let alone why anyone in their right mind would want to stay in my creaky old Victorian house when there are double­glazed Premier Inns in which to stay. Over the past four weeks, I’ve had at least four different groups of people staying in my bedroom, while I’ve moved into the spare room. So far this year, all my reviews have been favourable, apart from a couple of people who have mentioned that the room is a little dusty, in spite of the fact that in accordance to my – admittedly fairly low – standards, the room is spotless. 2 hen one goes to the theatre these days it seems like you pay for your tickets and end up spending a fortune on programmes and food. So it was strange when being in the shop to find that there are an enormous amount of people searching for old bygone programmes for the shows or plays from all the different venues that existed over the years. Above are a couple of Brighton Hippodrome ones that cost one penny and are from 1906/7. Now recently at auction a Beatles programme and ticket from the Hippodrome in 1964 sold for £400, which may possibly justify the prices we pay nowadays as one day they could be worth something!

The second picture is from 1970 and by bizarre coincidence I went to this show at The Palace Pier Theatre. I probably missed most of the jokes as I was only 9 years old and got lost in the 70s world of double entendres which this show was full of. I clearly remember my mother laughing away to things I couldn't fathom – oh, where have those days gone? So if in some cupboard or drawer or wherever you may have chucked that programme from years ago you find one, dig it out as you never know it might be worth more than the original price. andlords often struggle to keep up with changes to the law. And it’s no surprise. There are over 140 different pieces of legislation that relate the health and safety of rental properties. In 2014 new legislation was introduced that placed a responsibility on landlords to make sure their curtains and blinds are safe and fit for purpose. If your blinds or curtains represent a potential hazard, the onus is on you as a landlord to retrofit safety measures. • Safety devices can be used to ensure that cords are not easily accessible to children. • Cord lengths should end at least 1.5m above the floor. • If you are fitting new blinds or curtains, then you need to choose products that meet current UK and EU standards. The British Blind and Shutter Association has created a useful website (makeitsafe.org.uk) that is packed with practical tips for landlords. These include: • A guide to making blinds with a looped chain safe by using a tensioning device to hold the chain taut. • A video explaining how you can use a simple cleat around cords to keep the rope wrapped out of reach of children.
