op high street estate agents achieve far greater results for their customers than online­only rivals, new research has found. A study by the HomeOwners’ Alliance reveals the best 1,000 high street agents successfully sell 82.42 per cent of the properties they list compared with just 51.98 per cent of those marketed by online firms. In addition, a high street agent needs an average of only 21 days to sell a property, while an online company takes 43. A high­ performing estate agent typically achieved 100.35 per cent of the asking price, while somebody selling with an online­only company will have to settle for 95.85 per cent.

Kevin Shaw, national sales director at property specialist Leaders, says: “These figures show the importance of not only choosing the best estate agent to sell your home, but also the benefits of picking a traditional agent over a newer online provider. “The best high street agents achieve an extra 4.5 per cent of the asking price when agreeing a sale, which can be worth tens of

thousands of pounds to sellers, far outweighing the slightly greater fee attached to using a traditional firm. “Most sellers need to ask themselves whether they can afford to overlook a quality estate agent who will get the best possible price for their home. It’s also worth remembering that if a high street agent does not sell a property they do not usually command a fee, whereas the majority of online agents require upfront fees that are paid regardless of any success.” The results also show a difference in the results achieved by the top 1,000 high street agents and lower­ranked companies, underlining the importance of choosing the best agents in the industry. Sellers should consider factors such as experience, reputation, local knowledge and a proven track record of success. his June young up­and­coming chefs from Northbrook College went head to head in a ‘MasterChef’ style evening, cooking up some exquisite food for 80 guests whilst raising an incredible £2,184 for local charity the Starr Trust. Assisted by their college tutors and mentored by Russell Williams of Bailiffscourt Hotel, the two trainee chefs, Abigail Illes and Robert Whittington, created some culinary magic with a 6­ course menu where diners voted on the winning dishes. Russell told us: “this year the students were even more enthusiastic as they are from families with catering backgrounds. Both menus were creative and inspired and where possible they used seasonal produce. Robert won by the smallest of margins but both chefs and teams did incredibly well and worked really hard.”

“ It’s really worth working at the same time as doing your course ” Diners enjoyed a glass of champagne upon arrival in the lovely Arundel restaurant on campus and went on to critique delicious dishes that included a port marinated foie gras ballontine with caramelised pear puree, truffled french beans and red onion focaccia. omes with well­kept gardens are believed to be worth £1954 more in value – that’s over four times the £473 the average person spent on their garden in the past year. However, many are not inclined to hire tradespeople to carry out tasks, and would only pay £364 for a tradesperson to build a fence, £290 to install a pond and £390 to design a new garden. Most gardeners are keen on DIY, with 90 per cent planting their own flowers, 74 per cent power washing their patios and 51 per cent building garden furniture. AXA investigates the jobs that we love to do ourselves and when it may be best to get in touch with a professional. AXA has revealed that the nation believes a well­kept garden adds just under £2k (£1954) to the value of their homes. The research, which follows AXA’s sponsorship of the Grand Shed Project at Grand Designs Live, highlights how even though the UK values a well­kept garden, we do not always want to pay to keep it up to scratch.

The average person spent £473 on garden upkeep last year, less than four times the amount a well­kept garden is believed to add to the value of a home. Twenty­four per cent of people said they only spent between £1 and £100 last year on their gardens, whilst 18 per cent spent between £101 and £200 and 14 per cent between £201 and £400. To DIY or not to DIY? With the nation reluctant to part with their cash when it comes to their gardens, it’s no surprise that many of us turn to DIY. Jobs often completed by homeowners include planting flowers (90 per cent), power washing patios (74 per cent) and building garden furniture (51 per cent) and sheds (40 per cent). 10 | LATEST HOMES

Jobs that people would hire a tradesperson to complete are often larger, and include building garden walls (64 per cent), terraces (61 per cent), new fences from scratch (58 per cent) and felling trees (59 per cent). This can only be a good thing when you consider that 44 per cent of people would not check planning permission before performing garden tasks including those listed above. However, not to be outdone, there are a number of tasks that the nation would like to learn, including designing a new garden (41 per cent), building a garden wall (37 per cent), installing a water feature (36 per cent) and building terraces (34 per cent). The cost of gardening Most people spend around nine hours a month working on their gardens, however if they were to hire a gardener they would only need them to work six hours – a third less time. They would also pay £10 an hour for a gardener, making it around £60 a month to look after the average garden, plus any additional time spent on doing smaller jobs. For larger jobs, many people would only want to part with less than £500 per task, even though we now know this could add up to four times the value to a home. Gareth Howell, Managing Director of AXA Insurance, said: “Over the past year our research has shown that the UK is a nation of keen hobbyists, with 40 per cent of people claiming gardening to be their main hobby. However, whilst learning a new skill is important, there are also times when it may be best to hire a professional. “The fact that 44 per cent of people don’t consider planning permission when carrying out relatively large gardening jobs highlights just how important it is to ask for expert help every now and again. I

’ve long been a fan of the cordless vacuum cleaner and have subscribed to a certain brand for almost twenty years now. As I now have two communal hallways to clean every month, my cordless vacuum cleaner has become an indispensable part of my cleaning kit. As the Hastings hallway has no electrical sockets – although you’d think the national grid was plugged into it by the size of the electricity bills – there is no way I could clean it without using a cordless vacuum.

I am going to Turkey this Friday and am working all week, so, with both hallways to clean, had little time to do so. Yesterday, I worked for seven hours at The Supermarket then, with barely time to change my clothes, dissected the vacuum and stuffed it in the basket on the front of my bike. The Basket is a new addition kindly bought for me by The Cuban Boyfriend, who is master of all bike parts and appendages, useful or otherwise. The Basket is not, however, really designed with cordless hoovers in mind and mine rattled around like an angry prone snake, often threatening to leap out and crash onto the road. When hoovering the communal hallways there are many things to consider. Although as an early riser it would suit me much better, hoovering at 6.30am does not necessarily suit everyone who lives in the flats and I would probably find myself beating a hasty retreat before one of the residents found another dark, quiet place in which to insert the vacuum, if you catch my drift? I therefore always hoover between the hours of 9am and 6pm for minimum disturbance. Then there is the charge on the battery of the vacuum to worry about and, because it’s more time­efficient to vacuum both hallways on the same day, I spend my time vacuuming the first and largest hallway (in Hastings) in a state of extreme anxiety in case there is not enough charge remaining to hoover the smaller Brighton one on the way back. I’ve even considered plugging in the vacuum to charge on the train on the return journey, but that would be truly weird. LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

ifty years ago there were very few colour TVs, and only three channels and no IT equipment. Well not any you could get in your lounge, let alone carry. We needed entertaining and so the Rank Organisation built us, in towns and cities all over the country, Top Rank Centres where you could take your pick and choose activities other than the cinema or theatre (as you can see by the advert) including dancing – but only until 11.30pm which is the time youngsters actually start going out nowadays. Then for the bracing Disco­a­Skating! I would have loved to have seen the suited and booted young men at that one.

Bowling, again with a resident ‘Deejay’ (how to lengthen a name that doesn't need lengthening!). And lastly, and hopefully without music, Model Car Racing. This all sounds great, and to finish it off The Chip Inn, for no doubt a top class eating experience. One problem with this was that in Brighton they put all this fab stuff in a brand new building at the bottom of West Street, now known as The Kingswest Centre (or maybe something else these days) which was, and I feel still is, the most horrendous looking building on Brighton’s seafront. I'm sure many of you may disagree, but if you think architects are devoid of any thought for the surroundings now, in the 1960s they must have possibly not even visited the site. uy­to­let has always been a popular choice as an investment. And it’s easy to see why. As a landlord you can secure a regular rental income, but you also own a property that should increase in value over time. Yet, a landlord’s life has never been more caught up in red tape. At last count, the number of laws that affect rental properties was edging towards 150. In addition the investment potential of buy­to­let seems to be at threat. Last year, changes to stamp duty offered a considerable blow to the finances of those considering investing in property. And changes to mortgage tax relief, fears about Brexit, and the promised introduction of a letting agent fee ban have left many reeling. The cumulative effect of all this is that many now wonder if it’s still such a safe bet to become a landlord. On the one hand… Amid all the cries of doom and gloom there are many landlords who continue to quietly affirm that buy­to­let makes strong sense. They point to the fact that mortgages are a lot cheaper than in previous years, and that the rental market is booming. Despite increased costs, as a long­term investment, buy­to­let continues to outperform other options, especially with today’s low interest rates. Yet do not expect an easy ride. Being a landlord is like going into business: you need to work at that investment. And it’s harder and harder work. And on the other hand… Stamp duty is what will hit the hardest. For second homes, you will need to pay it if the property’s value is over £125,000. The real sting in the tail is that it’s set at 3% higher than a normal house purchase. The number of costs you need to factor into your feasibility study will include charges for preparing letting agreements and credit reference checks, all of which have been bounced back to the landlord. And these costs won’t stop. You’ll need to put time and effort into maintenance and ensuring that you stay on the right side of the current legislation.
