SHARE THE LOVE WITH Pebbles the Snow Dog is on tour raising funds for Martlets Hospice
D
id you love the Snow Dogs by the Sea campaign last year? We at Yellow Fish did and sponsored our very own Snow Dog: Pebbles. We then couldn’t bear to lose him so we successfully bid in the Martlets auction for him and now Pebbles, our beloved Snow Dog, is truly a part of the Yellow Fish family. However, our Managing Director, Maria Valentine, wants Pebbles to continue spreading the love that was created during the Snow Dogs by the Sea campaign and try to raise even more valuable funds for Martlets Hospice. After wowing the crowds on Brighton sea front last year Pebbles is now looking forward to being welcomed at your home, village hall, school or public space for weekly hire with all proceeds going to Martlets. Pebbles recently visited a family in Burgess hill to join a birthday celebration and was a huge hit: “we were delighted to have Pebbles as the guest of honour at our daughter's 1st birthday party. He was a
great hit with the kids and adults alike, and after having him looking over our conservatory for a week we were sad to see him go. Looking after Pebbles for a week is a great way to support an excellent cause."
“ Pebbles has currently
raised in excess of £800 for Martlets ”
Next, Pebbles travelled with our transportation partners ‘Nice Man Big Van’ to Buckingham Park Primary School in Shoreham where he stayed for a week. A nonuniform day raised a huge amount of funds. One of the staff said that “Pebbles was extremely popular with all the children and it gave us a fabulous opportunity for photos and selfies etc., it was a lovely having him here”.
LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7
Pebbles’ next venture was as guest of honour at a wedding at Farbridge near Chichester where he was proudly displayed and continued to share the love! Pebbles has currently raised in excess of £800 for Martlets in the last two months and we aim to raise considerably more in the next 6 months. “The more we can get him out and about, sharing the love, bringing smiles and raising awareness for Martlets, the better” says Maria Valentine, MD of Yellow Fish. Why not have Pebbles at your school, charity event, birthday party or even just at home for the week and help to raise even more funds! Pebbles can come to your venue for a minimum of one day and a maximum of 14 days from September to July 2018. There is a one off delivery and insurance charge of £100 to cover the delivery and collection of our treasured pup from his home to and from your venue (£40 each way plus £20 for insurance)* We ask that you commit to raising £50 fundraising as a minimum for having Pebbles at your place. Please contact sue@yfish.co.uk for more details and to book Pebbles in. Please note that all proceeds will go to Martlets Hospice. Share the love and be part of this excellent cause. * Delivery and collection available in the BN1/BN2/BN3 postcodes, an extra transport cost will apply outside of these areas.

NOW & THEN Bird’s eye
N
ow, I know this column is called 'Now & Then' but I want to change the topic this week. I was lucky enough to have a twenty minute helicopter flight with my partner and my 5 year old daughter from Shoreham Airport along the coast to Telscombe Cliffs and back via The Amex Stadium, and – wow! – what an experience! I would recommend it for a birthday or Christmas present (£250).
“ I might have had to do
an Ed Sheeran and leave Twitter ”
The photos I have included are the ones that I also tweeted and judging from the response, a lot of people love the views. I tried to be clever with words as I wanted to be a pirate and say; "a bird’s eye, i360 view," it sounds okay spoken but doesn't convert as well into writing. Anyway, I had loads of replies but also had another photo sent on to me that said "even higher" with another shot of the view
but from way higher than we flew. Luckily it didn't say; "nah nah nah nah nah – even higher", as I might have had to do an Ed Sheeran and left Twitter in view of the persecution! The second photo is a fab shot of the Saltdean Lido which looks stunning with its blue and white impression from on high. And for those of you who haven't been yet, go, go, go as it's fab and my daughter has become like a fish. The season ticket was our best purchase this year. Next week I will be hopefully relaying the results of our auction, and back to the past. Brightonandhovestuff@gmail.com

LANDLADY Hammer Horror
O
h God! I've got to do some DIY. I've managed to get away with doing none at all for the last four years. Unless you count my unblocking the wastepipe in the downstairs wash basin last summer. Like a macabre theatrical performance involving rubber gloves and a junior hacksaw, I performed the dissection of a distorted (by acid drain unblocker) wastepipe under the watchful eye of a friend and my pal Nick from Havana, both of whom wore suitably disgusted looks on their faces.
“ The lettings market is
now a cutthroat game ”
Still, I've not clapped eyes on my toolbox for a good four years and am not looking forward to doing a few minor renovations on my rental flat near Seven Dials before the end of the month. First, I shall have to locate all my tools, which The Cuban Boyfriend has done a sterling job of spreading all over the house in his attempts 6 | LATEST HOMES
to renovate various bicycles (four so far, and we've only been going out for 18 months!). My tenant at Seven Dials – who is a colleague of mine – is moving out and wasn't too fussed about the state of the place, so I didn't have to do anything at all before she moved in. Under the critical eye of my trusty letting agent however, it's a different story and the grim reality that the lettings market is now a cutthroat game is setting in. I have to paint the kitchen and the bathroom, possibly retile the bathroom and replace a piece of fallen cornicing. I
also have to paint the lounge and the bedroom and redo the seal around the bath, a job which, as an impatient imperfectionist, always fills me with deep joy. All these jobs I can just about cope with and the flat would look considerably improved. The letting agent said that if I put in a new kitchen, the flat would be worth another £100 per month. That got me thinking that, being as I haven't spent a penny on the flat since I bought it 20 years ago, it might be worth biting the bullet and putting my short arm in my long pocket. I've left a message with my chippy friend.

MOVING FORWARD To meet the team, hear about what makes them stand out, and discover their views on the current state of the market, Andrew Kay spoke with Phillips & Still director Chris Still. In a property market that some will say is quiet you are currently expanding your team, why is that? We at Phillips and Still would not say the market is quiet, it’s just a bit more challenging and price sensitive. We wanted to expand as we are a growing business still and there are plenty of clients out there for us to do business with.
you really want is to be selling with an agency that has good levels of stock, as the days of simply placing a property online and hoping it will sell are gone. Online agencies in Brighton have an extremely small share of the market and we believe with little other stock when you get enquiries on one property you need to be showing buyers several other similar ones. This will increase your chance of getting a sale.
As one of the newer agencies in the city, to what do you accredit this success? We have been open almost four years now and our success has been down to hard work and passion for the job. The foundation of our business is great customer service, as our Google and All agents reviews show.
Given the current political unrest both here and globally, what advice would you give to people who are considering buying or selling a property? I would suggest that whatever is going on with the country and further afield, people will always still need to move and there is always demand for more homes. With the market becoming a bit more manageable and buyers having more time to make their decisions without the fear of losing out to other buyers at a higher price, this would mean a lot less stress when buying or selling.
What are the key factors that mark you out as different? We are very personal and treat all customers how we ourselves would like to be treated. With the combined experience of over 30 years in the industry we have the skillset and knowledge to know how to sell properties in more challenging times, such as now.
“ Customers like to have a high street agent where they can discuss how things are going ” What modern methods of property marketing do you employ? Most of our updates and feedback to our clients are done via their online accounts and email, where we see a lot of agents are not adapting to the modern way of keeping customers informed. We still like to adopt the old school approach of calling buyers as well as emailing them about new properties, in addition we have meetings with sellers to discuss the strategy of the marketing when it appears a sale is not on the horizon. How valuable is it to have a street presence as opposed to online property businesses? I think a central high street presence is one of the most important things these days, especially in a slightly challenging market. Customers more and more like to come into the office to discuss how things are going and buyers also want that face to face contact. The internet is an important search tool and often is where people begin their search but in a more challenging market LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7
Is there still room in the current market for people to invest in buy to let properties? Yes, I think the buy to let market has certainly tightened up and they factor in the stamp duty etc. now, but there are still investors out there, they just don’t dominate over the homeowners like they did for the last several years. As a company do you offer financial services and or guidance? We do offer this service through ‘My Mortgage Company’ and this works very well as clients appreciate the advice and more often than not we can obtain a mortgage for clients where some lender/brokers are advising their clients otherwise. Has the situation with Southern Rail impacted on property sales to prospective London buyers planning to commute? Maybe a little but not as much as people think, it’s more about the market being challenging across the country including London. Has that been beneficial to local buyers? Yes a bit, but I personally do not think this puts all London buyers off and it’s more about the market being tighter and allowing all buyers to get a look in now. 112 Western Road, Brighton, East Sussex, BN1 2AB | 01273 771111 westernrd@phillipsandstill.co.uk | www.phillipsandstill.co.uk

A VIEW FROM THE ROSTRUM 9 million reasons to sell your property by auction
A
t the midway point of the year, auctioneers Parsons Son & Basley have enjoyed a hugely successful six months with just over £9 million worth of property having been sold through their department.
“ Our auction department has already eclipsed the £9 million mark ”
“Across the three auctions we have held so far this year and with the investment and development properties that we have also sold, our auction department has already eclipsed the £9 million mark which really is a fantastic achievement” says auctioneer Simon Caplin who puts the success down to the sheer hard work, determination and experience of the auction team as well as the accurate and correct setting of the guide prices.
Simon Caplin
“We have helped many of our clients to sell their properties not only immediately but at the same time for extremely good prices whereupon we really have been able to provide them with the very best of both worlds, one of the main reasons our
auction department is going from strength to strength” Simon further explains. If you have a property you are thinking of selling and would like a free, no obligation valuation please contact the Parsons Son & Basley auctions team on 01273 274014 or visit www.psandb.co.uk

They deserve extra services like cleaning and gardening, they should pay reduced letting fees and leave lower deposits, and, most importantly of all, they should benefit from a cash sum at the end of their tenancy if they pay their rent on time. And that is not a deal you are probably getting from your current letting agent. Go ahead, ask them why not! Khalil’s Rent Guarantee Scheme We also believe that landlords should get great returns on their investments, but their experience should be stressfree and void free. We will pay landlords rent every single month regardless of whether their property is occupied or not, and it’s totally our responsibility to maintain and fill their house or flat. And that’s not a deal you were offered by your current letting agent, is it? Maybe you too should ask them why not! Khalil’s is a letting agent that both landlords and tenants love We get such great properties to let because landlords know we will handle everything for them and pay them rent every single month of the year. And we get such good tenants to move in because we reward them, and we make finding, arranging and living in a rental property simple. Our Tenant Reward Scheme ensures rental properties are well cared for and that tenants are happy in them and encouraged to act responsibly. It costs each tenant £20 a month to join, and they must take out tenant liability insurance to signal their good intentions. We then include utility bills (including broadband) in their rent to make things easy, and offer a fortnightly cleaning and gardening service to ensure it is a pleasure to live in the property, and that it remains well looked after. What’s more we waive many letting fees that other agents 18 | LATEST HOMES
charge, and we fund a reward for good tenants, with a 10% discount on their rent at the end of their tenancy, as long as payments have been made on time. This means we encourage only good tenants to rent the property we manage for you. It also means that there are many perks that are available to tenants living in our properties, so people tend to stay longer and live happier. And that is good news for everyone! Are you getting the best deal? If you are a landlord and would like to chat about how we can guarantee your rent and take away the burden from letting your property, give us a call to find out about the difference that Khalil’s can make. If you are a tenant and would like to find out about our Tenant Reward Scheme, and benefit from cleaning services, reduced fees and a cash reward at the end of your tenancy, then speak to us (or ask us for some information you can show to your current landlord). After all, at Khalil’s we offer both landlords and tenants a very good deal. And that’s how we are different.
