015 saw the start of many significant changes in the buy to let market. George Osborne announced tax changes that would see dramatic adjustments in criteria for mortgaging let properties. This was followed in April of 2016 by increased stamp duty costs for anyone purchasing not only a buy to let property but also second homes. If you’re unsure how much difference these changes make here’s an example. If you are buying a property to be your primary residence at £250,000 the stamp duty liability is £2,500 but if this is to be let or a second home the cost quadruples to £10,000.
There is no doubt that we as a nation are obsessed by the housing market and I can say with confidence this a major contributing factor in the surging house prices in the last 5 years. Many will have no sympathy for the changes thrust upon the buy to let landlords. However, bear in mind without property investors how would the state cope with replacing the 5.4 million private rental homes estimated to be in the UK in 2015? Absolutely, the standard of let properties in the UK needs to be improved (even regulated). 2017 has seen and will see more changes to the criteria of buy to let mortgages. On the 30th September the second phase of the Prudential Regulation Authority report is implemented. If you’re reading this as a buy to let investor with four or more properties your life is again going to become more complicated. Now being considered a “portfolio” landlord will result in additional questions regarding your other let property as well as potentially larger rental income needed for newly acquired property. There is no arguing with the fact that changes were required in the market to

ell I promised to you that I would be getting back to the old stuff and announcing some results from the latest auction, and here are some of the highlights. The unusual card with the butchers shop at 107 Western Road Brighton sold for £32 and as it was a one off, we thought that was a fair price. We thought we were just a very local
Brighton Hove and Sussex based event, but we had a London buyer who bought the England v Wale programme shown to the right. He paid £17 and was very happy with his journey. The Saltdean advert was sold to a buyer who had travelled up from Devon, stayed in a hotel and spent a fair few pounds buying lots of bits and bobs including the advert for just £6.

Many, however, feel that the changes designed to create a more level housing market without the huge peaks and troughs will have detrimental results for those renting. As costs for landlords increase you can bet your bottom dollar monthly rental costs will follow suit.

It’s fair to say the changes were made with first time buyers at the forefront of many decisions, some reported to be missing out on homes due to buy to let landlords being a more attractive buyer for those selling. First time buyers have benefited considerably since the changes were implemented, Halifax announced that 335,750 first timers got onto the housing ladder in 2016 up 7% on 2015. GHULAM HUSSAIN CUP Crown Office Row, Brighton’s annual beach volleyball tournament won by Stiles Harold Williams

rown Office Row held their 7th annual beach volleyball tournament at Yellowave beach sports venue located on Madeira Drive in Brighton. This year’s event contested the Ghulam Hussain Cup which is named after a dear colleague and keen participant in the annual volleyball competition, following his unexpected passing in 2015. The tournament was won by Stiles Harold Williams, independent property advisors based in Jubilee Street, and the trophy will have pride of place in their office for the next 12 months.
This year the tournament was the biggest yet with 18 teams taking part and raising £2,675 for Rockinghorse Children’s Charity. This brings the total raised for the Brightonbased charity to £15,000 from this event over the last seven years. BIG SCREEN STARS Brighton’s Big Screen is back with a summer movie bonanza!

righton’s world famous beach is taking centre stage this summer to screen an amazing lineup of blockbuster movies. A huge HD quality screen is playing more than 90 sizzling films over 32 days including ‘La La Land’, ‘Beauty and the Beast’, ‘Moana’, ‘Jaws’, ‘T2 (Trainspotting)’, ‘Logan’, and ‘Rogue One: A Star Wars Story’. It’s the sixth year that Big Beach Screen Events (BBSE) has hosted the summer event – Europe’s largest outdoor cinema – and the organisers say this year’s lineup is bigger and better than ever. The monthlong film extravaganza kicked off on Friday 28 July with a screening of BAFTA and Oscar award winner ‘Fantastic Beasts and Where to Find Them’, starring Eddie Redmayne and Katherine Waterston, followed by ‘Kong: Skull Island’, staring Tom Hiddleston, Samuel L Jackson and Brie Larson. The event, which was attended by 75,000 last year, was officially launched on Saturday 29th July when legendary BBC 6 DJ Gilles Peterson took to the stage for a
daylong film and music festival. Gilles was accompanied by music producer and DJ, MC Earl Zinger and a host of bands and musicians including Freak Power (originally founded by Norman Cook, AKA Fatboy Slim), who have reformed especially for this summer.

BRIGHTON > Crowdfunding campaign launched to restore Madeira Terrace
F
ollowing on from our English Tourism Week Project in March this year, tourism businesses across the city will be working together again on a new project to help improve the appearance of Madeira Drive. Madeira Drive is a key location for tourism in the city; since 1905 it has been the focal point for many major events that take place throughout the year including: London to Brighton Bike Ride, Brighton Marathon, Veteran Car Run and Burning the Clocks. This year it was the starting point for Brighton & Hove Albion’s open top bus parade, awash with blue and white flags, scarves, curly wigs, and painted faces as the city turned out to celebrate the Albion’s promotion to the Premiership!
“ One part will focus on making visual improvements to the area ” In addition to a long history of hosting events, Madeira Drive has had a starring role in several films over the years, most notably Brighton Rock, Genevieve and of course the iconic Quadrophenia. It’s also home to Madeira Terrace, a Victorian Grade 2 listed cast iron structure spanning 152 arches and reputed to be the longest structure of it’s kind in the world! Madeira Terrace now needs substantial and costly restoration work and on Wednesday 26th July a crowdfunding campaign was launched, aimed at raising £400k to kick start a restoration project. The launch event was held at another of our iconic Victorian structures – Brighton Palace Pier. (www.savemadeiraterrace.org) The recent opening of Brighton Zip, and works progressing on the Volk’s Railway station and visitor centre has also helped to renew interest in this area, and the team and volunteers behind the Madeira Drive Project want to build on this momentum and work with community groups and businesses to bring more life to the area. The aim is to encourage more visitors to Madeira Drive and ensure the area remains an attractive part of the city for both residents and visitors. The project is a collaboration between Brighton and Hove’s Tourism Alliance, VisitBrighton, Brighton & Hove City Council Events Team and Seafront Team, and with support from CityClean, Madeira Terraces & Black Rock Past, Present and Future Facebook Group and local businesses and volunteers. It will begin Monday 7th August, with work and activities planned on an ongoing basis from that date. One part of the project will focus on making visual improvements to the area, for example, repainting beach chalets, removing weeds, cutting back overgrown hedges, and removing rubbish. A number of local businesses and community/environmental groups have offered their help, and Crown Paints and Brewers Decorator Centres are kindly donating paint and decorating materials for the project – but we still need some more volunteers. The Madeira Terraces and Black Rock Past Present & Future Facebook group, in conjunction with City Clean, organised a cleanup of Madeira Terrace last year: they will be doing the same this year and organisers Jax and Derek are also looking for more volunteers to help with this. Another aspect of the project will involve looking at how to ‘join up’ the whole of Madeira Drive so the area ‘East of the Pier’ flows more seamlessly to incorporate the leisure facilities further east such as Yellowave, Jungle Rumble, Grace’s Place Cafe, Peter Pan’s playground and Concorde 2. Initially we’d like to explore some ideas for the stretch of Madeira Drive between the landing area of the Brighton Zip and Yellowave Beach Sports, and how the old Peter Pan’s site could be used as temporary space for popup events, and possibly photographic displays and art installations. Brighton Palace Pier has offered to sponsor or stage a summer event in Madeira Drive and hopefully this will be over the weekend of 19th August, if the site is ready in time, and weather permitting.
