PROJECT

BRIGHTON > New booklet on healthy eating and malnutrition launched for older people in Brighton & Hove

A

booklet aimed at reducing malnutrition in older people was recently launched by the Brighton and Hove Food Partnership and Age UK Brighton & Hove. Called ‘Eating well to stay healthy as you age’, the booklet gives lots of helpful information on what to eat to prevent malnutrition as we get older. Malnutrition and nutritional risk are usually defined by low bodyweight, or unintended or sudden weight loss.

“ Malnutrition is often hidden among adults living in the community ” Aiming to combine preventative advice with practical tips on eating well, the new 16page booklet covers how to know if you or someone you care for is in danger of malnutrition with key signs to look out for. The booklet gives advice on buying ready meals, how to eat well when appetite is low and some nutritious snacks and light meals. It also gives details of local support services, lunch clubs and options for home delivery as alternatives to meals on wheels. Age UK Brighton & Hove carried out research in 2016 commissioned by the local Clinical Commissioning Group on healthy eating and malnutrition as part of their Health Engagement consultation work. This was conducted primarily with people aged 80 and over who may be socially isolated and whose views are traditionally underrepresented. One of the key LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

recommendations from this research was to produce an information booklet to raise the level of knowledge amongst older people (and their carers and families) of the conditions and impact of malnutrition. In addition the Food Partnership’s Age Friendly City Report into Healthy Ageing and Food found there is a general lack of knowledge about nutritional needs of older people, how nutritional requires change as you get older and where to go for advice or information. One research participant and launch attendee, Bunty Bateman, said “In the past I have read, with sadness, of the death of an older person from malnutrition. Until I was involved with Age UK Brighton & Hove research, commissioned by the CCG, on Healthy Eating & Malnutrition, I had not realised the enormity of the problem, nor that it is on the increase. Now I consider that the public should be made aware of the symptoms of malnutrition. Whilst society is focused on obesity this silent killer takes many lives.” Following the research, Age UK Brighton & Hove and the Food Partnership worked together to produce the information booklet, ensuring it is easy to read. The launch event for the booklet was very successful, with representatives from both founding organisations and from the Clinical Commissioning Group in attendance. The event was held at a local lunch club hosted by The Bevy, a community pub in Brighton. Jane Lodge, a representative for the Clinical Commissioning Group, spoke passionately at the launch event about the work that had gone into creating the free booklet, and how important it is that older people eat healthily and look after themselves. She quoted the Malnutrition Task Force, stating: “We have that stereotypical view of that little old lady, small, bent up with rings falling off and looking frail – that that’s quite normal – but the reason you are is that you are malnourished.” Jessica Sumner from Age UK Brighton & Hove spoke at the event. She explained that “this is not just about eating green vegetables, it's about thinking about nutritional needs for the future”. Jo Lewin from The Food Partnership also spoke at the event, saying “Malnutrition is often hidden among adults living in the community – family and friends might be unware of the signs and how to spot it before the situation gets worse. This is why we have decided to produce this leaflet, as an important preventative tool, for now and in the future.” Copies of the free booklet are now available to collect from The Food Partnership, who are based in the Brighthelm Centre in central Brighton, or you can read the digital copy at www.youblisher.com/p/1833099Eating WelltoStayHealthyAsYouAge/. If you have any questions for Age UK Brighton & Hove or the Food Partnership regarding the booklet and the research behind it, please contact Claire from Age UK on ClaireG@ageukbh.org.uk or Jo from the Food Partnership on jol@bhfood.org.uk.

ALL HE SURVEYS Puckering up: Best practice for Party Wall disputes, from Grant Crossley

S

hakespeare’s drama, A Midsummer Night’s Dream, acts out the tale of Pyramus and Thisbe: a mythical story of two illfated lovers, divided by a wall and forbidden by their parents to marry. The separating wall, on this occasion is a prime example of Party Wall that connects the two rival households together, whilst preventing direct contact between each family. Unlike the story of Pyramus and Thisbe, today, few matters are likely to raise contentious problems between neighbours other than those directly involving Party Wall and boundary disputes. Consequently, the Party Wall etc. Act 1996, offers a mechanism for preventing and resolving disputes between neighbours, where the owner of a building wishes to conduct structural work on a Party Wall, Party Structure or Party Fence Wall. Common examples include: cutting into the wall, inserting a damp proof

course or flashing, or raising the height of a Party Wall. Putting up shelves, screwing fixings into the wall and other forms of DIY are exempt, on the other hand similar renovation work of a minor nature, i.e. chasing in new electrical cables or plastering aren’t covered by the Act.

“ It’s therefore best to take a pragmatic approach ”

Indeed, being served a Party Wall Notice with a limited response time of 14 days can often be daunting; it’s therefore best to take a pragmatic approach and discuss the proposed works with your neighbour (the building owner) in the first instance. Although, following receipt, bear in mind the available options:

You may consent to the works: Works can proceed on site upon expiry of the served notice(s). It is, however, advisable that a schedule of condition is prepared prior to commencement to safeguard both parties’ interest. This is not required under the Act, although the document helps to ascertain if subsequent damage has occurred. You may dissent to the works: In this instance you must appoint a Party Wall Surveyor to draw up a Party Wall Award with the building owner’s appointed Party Wall Surveyor, or you may feel that you concur in the appointment of one Agreed Party Wall Surveyor to impartially regulate matters and draw up an Agreed Party Wall Award. Tip – keep an eye on the notice date. If you don’t respond within 14 days you are automatically deemed to have dissented. As for professional fees, Party Wall Surveyor’s costs are normally paid by the building owner (the person carrying out the works). Fees can range from £75£125 per hour + VAT. Unlike the parents of Pyramus and Thisbe, I believe a pragmatic approach is the best option. If both parties can quickly reach an amicable agreement, they will avoid any unnecessary costs.

NOW & THEN Random stuff from Andy Garth

I

f this seems a bit random, it is, as I had lost all track of time due to a week’s magazine holiday and of course my age! It still amazes me what ‘stuff’ on Brighton and Hove (hence the name) comes through the door of the shop every day – and the two examples pictured prove my point. The first object is a pennant presented to the best looking, or souped up, or somethingelse car related at the annual Speed Trials. They were held on Madeira Drive and in some way organised by the Brighton and Hove Motor Club, who also

had their headquarters down there as well. Nice item, yours for £70.

“ You could sit on bean bags and cushions ” The second item is something I thought I would never say, but here goes... "a mounted plastic carrier bag" from one of the first Virgin Record shops in the UK here in little old Brighton. It was on the corner of North Street and Queens Road where Boots is now. You could sit on bean bags and cushions, smoke and listen to the new vinyl releases of the early to late 1970s. Now I'm not quite old enough to remember, but I'm sure some of you will have fond memories of the old

HOW TO AVOID

SIX COMMON

TRAPS THAT LANDLORDS

FALL INTO Rent Guarantee Scheme

W

ith your eye on the prize of a profitable return from your property investment it can be very easy to miss the traps that line the rental road ahead. Being a landlord is not easy. It can be profitable and it can be rewarding, but it is never straightforward. And legislative change can mean that the goalposts keep moving. Whether you are looking at becoming a ‘professional’ landlord, hoping to use property to supplement your income from your ‘day job’, or you are an accidental landlord who has fallen into property, it’s worthwhile considering exactly what being a landlord entails before you commit yourself. A common misconception is that landlords simply find a tenant and then sit back as the rental income rolls in. Nothing could be further from the truth! Here are six common traps that new landlords can easily fall into. And there’s also one way that you can make being a landlord as simple as you have dreamed it could be. Let’s outline those traps first: • The time trap Being a landlord invariably takes up much more time than you think. It’s not just preparing the property and making sure it’s legally compliant, or finding out what legal compliance is in the first place. It’s finding tenants, running checks, and keeping tenants. Because an empty property is simply a drain on your finances. • The legal compliance trap The law regularly changes, and if you are using out of date tenancy agreements or notice templates you can quickly become unstuck. It can mean that if things go wrong you are unable to obtain possession of your property. • The inventory trap If you do not complete a comprehensive inventory when each tenancy starts, including a schedule of condition, it is impossible to prove that a tenant has caused damage to the property or goods have been removed. • The insurance trap Taking out buildings insurance is not enough. 14 | LATEST HOMES

You will not be covered for rent arrears, for example. Alongside your contents insurance you should consider landlords insurance and rent guarantee insurance. • The eviction trap Should the worst come to the worst and you need to evict tenants it can be a costly process. And it can cost you in time and money. • The checking trap The best way to avoid problems is to do all you can to ensure you only rent out your property to good tenants. Unfortunately references from employers and previous landlords do not offer 100% guarantees. But, it can reduce your exposure to risk dramatically. Is there such a thing as riskfree renting? If you don’t have the time, or you don’t fancy the risks, there is still a way you can be a landlord and avoid all the traps. We offer a Rent Guarantee Scheme that gives you complete peace of mind and financial security. You simply lease your property to us, and we rent it, maintain it and deal with any issues as they arise. And we guarantee you rent every single month, regardless of whether your property is occupied or not. This is riskfree renting that frees up your time to get on with your life but guarantees you the rent you need. It’s being a landlord, without the traps.
