T

he power of social media is undeniable and the span of information shared vast. So, you can imagine my despair recently when reading a thread regarding a local person looking for recommendations for a mortgage broker. Many people rightly suggested reputable brokers who they had received a good service from, however one comment that alarmed me was a lady

suggesting that the person’s best route was to Google mortgage rates and apply for the best one herself. This advice suggests it’s an easy process but what was known about her circumstances? If the lady had previous credit issues in the last six years, how would that be treated? What if her income was complex? What advice would she get regarding whether the product selected suited her needs? The ‘what ifs’ could fill a few paragraphs. How hard can it be to source your own mortgage? Surely, you jump online and plenty of money saving websites will have numerous suggestions. As you can imagine that question I pose isn’t as simple as it sounds. There are many factors that need to be considered when choosing the correct mortgage lender and I can say with experience that well over half the mortgages applied for aren’t chosen because they are the absolute cheapest mortgage in the market place. It is estimated that in the region of 70% of all mortgage applications submitted in

have been writing this column for over two years now. I try to be quirky and show you some unusual items or photos from my shop or collection or the auctions, which I hope are interesting and informative. I know this has spurred some of you to bring me stuff in to appraise and sometimes buy or sell for you. So this week it seems I am going a bit mainstream and slightly touristy (may not

be a proper word but I like it!). Embassy Court is one of the city's jewels and it’s the last seafront house of Brighton which is attached to the first seafront house of Hove – 1 Brunswick Terrace – with approximately 100 years between them in construction, and each being extremely historical in their own unique way. Anyway, that's the history stuff over as the old photo was discovered by me when looking through a collection of more personal photo albums which were part of a house clearance. Now on the back of the photo, it just says "Easter Bank Holiday 1929" with no names and actually no location, apart from the extremely well dressed people (spats for a seafront stroll is so cool). The building on the left of the picture is Western House, the two storey building that was demolished for the start of the potential Deco revolution needed (apparently) for Brighton seafront. But as this is a property magazine, the best thing for me is that on closer inspection and with a magnifying glass,

BRIGHTON Construction begins at Circus Street: a new cultural destination for the city

C

onstruction recently started at U+I’s mixed­use regeneration scheme, Circus Street in Brighton, having secured funding for the delivery of the project with GCP Student Living plc, the UK’s first Real Estate Investment Trust focused on student residential accommodation, and Gravis Capital Management Limited. A public private partnership between U+I and Brighton & Hove City Council, this important £130 million project will see the derelict, former fruit and vegetable market in central Brighton transformed into a thriving new quarter and cultural destination for the city.

The development, designed by leading architects shedkm with TP Bennett, will create over 400 jobs and inject £200 million into the local economy over the next ten years and includes 142 new homes, 450 student bedrooms, 30,000 sq ft of new office space plus workshops offering creative businesses start up accommodation and room to grow. Central to the Circus Street designs is a new public square, with restaurants and shops targeted at independent businesses, creating an exciting new retail and leisure destination for the city. organisation and charity. This facility will provide much needed space for creative projects and performances, adding to Brighton’s vibrant cultural and artistic community. Brighton & Hove City Council has sold part of the site to the University of Brighton for their plans to be brought forward at a later date. British firm Henry Construction has been appointed as contractor, who stood out for their emphasis on offering local jobs and apprenticeships for young people on the construction. Henry has previously worked on The Boiler House at the Old Vinyl Factory in Hayes, another of U+I’s regeneration projects and also worked on important London regeneration projects including King’s Cross and North Acton. Richard Upton, Deputy Chief Executive of U+I said: “This is a major milestone for our Circus Street regeneration project and for Brighton at large. This truly mixed­use project will transform a long­overlooked site, creating a vibrant new place and bringing substantial cultural and socio­economic benefits to this creative and energetic city. We are thrilled to be underway with construction, moving closer to fulfilling our ambition to deliver for Brighton a meaningful regeneration project that will revitalise the local area.” Brighton & Hove City Council leader Warren Morgan said: “It is great to see progress continuing on this important scheme in the heart of the city. Many people stand to benefit from the new homes, jobs and business spaces, alongside new community and cultural facilities.” Commenting on the project, Tom Ward, Director of Gravis Capital Management Limited, said: “We are pleased to have the opportunity to partner with U+I for the delivery of this exciting development which will deliver high quality new homes, purpose­built student accommodation and commercial premises in the heart of Brighton. T

he government has blown hot and then cold about landlords in recent years. But, above all, it has delivered some rather icy blows to them. On the one hand, it has sung hymns of praise to landlords’ central role in fixing the broken housing market. In the recent White Paper on housing, for instance, landlords were the knights in shining armour, valiantly helping house the nation. But the other hand has often been a clenched fist. Landlords have been prominently on the government’s revenue collection radar, and a number of proposed legislative changes threaten landlords’ ability to realise profits in the near future. Section 24 and a new tax regime The most contentious of these has, undoubtedly, been the new tax regime that is detailed in Section 24. These changes, if passed into law, will greatly affect sole trader landlords with mortgages, and impact seriously on the ability of all landlords to invest further, with an introduction of a 3% stamp duty surcharge on second properties. Heavyweight help is at last at hand Support from MPs for beleaguered landlords has been conspicuous by its absence. But, at last, the cavalry can be seen beginning to emerge on the distant horizon. Leading the charge is Tory heavyweight, Iain Duncan Smith. The former Secretary of State for Work and Pensions has emerged as the leading light of a renegade band of cross­party MPs charging in to battle for landlords. A couple of months ago Mr. Duncan Smith listened to landlords’ concerns at the Landlord and Investment Show in London. Since then he has said: “It is time to look again at the way we treat private landlords. The stamp duty levy on the purchase of homes to rent, the reduction of mortgage interest relief to the basic rate of income tax and proposals to tax a landlord’s turnover rather than profits have led to landlords scaling back or leaving the sector. We should be encouraging them with devices such as VAT relief on conversions or even capital allowances, not punishing them”.
