beg your pardon, Bunga­who?” A common reaction. Bungaroosh is a composite building material made from a mixture of ingredients. Imagine this being a cake mix, perhaps, in this case a Rock Cake – excuse the pun. This method of construction was rife in Brighton during the 19th century and often used to build supporting walls: at the time it was cheaper than brick. More often than not, bungaroosh walls make up the rear and party walls of traditional Brighton town houses, whilst the Regency­style front façade is more often masonry, but, it’s not uncommon to find bungaroosh hidden behind. Bungaroosh offered a durable and cost­ effective way of building; now, it delivers a range of technical hitches. Too wet, too dry Bungaroosh’s resistance to water is not fantastic. The mixture is very porous: too

wet and some ingredients can dissolve, causing the solid materials to move around. Whilst on the other hand, if it gets too dry, the wall can crumble and even collapse.

“ Rife in Brighton during the 19th century ” Breeding ground for decay Theoretically, a bungaroosh wall’s best state is a little damp. But when timber is added the permeability of the wall can create the perfect breeding ground for timber decay. Hard as nails Once set, bungaroosh is rock­hard. Drilling into the material is often difficult. Bits of wood used to be set into the wall as it was

s some of you drive past the huge building works at the hospital, let's not forget that over the years there has probably always been some large development going on in the town that has caused major inconvenience that we've moaned and groaned about. And then... hey presto it's finished and the new bit is there and we forget very quickly what a pain it was for all that time. Well, the photos this week are of Western Road Brighton. The first is from

the 1950s/60s of the south side of the road which was demolished for Churchill

erected to create fixing points. These days, timber grounds are concealed, often rotten and set­ out to the building’s original layout. The need to breathe Lime­based render lets a bungaroosh wall breathe, allowing inherent moisture to evaporate. Slapping a modern hard­cement based render onto the surface can seal the wall and trap moisture, which overtime can cause serious damp problems and potentially destroy integrity. DIY repairs Repairing a bungaroosh wall is not simple, and definitely not for an amateur. Don’t ignore any problems: consult a local Chartered Surveyor or Structural Engineer. Risky business So, staying true to its name, the haphazard construction technique was ‘bunged’ full of a mix of readily available ingredients, and every ingredient can cause problems. As a result this cake is not for trifling with. So just remember, you won’t be able to have your cake and eat it, if you chose to ignore its pitfalls!

Sorry, but that's just in my mind, but I'm sure you will get the context when you see the second photo of the north side of Western Road being demolished in the 1930s for the widening of the road and the new super sized shops (including M & S, Freeman and Hardy Willis) that were the newer and much bigger opposition to the still small and local traders on the south side. So the moral of this week’s column... don't worry, time flies and you will have forgotten that the pavement outside the old hospital buildings, is apparently out of use till 2020! rustedHousesitters, a Brighton­based tech start­up, has been disrupting the way pet lovers travel whilst providing a solution to a global problem for pet owners. An online platform, TrustedHousesitters helps thousands of pet owners find like­ minded, experienced and trustworthy sitters who will pet sit for free while they are away in exchange for a place to stay.

The company now has a global­community of 500,000 members across 140 countries and has facilitated more than 2 million nights of pet care. Started in 2010, co­founders Andy and Rachel Peck sold their cars and Brighton flat to bootstrap the idea and the company is now the largest travel business specialising in house and pet sitting. Now employing 45 people in their Brighton headquarters, the company has achieved national recognition for its success. The concept came about after a near death experience in the Andes that led Andy to take time out to recover, by pet sitting in Spain. “As a house sitter, I stayed in some incredible places, which is an understandable perk for many people – but the biggest connection I made was with this scruffy dog called Dave. TrustedHousesitters is unique because no money changes hands between the sitter and owner: the fair exchange of pet care for accommodation facilitates real connections with the pet at the heart of the arrangement. Unlike many other pet sitting networks that tend to focus on cats and dogs, all pet owners are welcome with needs ranging from dogs to small holdings, llama farms to goldfish. Listings on the site range from English country houses and castles to villas in Marbella or Barbados, chateaus in the Dordogne to penthouse apartments along the coast. For some members, house sitting has become a way of life and they spend their time moving from house to house, enjoying rent free accommodation with the companionship of pets. Members Bryan and Jeanette Ferneyhough who recently featured on BBC’s ‘Right on the Money’ are currently travelling around the world rent free, whilst renting out their UK home. Bryan, 55, said; “when most people retire, they take up golf or go on cruises. ith so many laws being passed or proposed that contain legal changes affecting landlords, it can be really hard to keep yourself up to date. But, it’s never been more important to do so. Ignorance of the laws that regulate the letting of property will not help your case in court, should you fall foul of the law. In this essential update for landlords let’s look at the implications of the Housing and Planning Act 2016, which passed into law last year.

What is the Housing and Planning Act 2016? The Act made widespread changes to housing policy in the UK, introducing a raft of measures to encourage increased levels of home ownership. But, tucked up within this labyrinthine legislation were changes that rather more directly affect landlords. There is a new abandonment procedure This is good news for landlords: you no longer need to go through the courts to complete an abandonment procedure. Unfortunately, however, the new process still takes just as much time as before. It means that you need to ensure that you fully understand all the complex regulations governing the letting of HMO properties.
