BRIGHTON Brighton and Hove Older People’s Festival

B

ased around the United Nations International Older People’s Day, the Brighton and Hove Older People’s Festival is now in its second year. From a city never shy of putting on a festival and wanting to promote and celebrate the value that people aged 50+ bring to our unique city, the OPF presents an eclectic series of events and festivities. Building on the success of 2016, Sussex charity Impact Initiatives have put together a more expansive and wider reaching Festival for 2017. They have made this possible through collaborating with Brighton & Hove City Council, voluntary sector organisations and local businesses. Impact CEO Caroline Ridley said: “we have worked with some brilliant people, all of whom have been instrumental in organising this year’s two­week long event, including the fabulous teams at Osomi and SEA PR. “In addition, award winning photographer Maria Scard has put together an inspirational photography exhibition which highlights the talents and contributions of some of our city’s residents who are aged 50+ which will be at Brighton Station and Impact’s Hop 50+.”

The festival is based on the theme set by the UN for this year which is ‘Stepping into the Future: Tapping the Talents, Contributions and Participation of Older Persons in Society’. It is well established that more people are living to an older age, but what does this mean for us and how do we make sure we enjoy life and keep healthier for longer?

The festival aims to bring people together to try something new, meet others and participate in city life, which Impact hope will lead to many being active for longer and create some great memories and sparks of inspiration. The OPF is supported by a grant from Public Health at Brighton and Hove City Council to help meet their aim of older people to have a good quality of life in the city, and for the city to be a great place in which to age. Currently 13% (35, 800) of Brighton and Hove Residents are aged 65 and over, and the number of people aged 75+ is expected to increase by 10% from 2011 to 2021. Sarah Podmore from Public Health said: “We want to challenge stigma around ageing by presenting a positive profile of older people. Celebrating the United Nations Older People’s Day through this festival is key to this – it gives us an opportunity to celebrate the achievements and contributions that older people make to our city, as well as tackling outdated attitudes and negative stereotypes. We believe that making the city friendly for older people will make it friendly for everyone.” The festival is stacked with great events for people to enjoy what the city has to offer. These include guided walks and tours, music and dance events, Big Debate Films, opportunities to learn new skills from IT to fixing old furniture, and even a chance to visit Brighton and Hove’s sewers! A highlight will be Herbie Flowers performing at the Open Market on 1 October, playing his many well­known classics including those he collaborated on with David Bowie and Iggy Pop. Above all the festival aims for everybody to have a fantastic two weeks and to leave with some great memories, have a great time celebrating being aged 50+ and to celebrate the contributions people aged 50+ make to our unique city. ith just two properties remaining at Laytonfields in Hurstpierpoint, we speak to one of the most recent purchasers to have moved into the new development, about why they were so taken by this collection from Rydon Homes. Samantha and her partner Mark purchased Home 17, a five­ bedroom detached property with a double garage. The couple and their two children moved in at the end of June and have enjoyed being closer to their school. Samantha explains what attracted them to the development: “We were living in Central Brighton, but as both our children go to Hurstpierpoint College, we wanted to make things easier for everyone by moving a little closer, especially as our daughter has her GCSEs coming up. A

framed picture given to me at the shop this week is from about 1896 and shows the sad sight of a broken and destroyed Chain Pier (Brighton’s first Pier, built 1823). It was situated roughly at the bottom of Lower Rock Gardens, although the official entrance was from gates closer to the Old Steine with a pleasant stroll along until you could walk above the sea – and even catch or land a ship from it. Now in the background is the brand new and probably still under construction Brighton Marine Palace Pier which

apparently wasn't allowed to open until the Chain Pier was either demolished or fell down as it eventually did, as some crazy bylaw or Act of Parliament said we weren't to have more than two Piers (would seem like Brighton was showing off or something!). So the second photo, which ironically was taken by me of the top of the Big Wheel at the Paddle Round The Pier fair on Hove Lawns, is basically a mirror image of the 1896 photo.... or am I being too arty farty?!

wo weeks ago, I had an inundation of Airbnb clients. The Cuban Boyfriend, who is used to smoking copiously (although he would deny this) in the house, had to hang out of the bedroom window in order to continue his filthy habit, in order to give my Airbnb clients the illusion of a clean, sensible and orderly household run by grown­ups.

“ She never uses the kitchen and insists on using her own bedding ” My first guest arrived from China (via Poole Valley coach station) at 2 in the morning, giving The Cuban and I a valid excuse to grace the portals of Wetherspoons until her arrival. Living in Scandinavia, The Cuban loves a Wetherspoons, where you can buy four pints of beer for the price of one pint in his own country. On arrival, my Eastern guest proceeded to borrow my shampoo, then try to lower

the price of the accommodation, which she’d already paid for. This was rather annoying, although I haven’t seen her since she arrived, she never uses the kitchen and insists on using her own bedding (rather than my own very high quality Egyptian Cotton and feather linen). Ultimately, I feel that her absence is worth a reduction in rent. The following day, an older couple arrived for the weekend to stay in my smallest room (I don’t mean the bathroom) right at the top of the house. Far from keeping themselves to themselves, they proceeded to shout at each other all the way up the stairs, the man complaining that his wife wasn’t carrying anything. They seemed like an affluent couple, who could well afford to stay in a nice hotel, where

they could argue all they liked in privacy. I felt guilty that they had to cram into my tiny guest room, so gave them free reign of the house, which I later regretted as every time I went onto the roof terrace or into the kitchen, at least one of them was there holding court or drinking wine or tea with my other lodgers. The Big Daughter, who loathes all house guests without exception, bought a pizza to eat on the Friday night, then couldn’t get into the kitchen to cook it because you know who was in there drinking wine and gassing endlessly. Eventually, she had to go out for a takeaway. After the couple had left, I took seven empty wine bottles to the recycling bin. Not that I was counting…. LATEST HOMES | 7

here are many landlords at risk of issuing incorrect Section 21 notices when they try to recover their property. And the result is thousands of pounds wasted filing aborted possession claims, not to mention wasted time and severe delays in being able to rent out their property again. The confusion can be traced back to changes applied to residential Assured Shorthold Tenancy (AST) agreements which began, or have been renewed, since 1st October 2015. What is a Section 21? Section 21 is known widely as the non­fault notice for terminating a tenancy. It is the legal eviction form that a landlord can give to a tenant to regain possession of a property at the end of a tenancy. What exactly is the problem? The problem is that the ‘old’ Section 21 notice is still valid for AST agreements made up to 30th September 2015. They only require landlords to prove that a written AST is in place, the tenants’ deposits are protected and prescribed information about the deposit has been given to them. The ‘new’ Section 21 notices, however, place significantly more requirements on landlords. These must be used for AST agreements made from 1st October 2015 onwards. They will apply to ‘old’ ASTs from late 2018, but we are in the middle of a rather confusing crossover at present. The new requirements make what used to be a straightforward task into something of an administrative burden. They include all the previous documentation, plus providing the tenant with: • an Energy Performance Certificate (EPC) • a Gas Safety Certificate • and the Government’s ‘How to Rent’ booklet In addition, the ‘new’ notice has a shorter validity period compared to the older forms. This restricts its use to within four months of being first served. 36 | LATEST HOMES

The problem for landlords is twofold. First, they are at risk of not understanding exactly when the new requirements need to be met. Failure to meet these could see their case being thrown out of court, as it renders the notice served invalid. And second, tenants now have many more grounds to contest the validity of a Section 21 notice on. Is there such a thing as rent without risk? It seems that each month there is some tweak to the legislation governing renting out property. Landlords need to stay up to date with frequent changes and requirements.
