T
his week two fabulous items have made their way into the shop. The first one is a battered life saving ring from apparently Saltdean Lido with the date of 1938 on it. Now I know there are reproductions out there, and I am still 50/50 on the authenticity of this, but it is almost too bashed up and woodwormed to be a chic piece of retro wall furniture. If anyone out there can help prove one way or the other I would be glad to hear from them. Still looks great though!

BRIGHTON The Albion Women’s Show: A new season, a new hope
W
ith the new season upon us, Latest TV are proud to present a new fixture in this year’s schedule: a show dedicated to the Ladies at Brighton and Hove Albion. Not to be outdone by their male counterparts, they had a glittering 2016 season which saw the Ladies win promotion to the FA Women’s Super League 2 and followed this by being awarded the FA Women’s Premier League Club of the Year Award at the FA Women’s Football Awards. Heading into the new season, the Seagulls added even more experience to the side when first team manager Hope Powell arrived at the club with a CV to rival the Champions League elite. With vast experience on and off the pitch, including an impressive England goal scoring record of 35 goals in 66 caps, Powell rose to managerial prominence as she became the first ever full time
“ The first show dedicated to
following a women’s football team through the season ” coach of the England women’s team in 1998. She followed this by taking charge of Team GB at the London Olympics in 2012, ensuring England’s qualification into the European Championships the subsequent year. We are now fortunate she leads the flight of the Seagulls into what promises to be an exciting 2017 season for our Albion Women. While the FA are endeavouring to develop the women’s game, moving beyond merely a "female version" of a traditionally male dominated sport, the importance of developing opportunities for young female talent cannot be underestimated. The story of midfielder Kirsty Barton, who was forced to join her brother’s team when there was no female opportunity highlights just that. The Albion Women's show will be the first show dedicated to following a women's football team through the season. Each week we will welcome a different member of the squad to your screens for an indepth discussion of their journey into football and their LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7
aspirations for the future. We will be challenging the stereotypes currently associated with the game and doing all we can to encourage young girls to get into grassroots football. The show will also feature highlights of the games, analysis and discussion on the fixtures that lie ahead. We will also be featuring the exciting Players Challenge, proudly sponsored by Brighton and Hove Buses. With their generosity, we will be bringing you a competition throughout the season that will see a light hearted test of their talents as the ladies go head to head in a three point shootout. Throughout the season, Albion will compete against the likes of Aston Villa, Tottenham Hotspur and Doncaster Rover Belles as they play a total of 18 games in the FA Women’s Super League 2, culminating in a match at home to Millwall Lionesses on Sunday 20th May. Their first home game however will be on 1st October at Culver Road as Durham make the long journey down the M1. There is no better way to spend a Sunday, so let’s get behind the Ladies and give them our full support. The first Albion Women’s Show will be aired on Latest TV at 7pm on 5th October, giving you a two week heads up. Make sure you put this date in your diary to join us to be informed, entertained and get a feel good factor for your community and the Ladies that represent you in Brighton and Hove. With your help we will put the Lady Seagulls firmly on the footballing map, encouraging more and more young ladies into this wonderful sport. The Albion Women’s Show is not to be missed. accommodate for all families living or moving to the area.
Stephen is a highly talented individual with excellent all round marketing skills and a solid background in residential lettings, property management and residential sales. He is a multi award winning achiever in residential lettings having been recognised at local, regional and national levels. Very capable with the ability, drive and ambition needed to succeed in the most competitive of market places Stephen is an achieved communicator who can relate with people at all levels. When not working Stephen enjoys tennis, hillwalking and time spent with his young grandson. “The reason I started my career in Estate Agency as a trainee negotiator way back in 1979 was because I primarily wanted a job with a company car. It just so happened that I actually loved the job itself. Testament to that was that within nine months I was running my own branch. Thereafter, I have been involved in senior management and director roles at branch and at area level in multi disciplined companies although I have always retained a very active “shop floor” presence. Having achieved considerable success in residential sales I decided in 1995 to specialise in the then relatively unknown residential lettings market. Since then, I have worked within local, national and premium branded international based companies advising both resident and nonresident landlords on their property investments and homes ranging from studio apartments to luxury homes and country mansions. I am delighted to report that the majority of my client instructions I received were gained via personal recommendations from both existing landlords and tenants alike. “In closing, I would welcome any informal discussions with clients who would like sound, sensible and practical long term advice or guidance either as an experienced landlord, first time investor or accidental landlord with regards to their property assets or investment opportunities.”
Are there bargains to be found? Compared to some of the higher values offered in Brighton and Hove, Shoreham would appear to represent great value. It’s a small town but does it offer the same facilities in terms of leisure and entertainment as other coastal towns? We are a small town, but for the size I think we offer an exceptional amount of things to see and do. Whether you enjoy watching our local rugby & football teams or are looking to brush up on local history at a museum, or enjoy local arts, farmers markets, car boot sales, watch some sport, listen to live music or enjoy all the coffee shops, restaurants & pubs, we’ve got the lot. Can you sum up your business in ten words? I can do it in five: honesty, service, commitment, communication, professionalism.
STEVE WEDGE – MANAGING DIRECTOR And describe Shoreham by Sea in ten words? Vibrant local seaside town with community values at its heart.
THE TEAM ADAM MOWBRAY SALES NEGOTIATOR Adam has already proved himself to be a rising star in the Estate Agency profession. He started his career as a trainee negotiator in a corporate estate agency before quickly moving up the ranks to become a viewing negotiator and then sales negotiator. Often outperforming his more experienced senior peers he has gained a strong reputation of commitment coupled with client loyalty, friendly disposition and a wicked sense of humour. A favoured individual with clients, we know you will enjoy meeting Adam and have him working industriously on your behalf. Outside of work Adam enjoys playing evening five a side football and local Sunday League football. He also enjoys watching football whenever he can and is, well, just football mad. “It’s simple: I love Estate Agency. From the first time I stepped into an Estate Agency office and began answering the telephone and meeting with clients I knew that I had found a job for life. For me, every client or customer looking at selling or buying property becomes a personal mission to satisfy. The opportunity I have been given to work at Wedge Estates is, in no small way, a reward for all my efforts and hard work to date and I only look forward to the encouragement, support and further experience that I will undoubtedly gain from the market leading colleagues that I will be working alongside. I am ready and waiting to help you move and can’t wait to hear from you.”

Steve is a consummate professional Estate Agent and entrepreneur. He started his estate agency career with a small local independent agency in Hove in 1991 and quickly progressed to a senior level. He was then recruited to work for a national company. Apart from his Estate Agency career he has also owned and run businesses within the national water industry and property development sectors. Steve is a long term Shoreham resident and is married to Rachel who owned Millers café in the high street. They have three children, and are all keen sports fans, being season ticket holders at Brighton & Hove Albion. Time permitting he has been known to play an occasional round of golf or two. “May I take this opportunity to offer you a very warm welcome to Wedge Estates. There are so many factors to consider when starting a business. The right area, the right location and most importantly: the right staff. I am delighted that all those elements have come together and Wedge Estates is now open. Having lived, worked and owned former businesses’ in Shoreham for a number of years it has always been my intention to open an office here. “The prominent High Street offices we now occupy are a prime trading location for all our clients’ properties to be showcased in, and for our clients to pop in and meet with us at ease. My staff, of whom I have carefully selected are, I believe, second to none. They are well known to me, and extremely experienced and are at the top of their game at working on their clients’ behalf. They all hold the same attitude and core values that my company expresses of honesty, service, commitment, communication and professionalism. I guarantee that you will experience from us a different personal approach other than you may have encountered with estate agents in the past whether selling, buying, letting or renting a property.” Wedge Estates Sales, Lettings, Investments & Acquisitions 80 High Street, ShorehambySea, West Sussex, BN435AD 01273 525555 wedgeestates.co.uk advertising feature

WHAT DOES
IT COST TO BE A LANDLORD? The bottom line
L
andlords in the South East are being hit hardest by the rising costs of being a landlord, according to recent research carried out by a specialist landlord finance provider. This is unlikely to be news to local landlords, who have watched costs rise dramatically in recent years. So, what does it cost to be a landlord these days? And, more importantly, how can you guarantee yourself the rent you need to cover these costs? Landlord costs According to the research, London landlords face the highest costs in the UK, but these are more than offset by the higher rents they command. The average cost for a landlord in London, excluding any mortgage and tax, but including void periods, is £6,535 a year. This represents 32% of their rental income. Taking the UK as a whole the average cost is £3,632 each year, significantly lower than London’s but representing 34% of landlords’ rental income. We’ve got things the worst in the South East. Our costs are £3,691 each year, but this equates to 37% of our rental income. Rising costs Landlords are faced with rising tax burdens following stamp duty changes introduced last year and mortgage tax relief changes which came into effect in April. Property prices themselves in Brighton continue to rise, and the number of legislative and regulatory hoops that local landlords are asked to jump through are on the increase. It looks like things are set to cost landlords more, rather than less, in the near future. Guaranteed rent It is those void periods, though, that can really tip the scales and eat into landlords’ profits. This is why the idea of guaranteed rent is like the holy grail for landlords. And guaranteed rent is actually far from being a myth. It does indeed exist. Khalil’s Rent Guarantee Scheme offers you voidfree letting and 14 | LATEST HOMES
hasslefree renting. We pay you rent every month, taking care of your property and its tenants. You simply sit back and watch the rent roll in. At the end of our agreement we return the property to you in the same condition that we received it in. And you’ll have enjoyed guaranteed rent throughout. And that should tip those cost calculations very much in your favour.
