MAKING WAVES

H2O celebrate their first anniversary…

1

2 months have passed since H2O opened their doors in Brighton Marina’s Octagon Square. And just what a busy 12 months it’s been for business partners Mark and Linda. With over 25 years’ experience of selling and managing property in Brighton Marina between them it wasn’t exactly as if either were newcomers on the block, and over the past year they have been able to establish H2O as one of the best Brighton Marina property agencies.

“ What a busy 12 months it’s been ” Based on their shared experience, Linda (Sales) and Mark (Lettings) fully appreciate the unique location of the marina’s waterfront homes and how, being eagerly sought after, they command a premium both to buy and rent. At the same time, marina properties have consistently proved a worthwhile long term investment for purchasers, whether as a permanent home, holiday property or buytolet. A marina location has always been attractive to young professional buyers, Londonbased or working from home, an important plus being the good connections to the capital’s main airports and the security offered in the marina village. Many owners live abroad for a good part of the year and the ability to “lock up and go” is highly rated. The marina also attracts a high volume of corporate tenants, and this helps maintain a strong residential letting market. It’s estimated that approximately one third of the marina apartments are investment purchases and H2O offers a full ‘hands on’ LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

management service, smoothing out any of the inevitable problems that arise and maintaining a close relationship with both landlords and tenants. While the majority of residents don’t own a boat and are content to watch others sail by, other leisure pursuits are not forgotten and the marina offers a wide range of activities from the David Lloyd Leisure centre, multiplex cinema, ten pin bowling, casino and an exciting selection of trendy restaurants and bars. The city centre itself with all its attractions is just a short bus or taxi ride away. Always a favourite destination for buyers from outside the area, whether for a main home, holiday home or investment property, Brighton Marina is set to remain so with huge ongoing further investment agreed, including an iconic 40 storey luxury residential tower, groundwork on which has already started. The approved new development will provide a further 853 flats in total, some of which are to be affordable homes. Large commercial spaces will also be offered to cater for the new residents and attract even more visitors to the marina. Within this phase of development there will additional parking. Phase 1 has already been completed together with a new floating Yacht Club in the marina, a brand new facility for the RNLI and some additional commercial space. The remaining 9 buildings are to be sited on a piled platform above the existing Spending Beach at the entrance to the harbour. These ongoing improvements and new developments have helped ensure a steady demand for all types of properties at Brighton Marina, and with properties ranging from one bedroom studio apartments to 5 bedroom townhouses with their own moorings, there is something to appeal to everyone. H2O HOMES are conveniently based in the Octagon at Brighton Marina and Linda Davis (Sales) and Mark Philpot (Lettings) welcome all enquiries 7 days a week on 01273 688448 or email to brighton@h2ohomes.co.uk

ondon has seen its slowest period of growth for five years which for many is an indicator of what’s to come for many other parts of the UK. Whether that happens is yet to be seen but commonly predicted. Hypothetically, what is the likely knock on effect to the mortgage market? It’s no secret that Mark Carney (Head of the Bank of England) has stated he expects interest rates to rise in the not too distant future but will it be an interest rate rise that tips the balance on house prices? I guess only time will tell but we should still be doing all we can to safeguard ourselves against the threat of increasing interest rates. Also, there is the potential of a dip in house prices being the final nail in the coffin for our record low interest rates. If this resulted in a stagnant housing

exists. Mortgage lenders are still very keen to offer loans with exceptional interest rates. I think it’s fair to assume that many are now turning to the longer term fixed rates available in the market with five year deals being extremely competitive. If you think five years still doesn’t offer you enough security, seven and 10 year deals can also be found with competitive rates. If you’re concerned by the potential rise in interest rates or your current mortgage deal is coming to an end shortly feel free to get in touch for a no obligation review. The first one with its vibrant colours is one of a pair of seafront paintings by John V Emms, who exhibited at the Royal Academy in the mid 20th century. The second painting is a bit more obscure and although the view is dated 1802 I think it was painted in the early 20th century and shows the hill on the cliffs at Saltdean looking towards Telscombe. I for one have never seen this view before, and it is available for offers in the region of £150. With the Saltdean watercolour came two

MAKING NEW WAVES IN HOVE

N

ew Wave is the latest development from Hyde New Homes in the Hove area – a dynamic new development of one, two & threebedroom apartments. On Thursday 5th October, there will be an off site event at Pub du Vin, The Dome, Ship Street, Brighton, where investors can reserve offplan with the addedbonus that stamp duty for up to 3% will be covered for those who reserve a property on the day. New Wave is situated near the centre of Hove in a fastemerging vibrant residential corner of the city. The properties, located on the axis of Newtown Road and Goldstone Lane, come with top of the range fitted kitchens with handless units, resin worktops and integrated appliances. To the rear is an attractively landscaped communal garden, while an undercroft to the apartment building offers underground car parking and cycle storage, providing residents with important amenities without detracting from the development’s

carefully considered aesthetic. Located minutes away from Hove’s bustling main shopping centre, George Street contains a great range of shops and amenities, while maintaining the community feel of a much smaller town.

“ There is a vast array

of restaurants and bars close by ”

For those looking to enjoy the vibrant social scene, there is a vast array of restaurants and bars close by to take in the famous atmosphere of this south coast gem. Withdrawing from the city is easy at Hove Park, which offers plenty of green space just a stone’s throw away, while the

beautiful South Downs and the sea offer the best of both worlds for nature enthusiasts or those looking for an outdoor lifestyle with the convenience of city living. With the seafront a 20 minute stroll from your door, buzzy Brighton within walking distance and access to the capital from Hove Station in just over an hour by train, it’s an ideal base for professionals, young families and those looking for a refreshing alternative to the suburbs. The investment event will be held at Pub du Vin, The Dome, Ship Street, Brighton, BN1 1AD on Thursday 5th October 4pm – 7.30pm. Buyers who make a reservation on the day will have stamp duty of up to 3% paid for, subject to terms and conditions. Properties at New Wave start at £305,000 for a onebedroom apartment and £390,000 for a two bedroom apartment. Casting is well under way, with local actress Gina Cameron (ex Eastenders) confirmed as the Good Fairy, and Hovebased celebrity Brian Capron lending his voice to the show. News is anticipated shortly about one of the CBBC stars joining the cast. Auditions have been held in Brighton with over 100 local children turning up to try out for the 12 available parts. Three young actors from across Sussex will take on the titular role while 11 children will complete the chorus, and six young performers from The Circus Project will add some high flying antics to the show. James Weisz, the panto's director, says: "Pinocchio, as with all our productions, is no exception in being the perfect introduction to the theatre for children, with our blend of storytelling, high quality production values, first class comedy and bags of energy. We are also lucky enough to have Brighton resident Patric Kearns, scripting this delightful tale: Patric is no stranger to panto as he writes the Theatre Royal Lincoln's annual Christmas offering and has played dame for almost twenty years!". AUCTION VICTORY £2.25 million worth of properties sold with a garage being the star of the show!

P

arsons Son & Basley’s latest auction, like those preceding it during 2017 have proved to be nothing other than a rousing success with, as the sub headline suggests, a garage in Bognor Regis being the star of the show! From a guide of £20,000 to £25,000 and from receiving no less than 87 bids, the final selling price reached an unprecedented £111,000, some four and a half times higher than the guide! Auctioneer Simon Caplin: “There were some substantial prices achieved across the entire auction that were significantly in excess of expectation, proving that the market is in a very good state of health indeed.

“ Some four and a half times higher than the guide! ” “Whilst auctions are judged on the results achieved on the day itself, it is of course all of the preauction hard work that provides for such success and is absolutely crucial, not only for the properties to be able to sell, but for them to exceed their guide prices" says Simon, who further explained that his department leave absolutely nothing to chance and try and cover every single eventuality to the benefits of their clients. “The auction yielded a 71% success rate from the lots available and attracted an audience of over 100 people attending our brand new venue for the first time, many of whom were bidding on multiple properties, something that is often only associated with the large London auction houses, company that we are very happy to be associated with," says Auction Manager Kelly Landers. We are now collecting lots for our next auction on Wednesday 6th December. If you have a property you are thinking of selling and would like a free, no obligation valuation please contact the Parsons Son & Basley auctions team on 01273 274014 or visit www.psandb.co.uk

WHAT DOES

IT COST TO BE A LANDLORD? The bottom line

L

andlords in the South East are being hit hardest by the rising costs of being a landlord, according to recent research carried out by a specialist landlord finance provider. This is unlikely to be news to local landlords, who have watched costs rise dramatically in recent years. So, what does it cost to be a landlord these days? And, more importantly, how can you guarantee yourself the rent you need to cover these costs? Landlord costs According to the research, London landlords face the highest costs in the UK, but these are more than offset by the higher rents they command. The average cost for a landlord in London, excluding any mortgage and tax, but including void periods, is £6,535 a year. This represents 32% of their rental income. Taking the UK as a whole the average cost is £3,632 each year, significantly lower than London’s but representing 34% of landlords’ rental income. We’ve got things the worst in the South East. Our costs are £3,691 each year, but this equates to 37% of our rental income. Rising costs Landlords are faced with rising tax burdens following stamp duty changes introduced last year and mortgage tax relief changes which came into effect in April. Property prices themselves in Brighton continue to rise, and the number of legislative and regulatory hoops that local landlords are asked to jump through are on the increase. It looks like things are set to cost landlords more, rather than less, in the near future. Guaranteed rent It is those void periods, though, that can really tip the scales and eat into landlords’ profits. This is why the idea of guaranteed rent is like the holy grail for landlords. And guaranteed rent is actually far from being a myth. It does indeed exist. Khalil’s Rent Guarantee Scheme offers you voidfree letting and 18 | LATEST HOMES

hasslefree renting. We pay you rent every month, taking care of your property and its tenants. You simply sit back and watch the rent roll in. At the end of our agreement we return the property to you in the same condition that we received it in. And you’ll have enjoyed guaranteed rent throughout. And that should tip those cost calculations very much in your favour.
