I

t’s surprising how many properties I’ve surveyed in the past where the layout of the home doesn’t fit the owner’s needs. All too often the footprint of the property hasn’t been altered since the day they bought the house and despite those changing needs they seem prepared to muddle along. Since they’ve moved in their family has grown, or their job now offers the flexibility of home working, and, whilst their lifestyle has changed, their property (most likely their biggest financial asset) hasn’t changed at all. With a changing life should come a changing home and altering your existing home might well be the best and most economical way of satisfying your changing needs. So I’m going to run through the first half of my quick top ten tips for a successful renovation project: 1 Background Market Research Establish the current market price of your property, and its potential value once the

layout has been increased. The last thing you want is to haemorrhage your hard­ earned cash and not reap the rewards.

s you may or may not be aware, I have to write these columns in advance, so when writing this one it was topical (Remembrance Day) as the first picture is a couple of pages from a book in our next Auction – at Aldrington Hall Glebe Villas Hove on Tuesday 28th November, viewing from 6.30, Auction at 8pm (and breathe). The book in question is called ‘Brighton in Battledress’ and was published in 1946/7 and showed, for the first time in

print, all the bomb­damaged property and locations in Brighton and Hove during WWII. It just shows the resilience and grit that existed in those days. The estimate is £10 which is a small price to pay for such a huge piece of social history. The second photo is a postcard that was sent from a Hove postbox with a Hove postmark (if you are not sure what I am referring too, ask your Dad) which has

Architect. They will assist in the preparation of architectural drawings, advise on budget costs, prepare schedules of work, building contracts, and supervise the works to minimise any stress to you. They will also advise on the local planning policy and make the necessary planning and building regulation applications on your behalf. 4 Cost Control Always ask for a breakdown of costs to establish what is included within the builder’s quotation and of course what is not. That way, you won’t be hit with any extra costs which haven’t been budgeted for. Alternatively, you can instruct your Chartered Surveyor to prepare a schedule of work and then ask your builder to price the document. But, always remember to budget for the dreaded VAT! 5 Financial Backup Strategy Have a contingency sum of ten per cent of the total contract sum set aside for any unforeseen works that you might encounter along the way.

W

orld AIDS Day is, of course, about remembering all those lost to HIV since the start of the epidemic. But it's also about raising awareness of what it means to live with HIV, celebrating how much medical progress has been made and taking the opportunity to tackle the stigma that still surrounds the virus. Medically, so much has changed since our namesake Terry Higgins died 35 years ago. He was one of the very first to die of an AIDS­related illness – before the acronym HIV has any meaning – and his friends set up our charity in his name to humanise the epidemic.

We work hard to continue that ethos today and place people living with and affected by HIV at the heart of all that we do. Our work has evolved hugely over the last three decades. We now work to ensure people living with HIV can live well. But, as we did all those years ago, we continue to do all we can to prevent new HIV infections in the UK. And, of course – although I wish I didn’t have to say ‘of course’, tackling stigma and updating knowledge remains a key part of our

work. Yes, the government’s tombstone ads saved lives, but they also cast a long shadow. This year, at the Terrence Higgins Trust, we're asking everyone to stand up and be counted this 1 December. That's because we want the world, including Brighton, to see red. Yes, we're talking about pinning a red ribbon, the international symbol of HIV and AIDS awareness, to your jacket; but it's also a call for everyone to join together to tackle stigma, educate others about HIV and work towards ending the HIV epidemic in the UK. Thanks to medication people living with HIV can live long healthy lives. Treatment works by reducing the amount of virus in the blood to undetectable levels. Brilliantly, this protects the immune system from damage, and also means that HIV can't be passed on. To repeat: people living with HIV on effective treatment Can't Pass It On. We know that out­of­date beliefs about HIV help to perpetuate dangerous stigma. On World AIDS Day, and every other day, we want to tackle that stigma and update people's views. We're closer than ever to beating HIV but we won't get there until we stamp out stigma. On 1 December, people all over the world will wear a red ribbon with pride, without fear or shame or stigma. On World AIDS Day, the colour red represents solidarity, love, activism and remembrance. Please wear your red ribbon this World AIDS Day. That visibility and that solidarity is as important now as it ever was. www.tht.org.uk

THE TUNNEL FOR LANDLORDS? Research revelations

A

ccording to a recent report landlords’ confidence in their businesses – and in the health of the private rental sector as a whole – is at an all­time low. An air of doom and gloom hangs over those in the private rented sector – and forthcoming legislation is seen as a guillotine hanging precariously over their already outstretched necks. The BM Solutions survey found that: • Only 36 per cent of landlords had confidence in their own businesses. • And only 19 per cent had confidence in the near­term future of the rental sector. You can read the full findings here: goo.gl/LWndVw Yet, despite the doom and gloom that prevails there are actually many reasons for landlords to be cheerful. The future of buy­to­let Shawbrook Bank has commissioned a report that attempts to gaze into the crystal­ball of the future. You can find the report here: goo.gl/QQAmCr You’ll see that things, on many counts, look decidedly rosy. • The number of people living in private rented property has increased from 11 per cent in 2004 to 19 per cent in 2014. And this growing trend looks set to continue. • Over the medium­term it is likely that the costs associated with Stamp Duty’s higher rate will be passed on successfully to tenants. • Brexit is the joker in the pack: its consequences are hard to predict. However, Shawbrook’s report suggests that its overall effect may be to constrain the housing market, thus raising rents. There are some flecks of grey in the blue skies ahead. Yet, even these negatives are more a shuffling of the pack rather than a knocking down of the house of cards. • It is expected that changes in mortgage tax relief may favour commercial landlords over private landlords. Commercial landlords will gain market share as properties no longer prove profitable for those needing a mortgage. • Portfolio landlords will also find it harder to borrow under the more stringent PRA (Prudential Regulation Authority) guidelines. 18 | LATEST HOMES
