y name is Victoria and I’d like to tell you about the incredible, passionate care Chestnut Tree House gave to my two daughters, Heidi and Eloise. W

ith an attendance of over 140 people and in a packed room with standing room only, Parsons Son & Basley’s last auction of the year raised almost £3 million of property sales, with the star of this particular show being the last lot of the day – a ground floor flat in St Aubyns just off Hove seafront. The flat itself was in need of complete modernisation and repair although clearly this was not going to be off­putting to anyone, as over a three and a half week marketing period the flat attracted no less than 346 viewings with 115 legal packs having been downloaded by those wishing to buy. The guide price of £170,000 to £180,000 which encompassed the reserve figure was exceeded by £149,000 with the hammer falling on a final selling price of £329,000! “To exceed the reserve amount by almost £150,000 is an astonishing achievement,” says auctioneer Simon Caplin, who was delighted with the success of his auction. “The attendance was the

highest we have ever had which is very pleasing as we had to move to a larger venue recently in order to accommodate everyone who wishes to attend our events. To have 346 viewings on one single property in less than four weeks of marketing, backed up by 115 legal packs having been downloaded is another record we are naturally very proud of.”

However, there was another outstanding performer on the day with a two­bedroom terraced house in Kingsbury Road Brighton, starting with a guide of £300,000 to £325,000 and selling for £375,000 – some £50,000 higher than the reserve amount.

“Our client selling Kingsbury Road, who was present during the auction, was so happy with the price we achieved for him he insisted on taking the entire auction team out for lunch as soon as proceedings had ended as a thank you,” said auction manager, Kelly Landers. 2017 has been a record­breaking year for Parsons Son & Basley so far as auction day attendances, viewings, legal pack downloads, properties sold, instructions received and values achieved are concerned. And bearing in mind they have been auctioning properties for 192 years, this is quite an achievement. Their next auction will be during February 2018 whereupon both Simon and Kelly are inviting anyone with a property to sell to contact them. eturning with the concluding part of my top tips to bear in mind as we move forward into 2018. And here they are: 6 A good Building Contractor is worth his weight in gold Never select a builder at random: from an internet search engine, or by sticking a pin in a directory. Find an established builder that you trust, is reliable, and has a good track record. You can do this by asking around for recommendations and checking out their previous portfolio of work, and you should certainly ask for references. 7 Enforce a Standard Form of Contract A standard form of contract is a ready­ made building contract between you and the building contractor which sets out simple terms and conditions of the project. That means: the scope of work, price, payment terms, contract period, insurance provisions and how to resolve any disputes.

8 Implement a Rectification Period Implement a three­to­six month rectification period; this is sometimes referred to as a defect period and provides a timeframe once the work is completed,

and allows for making good any minor faults, at no cost to you. Traditionally, 2.5 per cent of the contract sum is withheld during this period.

9 Communication is Key Constant communication between the client, the design team and the building contractor is crucial if you want the project to run smoothly. Arrange regular progress meetings, compile and keep a record of minutes. 10 Know your responsibilities Your building works may fall under legislation like The Party Wall Act 1996, and you may have to serve notice on your neighbour. Become familiar with this and contact a local Party Wall Surveyor prior to commencement of works to discuss whether your project is likely to fall within the remit of the Act. And that’s it. Just remember that the layout and the structure of your home is not set in stone, it can change, and it should change, to meet your family’s needs.

N

ow I was shown this first photo last week which confirms that the City has and always will be a ‘fashionable’ place to live and visit and of course sell your wares. The shop on the left is an early branch of what became a 70s icon, Biba, which once occupied a building in Queens Road. The strange thing was that in the news recently a photo of visiting football fans was taken of them chanting from this exact same place, and if Biba had still been there they would have been safe as they said supporters (not the right word but this is a family magazine) only wear black darling! The next photo is a bit of self­promotion as it’s my shop in Western Road, Hove. I just thought I would add it as so many people come in the shop and say: “oh, this is where you are – I don’t visit this area very often.” Well let me tell you, this end of town is bustling with lots of small local and independent traders so pop along and see us. Go on, don’t be a Western Road Brighton­only visitor!

The final photo is something I bought this week which reminds us of how in the old days, hotels were proud of their own name and very local. This is a silver­plated serving bowl from the Kings Hotel in Brighton, when all the cutlery and crockery were emblazoned with the hotel name and you knew where you were.

W

ill England soon see regular electrical checks for all landlords? The government has been strongly urged to introduce mandatory five­year checks on electrical installations for private landlords in England. A working group on electrical safety has recently concluded that every private landlord should have a legally defined responsibility to check electrical installations in their properties at least every five years. The group, chaired by officials from the Department for Communities and Local Government, consisted of members from interest groups such as ARLA Propertymark and the Residential Landlords Association. It argued that the private rental sector should be brought into line with current regulations that govern the letting of Houses of Multiple Occupation. The tragic background Forming the tragic background to these concerns are the events at Grenfell House. Safety campaigners called on the government to take immediate action. Phil Buckle, chief executive at Electrical Safety First, was among them. He commented that: “Grenfell House made it clear that more has to be done in order to protect people who are living in rented accommodation. “Currently, there is an ‘expectation’ on landlords to keep electrical installations safe, but no legal obligation. This means that the electrics and appliances contained within rented properties could go unchecked for many years, presenting a serious risk of fire.” The proposed changes are in line with legislation that has already been instituted in Scotland and is currently being introduced in Wales. 14 | LATEST HOMES

Landlords’ response Many landlords I spoke to felt that such checks were part of what they carry out anyway as best practice. “As a landlord I do not have any real problems with electrical checks at five­year intervals. I do this anyway. It’s always amazed me that it’s not mandatory: it’s a no­brainer.” Others agreed, commenting that they had larger concerns at the moment, that included the selective licensing being introduced by some councils. And others expressed support that was tempered by concerns about exactly how the checks would be evaluated. “The trouble with the ESC is that they update their regulations so often that, unless you’ve had a new metal cased consumer unit fitted within the last 12 months, your system may well fail the inspection.” And some pointed out that it was just the private rented sector that was being targeted. “Why single out private landlords? Any additional regulation should be applied equally to social housing as well.” More checks or more rent cheques? Of course, these checks are just one among the many requirements that private landlords must meet. In recent years landlords have felt like they are running on a treadmill of changing regulations – and, as a result, that they are not really getting anywhere. But, there is an easier way.
