arsons Son & Basley’s auction department have enjoyed their best ever year during 2017 on all fronts, reflected Auctioneer Simon Caplin. “We received more instructions, sold more properties and conducted more viewings than at any time before – and perhaps more importantly, final selling prices exceeded anticipated reserve figures by considerable amounts, much to the delight of our clients.”

“Sellers are simply becoming more and more aware of the benefits of a sale by auction due to how easy, transparent, hassle and chainfree the entire process is,” says auction manager Kelly Landers. “This is reinforced perhaps by some of the wonderful prices we have been achieving recently that by some distance have eclipsed expectation. house in Kingsbury Road Brighton that from a guide of £300,000 to £325,000 sold for £375,000 on the day of the auction itself. Many preauction offers had been received on this particular property, however having held their nerve and advised their client to decline and take the property to the auction room such advice was rewarded in abundance with the house selling for £75,000 above the lower end of the guide price. Over in Bognor Regis, a garage from a guide price of £20,000 to £25,000 sold for an astonishing £111,000, whilst in Hove and from a guide of £170,000 to £180,000 a one bedroom ground floor garden flat sold for a quite astounding £329,000 that was only marketed for a three and a half week period before contracts were exchanged – during this time, no less than 346 viewings took place, which in itself must be a record for a single property in Brighton & Hove. A sale by auction is the only facility for sellers to set a marketing price and sell for an amount significantly higher, whilst at the same time be fully immune from and in complete contrast to buyers seeking to reduce their offers following a survey report and or a down valuation, or indeed having to withdraw from a transaction due to a break in their chain. For anyone looking to sell quickly to a chainfree cash buyer but for market value or above, Simon and Kelly very much look forward to hearing from you. he new year looks like it has started as it means to go on: with the prospect of more licensing and regulations affecting landlords. This time it’s Homes in Multiple Occupation (HMOs) that have fallen under the radar.
HMO licensing Changes to HMO licensing were proposed in parliament before 2018 had barely kicked off. They included a proposal to extend HMO licensing to lowrise homes and flats. At the moment HMOs that must be mandatorily licensed are of three storeys or more. The proposal is that this should be changed to any property – regardless of height – occupied by five or more people from two or more households. In terms of scope, the new rules – if approved by Parliament – will bring a further 160,000 properties under the mandatory licensing scheme. Other changes affecting HMOs It’s not the only aspect of HMO licensing that has come under scrutiny. The HMRC is currently looking to make it compulsory for any landlord applying for an HMO licence to be registered with HMRC first. The intention here is to crack down on overseas landlords letting out HMOs in the UK, and also to highlight any UK landlords who are not paying the right amount of tax. At the same time, minimum size requirements are being introduced for bedrooms in HMOs. Rooms used for sleeping by one adult must be larger than 6.51 sqm, and those accommodating two adults must exceed 10.22 sqm. Rooms slept in by children (under ten years) must be larger than 4.64 sqm. Some good news for landlords It seems that 2018 looks set to follow the pattern set by the previous year. There will be more, and stricter, compliance demands for landlords to meet.
