BRIGHTON Brighton & Hove get running fever – it must be half marathon time!
E
very year, Brightonbased charity The Sussex Beacon organise and deliver The Grand Brighton Half Marathon, a hugely popular event that features a beautiful seafront course and amazing crowd support, and is one of the first half marathons on the running calendar. The Sussex Beacon is supported by its incredible ‘Team Beacon’ runners, who have fundraised £66,000 over the last two years of The Grand Brighton Half Marathon, and will race for the Sussex Beacon again on 25 February 2018. The funds raised by each runner are fundamental to the continuation of the charity’s services for people living with HIV, which cost over £2 million a year. Brighton has the second highest HIV prevalence in the UK, and access to specialist care and support is vital. With a 10bed inpatient unit, The Sussex Beacon provides 24hour medical and psychological care to people struggling with a new diagnosis, starting new medication, recovering from HIVrelated cancer treatment and dementia, family services and end of life care. Executive Director Bill Puddicombe said, “Here at the Sussex Beacon, we support people who are finding life with HIV tough or even unmanageable. Team Beacon runners play an important part in our work. Their effort and sponsorship mean that we can provide care and support to people who need it – when you run for us, you make a real difference.”

With final preparations for the Half Marathon underway, The Sussex Beacon is looking forward to another fantastic challenge event. Come along and join us for the incredible atmosphere of race day. The race starts at 9am on Madeira Drive between Brighton Pier and Brighton Marina, and you can cheer for our runners at various locations in Brighton and Hove. For those wanting to be part of the incredible atmosphere of race day without running 13.1 miles, there are also plenty of volunteering opportunities to help out throughout the day. ith snow stopping anything from shifting up in Scotland, and the coastal winds whipping around reminding us that sunny days do not mark the end of Winter, here are some more of my tips to keep your defences up against the forces of nature.
“ Ensure you have an
emergency list of reliable tradesmen close to hand ”
So, what are you looking for? GRANT’S EXTERNAL TIPS Check fenestration & external walls Look for any poor or perished sealants around windows, doors and frames and ensure glass is firmly intact with no likely gaps to allow any water ingress. Monitor any notable cracks to the external walls;
call in the professionals if cracks appear extensive or you’re in doubt.
If you find any subsequent damage to your property, contact your home insurance company first, and ensure you have an emergency list of reliable tradesmen close to hand. Keep receipts of any emergency repair work. Remember, carrying out annual planned maintenance of your home could avoid the stresses associated with insurance claims and is likely to save you time and money in the long run.
Check the surrounding areas Clean away fallen leaves and debris from the pathway, stairs and patios as these can be slippery! Ensure drains are free from blockages and that surrounding fences and outbuildings are in one piece. GRANT’S INTERNAL TIPS Check the roof void Inspect the underside of the roof, if possible, to check for signs of water ingress and look for any splits or tears in the roofing felt – can you see any daylight? Check external facing walls & ceiling Check internal walls, ceilings and window reveals for any signs of new damp staining. These areas may correspond with external defects highlighted, but if in doubt call in the professionals.

NOW & THEN Andy Garth: The West Brighton Estate
S
ome of you may know that when the Hove Avenues were built, the area, although in deepest darkest Hove was called The West Brighton Estate. Now there are possibly several reasons for this. One is almost definitely snobbery, and another is the land used was owned by the Stanford Family who resided at Preston Manor Brighton. Even Hove railway station was called after the Estate for a few years. Anyway, I digress as last week I purchased what (in my head) is one of the best and most unusual items I have ever come across during my obsession with all things Brighton and Hove. It’s a handwritten ledger of the properties held by the estate and includes sale prices of individual houses, plots of land and rents on houses, shops and areas of the beach (as shown in photo) to use for bathing machines, boats and even a third class railway carriage. It names all the purchasers and lessees and is a wonderful piece of social history that I will be researching over the coming weeks. The chap I bought this from found it in a charity shop somewhere in Kent, so please
keep your eyes open whenever you peruse these shops as there are some hidden jems out there.

LOVE & MONEY Glyndebourne Tour Art Competition now accepting entries

he latest Glyndebourne Tour Art Competition launched Monday 22 January 2018 and invites emerging artists of all ages (16+) to submit an artwork based on the theme of Love and Money. Love and Money are frequently at the heart of the action in opera, including the two works being staged for Glyndebourne Tour 2018. Verdi’s La Traviata sees Violetta sell all her possessions in order to live with her true love Alfredo, while Massenet’s Cendrillon is based on the rags to riches love story of the poor Cinderella, swept off her feet by the dashing (and rich) Prince. The winning artwork will feature on the cover of 10,000 copies of the Glyndebourne Tour Programme and appear in an exhibition at Glyndebourne this autumn.

Visual arts have always been an integral part of Glyndebourne on and off the stage and this annual competition offers a platform for artists to raise their profile. This year the age criteria is set at 16 years old plus, with no upper limit, a move recently adopted by amongst others, the prestigious Turner Prize. Gus Christie, Executive Chairman of Glyndebourne, said: “Since the competition launched, it’s been fantastic to see the number, variety and quality of entries continue to rise. I look forward to seeing this year’s submissions from an even wider range of artists, tackling such an evocative theme.” Artists are invited to submit paintings, drawings, original prints, mixed media, photography and digital pieces (no video or sculpture). The Glyndebourne Tour was founded in 1968 and celebrates its 50th anniversary this year, whilst continuing with the dual aims of broadening the reach of opera and providing a platform for young singers. Glyndebourne Tour 2018 runs from 12 October – 1 December 2018. Following three weeks of performances at Glyndebourne, it visits Canterbury, Woking, Norwich and Milton Keynes. As part of the prize, the winner will receive four free tickets to a worldclass opera production as part of Tour 2018. All shortlisted entrants will also win two free tickets. Terms and conditions 1. Busy start to 2018 with 9% surge in property searches

he property market is enjoying a busy start to 2018, with visits to portal Rightmove up by nine per cent in January compared with the same month last year. An average of more than four million visits have been made to the website each day so far this month. As well as a surge in the number of people searching for properties, average prices are also on the up. Rightmove has reported a 0.7 per cent increase in the typical price of a property coming to the market in comparison with January 2017.

o, you are thinking of becoming a landlord? The buytolet market continues to provide strong returns, thanks to the high demand for rental properties. Yet, at the same time, the sector is being hit by new taxes, tougher regulation and the threat of interest rate rises. Here are five things you should know before investing your cash – and one way you can guarantee yourself an easier life and income every single month. This is a longterm investment The days of rocketing house prices may have come to an end, but buytolet still offers a very attractive investment option. And it’s a great supplement, or alternative, to your pension. However, being a landlord is not a quick way to make cash: you should think of it as similar to the income that you could gain from a small business. If house prices go up it’s a bonus – but this is certainly not something you should bank on. 2. You need to do your research Get your calculator out and research the potential rent and what your return from this will be. You will obviously need to factor in your deposit and mortgage repayments, but don’t forget other ‘hidden’ costs. These include fees for finding tenants, covering void periods (when the property is empty), and the maintenance and refurbishment of your property. 3. You must choose your property carefully • Are you investing in a house or a flat? • What condition should it be in? • And who are you aiming to market it to – students, families, couples, workers, those on benefits? Student houses are always popular in Brighton, and generally provide a good return, but they can be challenging for inexperienced landlords. Another option is to acquire a family home and turn it into a Home in Multiple Occupation (HMO). This can deliver greater returns from a larger number of tenants. Do consider, however, that HMOs involve strict licensing and safety regulations, and this can be offputting for firsttime landlords.
