BUILDING AN Richley Contractors may be small but their promise is huge

I

f you’re looking for a builder where do you start? You could go to a larger local company with a massive presence or you could choose a smaller local company with a great track record, the choice is most certainly yours – but at the end of the day you want to settle on a company that you can trust.

“ Delivering the best possible result within their budget ” We met Richard and Kelly of Richley Contractors to find out more about the services that they offer. With over 25 years experience, their familyrun business supplying skilled carpentry and building services has a tried and trusted history of managing projects from start to finish, with excellent customer service and always maintaining the customer’s vision as their priority. “We are passionate about our company and the quality of work we produce, and above all we want to deliver an honest service to all our clients regardless of the size of their project – listening to exactly what they want and delivering the best possible result within their budget.” Richley Contractors has a track record of offering a bespoke service, delivering to their clients on schedule jobs varying from 4 | LATEST HOMES

loft conversions, extensions, general carpentry, landscape gardening, fencing and much more to help shape the homes customers are after. “We work with and invest in using professional craftsmen and only work with a regular group of building professionals. By doing this we know them and their work and they know our standards and expectations. “We will never commit to work that we cannot undertake, nor do we say we can start a contract knowing that we are too busy, it’s all about getting the logistics right and once again about being honest. “We don’t work on waiting lists and we are aware that people, once they have decided that a job needs doing, want that done in a reasonable time, unrushed and to the highest possible standard.” Honesty seems to be at the heart of what Richard and Kelly do, so we asked them for an honest list of questions that anyone undertaking employing a building contractor should ask in advance of going ahead. Having asked them, we posed the questions to them: FIVE QUESTIONS YOU SHOULD ALWAYS ASK A BUILDING COMPANY 1 Can I see work you have undertaken and meet previous clients? Yes, we often ask previous clients not only for testimonials but also if they will show new clients the work we have done.

004_005_LH868_Richley_Layout 1 23/02/2018 10:55 Page 2

HONEST RELATIONSHIP

2 What terms of payment do you operate and will I have a contract? For small works we will always give a quotation, and payment is made on completion. For all larger jobs, we have a contract of work that fully describes the work we are completing, along with our standard terms and conditions and a staged schedule of payments. We ask for a realistic initial deposit and subsequently % payments throughout the job, these are always inline with work that has been completed and therefore the clients can see where their money is going. We strongly believe that a contract is there to protect both the builder and the client. 3 How soon can you start and how long do you think the job will take? Once you have accepted your quotation, we will pencil the next available date in, we will never just give a date sooner than we know we will be able to start just to win a job. With regards to how long it will take project times vary and all timelines are specific, we always endeavor to deliver your project on time, but sometimes we encounter changes, additions or problems – which can push the schedule back. 4 Can you advise on the best way to achieve what we want? “Yes, we have many professional resources that support us in what we do and can call on them to ensure that what a client wants is done in the best possible way. If we see something that is a possibility that a client has not thought of we will present that as an option.”

5 Who will we be dealing with on a daytoday basis? “The first port of call will always be Richard. We always endeavor to have a lead person who will be there from day one to completion. All the building professionals on site will work to that lead person. Richard coordinates all works even if he is not always on site, and is always at the end of his phone for you. Kelly is in charge of all office admin and company finances. She also works on sourcing options for fixtures and fittings to present to clients and is great at finding the best solutions across a wide price band. She also keeps a photographic diary of work as it progresses so a client can see things at all stage, we are now looking at using video footage too.” When you look at the questions and listen to their answers that all important honesty comes to the fore and in sharing that advice they are once again being honest, telling you the potential client to make sure that you are choosing the right company to do the job.

PROJECT

BRIGHTON Brighton arts charity launches #KEEPFABRICA appeal in light of funding cuts to the visual arts organisation

B

righton’s contemporary art gallery Fabrica are launching a crowdfunding appeal to rescue its finances in light of recent funding cuts which threaten the organisation’s future. Fabrica’s appeal offers donors a range of rewards in return for their support, including original artwork by artists it has presented, and the opportunity to host a private screening in its 200yearold Regency building in the Lanes. Until last year Fabrica received a £20,000 regular grant from Brighton & Hove City Council but following local funding cuts, the charity was told in January 2017 that a bid to renew the grant under the Council’s new commissioning model had been unsuccessful. Despite cost reduction measures implemented over the last year, Fabrica is facing a gap in its finances that it is trying to fill by the end of March 2018. Fabrica has been at the heart of the community in the city for 22 years, having been initiated in 1996 by four artists, including Liz Whitehead the present Director, from local studio group, Red

“ Fabrica has been at the heart of the community in the city for 22 years ” Herring. Alongside the three major contemporary installations it presents each year (past exhibitions have included Anish Kapoor, Martin Parr, Brian Eno and Janet Cardiff), Fabrica delivers a range of community outreach activities that reach some of the city’s most vulnerable people. Liz Whitehead, Director, explains: “In previous years, a £20,000 gap would not have been such a big deal. But like many other arts organisations we’ve really felt the impact of austerity on our fundraising over the past year – it’s become so much more competitive and fewer of our bids have been successful. We’ve cut our staffing bill but due to associated redundancy costs the full impact of this won’t be felt until April 2018. Although we’re raising much more profit from commercial activities like venue

hire than ever before, we haven’t been able to raise enough income to make up for the loss of our Council grant. Our reserves simply can’t take a £20,000 hit this financial year so if our appeal is unsuccessful, we will be forced to cut our programmes and we might lose some of the activities that people can access for free or at low cost. This really saddens me because Fabrica is all about reducing barriers to contemporary art – and if you’re on a low income, cost is a major barrier.” The arts charity set up Brighton’s Men’s Shed in 2017 as part of the city’s suicide prevention framework and regularly hosts Chomp, a free lunch and arts club for lowincome families. It provides opportunities for 200 volunteers every year, over 20 per cent of whom have a disability. Fabrica receives regular funding from Arts Council England as part of ACE’s National Portfolio, but this covers less than half of the organisation’s expenditure. Arts Council England funding has been awarded at a standstill level since 2012 so in effect arts organisations are facing substantial yearonyear cuts. Combined with the loss of the Brighton grant, this has put the charity’s future in an uncertain position. As Liz Whitehead says: “Because of our depleted reserves, our Board may decide that it is too risky to keep the organisation afloat if we end the year with a deficit. This would be a massive loss and we’re determined not to let this happen.” www.crowdfunder.co.uk/keepfabrica

WORTH MORE This isn’t another list of reasons to move to Worthing from Robert Luff…

C

hances are, if you’re reading this you live in Brighton or Hove. And chances are you’ve already read that Worthing is ‘the new Brighton’ and in some cases is ‘even better’*

“ The restaurants are great and so are the schools ”

Although we love the place, we’re not going to go on about it. Yes we have the same sea, beach and Downs as you guys. The restaurants are great and so are the schools. Parking is cheap and easy. Shopping is pretty good too. The train takes just 16 minutes longer to pull in at Victoria. But don’t take our word for it – we’re

estate agents. We know about property. And we know that if you move just ten miles west, you’ll save around £100,000 on the average property. Tempting? Seafront flats from £200,000 to over £1m. Threebedroom houses with garaging from £240,000. Contact Robert Luff and Co to see for yourself why so many buyers are choosing Worthing.

in this favoured Grand Avenue location just yards from the beach with town centre shops, restaurants, bus routes and mainline station nearby. Accommodation offers grand entrance hall, living / dining room with a southfacing balcony, kitchen / diner, two double bedrooms with the master benefiting from an ensuite shower room and a further family bathroom. NOW & THEN Andy Garth: A Fiver well spent

W

e hear, read and see on the TV antiquestyle shows that condition is everything, but sometimes when you are offered an item that is bashed and battered but is a ‘must’ to look at and peruse then so what? The condition clause goes out the window.

“ A lovely lady brings a

beaten up book in which is from 1938 ”

So a lovely lady brings a beaten up book in which is from 1938 and as you can see is called Hints For Holidays In Southern Sunshine, which was produced by Southern Railways and covers all the areas served by their trains that would be great for a holiday and was easily accessed by rail. Now it covers Cornwall to Kent, and includes the Channel Islands, and is almost 1,000 pages long, and cost the princely sum of 6d (that’s 2.5p in new money).

What a bargain it was then, let alone now. It’s the best £5 I’ve spent for ages. There are adverts for hotels all over Sussex and places to see, but my favourite pictures were a view through Saltdean which I drive every day. I only wish it was like this again! The other photo is an advert for the brand new Ocean Hotel in Saltdean which was officially opened in 1938. For 3 1/2 Guineas (approx £3.67) I would imagine it would have been a dream destination, new modern hotel but....... nowhere near a railway station!

IS RENTING YOUR PROPERTY

AN ATTRACTIVE

ALTERNATIVE TO SELLING IT? Selling your property can be a real waiting game

T

he HomeOwners Alliance have recently tracked how long it takes homes to sell across different parts of England and Wales. They suggest that the average time for a property to go under offer is 61 days. That’s two months! But, in some areas, the wait can be even longer: the longest average time recorded before a property was under offer was 108 days, or more than three months. Let’s also be clear about one thing: receiving an offer is far from a guarantee that the sale will go through. An offer is the start, not the end, of the sale process. And at least one in five offers do not make it through to completion. At this point, of course, the seller is back where they started all those months ago. Realistically you should allow five to six months to sell your house. For many of us this is simply too long: which is why renting out the property offers an attractive alternative. Especially if you can guarantee your rent.

Khalil’s Rent Guarantee Scheme Let’s assume you have inherited a property. Renting it out will offer you an additional income while allowing you to also benefit from any capital appreciation. If you are looking to move you can transfer your existing property onto a buytolet mortgage. There are some very great fixed rate deals out there at the moment, thanks to the low interest rate, and you will release equity that can be used as a deposit on your new home. And, of course, the rent you receive will help pay the mortgage on it. Yet, what puts most people off the option of renting is that they simply don’t want to deal with tenants or become a landlord. This is where Khalil’s Rent Guarantee Scheme can really help. We lease your property from you and we guarantee you rent, whether the property is occupied or not. This means you know exactly how much you will have coming in every single month. We also find and manage your tenants and take care of all the daily maintenance on your property for you. It’s the perfect solution for those who want the benefits of rent without the hassles of being a landlord! And we start paying you rent the moment you hand over the keys. There’s no nailbiting six months and no uncertainty. So, if you’re struggling to sell your home don’t forget that there 14 | LATEST HOMES

is a very attractive alternative. Contact us today to find out more about receiving an immediate income from your home. Phone: 01273 573960 Mobile: 07984 015669 Email: ahmed@khalilproperties.co.uk Address: 124 Lewes Road, Brighton, BN2 3LG www.khalilproperties.co.uk
