espite the snow and plummeting sub zero temperatures, normal service was upheld at Parsons Son & Basley's first auction of 2018 which raised over £2.1m worth of property sales. With hot drinks and warm cookies laid on for everyone in attendance, “it really was very much business as usual” auctioneer Simon Caplin reflected. "We had buyers from London, Hampshire and Eastbourne in attendance, all determined not to allow the adverse weather conditions stopping them from purchasing their desired properties. We opened up a special telephone bidding hotline to help one particular buyer who was literally ‘snowed in’ and successfully purchased the property he wanted over the telephone, much to the delight of our client.” Across the county there were some wonderful prices achieved particularly in
Brighton & Hove where a one bedroom flat in St James’s Street, from a lower end guide of £145,000 sold for £161,000 to a London investment company, whilst in Lewes, a freehold commercial investment achieved £280,000 from a guide of
terraced house in need of modernisation achieved £180,000, whilst an idyllic bungalow in Horam, Heathfield with its very own stream reached £330,000. All in all, a perfect start to 2018 for one of Sussex's leading and undeniably oldest

To be honest, there is no shortage of mad moments as far as our joint account is concerned, especially these days, when we no longer have to use the rent money to repair holes in the wall and

other ludicrous deconstruction projects embarked upon by our lunatic past tenants in Warrior Square Hastings. We've owned the flat for 17 years and these days, touch wood, we have sane people living there, who seem to abide by the normal rules of human behavior. Thus, we have an excess of rent money, which we generally use to pay for things we would never, ever dream
of paying for with our own money. For some reason, the shared money of Katy and I is deemed neutral and is used solely to treat ourselves, and often my kids, to champagne, cream teas and extravagant meals. If you're ever in a luxury establishment and an irritating group of people next to you start chanting 'Warrior Square, Warrior Square, Warrior Square!' rather too loudly, it's probably us. While booking our holiday to Barbados, we made a rather large omission in 'forgetting' to include our respective partners in the booking. It's not so bad for Katy, as after more than 30 years together, her husband, when faced with a choice of sitting on a beach with Katy or looking after the cats in rainsplattered London,

would choose the cats every time, mainly because the cats don't ask him to tile bathrooms and hang pictures. Meanwhile, only embarking on my third year of new romance, where one still has to be on one's best behaviour, I haven't yet had the heart to break it to The Cuban. I might be wrong, but the thought of me being on a Caribbean island other than Cuba without him to keep an eye on me and my inadvertent twerking might just tip him over the edge. So far, in my head I've invented various ways of breaking it to him, none of which have a very favourable outcome. Never mind... I'm going to Barbados!!! rivate Finance’s latest guide to the UK’s buytolet hotspots has named Brighton as one of the best places for landlords to realise a profit. Who tops the table? In its survey of rental yields across the country there was no change at the top, with Liverpool maintaining its position as the bestperforming location for property investors. But, conditions in Liverpool do look like they are on the turn, with falling prices in the area leading to sharp drops in its rental yields. Surging up the table, Nottingham reaches the second spot thanks to a £121 rise in average monthly rents recently. Both Liverpool and Nottingham command average rental yields of 6.2%, once mortgage costs are taken into consideration. Good news for Brighton landlords Yet Brighton is not too far behind. It joins Cardiff, Southampton, Manchester, Coventry, Edinburgh, Leicester and Bournemouth to make up the ten hottest places for landlords to consider investing in. Brighton’s rental yield is a very attractive 4.6% thanks to relatively high rents being maintained by continued demand. Across all of the top 10 there has been an average increase of yields of 0.9% since May 2017. This growth is a reflection of the fact that rents are rising more rapidly than house prices. In recent months we have seen a 20% increase in rents but only a 6% rise in house prices. And the news just gets better The study also found that landlords can benefit from record low mortgage rates, too. This is despite the increase in average rates at the end of last year, caused by the first interest rate rise in a decade. Data from the Bank of England shows that the average two year (75% loantovalue) buytolet fixed rate mortgage still remains at 2.47%, its lowest since tracking began in January 2012.
