Roughing it never felt so good. That is the motto at Blissfulicious, an all-natural skin care product line, void of harmful chemicals. Jael Torrez, owner and founder of Blissfulicious discovered her passion when she was diagnosed as a carrier of the BRCA 1 gene, a genetic cell mutation that significantly increases your chances of getting cancer 85% to be exact- and all types of cancer from breast cancer and ovarian cancer to pancreatic cancer and stomach cancer. Torrez decided to make that decision and in June 2014, underwent a total hysterectomy. “I made the right decision - they found several cancerous cysts on my ovaries that never showed up on any tests previously,” she said. “I thank God I made the right decision.” Knowing her life had changed drastically, she realized she was vulnerable to any harmful chemical or toxin that she put on her body, which might trigger the gene. She also learned that she had passed the gene onto her 10-year-old daughter, Isabella. “As shocking as this discovery was- I decided not to sit around waiting for the cancer to pop up an rear its ugly head,” she said. “Instead, I decided to do everything I possibly could to take action against this gene of mine.” She soon made it her mission to research and create skincare safe enough for her and her daughter to use on a daily basis. In the beginning, she created a simple scrub for family to use, giving as gifts to friends, teachers, and other family members. “It spread like wildfire, and I quickly realized I had a business on my hand,” she said. She began to curate a long list of ingredients beneficial for the skin including lemon, lime, coconut oil, peppermint oil and lavender. Testing and researching in her own lab with a group of testers and doctors, her products soon came up as clear winners. “I began targeting the general population, urging people to become more 18

informed about what they were using on their skin and the culprits that lurk in our personal care products that sometimes cause more harm than good,” she said. “This message instantly resonated with customers, with many voicing their surprise to

When that happens, the youth miss out on the vital emotional and financial support needed to prepare them for a more successful future. Families for Children works hard to provide that support for the children in their care. One aspect of support they offer is a mentorship through Big Brothers Big Sisters. “We work closely with the Big Brothers Big Sisters organization as well as other mentoring agencies in the Northern California Region,” Giusti said. “Creating meaningful and lasting relationships with trusted adults is a major focus of the foster care system.” The children the agency works with come from many different backgrounds. “Children come into foster care through Child Protective Services due to physical, sexual or emotional abuse or neglect,” Giusti said. The children range in age from newborn to teen and include all ethnic backgrounds. The need for foster parents, in every community regardless of socio-economic demographics, is great. Although there are many families open to adoption and fostering, the number of licensed foster parents has decreased. To help, Families for Children offers a number of services for interested families to become licensed. They are dedicated to being present at every step of the process, continuing even after licensing. The goal of the one-on-one orientations they offer is to provide enough information that a candidate feels they can make an informed decision about fostering.

There are more than 400,000 children in the foster care system in the United States. There are 80,000 children in California’s. The organizations and businesses that help place these children in foster homes rely on not just their staff, but volunteers and donors. Adoption agencies, like Families for Children, play a central role, as they have the resources needed to find loving, safe homes, and train prospective adoptive and foster families. Established in 1989, Families for Children is a non-profit full-service adoption and foster family agency. In the El Dorado Hills area, the focus is on “foster-adoption -- finding loving, permanent adoptive families for thousands 22

of waiting foster children of all ages who are unable to be reunified with their biological family,” Family Development Coordinator Linda Giusti said. TIPS FOR PREPARING TO BUILD CHANGES COMING A NEW CUSTOM HOME FOR LOAN DISCLOSURE DOCUMENTS

Professionals in the real estate industry continually are experiencing changes, but this upcoming change effective August 1, 2015 is something every consumer should be aware of. No matter if you are buying or selling and your transaction involves a loan, this change will impact your transaction and make the typical30 day close of escrow virtually go away. I asked Placer Title Co., Executive Team, Randy Bradley to give me a sneak peek of really what it is all about and thank him respectively for providing the following information. There are some changes coming to the lending industry which will have some fairly significant impacts to consumers, lenders, title companies and Realtors© in most real estate transactions that are financed (reverse mortgages, HELOC’s, and a few other transactions are not impacted). In response to the mortgage meltdown of 2007 – 2009, the newly created Consumer Financial Protection Bureau (CFPB) was charged with combining and integrating 4 different loan disclosure documents into 2 in an effort to create more transparency for the consumers who read them. For loan applications on or after August 1, 2015, this means that consumers will no longer be provided the up-front Good Faith Estimate (GFE) and initial Truth in Lending (TIL) disclosures. These will be replaced by the new Loan Estimate (LE) which looks substantially like the old GFE (to view sample documents go to http://www.consumerfinance.gov/ regulatory-implementation/tila-respa/#disclosures). The new documents go farther than the previous disclosures in providing all of the terms of the loan transaction which could impact the borrower’s ability to repay the loan. The basic terms (loan amount, interest rate, and monthly payment) are more clearly portrayed. In addition, potentially negative terms such as prepayment penalties and balloon payments are much more prominently displayed. For loans with variable payment features, all of the potential projected payments are provided for the entire term of the loan, to avoid the shock of fully indexed payments in subsequent years. Fixed obligations aside from mortgage payments, such as property taxes, homeowners insurance, and HOA dues are now disclosed whether or not they are impounded, so that the consumer has a complete picture of their monthly housing obligations. And finally, an accurate cash-to-close figure is provided to avoid surprises at the closing table. In addition, the new rule eliminates the HUD-1 statement as well as the final TIL and replaces them with a new Closing Disclosure (CD). The CD looks very much like the LE and former GFE. However, there are a couple of differences. One difference is that, in most cases, the CD for the buyer/borrower will be prepared by the lender, not the Escrow Officer. This is likely to lead to far fewer opportunities to request revised CD’s throughout the transaction and will all but eliminate the ability to make last minute changes at signing. One other significant change is that the new CD will include the word “optional” in the Owner’s Title Insurance section when the buyer/borrower is paying for any portion of the policy. While Owner’s Title Insurance has always been optional, very few buyers have ever declined to obtain it to protect what is often the largest single investment in their lifetime. The Realtors© have considered it so integral to the transaction that it is a preprinted requirement on the CAR Residential Purchase Agreement. While the cost of title insurance is not insignificant, it is often lost on the consumer that this is a one-time premium that covers the insured for the life of their property ownership. Compare this to homeowners insurance which costs approximately the same for one year as title insurance costs for the lifetime of ownership. In addition, because the consumer is obtaining Owner’s Title Insurance, the Lenders Title Insurance which is always required by lenders, is usually discounted by applying a simultaneous issue credit. If a consumer were to refuse Owners Title Insurance and accept the liability themselves, the cost of the Lenders Title Insurance would increase to the full rate.

Because of this “optional” feature, the CFPB requires that the LE and CD disclose the Lenders Title Insurance premium at the full rate, exclusive of the simultaneous issue credit, even though that is not the rate that will be actually paid. In order to offset this over disclosing, the Owners Title Insurance premium will be disclosed at an amount lower than the actual charge by a like amount, making the total amount disclosed for title insurance premiums accurate in spite of the fact that the components will be inaccurate. While this is an admirable goal in an attempt at full disclosure, you can probably tell just by reading this explanation that this will create far more confusion for most consumers than there is today. Possibly the biggest impact from the new regulations will be the fact that there will now be a requirement for the buyer/borrower to have their CD (think final HUD-1) 3 business days prior to signing their loan documents. This is to allow them to review the terms, see the actual cash-to-close figure, and formulate and ask any questions they might have prior to sitting down and seeing the document for the first time. In addition most major lenders have announced their intention to mail this document rather than deliver it electronically because the rule allows them to rely on the US mail as the only method with a presumptive valid delivery date 3 days from mailing. This “safe harbor” for presumptive delivery is critical to lenders because they are subject to fines as high as $1 million/day for non-compliance. Adding these two components together means that, once the rule is in effect, we will have to have ALL of our final financial terms settled at least one week prior to closing. Any changes after that, no matter how insignificant, may trigger a requirement for the lender to generate a new CD which will delay the closing. It is for this reason that the National Association of Realtors has advised their members to begin adding 15 – 30 days to the standard terms of their escrows after August 1. So consumers and Realtors© accustomed to 30 day escrows should now be thinking in terms of 45 – 60 days, at least until we all see what our actual experience is. And concurrent or back-to-back escrows (where the closing of the second escrow is dependent upon the closing of the first escrow) will become very difficult. There are far too many details in this new rule to cover in the space of this article. The best advice I can give to consumers is to choose their Realtor©, lender, and title company wisely and make sure that all parties are communicating effectively to ensure a smooth closing. This will be a very challenging process for the first 3 to 6 months of implementation after August 1 but, like the many changes our industry has endured, we will all come together to make it work for our respective clients.

Summer has arrived! That means warmer weather and spending lots of time outdoors. Summer exudes fun, time together with your loved ones and relaxation. Whether that means spending time with your family poolside, throwing a posh outdoor dinner party, or that big BBQ blowout for the Fourth of July, we have some amazing design ideas for an outdoor space. You don’t have to work for HGTV to make an outdoor living space beautiful. We asked our friends at Rodworks and Pottery World to put together a few looks of the current trends that will make that table pop and impress with chic and easy placements.

To make your outdoor entertaining space not only look great but be functional, you’ll need some essentials: table, table runner or tablecloth, placemat, stemware, silverware, dining napkins, plants or seasonal flowers, lighting, and a killer centerpiece. We will show you how to put all of these together that make your space chic to rustic to modern. Special touches will always impress, like silverware holders with your guests name on them. If simplistic elegance is you thing, work with neutral colors like beige and cream with accents of darker earth tones. You can add splashes of green and pure white flowers or succulents (which is on trend for the season), in glass holders to this neutral nirvana. For something you can use again and again, try a wreath for your centerpiece that can change with the seasons and be custom made by Rodworks. To round out this chic look, add lace and burlap to the mix, perhaps wrap the lace around your centerpiece, and add a burlap table runner. For lighting, Votive candles will add a nice soft ambiance. For worryfree lighting, try flameless candles or lights. If mosquitoes want to crash the party, buy some citronella candles instead. They come in all shapes and sizes, from tiki torches to lanterns, so you can dress it up or dress it down. They also come in nice scents such as lavender and vanilla. This rustic, neutral outdoor look goes with anything! For a more modern and colorful outdoor space, reds, greens, yellow and especially blue is perfect. From teal to aqua, it is a versatile color that is tranquil and will give you a sense of peace (who doesn’t like to relax?) Quirky accents like these owl salt and pepper shakers, available at Rodworks, also add to the fun. Set up a condiment caddie by your multi colored condiment holders, especially if you serving guests buffet style. Have some fun with your dinnerware and serve food to your guests on plates with playful saying’s like EAT! to add a fun and memorable touch. For gatherings with kids or by any body of water, shatterproof is a must. Melamine dishes are also dishwasher safe and look beautiful but are less 40

Flowers or plants, especially outdoors, adds that certain eye catching element that is sure to please and ties in the outdoor surrounding to the eating area. To achieve that more rustic look, wildflowers are a lovely array of colors. You can also add something that has a garden/rustic romantic feel with flowers, like hibiscus, placed in a mason jar that has moss and wrapped in twine. For years some of our favorite vacations have been to the Monterey Bay area including the peninsula’s well known destinations like Carmel, Pebble Beach, Carmel Valley and downtown Monterey itself. Each town has their own unique qualities but Monterey may offer the most options for accommodations, restaurants, historical landmarks and attractions in the downtown and at their famous 46

Whether you’re bringing the kids, looking for a fun-filled activity or seeking a romantic respite “The Row” can provide equal parts relaxation, entertainment, culinary highlights, adventure and education. Long gone is the roughshod era of the seafood cannery days brought to such infamous reality by the illustrious Nobel Prize winning author, John Steinbeck. Not only did Steinbeck
write about Cannery Row, he lived and caroused in-and-around the area for many years of his life. And today he’d not recognize his favorite haunts. Old cannery buildings and shipping piers now house colorful shops, ethnic restaurants, dazzling hotels and a multitude of more upscale occupants not around in the rugged Steinbeck era.

Attractions and activities on Cannery Row provide something for all ages and interests. First and foremost, sign up for tickets to the amazing Monterey Bay Aquarium, considered one of the finest sea life exhibitions and research centers on the globe. If you are bringing the kids, be sure to include these four attractions under the same roof: Mirror Maze; Mini Golf (with a 3-D black light background); Laser Maze (reach the bank vault without breaking laser beams); and Video Game Arcade. www.montereyfamilyfunadventure. com. Bicycling, including tooling around the area in four-wheeled surreys holding up to six passengers, is a fun couples or family outing on the mostly paved Coastal Recreation Trail. Kayaking and paddle boarding on Monterey Bay, a world renowned National Marine Sanctuary, can be an amazing experience as you often encounter sea otters, harbor seals, dolphins or sea lions. Our favorite is always the Cannery Row Antique Mall, the largest antique and collectibles emporium on the Central Coast. Also, don’t miss checking out the recently unveiled stunning Cannery Row Monument, a bronze and rock-like sculpture depicting life size figures of John Steinbeck, his friend Doc Ricketts-considered by many as one of the fathers of marine biology-and other local luminaries, both past and present.

Based on our own stays we can unabashedly recommend the following hotels. Close friends had often told us the Spindrift Inn was their personal favorite in Monterey and that it had been named one of the country’s most romantic boutique hotels. Our first stay a few weeks ago verified their spot-on recommendation and our stay was especially memorable as we found these exceptional highlights: a very friendly staff; wood burning fireplaces in all the rooms-many with bay views; continental breakfasts delivered to the room; a rooftop garden; and an evening wine and cheese reception. For a unique wine tasting experience overlooking the Bay be sure to try A Taste of Monterey featuring a grand selection of Monterey County wines and very creative

When making reservations be sure to ask for a table near the fireplace and a tour of their wine cellar, if it’s not being used for a private party. The Grange provides rich entrees that are created from ingredients pulled and grown right out of the valley. This is not your traditional fine dining experience, as The Grange utilizes all aspects of local produce with a unique flair and twist. Chef Oliver Ridgeway perfected his craft all around the world before settling and extended his passion for great cuisine right here in Sacramento. Not only are the dishes divine and a forced to be reckoned with, but the service is impeccable with a slight formal yet relaxed and warm atmosphere. The restaurants décor itself incorporates and exposes different aspects of our beautiful Northern region. The atmosphere is accommodating to a wide variety of tastes, but is inspired to be natural, raw, and reflect the surrounding land and the menu. The building carries pieces of Sacramento’s past and incorporates a mixture of
textures. Upon walking in there are concrete pillars, recycled light oak floors and tables, a bar made out of unpolished and worn metal and brick, and steel frames to accommodate the ambience and energy of a bustling city. Yet the warm olive, burnt orange, and brown tones with leather and wood chairs make this restaurant a masculine and inviting place for people to relax and enjoy. The entire feel of the place is as natural as possible, just like menu filled with local goods. The Grange really is the whole package when it comes to the ultimate dining experience in Sacramento. I own a restaurant. While that statement conjures up visions of a romantic career for most people I can assure you that it is not always a bed of roses. Restaurant owners work a lot, endlessly really. We feel that as long as our focus is on the food, the beverage, the staff, the atmosphere and the service that our enterprise will be secure. However all of this focus leaves very little time for ourselves. Mostly our free time comes in spurts throughout the day or maybe if we leave early at night. If we are really lucky we can take a full day off and it is these true gems, full days off, that really inspire some of the greatest single greatest days anyone can have. Centered around food of course. From sun-up to sun down we definitely know how to take advantage of a full day off. Here are some very good words of advice for your next full day off without kids, chores or responsibility. • Get started early. A great trick I have started Nick Dedier using is setting my alarm quite a bit earlier than I need to, then setting another alarm an hour thereafter. There is nothing that makes you feel like you’re getting away with being lazy like sleeping through an alarm. Set it for 6am, wake up, shut it off then sleep till 7. • Travel first. Don’t spend time near home, get out and go. Travel. Two hours will get you anywhere from here so take advantage of living in the nexus of the interstates and drive somewhere. • Start with a cocktail. Just one. Get where you’re going and find some place that has sparkling wine and juice and have them whip up a mimosa. Sit outside and just relax. • Snack. Have a little bite of something but don’t eat too much in one place, find the best one or two dishes that you can have and move on. • Ask for a recommendation from the staff. There is nobody that knows the food better than the staff, certainly not you. Ask them what is best and order it. Give up control and just go with the flow. • Ask the staff where they eat and drink. They will usually point you to some seriously awesome off-grid kinds of places. • Try to stick to the appetizer or first course sections. These will often be more fun, creative, fresh and far less expensive. Eating 10 54

small inexpensive & awesome things at 10 different restaurants rather than 3 big, expensive dishes in 3 locations will improve the value of your dining dollar. • The best places to eat may not be the restaurants that are talked about on food blogs, TV or the newspaper. Often times I have found that fresh fruit from a roadside stand and outperform any dish from the greatest restaurants at a small fraction of the price. • Where you are makes a huge difference on the experience that food can give you. A sandwich from a local deli, eaten out of butcher paper while sitting on a rocky outcrop above atlas peak in Napa tastes 100 times better than anything you’ll be served on white porcelain. Learn to enjoy where you are and the food that goes with you. • Find the bar where the server and cooks go and stay out late. Work hard, play hard seems to be the mantra of most hospitality people, but it is an anthem that can really be sung by anyone. Remember that with all of the responsibilities in life you’ll never “find time,” you’ll have to “make time.” Get the kids off to a friend’s house, procrastinate the laundry, grab a loved one, “sleep in,” head out the door for 24 hours and don’t look back.

Known for saying goodbye to tradition and welcoming distinctive flavor, Sierra Vista Winery and Vineyards makes their own stand in the El Dorado wine country. Since 1972, when winemakers and owners John and Barbara MacCready acquired the winery, they have pushed the envelope and ventured from the local Zinfandel varietals to suit their exclusive winemaking style. Some of their best selling wines include Cabernet Sauvignon and Barrel Fermented Chardonnay making them stand out from the Zins of the Sierra Nevadas.

Find yourself mindlessly knocking on a melon hoping it’s ripe? Here are a few tips for picking the perfect watermelon. First, pick it up, it should feel unusually heavy compared to its size. Second, look for the yellow spot, if it’s a creamy yellow the melon is ripe. And finally, refrigerate the melon to preserve the flavor and keep it from getting grainy.

VODKA COOLER INGREDIENTS:
3 pounds watermelon, rind and seeds discarded and the flesh cut into pieces, plus thin slices of watermelon for garnish 1/2 cup vodka • 1/4 cup Triple Sec 3 tablespoons fresh lime juice PREPARATION:
In a blender purée the watermelon pieces and strain the purée through a very fine sieve set over a pitcher, discarding the solids. (There should be about 2-1/3 cups juice). Stir in the vodka, the Triple Sec, and the lime juice, pour the cooler into long-stemmed glasses filled with ice cubes, and garnish each drink with a watermelon slice.

This column, titled “Etiquette Tidbits” usually offers some advice and insight into daily situations and everyday dilemmas. A little “how-to” column, if you will. This month is a little different as this is some advice that I have personally experienced and have decided to share with you. I once dated a guy who was a little on the adventurous and sometimes spontaneous side. “Let’s just do it” he would say, car keys in hand, standing by the door (referring to the impromptu outing to Napa for wine tasting, which was a very late-in-the-day decision). Or going out to eat and the way he would scour a menu, looking for the most interesting and sometimes most bizarre dishes that I would never think twice about. I would almost always go with something familiar. According to him, any sort of potato or pasta dish. And this drove him crazy.

“You never know if you like something else if you don’t try it,” he would recite all the time. (Like a broken record, I might add). I soon learned that I like Thai food, hate go-carting, that little Italian restaurant in a very unassuming location is actually very good (shout out, Mama Susannah’s!), and while it may look like a tough mountain to climb, the view at the top is too breathtaking to pass up. (Yes, Vernal Falls in Yosemite kicked my butt, but it was well worth it). The point is, I came to embrace his little philosophy and that even after our break up, I still strive to achieve these small goals I set for myself. As a shy person, I would tend to avoid social situations where I didn’t know at least more than two people. I recently decided to join a volleyball league, and not only have I met some great friends, I realized I didn’t entirely embarrass myself and can actually compete at a sport I have long been told I couldn’t. (I’m 5-foot, if that’s any indication). This has not only boosted my self confidence, but I have found long-lasting friendships as well. I also tried skiing for the first time a few weeks ago. Again, something I never thought I could do, but I did. And I never would have done that if I didn’t have his little voice in my head telling me to try something new. So, this month,
I encourage you to be adventurous and do something you wouldn’t normally do. Burst out of your comfort zone and invite some people you don’t know very well out for dinner, try a different restaurant, or test your blood pressure and do something wild like skydiving or parasailing. With the arrival of summer, now is a perfect time to try your hand at horseback riding or surfing. My etiquette tidbit this month? Life is too short to remain in a comfortable bubble. Branch out and try something new. You never know, you might find a new best friend, a favorite date night spot, or be able to brag about your crazy daredevil experience.
