The spring season moved at a fast and furious pace for many of the most desirable markets in Maine. It was characterized by a significant supply/demand imbalance with too many buyers chasing too little inventory. As we enter the summer months, it already feels like there has been progress on the inventory side of the equation. We are now approaching 400 current listings that are active today, and terrific new inventory will continue to grow in the coming months. more than $1 million in Maine. Legacy Properties Sotheby’s International Realty was fortunate to be involved in 72 (33%) such sales representing 1 in 3 homes in the entire state over $1 million. We are also pleased to report that our agents ranked #1 for sales of $400,000 in Maine last year as well as every category in between. With more than $400 million in total property sales, we ranked as #4 in Maine for all real estate sales at all prices. Maine is a very large state with lots of Atlantic coastline and more than 6,000 lakes and ponds. There are still wide disparities within certain regions or towns as to the supply/demand imbalance. Although just about every region has shown consistent improvement over the past couple of years, there are still a few laggards out there as well. The Greater Portland market is returning to a more balanced dynamic with new supply coming on the market to absorb some of the pent-up demand, while Southern Maine along with much of the Mid-Coast has a healthy supply on the market that is met by a solid base of demand. Mount Desert Island (MDI) continues to enjoy its reputation as a destination for the Maine Summer Cottage experience. Market conditions along the New Hampshire Seacoast region have been and continue to be very healthy and strong. The August – October time period is historically the best time for the second home and summer vacation home market, so the best is still yet to come!
