What a whirlwind the past 30 months have been in almost every sector of our economy. We have gone from the stock market taking a hit at the beginning of the Covid outbreak to the index reaching an all-time high earlier this year in January of 2022. Ironically, many of the big players such as Musk, Bezos, and Zuckerberg are among a few of the world's richest that according to Bloomberg, sold over $42.9 Billion worth of stock in 2021. They must have seen the labor pains of the promised interest rate hikes coming.
As we relate all of this to real estate and specifically land we are left scratching our heads. Our team has seen a significant reduction in the volume of sales across the board but...the prices haven't pulled back. I didn't say they were going up, they just aren't going backward. I've had conversations with numerous lenders and multiple appraisers about the current market and they have observed the same phenomenon. In a nutshell, the velocity or number of sales has dra matically slowed but the prices haven't backed up. One thing we have observed over the past 12 months was how drastically the "asking" prices moved up. There is now a noticeable gap be tween the asking and selling prices of the significantly overpriced listings. We are seeing "Price Reduced" emails in our inboxes almost daily as sellers that wanted to test the market with an unreasonable value decide they better get right on their price if they want to sell.
Markets are always shifting and often it is hard to get in front of a market and know what it will do. As promised by the Fed late last year there have been numerous rate hikes bringing the interest rate to a level more in line with the early 2000s. The rates aren't bad, they are just much higher than we've seen in the past two decades. It is interesting to observe that the mon ey printing and subsequent dispersal in 2020 that led to this inflation took much less time to create than the remedy. The takeaway is there is and will continue to be less borrowing for the acquisition of assets in the near future. Many people based their decisions on lower rates and moving forward the rate changes will have an impact on their buying decisions. One appraiser I talked to recently stated that 7 out of 10 transactions he is appraising are cash with no lender involved. This doesn't surprise me because the $5 Trillion in stimulus from 2020 money didn't just disappear, it found its way into the hands of people that own real assets as they have been selling those assets. Many of those assets brought staggering premiums in 2021 and early 2022. Now those with cash are picking up the best assets available with very little competition from borrowers. This is a very, very different picture than from 12-18 months ago.
