market report fall 2023 This report is based solely on what we are seeing, hearing, and observing in the Oklahoma market. This information is mostly fact but partially anecdotal, depending on the source and context. As land professionals, we have many conversations with buyers and sellers that encompass a diverse background. This may range from a seller that recently inherited the family farm to an active land buyer that has numerous transactions under their belt over decades of buying and selling. Regardless of the background of the client, they all bring a different perspective to the table. This same concept goes for land agents, appraisers, and lenders. The variables of land size, number of transactions and just plain time in the saddle has an impact on their perspective. The date this report is being written is September 8th, 2023. Over the course of the past few weeks, I’ve had various conversations with folks in the industry that have completely different viewpoints. Some of the land agents I’ve talked to feel like the market is running out of steam and the buyer pool is shrinking. Others are less busy than they were but still very busy with active buyers and sellers seeking a home for their dollars. The lenders sing a different tune because there aren’t many new loans getting written at today’s rates. Appraisers are still telling me that overall their volume of appraisals are down but the prices are holding, as well as also saying that the majority of the deals they see closing are “cash” transactions. Here at Legendary, we cover quite a bit of territory across the state of Oklahoma and we see the impact of several different sub markets. Southern Oklahoma for example has been and will continue to be influenced by what happens in the DFW area. At any given time there may also be more activity in a specific location or region based on local events that impact that area. About ten or twelve years ago the price of land in north-central Oklahoma increased significantly as oil/gas companies were throwing mineral lease money around like candy from a parade float, leading to land values in that specific area to increase because lots of landowners in the area were also the mineral owners. Those values normalized and actually deflated several years after the gravy train quit since there was not significant sustained income from drilled wells. The point is that external events impact values, or at least current marketable values, and it is extremely beneficial to be aware of events that may influence your buying or selling decisions. In any market condition, but especially a transitioning market like we see right now, I would highly encourage working with an experienced land agent or broker. When you’re talking to an agent or broker about working with them I would encourage you to ask a few questions. Find out how many years they have been in the business and how many transactions they personally have been a part of because that experience is going to come in handy moving forward!
