Throughout the course of our lives, both professional and personal, we are constantly discussing the land market and all of the relevant economic factors with a plethora of different people. Obviously buyers and land owners, but also with financial advisors, lenders, appraisers, surveyors, attorneys, accountants and many other people who in some way deal with real estate. All bring their own opinion as to what they are feeling and statistics of what people in their trade are discussing. The information can understandably vary some from person to person, but has an eerie way of all being very similar at its core.
Overall, the general consensus at this point in time is that the market is not red hot, but that it is beginning to pick back up after a slower period. It’s no secret that the land market was on fire from Spring 2020 to Summer 2022 due to Covid-19 and many other variables that followed. We then felt an abrupt slowdown in fall of 2022 which remained through most of 2023 and was seen in an overall stagnant market. Inventory was stale and overpriced and the buyer pool was shrinking due to higher interest rates. The buyers left in the market were cash buyers and those with 1031 tax exchanges, and they were ready to see a real correction in land values. Although land values did pull back slightly, we did not see the correction that most people would expect when simply looking at imbalance in supply and demand. There seemed to be just enough 1031 money held by motivated buyers to keep a strong sale happening from time to time which put a little wind back in the sails of all the sellers watching the market, so prices never saw a significant decrease.
Around Christmas of 2023, the FED began hinting at rate cuts in the future and we began to see and feel a slight uptick in new buyer activity. This, coupled with some weary sellers beginning to sharpen their pencils and get a little more reasonable on asking pricing led to a increase in transactions. This was corroborated by lenders, appraisers and surveyors that we have spoken to in the past few months. Basically, the buyer pool decided that a major pullback in land values wasn’t going to happen in the short term. Even with rates higher, they were going to reenter the market and try to find some land to buy before another rush came and prices started increasing again. Some buyers I’ve spoken to have confirmed this and also mentioned they were willing to hedge their bets and hopefully refinance at a lower rate in the future.
As always, the next few months will be interesting to watch as things play out locally and on the national and world stages. Overall, we are optimistic that people will continue to feel comfortable buying and selling land in Oklahoma as it has always been viewed as a very sound investment. We feel fortunate to be situated in the middle of the country and get to sell truly beautiful land full of natural resources created by God.
