market report spring 2022 Where to begin... Let’s start with a recap of previous “Market Report’s” from recent issues of The Land Catalog. In the Fall of 2021 the most concerning real estate issue facing land owners was the possibility that long term capital gains would rise. The threat of removing the step up in basis was also on the table and implementing that would have been devastating for sellers with generational properties. While neither of those threats came to fruition it did contribute to a flurry of sales during the latter part of December in 2021. For Legendary Land Co. that included the sale of a 5,041+/- acre ranch that closed on December 28th, for $12,500,000. Equities have been trending down and showing some volatility and crypto really took a hit recently. Interest rates in general have risen and home mortgage rates are up almost 100% from the lowest point back in December of 2020. We haven’t seen rates at current levels since 2009 which was also when the stock market bottomed after the “Great Recession”. So to review…we have real estate prices at an all time high, a stock market that is cooling off after an all time high and crypto pulling way back after an all time high. Let’s not forget oil because we are in oil country. Since 2020 the price for a barrel of oil has increased roughly 2.5 times and this week diesel hit an all time record high price followed a few days later by gasoline. As we move forward I believe the disposition of the buyers will be different than it has been. We have had opportunistic purchases based on cheap, cheap money but rising rates will decrease the buying power of many buyers. That doesn’t mean they won’t buy, it just means there is less purchasing power which effectively will take some buyers down a notch on their budget. There are still a lot of buyers sitting on cash looking for a tangible asset to hedge against the falling value of the dollar. It has been said that “Cash Is Trash” in highly inflationary periods so I’d expect to see some folks trying to deploy their cash coupled with fixed rate debt before rates get too expensive. This is definitely a “wait and see” situation and I personally believe the things we see over the coming months will be historic!
