MARKET REPORT WINTER 2024 In the Spring 2024 edition of this Market Report in our Land Catalog, we noted that the land market was beginning to pick up momentum after a much slower market encountered through 2023. That slower 2023 market was a cooling off of the craziness we saw in the years after Covid-19 and was spurred by the FED’s decision to increase interest rates to slow down inflation. Although it was unfortunate for land sellers (and brokers), it was definitely necessary as land values had doubled in most cases and inflation of every day goods was spiraling out of control. As rates started decreasing slightly this year, buyers slowly began to re-enter the market after giving up on seeing a larger correction in land values. Most everyone, including us, figured there would be a more significant decrease in land values as a result of the increased interest rates and the large gap between buyer expectations and seller expectations. We saw only a slight correction in land values and when a larger one didn’t come, buyers slowly started to look for land again and the market began to pick back up. Unfortunately, this trend lost steam as we began nearing the presidential election. Historically speaking, election years are known for being slower in many markets and a time when many people simply “sit on their hands” and are apprehensive to make large financial purchases. We certainly felt this and coupled with a pretty extensive drought, it was a long, slow summer in Oklahoma. We had to work a little harder to make deals happen and began to focus on our 1031 buyers and existing clients who wanted to add on acreage to their current ranches. Luckily at Legendary Land Company, we have a long list of past clients who are very loyal and continue to work with us and are constantly referring friends and clients our direction. In the month just prior to the election, we began to see a flurry of activity that has continued since and definitely turned the year around for most in the land business, as well as many other industries. Most of our clients and most in the business world in this part of the country were happy with the results of the election and very optimistic about the expected economy in the next few years. Most people seem to believe the income and capital gains tax rates will stay the same instead of increasing. Most people seem to believe that interest rates will continue to decrease over the next few years. We have seen very positive movement in the stock markets and crypto currency markets since the election as well. Overall, there is positivity and optimism among most everyone we are speaking with in the business world which is continuing to grow. At Legendary Land Company, we have always tried to remain optimistic about the future and even when things aren’t looking so great, we just keep our heads down and work harder for our buyers and sellers. We believe the future is bright in USA and even more-so in Oklahoma!
