After getting building permits from the council, the preparation of the construction could begin. Before the existing double storey building has been demolished, the builders need to set up the site, such as the temporary fencing. Clearing the underground pipes would be essential for the services connection later on., The soil classification of the site is Class M. Trenches of 300mm wide *500mm deep are used for the strip footing foundation. Compacted sand would be laid on top as a sand base. Over a layer of waterproof membrane, reinforcements of internal and edge rib supported by bar chairs were laid in place with top layer meshes which prevents concrete from cracking. Due to the A2 exposure class, the concrete cover for bottom layer reinforcements in internal and edge ribs would be 50mm. 25 MPa concrete was poured, compacted and cured. The starter bar for load bearing walls columns will be capped with safety caps. At the same time, the reinforced masonry retaining wall would take place which help resisting lateral forces. Once the retaining wall has done, the ground floor timber structural frame will start as well as the second retaining wall in the other side. Concrete filled in the block work is 15 MPa with 6mm max aggregates. Timber used in the structural system are mainly two kinds, Machine graded pine 10 and laminated veneer lumber F17. LVL F17 has more strength and could be used as a beam. The diagonal metal strap bracing was attached to both top and bottom plate and nailed into studs with tensioner tightening it. It provides more lateral stability of the building structure. Also it could used for connecting other members. Temporary propping are required at this phrase for providing extra supports for the structural system. The suspended first floor structure will continue building on the floor joist system. Parallel flange channel operating as beam is connected with MGP 10 floor joists by bolts. Welding of PFC and square hollow section can create rigid joint. The concrete stump with ant cap were constructed for first floor as well. After the first floor structure done by the builders, it’s nearly finishing the structural system of the building. Starting installing cross bracing and temporary propping same as the ground floor, commencement of roof beams and rafters. Downpipes are installed as a part of roof structure preparation. When coming up to the lock up stage, the external wall will be covered up first in order to create a closed environment. Layers of stud frame, insulation, air gap, vapour barrier and external zinc cladding will add up to finalise the external walls of the building. Kin dried hard wood nailing plate are applied as connections for rafters and universal beams in the roof system. Insulation of the ceiling, nail-able sheet and waterproof membrane are forming up the roof system. Box gutter with 2 degree fall was installed and connected to the downpipes, flashings are also applied to the roof system. The corrugated roof sheeting with an improved rib can provide more strength and also easy to install with lapping. Internal wall structures are finalised at this stage. Windows on non-load bearing walls are installed. Door and other window frames are starting installing. Frame connection details can be vary from the types and positions of the windows. Services are connected from the Mains and the electrical cables are going through the timber studs frame around the building. All door and window installations should be done at this stage. Internal plasterboard are fixed to timber stud frame for painting. Rough in system are complete. Lastly, the joinery installation, carpeting and plumbing will happen in this stage. Before handing it over to the clients, paving and landscape will be completed responding to the clients needs which leads to the completion of the house. Thanks for listening.
