W

e are fast approaching the fourth anniversary of our radio station. I find it hard to believe that it has been four years since the establishment of our studio at the Lifestyle Centre.

We had decided to use recycled containers as a structure to house our broadcast facility at the Lifestyle Centre in Ballito partly because we thought it would be economical and partly because we thought it would look really cool. There was a wonderful architect, Mabette Vermaak, involved in the project from inception and she came up with a very clever design that allowed us to join

two smallish containers together with a bit of a “pop out” section to create more space for the broadcast desk. And the designs did make the concept look rather fun. But as a cost saving exercise it was less successful. It’s one thing working with raw containers but by the time you’ve added insulated interior walls and ceiling, a kitchen area, large glass windows and doors and all of the other bits and pieces to the design, it would probably be more economical to build a conventional structure. The build was done up in Gauteng and the almost complete sections arrived on the back of a large container flatbed. Watching the rigging crew working to manhandle these huge structures off the truck and onto wheeled dollies which were then pushed a fairly long way to their final destination, was fascinating. They then had to be connected and properly commissioned by a small crew that had come down from Gauteng to do this. The two man team worked furiously towards the deadline but it was obvious from the start that they were a little out of their depth. The deadline was a much anticipated launch party with the promise that history would be made as Ballito’s first real radio station went live for the very first time. As the appointed day arrived we realised that there was no way we were going to be able to switch on the power because we had none. The electrical circuits had become hopelessly confused and it was going to take a miracle to get them sorted in what little time remained. A large crowd had gathered for the much anticipated switch on and the liquor was flowing liberally. No one outside the studio had any idea that inside, chaos reigned. The heat was unbearable – it was December after all – and without

functioning air conditioning the cramped confines had become almost intolerable. There was wiring everywhere and technicians swarming over it, trying to trace the problems. The countdown had begun and I was hiding in the kitchen, too embarrassed to make an appearance and praying for a miracle…and it happened! Just minutes before the scheduled switch on, the lights on the mixing console came on and the air conditioners breathed cool air throughout the facility. Minutes later, we turned on the transmitter and Radio Life & Style, broadcasting locally on 88.0FM and streaming digitally to the world, became a reality. Now, four years later, the station is very much a part of life in the greater Ballito region and, all things being equal, we look forward to continuing to offer you the best in local news, info and entertainment with a home grown twist, just the way you like it! What is a Virtual or On-Line Agent? Created with the use of artificial intelligence as a customer- service agent via internet functionality, Sellers and Buyers can find answers and provide information on properties and services directly via their computers or smart phones. A Virtual or ON-Line agent operates from a contact- or a call- centre from a remote location, geographically removed from the location where the Seller or Buyer resides or is looking to purchase. In other words he/she is not there... What is a REAL Estate Agent? The word ”REAL” says it all. A real person with more than just artificial intelligence fed into the internet ‘cloud’, app or web-system. Why should I use a local Real Estate Agent and not a Virtual/On-line agent? 1. Fixed Cost vs. Commission Offering a fixed or low commission % to Sellers, rather than using a traditional REAL Estate agent, may initially seem to be an excellent way to cut down on expenses and gaining more cash in your pocket at the end of the day. This will mean that you, the Seller, will have to oversee the complicated process of listing, marketing, negotiating and concluding all the legalities of the selling process yourself. As few sellers have the time, knowledge or skills to deal with every aspect of selling their properties, many of them fail to conclude the process without any problems. In many cases not being able to successfully negotiate the sales process, have left them with less money in their pockets than with the use of a qualified and experienced agent. Real Estate Agents will do all of the above as part of their professional service. 2. Time equals Money. It is relatively quick to list a property on-line as offered by on-line or virtual agents, but that is not where it ends. Most Real Estate Agents spend a lot of time dealing with additional aspects like: Potential Buyers, Home Inspectors, Valuators, Municipal regulations and Home Owners or Body Corporate regulators, etc. that is required of them. What goes on behind the scenes at the agency takes up a tremendous amount of time that sellers working outside Real estate do not have to fully attend to a successful sale. Buyers can also be big time wasters. The REAL Estate Agent eliminates unnecessary viewings by sightseers by pre-qualifying and screening all buyers. 3. Valuating and Pricing. Although it is possible to obtain an on-line valuation or CMA (Comparative Market Assessment), a local “REAL” Estate Agent will be far more accurate as he/she will also take more into consideration such as the condition of the property and current market preferences than just cold statistics. Sellers can easily be influenced by friends and neighbours or hearsay when deciding on the price for their property. REAL Estate Agents are experienced and know what the market will be prepared

to pay, resulting in a better opportunity to sell faster. Over-pricing is a real threat. 4. Security. No matter how you look at it, safety and security is one of the biggest concerns for Sellers, Buyers as well as Real Estate Agents. To open you door on advice of an internet enquiry, still remains dangerous. Internet Fraud is a huge threat in all of our lives today. Not only when selling your home, but also when selling your holiday home. Ballito has many such valuable ‘locked-up’ holiday properties. This is posing an even a bigger threat. You will have to ask someone else to open the door to your valuable and personal asset allowing strangers you will not even set your own eyes on, to gain access. 5. Local Expertise. The internet may provide you with all information on how to sell your property, but the intuitive instinct, specialised knowledge and skills of a REAL ‘on-theground’ agent can never be replicated by any online or virtual agent portal. 6. Emotional Connectivity No matter how one looks at one’s property, we all are emotionally attached to it. When dealing with listing and selling your own property with the help of on-line services, one cannot remove that emotional tie that will influence the marketing and sale of the property. REAL Estate Agents are HUMAN. They know and understand human emotions and will be able to take the strain and emotions away from their sellers when dealing with Buyers to negotiate the best price for their Seller. Choosing a” REAL” or “Virtual” or “On-Line” Estate Agent when only considering the financial impact that selling one’s property has, the human REAL Estate Agent not only add value, are helpful and professional, but will in the end save you Money and Time. Like so many incomplete D.I.Y’s in and around your house, the ‘self-help’ online/ virtual agent may have the same result – a waste of time and money. REMINDERS FOR BREAST CANCER DR ROSIE CAREY

D

RIVING around Ballito over the past month, you can’t help but have noticed the pink ribbons adorning tree trunks, gate posts and garden walls. In case you didn’t know, the pink is to raise awareness of breast cancer. Breast cancer is the most common malignancy in women in South Africa with 1 in 28 South African women developing breast cancer in their lifetime. That works out to about 8000 new cases diagnosed per year. That’s a scary statistic, but the good news is that if you catch breast cancer early, it’s relatively easy to manage.

Breast cancer is most commonly diagnosed in women over 40 years of age, however it can occur in younger women and even in men (yes, men do have a small amount of breast tissue too!). It usually presents as a non-tender lump in the breast. Mammograms are the most commonly used tool for detecting breast cancer and annual screening mammograms should be done on all women over the age of 40. Locally, Alberlito and Victoria hospitals offer mammograms. Breast cancer can be genetic so if your mother/grandmother/sister/aunt had breast cancer, you should mention

this to your doctor as it may put you more at risk of developing breast cancer. It is possible to have genetic testing done to see if you are at high risk of breast cancer in which case your management can be adjusted to match you risk. Other risk factor for breast cancer include obesity, smoking, hormone therapy, excessive alcohol intake and inactivity. Read that again, because those are all factors that you have the power to change! Treatment of breast cancer ranges from simple surgical removal of the lump (lumpectomy), if the cancer is caught early, to mastectomy plus chemotherapy plus radiation if it is detected at a more advanced stage. Once again, this highlights the importance of early detection and of being proactive in checking your breasts. Unfortunately, breast cancer doesn’t only occur in October, so make sure that even once the pink ribbons have been taken down, you still examine your breasts vigilantly on a regular basis.

THE FAT BIKE FRONTIER STEVE HONEYSETT

I

N April while on a holiday up in northern KZN a question was asked as to whether it will be possible to ride on the beach from the Mozambique / SA border all the way down to St Lucia, a distance of 180km. The challenge was set!

After five months of planning, last week it became a reality. The weeks spent kitting out our bikes, working out the logistics and getting the body into a state of preparedness came together last week when a group of five friends made the trek up to Kosi Bay and started a ride of a lifetime. The trip was broken into 5 days with the shortest stage being 13km and the longest 70km along the beach in northern

KZN bordering the iSimangaliso Wetland Park which in places has all the wild life except lion – a bit like paddling in the ocean without shark nets. Lovely wide flat beaches and the spring tide allowed us to ride our fat bikes on some nice hard surfaces and although we are not professional cyclists, we were able to rack up the miles fairly quickly and at times clocking up to 25km per hour on the sand. All the planning in the world depends on one factor - the weather. If you get that wrong it can turn a fun trip into a nightmare. Watching the weather fronts and slotting one’s self into the right spot can make a huge difference so we began our adventure on the back of a cold front. DAY 1 was overcast with rain showers and a wind straight at us which caused us to make slow progress of the shortest leg of 13km. Pausing once for a stretch and a brew of tea, it took us 2 Hrs. and 20 min to complete. Having two support vehicles was quite a help but they had larger distances to cover so most legs were spent waiting hours on the beach for them to traverse around to us and sort us out with the much needed meals etc. DAY 2, a 40 km leg, took us along the most scenic section with many popular tourist spots to stop along the way. Our plans backfired slightly because our support vehicles were not at Black Rock to meet us and with the tide against us, we were forced to push on. So we left a note in the sand with an arrow showing the direction we were taking and continued on to Lala Nek where we finally met the vehicles and were treated to some spirit raising food. The last push on to Mabibi, past Manzengwenya and Island Rock, was done with an incoming tide and quite an effort in the soft sand. Day two, by the way was also ridden into the wind so the expected north Easter wind was eluding us. DAY 3 was better with an offshore wind and the promise of a switch in the

wind direction which saw us cycle 28km across to Sodwana Bay without incident. Our arrival was swift and we sat at the local beach take away and enjoyed a burger and chips while waiting for our support vehicles to arrive. We decided to kick off the day 4 leg of 70km at night under full moon and to start around 6pm try to cover 15km of that section and then sleep out under the stars. So we spent the remainder of the day prepping our bikes which was a regular occurrence to ensure that they wouldn’t break down. There’s nothing to beat riding under clear skies and full moon and we got so into the moment that we ended the night ride on 35 km and climbed into our sleeping bags for some well-earned rest under an African sky. DAY 4 we woke to the sun coming over the horizon and, knowing that we had broken the back of the 70km section, it felt great to realise that the end was in reach. After a hearty breakfast, we set off with the outgoing tide, great sand dunes on our right and not a sole in sight except for the odd animal. It truly could not get any better as we rode into Cape Vidal.

Cape Vidal is a popular holiday destination in a game reserve and certain species are attracted to the area looking for food so you constantly have to ensure that all your food is secure and your vehicles are closed up. We set up our hammocks and stretchers which we had been using each night, only to be told by park officials that they were not permitted to do this due to the frequent visits from Hyena and Honey Badgers making it unsafe to sleep in the open, so we had to cram into small tents. Our camp was raided that night and the Hyena was chased down the road with our potjie pot in tow. DAY 5, our last day, we rode past the colourful lighthouse of Cape Vidal and down the coast some 17km to Mission Rocks and to a nice brunch of bacon, cheese and freshly fried vetkoek with tea which was well received. We had to carry our bikes on our shoulders for around 2kmission Rocks until we could ride which was a task, leaving us with bruises and a few spills. One has to be quite focused not to injure oneself on those jagged rocks which could put an end to your ride. Cape St Lucia beaches are wide and on the low spring tide they are a pleasure to ride on reaching speeds of up to 25km per hour and we cruised in to the finish outside the ski boat club where we celebrated our triumph with a slap up meal and some mild refreshment. OOLWISE was chosen to build all the pools at the prestigious Pebble beach in the Sibaya precinct. Working with Uys and White Landscape Architects’ beautiful designs the Poolwise team assisted with some of the more technical aspects of the project. They then worked with the professional team from Construction ID, the main contractors on the project, to build the pools.

The project ran like clockwork and was a fantastic experience all round. In total they built two 15 meter rooftop pools with a breath-taking 180 degree views of the ocean plus a large 20 meter adult pool on the ground floor as well as a separate children’s pool with 25 metre slide alongside it. The Poolwise Pool butler service will now takes control of the maintenance, cleaning, pool hardware and equipment and general upkeep of the pool area.

IRSCH’S HOMESTORE in Ballito recently held their monthly networking meet up, with local business owners and aspiring entrepreneurs getting together to mingle with like-minded individuals and expand their business network. CEO and founder of Hirsch’s Homestore Allan Hirsch was the speaker for the morning sharing his tips and experience starting the largest independently owned appliance retailer and keeping it in the number one spot in the industry.

Allan pointed out that the philosophy on which the Hirsch culture was established is sticking to the basics. “One thing you’ve got to do when starting your own business is to stick to the basics continuously. Every successful person does the basics right over and over and over again. At Hirsch’s we stick to the basics and we always stick to our mission statement of having happy customers who return often because a superior service is provided which is a deal breaker.” Allan Hirsch entered the appliance industry 40 years ago as an appliance technician. He qualified as a refrigeration technician with Fuchsware,

FOUNDATION SUPPORTS THE ENDANGERED WILDLIFE TRUST’S THREATENED AMPHIBIAN PROGRAMME

The locally-built Ford Ranger will be used to enable the project to go further and make a real impact – particularly in the remote locations often associated with conservation and environmental projects.

he Ford Wildlife Foundation (FWF) handed over a new Ford Ranger to the Endangered Wildlife Trust to support its Threatened Amphibian Programme’s Pickergill’s Reed Frog Recovery Project, which focuses on conservation of the Pickergill’s Reed Frog. The handover forms part of Ford Motor Company of Southern Africa’s (FMCSA) commitment to the conservation and preservation of the environment in Southern Africa.

Ford Wildlife Foundation Dedication to Conservation For the past 30 years, FMCSA has been actively involved in the conservation of wildlife and ecosystems in South Africa and Sub-Saharan Africa. To date, FMCSA has invested almost R40 million to support more than 170 conservation projects.

Established in 2012, the project is based in Durban, KwaZulu-Natal and focuses on the Pickersgill’s Reed Frog as a priority species for conservation action. This tiny species may be only 2.5cm long, but it is an umbrella species for many other wetland-dependent species and has a massive impact on the local communities living in the vicinity of wetlands where this frog occurs. Only two of the sites at which the species occurs are currently protected, while the rest are at risk of habitat loss and degradation.

“When we started the project, the species was Critically Endangered and known only from a handful of wetland sites through coastal KwaZulu-Natal,” says Jeanne Tarrant, Project Manager, EWT. “Through our work and the discovery of additional localities, the species is now known from 25 sites, and has been down-listed to Endangered. The aim of our project is to implement on-theground species-specific conservation work, develop and implement science-driven management and monitoring plan for the species, secure its threatened habitat, improve climate resilience and promote positive social change through education, employment and citizen science.” How Ford Will Support the Project The new Ford Ranger will help a staff of six travel to project sites across rural areas of Kwa-Zulu Natal, covering several hundred kilometres per week. This includes overseeing the implementation of wetland restoration through the employment of local community members as well as habitat protection efforts. “The work requires us to carry out both field work and education outreach in offroad environments as well as stakeholder engagements and meetings across a wide variety of settings,” says Tarrant.
