Thank You For The Gree-ality
What exactly do I have to be thankful for this holiday season? It may be cliché to say but in a word: everything.
I’m thankful for being alive, healthy and happy. I’m thankful that I have a job that challenges me, allows me to be creative and provides a benefit to the community I live in by promoting and illuminating the many aspects, organizations and personalities within it.
As a recent transplant, I’m especially thankful to be a resident of Greeley, Colorado.
There’s good reason Greeley is widely recognized as the fastest-growing city in the state and one of the fastest nationwide. There’s plenty to get “Gree-al” about in the pages of this issue.
Did you know, for example, that Greeley’s annual Go West Film Festival—spotlit in this edition—is not only celebrating ten years but is also one of only two Westernthemed film festivals in the world? (For those curious, the other one is in Spain!)
Then there’s our long-running local independent radio station, 1310 KFKA, and its upcoming contribution to Colorado Gives Day: “Raise the Voice” for Weld Gives. Read our feature about how the station will broadcast for 12 hours straight to showcase nearly 50 area nonprofits.
With so much more to behold in the stories populating the pages of this special issue celebrating "Thankfulness" and the unity of community spirit, who wouldn’t be Greeley Proud?
If you'll grant me the liberty of waxing a bit more personal, I can tell you I keep an index card on the nightstand by my bed with three mantras that I repeat regularly: "I am grateful for the people in my life," "I appreciate the things I have" and "I will be patient about the future to come."
These proclamations embody values important to me year-round and, if I may be so bold to suggest, the values of the people I see every day around town and work with to produce Greeley Lifestyle each month. Values of gratitude and recognition for how fortunate we are to live, work and play in such a place as this— one which we can all call home.

ARTICLE BY ANGELA BROOCKERD | PHOTOGRAPHY BY JANIE JONES
Apples are the trademark fruit of fall, and with the many varieties to choose from, there is an apple that is sure to please any palate. Apples can be included in both sweet and savory dishes and are delicious and incredibly healthful. We all have heard the saying, “An apple a day keeps the doctor away.”
While they aren’t a cure-all, apples are packed full of polyphenols, antioxidants, vitamin C and B vitamins and fiber. Make the most of autumn’s best produce and the flavors of fall with these simple recipes.
Ingredients
Crust:
• 1 1/2 cups flour
• 1/4 cup sugar
• 1/4 teaspoon salt
• 1 stick cold unsalted butter, cubed
• 1/4 cup ice cold water
Filling:
• 2 apples, peeled and sliced into thin slices
• 1/4 cup packed dark brown sugar
• 1 1/2 tablespoons flour
• 1 1/2 teaspoons lemon juice
• 1 teaspoon cinnamon
• 1/4 teaspoon ground nutmeg
• Optional: 1/4 chopped walnuts or pecans
• Caramel sauce
Directions
Crust:
(Note: If running short on time, store bought crust works great, too.)
Mix flour, salt and sugar together in a bowl. Cut in the butter. Add water and mix until moistened. Lightly knead the dough and then form into a ball. Next, flatten the dough into a thick circular form and refrigerate for one hour.
Filling:
Mix the apples, flour, lemon juice, cinnamon, nutmeg and brown sugar together in a bowl.
Assemble and Bake:
Preheat oven to 375 degrees. Line a baking sheet with parchment paper. Roll the dough into a circle and set on parchment paper. Arrange apples in center of dough, leaving about one inch of space for the edges. Fold crust over the apples and press to seal edges. Drizzle with caramel sauce and sprinkle with pecans or walnuts. Bake for 35 minutes. Serve with caramel sauce and ice cream.

GREELEY'S ANNUAL GO WEST FILM FESTIVAL GALLOPS INTO ITS TENTH YEAR
ARTICLE BY MATHEW KLICKSTEIN
Greeley’s own Go West Film Festival proudly commemorates its tenth anniversary during its weeklong event (November 11 through November 16).
This free, community event, hailed as this past year’s True West Magazine Readers’ Choice for “Best Western Film Festival,” is open to the public and will once again screen a series of eclectic films that lovingly showcase the Western genre in all its “Big Sky” glory.
“The West is such a wonderful place of stark contrast and beauty,” says Go West Film Festival’s Board of Directors’ Co-President David Caldwell, who shares the role with Ron Edgerton.
David, a former UNC film professor who has been Co-President for three years and a contributive force for the festival since it started in 2014, went on saying, “I think Greeley is such a natural nexus for celebrating that.”
CONTINUED >
Co-president Ron Edgerton, Cat Savage, rodeo star Clayton Savage, co-president David Caldwell, documentarian Morgan Law at GWFF 2023
According to David, Greeley is in fact home to one of only two such Western-focused film festivals worldwide.
For filmgoers interested in taking advantage of the festival’s featured films being shown around town, there will be two showings a day throughout the gala’s run: the “High Noon” series at 12:00 p.m. and a complementary evening screening that typically plays at 6:30 p.m. The festival will also provide for audience discussion after each film, led by a local expert.
“We’re always very proud of our broad spectrum of films,” David says. “Both contemporary and classic Westerns, along with a variety of both narrative and documentary films. Films that together also show diverse perspectives of the West.”
Such films, David elaborated, include those that spotlight the “Native American experience of the West and the experience of women of the West. And, yes, transnational films, as well, since the Western is a global phenomenon.”
The origins of the Go West Film Festival stemmed from a shared notion by two local librarians from the High Plains district—Khristine Gamer, who recently returned after time away to work on the fest’s Board of Directors, and Victoria Boone.

“So, the genesis lies with the High Plains Library,” affirms David. Though the annual exhibition was originally called the Reel West Film Festival before it was changed to Go West in 2015, as a nod to newspaper man, politician and city namesake Horace Greeley’s popularization of the ambitious declaration, “Go West, young man.”
“It is the mission of our fest to give people the opportunity to consider
Western films beyond the entertainment value and to engage with them analytically, as well,” David concluded. “But we do want them to have fun with these films, too!”

THE BENGFORD FAMILY NAVIGATES LOVE, LOSS, COMMUNITY AND BUSINESS ... TOGETHER
CONTINUING THE JOURNEY
The Bengford Family: Arienna, Troy, Todd, Sandy (holding picture of Frank), Jared
Throughout the good times and the bad, the highs and the lows, the Bengford family is grateful to navigate life together.
The Bengfords own and operate King’s Pawn, located at 2600 8th Ave. A family-run business, Frank and Sandy
and father, Sandy says it’s been difficult for the family to continue the journey without him.
“We know he is watching over us, and, now more than ever, we need to come together as a family unit to make sure we are all taken care of,” says
“BEING WITH FAMILY ON A DAILY BASIS IS A BLESSING, ONE NOT TAKEN FOR GRANTED.”
Bengford purchased King’s Pawn in 1977. King’s Pawn offers a trade that is one of the oldest known to humanity, with pawnbroking originating back to ancient Greece, medieval China and medieval Europe.
With almost 50 years of operating the shop, the Bengfords appreciate working alongside each other—Frank and Sandy’s three sons, Troy, Todd and Jared, and their granddaughter, Arienna, work with them at the store.
“Being with family on a daily basis is a blessing, one not taken for granted,” says Sandy.
The Bengford family faced a tough hardship this year when Frank passed away. With the loss of a leader, husband
Sandy. “I know that’s what he would want us to do.”
Aside from being family-run, King’s Pawn is also in the business of helping other families and local companies in times of trouble, by avoiding the traditional form of loans that rely on credit.
Akin to family dynamics, compassion and empathy are at the heart of how the Bengfords serve the community.
“Our patrons put their trust in us and choose us as their partner, and it’s a tremendous honor,” says Sandy.
Just as the Bengfords are honored to receive their customers’ trust and support, the family puts their trust in each other as they journey through life’s ups and downs, together.
Local Realtor June Lemmings on Life in Greeley and Running Her Team in Northern Colorado
June At Home
Running a high-performing real estate team, June’s Team, has been a journey that kicked off 23 years ago following my divorce.
It was then that I moved back to Greeley, thinking I’d never own a home again. Then I saw a “why rent when you can own?” ad in the Greeley Tribune, which led me to work for a real estate investor. That was my first step toward a fresh start.
Greeley has been my home ever since I moved here in 1990 for school. I have three sisters and a brother nearby, so it truly feels like community.
My mornings usually begin with a strong cup of coffee and a walk with my dogs, Marley and Otis. I spend some quiet time journaling, meditating or listening to a podcast. It sets a positive tone for my day.
As I dive into work, I prioritize three big tasks to tackle, and I always make time for my amazing team. Connecting with clients—whether through calls, texts or in-person meetings—is a big part of my day. I thrive on helping them navigate emotional transitions during moves, and I love celebrating their journey to homeownership.
Running my business in Greeley has been extremely fulfilling, especially in a community where everyone genuinely supports one another.
With its rich diversity and local charm, I’m excited to see Greeley grow, and I’m proud to play a part in that growth to come!
Opportunity in Today’s Real Estate Market
In today’s dynamic real estate market, many prospective buyers are hesitating, waiting for the “perfect” moment to purchase or upgrade their home. Some are holding out for lower interest rates, a drop in housing prices or better market conditions. However, with increased inventory and many buyers waiting until Spring, the market currently offers more choices, potentially better deals and less competition for those ready to act now. If you’ve been on the sidelines, this may be the ideal time to jump in-before others realize the opportunity!
Checklist for New Buyers
For first-time buyers entering the real estate market, navigating the process can feel overwhelming. Here are some essential tips to guide you:
1. Partner with a Local Realtor: A local agent is invaluable. They understand the unique dynamics of neighborhoods, growth potential and CONTINUED >

amenities and can connect you with trusted local vendors such as lenders, inspectors and contractors.
2. Clarify Needs vs. Wants: Create a list of musthaves and nice-to-haves. This will help focus your search and keep you from getting bogged down by too many options.
3. Get Pre-Approved: Securing a mortgage pre-approval is a game-changer. It establishes your budget, sets realistic expectations and gives you a competitive edge when you’re ready to make an offer.
4. Be Patient: Buying a home is a significant decision, and it’s important to take your time. Don’t rush the process—there’s a home out there that will meet your needs.
Considerations for Move-Up Buyers
If you’re thinking about upgrading your current home, the process comes with its own set of challenges and opportunities. Here are some key things to keep in mind:
1. Assess Your Current Home’s Value: Having an accurate understanding of your home’s market value is critical. It will help you determine how much you can allocate for a new home and whether now is the right time to sell.
2. Think About Future Needs: When upgrading, consider how your lifestyle might evolve. Are you planning to expand your family? Will you need extra space for a home office? Make sure your new home meets both your current and future needs. Special point: In today’s market, if you’re upgrading to a home priced over $500,000, you’re more likely to get a better dealeven if you sell your current home for slightly less than you’d hoped. The savings you gain on the new home can more than make up for any shortfall from your sale.
3. Hire a Skilled Negotiator: In an upgrade, especially in a buyer’s market, you often have greater leverage. Choose a realtor who excels in negotiations to ensure you get the best deal possible.
4. Factor in Moving Costs: Beyond the purchase price, remember to account for moving expenses, closing costs and potential renovations. These additional costs can add up quickly, so it’s essential to budget wisely.
Whether you’re purchasing your first home, rental investments or looking to upgrade, buying a home is one of the most significant financial decisions you’ll ever make. Before taking the plunge, it’s important to ask yourself: Is now the right time for you? Openly discuss the timing with a trusted real estate professional who understands your unique circumstances. Establishing a solid relationship with a knowledgeable realtor is key to navigating the process smoothly and making the best possible decision. With expert guidance and a well-planned strategy, today’s real estate market offers exciting opportunities for buyers who are ready to take the next step!
