AS INDEPENDENT

MORTGAGE BROKERS we work on YOUR BEHALF with YOUR GOALS and BEST INTERESTS in mind.

“Jeff, Abel, Tracie and the team are fantastic. I called Jeff for the first time on Thursday night. He was in the airport about to board a flight heading out of town for the weekend. By Friday night he had submitted our mortgage application to Freddie Mac. By Monday morning he had it approved by Freddie Mac. By the following Monday he had the mortgage approved by the bank and ready to fund. I think this must be a world record. We had the mortgage clear to close within less than two weeks of making first contact - and the mortgage was not easy as I am self-employed and it required all Jeff’s years of experience to make it happen. Thanks to Jeff and the team, we were able to move into our dream home!” - David Smith

ast month we said goodbye to winter, welcoming spring with open arms and happy hearts. As we bask in the sunlight and warmth of the season, it reminds us that this is a time of renewal, of growth, of hope, of promise. This coincides beautifully with Easter, April 4 this year, as this celebration of Jesus’ resurrection reminds us of God’s promise of eternal life. When reflected upon, especially in these times of continuing uncertainty, we all can find hope and strength in that promise. It can be easy to lose hope when you feel alone in the world. And with so much illness and isolation still being felt across the country, it is important to remember to share God’s grace with those around you.

may feel lost in their lives; who may find themselves hopeless. This year, in addition to your yearly Easter traditions, do what you can to inspire hope in others. Share God’s love with those around you, and you too will feel renewed. As nature around us comes alive, the trees budding and the flowers beginning to break through the soil up toward the sun, take a moment to breathe in the fresh air, take in God’s beauty, and embrace this season of hope and change. A blessed and joyful Easter from all of us at Like Media.

A Before and After Affair

EMBARKING ON YOUR HOME TRANSFORMATION By Deann Hammer, Broadway Design

G

ig Harbor has seen an unprecedented rise in housing costs as many people flee to less populated suburban areas. During the COVID pandemic, many residents have chosen to stay put and renovate. Low interest rates have also stimulated the trend, as homeowners now have access to low-cost loans to complete their ultimate home projects. As I wander through the home improvement stores, I see a plethora of people glassy eyed and utterly confused about where to begin. Most have no idea how many decisions they are making over the course of their project, or how much it will cost to get to the finish line. They wander around the store with one tile sample in hand and think, “I got this.” Here are some things to plan for when embarking on a home transformation: 1. Have an overall design plan. Look up photos of completed projects on Houzz.com or in magazines. Be very clear about the overall feel you would like to accomplish. Do not focus on one room at a time. Your goal is to create “flow” between rooms so that they all connect within the overall design theme.

22

|

GIG HARBOR LIVING LOCAL

2. Make sure your design goals will not be out of trend or become outdated in the next five to 10 years. 3. Focus on the exterior architecture of your home, and attempt to keep the design style that exists on the outside to coordinate with the design style on the inside. There is nothing worse than a 1970’s split level with a coastal cottage interior. Don’t do it! Remember to keep a consistent theme from the front of the driveway to the end of the backyard. 4. Know your budget limitations. Don’t have grandiose ideas that you simply cannot afford. Do your homework and know the cost of each task. Don’t spend all of your money on a super high-end jacuzzi tub if your kitchen is 30 years outdated. 5. Kitchens and master baths are always the best place to start renovating for resale if you are in doubt. 6. Always think about the next homeowner. If you like pink, that’s great! But buy a pink scarf—don’t paint your living room pink! Pillows and art are great ways to add pops of color with little commitment. Let’s face it, life can throw us curve balls, and a home is often the largest investment

TRANSFORM

YOUR WORLD

Your goal is to create “flow” between rooms

We excel at listening and implementing each client’s wants and needs to successfully reach the finish line.

in our portfolio. Keep up your home’s resale value with a timeless, uniform design that works for all who may come to live there. 7. A design professional will help you avoid making costly mistakes like installing hardwood flooring that your dog’s feet will quickly dent, or a paint color that makes you look sickly. Every improvement costs money, so take your time. The cost of the item isn’t always the most important factor if it won’t fit through the front door or is out of stock. Interior designers can save you money on your investment by measuring accurately, sourcing wholesale items, avoiding material selection mistakes and accurately planning for furniture within the space under renovation. Deann Hammer is the owner of Broadway Design, a boutique interior design firm in Gig Harbor. She and her team craft spaces that are tailored to each client's personality and lifestyle, while mindful of their budget, creating a perfect harmony between aesthetics and function. NG YOUR SELF-WOR

TH

A Page From a Realtor’s Playbook By Jennifer “Taz” Vazquez

A

sk a realtor, and they will tell you the top things you can do to add value to your home so it’s priced to sell are: Choose the right realtor. Keep the house clean and decluttered. Add curb appeal and handle any repairs. Lastly, know what it is worth. As I look around my home and reflect on the opportunities in my life, it got me thinking … the way we increase the richness of our lives is a lot like the way we increase the value of our homes.

Jennifer Vazquez

Life Coaching I help you discover what sets your soul on fire ... Rediscover your creativity, beauty and power! Let’s create how you want to show up in this world!

If we’re not intentional about doing the periodic home maintenance and upkeep, they become larger issues. If we ignore the issues, a home will likely sell under market value or simply won’t sell at all. Similarly, if we are not intentional about our own self-care, we end up with much larger issues impacting our health and well-being, which devalues the quality of our lives. So how can we avoid feeling our lives are a “fixer upper gone wrong” reality show? Take time to do an honest appraisal of what you value in life and a little regular TLC. How? By taking a page out of a realtor’s playbook. Ask yourself, “Who has my best interests at heart?” There are some amazing realtors. However, there are also realtors who do not have their client’s best interests in mind. Choose to surround yourself with those who respect and value you (for who you are) and fuel your soul. Ask yourself, “What limiting beliefs and disempowering thoughts are cluttering your mind?” As HGTV home buying and organization shows highlight, homes are much more likely to sell when clean and decluttered. An added benefit is we feel better too. Choose to take some time to do a

little mental decluttering. Shift your mindset from what isn’t working to what is. We have so much more energy when we do. Ask yourself, “Does your life need a little more TLC or support by qualified experts?” When a homeowner takes pride in the outside of their home, the house appreciates in value. It also reflects how the owner cares for the inside of their home. Choose to take care of you. Instead of letting stress and overwhelm dictate your life, find more balance, peace and joy in life. Some home maintenance repairs, or remodeling, require reaching out to community resources for a referral to a trusted expert. When feeling stuck or overwhelmed by life, choose to ask for help from your support system, a therapist, chaplain or coach. A trusted advisor will empower and provide you with the tools to get back on track and/or maintain your goals. Ask yourself, “Am I valuing my true selfworth?” The market value of a home depends on several factors; some subjective, such as what a buyer is willing to pay or what other homes have sold for. Choose to love yourself, first. Basing your self-worth on negative perceptions of yourself, or subjective views of others, does not give you an objective value of your intrinsic self-worth or who you are. All of our lives have the potential to be our “perfect home”—but only if we don’t neglect them. Would you want to buy or invest in the life you have created? If not, then to do an honest appraisal of who is in your life, how happy you are, regular self-care and believing in yourself. You are worth it!

Since our local housing market is booming right now, and it is a popular time to sell, I thought I’d go through the pros and cons of options available so you can make a wise choice. Option 1: Sell Home Immediately Couples frequently choose this option if neither can afford to remain in the home and buy the other out of their portion of the equity. (And contrary to popular belief, you do not have to wait until your divorce is final to sell your home.) The most obvious benefit to an immediate sale is providing cash to both parties. The infusion of immediate cash may pay off debts to allow for better cash flow, establish a nest egg to provide emergency funds, or even to be used as a down payment on a new home. Drawbacks for an immediate sale may include having to move sooner than you were prepared for (especially given the current housing market with quick sales), and not being ready, whether financially or emotionally, to uproot yourself and your children from familiar surroundings while going through a major life transition.

The major benefit to this option, besides maintaining the children’s primary residence, includes both parties sharing any increase or decrease in equity resulting from unpredictable market swings. Another benefit is potential affordability while each party gets in a better position to afford a new residence on their own.

Option 2: One Party is Awarded Home and Owes the Other Equity

Drawbacks include having to share financial responsibility with a former spouse after divorce, potential disagreements over needed repairs, and having to wait several months—or years—for funds until the home is sold or either party buys the other out.

Benefits to an immediate “cash out” refi puts money in the pocket of the person not being awarded the home, while providing security of ownership to the one remaining in the home without feeling like they still “owe” the other party. One drawback is having to establish a hypothetical market value for the home and hoping neither is getting a windfall at the expense of the other if the valuation is skewed. Also, if the person remaining in the home is not able to qualify to refinance and/or afford the new

|

Option 3: Both Parties Remain Co-Owners This option is often chosen by parties when they want to jointly maintain the home for an established period of time for the benefit of their children. Sometimes it may be considered a shared investment. Or it may be they have not established sufficient equity to offset the costs of sale. In these situations, the parties will often agree to share in the costs of maintenance, upkeep and major repairs, while one of the parties has the temporary right to reside there and pay the monthly mortgage (essentially, “renting” from the partnership).

One party may genuinely want to retain the home but needs to buy the other out of some equity. If a “buyout” can’t be done by trading other assets, then it is usually done through a cash-out refinance. The payment to the other party can either be negotiated to occur immediately after the divorce is final (most lenders won’t close on the loan until then) or at a date established in the future.

26

payments right away (because the amount owed to the other party is added to the existing mortgage, which usually increases the monthly payments), the other party will have to wait for their money. The money owed is then usually secured by a lien with interest to be paid by a date certain in the future established by agreement of the parties or the court, which date can be months or years.

PAY NOW OR ROLL OVER TO A TAX-DEFERRED PLAN What is the most tax-efficient way to take a distribution from a retirement plan? Courtesy of Nancy Harris, CMFC, CDFA President, Financial Planner, New Foundation Wealth Group

I

f you receive a distribution from a qualified retirement plan such as a 401(k), you need to consider whether to pay taxes now or to roll over the account to another tax-deferred plan. A correctly implemented rollover avoids current taxes and allows the funds to continue accumulating tax deferred. Paying current taxes with a lump-sum distribution If you decide to take a lump-sum distribution, income taxes are due on the total amount of the distribution (except for any after-tax contributions) and are due in the year in which you cash out. (Special rules apply to Roth accounts.)

BUILDING SOLID FINANCIAL FOUNDATIONS

We develop & review strategies, plans & solutions, as well as work to create a safe & caring environment where everyone can discuss their financial concerns, dreams & goals.

The advantage of a lump-sum distribution is that you can spend or invest the balance as you wish. The problem with this approach is parting with all those tax dollars. Income taxes on the total distribution are taxed at your marginal income tax rate. If the distribution is large, it could easily move you into a higher tax bracket. Distributions taken prior to age 59 ½ are subject to a 10 percent federal income tax penalty. Deferring taxes with a rollover If you don’t qualify for the above options or don’t want to pay current taxes on your lumpsum distribution, you can roll the money into a traditional IRA. If you choose a rollover to a Roth IRA, you must pay income taxes on the total amount

converted in that tax year. However, future withdrawals of earnings are free of federal income tax after age 59 ½, as long as the five-tax year holding requirement has been met. Even if you are not 59 ½, your distribution may be tax-free if you are disabled or a first-time home purchaser ($10,000 lifetime maximum), as long as you satisfy the five-year holding period. If you elect to use an IRA rollover, you can avoid potential tax and penalty problems by electing a direct trustee-to-trustee transfer; in other words, the money never passes through your hands. IRA rollovers must be completed within 60 days of the distribution to avoid current taxes and penalties. An IRA rollover allows your retirement nest egg to continue compounding tax deferred. Before you decide which method to take for distributions from a qualified retirement plan, it would be prudent to consult with a professional tax advisor. n event that brings together community members, local organizations and businesses, and paddling enthusiasts from across the Pacific Northwest, the Gig Harbor Paddlers Cup is truly a one-of-a-kind event here in the harbor.

Each year, since 2012, come April, those in the community and beyond (the Paddlers Cup draws paddlers from across Washington, Oregon, British Columbia and even from as far away as California) begin to feel the excitement as the event draws near. The ninth annual Paddlers cup had been scheduled for 2020, and postponed until later in the year (October) but eventually canceled. As hopes were high to be able to host the event in 2021, it was ultimately decided that it would be in the best interest of both participants and spectators to postpone the event. “We could have had it (for individual races), but it just didn't seem right to move forward without the Dragon Boat racers,” says Kathleen North, Gig Harbor Canoe & Kayak Racing Team board member. “The event has been a great coming together of paddlers. We did not want to do the event without them, as there is a great synergy between the two groups.”

The ninth annual Paddlers Cup plans to return for 2022, with dates set for Saturday, April 23, and Sunday, April 24. An event that features paddle racing for kayaks, canoes, stand-up and prone paddleboards, outriggers and para-canoes, and dragon boat races, no matter your age or skill level, there are paddling events—individual and group—suited for all. If you’ve thought about participating but haven’t yet taken the leap, let 2022 be your year. Proceeds from the Paddlers Cup benefit the Gig Harbor Canoe & Kayak Racing Team. “All of the Paddlers Cup sponsors who were committed to the cancelled 2020 event stayed on for the 2022 event. Not one backed out!” notes Kathleen. “All of those sponsors continue to be noted prominently on the website, and when the event happens, the sponsors will be featured on the popular, one-of-a-kind and always sold-out event T-shirt.” To find out more about the Paddlers Cup, view the list of sponsors, register to become a sponsor or participant for the 2022 event, visit GigHarborPaddlersCup.com.

BEAUTIFYING YOUR HOME ON THE OUTSIDE C R E AT I N G A E S T H E T I C A P P E A L F O R YO U R O U T D O O R S PA C E

or most of us here in Gig Harbor, our home is our sanctuary. The place we go to retreat after a busy day, whether that be from work, school, activities or errands. It’s the place we’ve invested our hearts and souls in, as well as our hard-earned money. It’s where memories are made and time is cherished. Over time, we make the necessary upgrades as they are needed and changes to reflect our current style. This extends to the outside of the home as well, from replacing our roofing, decking or driveway to updating the yard and garden space. As the much-anticipated summer months are edging closer, now is the perfect time to get to work outdoors, planning and preparing your outside sanctuary for the long summer days of enjoyment and entertaining. Everything we put into our home is done so with love and care, and of course a lot of time—and money. So, it is important to focus on tackling projects that will leave us feeling rewarded—and our home more valuable—at the end of the day.

There are many benefits gained from focusing on creating an eco-friendly outdoor space. If you're looking to cut down on the amount of space covered by lawn, you can create a look encompassing a small lawn space—and cut down on water use—by planting native plants or covering with mulch, rocks or crushed oyster shells. Mulch can be used in your garden beds or around plants, and, if you're opting for organic mulches, there are options ranging from hardwood and softwood chips, bark and cocoa bean hulls to evergreen needles, leaves, grass clippings and more! Because organic mulches decompose, please note that they will need to be replenished on a regular basis. Benefits include stifling weeds (less time spent weeding!), retaining moisture (less watering) and keeping the soil cool. Especially in areas where there are water restrictions, mulching is a great option. Another possibility is the use of rock, stone or lava rock. You can choose various sizes and colors to best complement your space and purpose.

IF YOU ARE LOOKING FOR A UNIQUE—AND AESTHETICALLY ATTRACTIVE—WAY TO UPDATE THE OUTDOORS OF YOUR HOME, WHETHER THAT BE YOUR DRIVEWAY, VEGETABLE GARDEN, PATHWAYS AND MORE, THERE’S A TREND THAT’S GROWING, AND IT’S ENVIRONMENTALLY FRIENDLY.

If you are looking for a unique—and aesthetically attractive—way to update the outdoors of your home, whether that be your driveway, vegetable garden, pathways and more, there’s a trend that’s growing, and it’s environmentally friendly. Did we mention it’s gorgeous too? Mark and Julie Soboil spent the summer of 2020 renovating their property on Bainbridge Island, deciding to incorporate oyster shell into their landscape design. Finding themselves unable to source any shell locally, Mark seized the opportunity—and his knowledge and relationship with local oyster farmers—to source and supply oyster shells to the Pacific Northwest. And Shellscapes was born. “Our oyster shell is sustainably harvested, and the majority of the materials arrive from within 50 miles of any home along the Puget Sound,” shares Mark. “It provides excellent drainage, and its porous quality allows rainwater to permeate into the ground. It also acts as a natural fertilizer, enriching the soil with naturally occurring calcium carbonate found in the oyster shells, helping to neutralize acidic soils.” Oyster shell also offers the benefit of keeping away garden pests including moles and slugs, while also minimizing weed growth. According to Mark, crushed oyster shell is natural, beautiful and functional—“and connects us to the ocean.” He recommends the use of crushed oyster shell in areas where you would normally apply gravel, concrete, pavers or small stone. “Courtyards, pathways, driveways, fire pits, outdoor kitchen, and around the perimeter of raised garden beds, 34

are a few places where crushed oyster shell works well,” he says. “Its clean look and feel create stunningly unique landscapes guaranteed to beautify your home and increase value.” For those looking for a way to beautify their driveways or pathways, crushed oyster shells, when properly laid, can last a long time and require very little maintenance. “Site preparation is important; topsoil and excess debris are removed at a depth of between two to three inches, the area is graded, and the shell is compacted depending on desired specifications. The crushed shell is permeable, however, it also contains natural binding properties making it ideal as a driving or walking surface.” To add visual appeal and value to your home, all it takes is a little research and time to discover what avenue works best for you and your dream outdoor space.

Their goal is to provide excellent care and enhance the quality of life for every one of the residents they’ve had the privilege to care for. “We strive to remove the burden and stress of personal caregiving so that family members and their loved ones can enjoy their time together,” affirms Julie. Since the beginning of the pandemic, their approach at Family First Adult Family Homes was grounded in recommendations put forth by the Center for Disease Control (CDC) and state and local health officials. That guidance—along with the diligent support of all Family First staff— was crucial to keeping all Family First residents COVID-free throughout the pandemic. Over the past year, Chris, Julie and their Family First team continue to provide a small, safe setting for their residents. They continuously stay up to date on all the current regulations, implementing extensive precautions while still maintaining balance to keep their residents engaged and connected with their loved ones. Staying updated with the latest changes was crucial in keeping residents and staff safe in order to provide the best care possible to all who placed their trust in them. Chris and Julie are grateful that their homes have remained COVID-free.

“I would like to extend a special thanks to all Family First staff for their commitment and care for our residents during this hard time,” says Chris, adding, “We are very grateful to all first responders and frontline workers, and a special thank you to Dr. Darshana Chadda, our in-home doctor who closely monitored all Family First residents’ physical and mental health throughout the pandemic, and Dr. Kathy Polo and Dr. Judy Rueben, who helped to administer the vaccine to Family First residents and staff very early in the rollout. We are humbled by their contributions to our community and more specifically, to our elderly population.” As the year progresses and restrictions ease, Julie, Chris and their team are looking forward to the day when residents can begin visiting with families again. “The next round of tears will be for joy, not emptiness or sorrow,” shares Chris. They will be for happiness—and most importantly, for hugs, not iPads.” For those seeking a home away from home for their loved one, a place in which their final time will be lived to the fullest, surrounded by a compassionate team, Julie invites you to call and schedule a tour; masks are required.

IN SHENANDOAH INCHING CLOSER TO COMPLETION GRANTS CONTINUE TO DRIVE PROJECT FORWARD BY COLIN ANDERSON

T

he Harbor History Museum is full of maritime treasures that give visitors a glimpse of what life was like when Europeans first settled in the area. While it continues to wow with its rotating exhibits and unique artifacts, the museum’s showstopper, the FV Shenandoah, just received some muchneeded additional grants that will keep the massive restoration project on track. The Shenandoah is a 65-foot purse seiner, which was donated to the Harbor History Museum in 2000. Since the donation, a team of volunteers have been painstakingly restoring the fishing vessel, which was owned by Tony Janovich, who donated it to the museum shortly after his retirement. “One of the last remaining examples of the fishing boats built at Skansie Shipyard between

1912 and 1940, the Shenandoah is truly one boat with three lives,” explained Museum Curator Stephanie Lile. “When launched, she was a tender bound for Alaska. She was converted for seining in the 1930s and fished most of her career in the San Juans. Once complete, she will be a teacher of historic preservation and stewardship of our natural resources.” While most restorations on the vessel have been funded through grants and generous community donations, in order to protect the vessel from the weather, a massive enclosure would need to be constructed. The Harbor History Museum decided to apply for a grant through the Washington State Heritage Capital Projects Fund. The Washington Heritage Capital Project Coalition was formed by the organizations that are undertaking projects

FOCUS recommended for funding by the grant review panel for the Washington State Heritage Capital Projects Fund. The coalition works to help ensure that the $9.161 million in capital funds that are recommended to support its 36 projects make it into the 2021-2023 state budget. The Shenandoah project earned the number one ranking on the list and is line for a grant of $450,000 once the legislature approves this year’s budget. The Harbor History Museum was thrilled by the news, and Stephanie believes they made an excellent case for funding. “I think they really appreciated that we are not only preserving our maritime history but also

preserving what we preserve by enclosing the Shenandoah.” Projects featured here have gone through a rigorous review process and have been ranked in order of funding preference by the coalition. The goal is to ensure that all approved projects receive funding, but even if a few are cut from the budget, it’s highly unlikely the Shenandoah will be—considering its top ranking.

The museum has to match every state dollar, however, with $2 in private and in-kind funds, something that many in the community are stepping forward with. “We’re very grateful for donors such as Jim and Carolyn Milgard and Dr. Jon Kvinsland, who stepped up to support the project early on.” The museum still has to raise a minimum of $25,000 by June 1, 2021, in order to make the cash match obligation for this grant.

“Our total project budget is just over $2 million, so getting this grant is an important step toward completing the project,” said Stephanie.

The Harbor History Museum recently received even more great news when it learned of approval of additional grant money through GIG HARBOR LIVING LOCAL

the Save America’s Treasures program, which falls under the umbrella of the National Parks Program. While the State Heritage Capital Projects Fund will complete the enclosure surrounding the vessel, this grant will be enough to complete the final restoration projects on Shenandoah itself, assuming the museum can again raise the matching funds, which stand at about $130,000. “While we’ve had donations of $50,000, $100,000 and $200,000, even the $25 contributions are much appreciated. Every donation really does make a difference,” said Stephanie. The Shenandoah was built in 1925 at the Skansie Shipyard for Pasco and Mattie Dorotich and their son John. The Dorotichs came to Gig Harbor between 1900 and 1910 from the Croatian community in Port Guichon, Canada. Pasco had left the old country when just a boy. Stephanie believes the boat was named after a dirigible, a large propelled blimp that circled Puget Sound in October 1924, just months before she was launched. That airship, The USS Shenandoah, was a marvel of technology and innovation, a reflection of the dreams that built her namesake. It’s just one of the many fun facts and features the museum hopes to share with visitors once it’s completed and guests are allowed to board the vessel and see it firsthand. Much of the restoration has been completed, and the new grant money will provide the funds needed for the final finishes on the Shenandoah. A team of 10 volunteers, many of which are retired woodworkers, some who’ve been with the project since its beginning, continue each day to bring the Shenandoah back into its original form. Current focuses are restoring the deckhouse and creating a new traditional wooden mast that the Shenandoah would have had in 1925. The team is also removing wood rot and where there is too much damage replacing the type of wood with wood that matches the original.

The Atlas engine is also being restored with a grant from the RPM Foundation. The grant also provides a scholarship opportunity for someone to work alongside a retired marine merchant engineer and gain firsthand knowledge of these unique engines. Applications are available soon, and you can contact the museum directly for more information. The Shenandoah is on display in the Jim and Carolyn Milgard Maritime Gallery, and with the museum now open again, visitors can get right up close, and even interact with the restoration crew. Right now there is a special exhibit going on as well called ‘Treasures from the Shenandoah.’ It includes items found on board by the restorers like old toys, cigarette boxes and other unique artifacts. The team found all sorts of interesting tidbits when searching the cracks and crevasses, many more than 70 years old. The Harbor History Museum is open Thursday through Saturday from 11am to 4pm. Admission is free thanks to a grant from the City of Gig Harbor. Outside visiting hours, you can also see the Shenandoah from the Donkey Creek Trail, which runs directly behind it. While a few matching funds are still needed, Stephanie is confident the Shenandoah will be completed just in time for a very special day. “April 2025 we’ll have everything done, just in time for its 100-year launch anniversary,” she said.

Competitive sports have been a big part of Chloe’s life, and those will continue for her as she has verbally committed to play Division I college volleyball at Texas A&M in Corpus Christi, Texas. While her commitment and dedication to the sport helped her earn this prestigious honor, many would say she’s equally as passionate when it comes to working with her peers and making Gig Harbor an even better place. Chloe is part of the National Honors Society and also vice president of the school’s Make a Difference Club. “I tutor my peers, provide service to the community and help lead others in making a positive difference throughout Gig Harbor,” she said. Chloe is part of Young Life and a

In the classroom, Chloe has challenged herself by taking Advanced Placement college-level courses. “Mrs. Hupper, who taught my AP Seminar and AP Research courses, has helped me grow the most over these past couple of years by never failing to push me to new levels and constantly reminding me to focus on what really matters in life,” she said thankfully. Chloe describes herself as having a very analytical brain. Math and science have always been her favorite subjects because she loves being challenged and applying knowledge to problem solving. At Texas A&M she plans on majoring in kinesiology and potentially entering the medical field. “I am looking at naturopathic or chiropractic medicine because I am passionate about helping others, but I am more interested in preventative rather than reactive medicine.” Chloe continues to work hard each day leading up to graduation. While she’ll be far from home for the first time in her life, she credits many positive figures in her life for helping guide her toward this new and exciting time. “I have been blessed with amazing teachers, parents, coaches and role models all throughout my life who have helped me get to the point where I am today. I always appreciate the honesty, support and dedication of these people in my life,” she said.

ast spring, it was probably fair to say that most kids in the class of 2021 thought they would have seen a fairly normal senior year of high school, with the pandemic over and in the rearview mirror. As it became apparent that life would be quite different for the foreseeable future, those seniors came to the realization that their final year of high school would be anything but normal. “It has been a challenge to not be in school with all my friends, and I miss them so much,” said Peninsula High School senior Micah Hester. “I also don’t really like Zoom because it is very hard for me, but I am getting used to it.” More than a year after the pandemic began, Micah is finally able to enjoy some face-toface time with his friends with school now in a hybrid learning model. He attends in-

person class twice a week while continuing to learn remotely three days each week. Though he doesn’t get to see everyone and smiles are hidden behind masks, just having a few weeks of roaming the halls before graduating is something Micah and many of his peers are grateful for. One of the teachers Micah is excited to have in person again is Wendy Christiansen. She’s been a teacher for 41 years and currently runs the Employment, Training and Transition 2 (ET&T) Special Education Program at Peninsula High School. Micah has always enjoyed science classes. “I love to learn new things about how things work,” he said. While he’s not sure yet about his plans after graduation, he could see himself pursuing a career in one his favorite arenas: video games. “I want to work at some sort of video gaming company to test games going out on the market,” he said. While graduation ceremonies have not yet been announced, Micah and his peers in the class of 2021 are hoping they’ll be able, in some way, to celebrate all they’ve accomplished before moving on in the next chapter of their lives.

QUITE THE FOLLOWING Local teen turns downtime into huge online presence BY COLIN ANDERSON

G

ig Harbor High School junior Cole Rushforth can remember the initial excitement in March 2020, when talk of being out of school for a time started to become more of a reality. “I’ll never forget, I was in sixth period math when they made their announcement,” Cole recalled. “At first everyone was excited because it sounded like Spring Break was going to be six weeks long. Little did we know.” A year later, Cole is finally back to the classroom, if only for a couple of days each week. He’s wrapping up football season and will transition right into track to round out one of the strangest years he’ll experience. While not always a fan of distance learning, Cole kept working hard to maintain a high GPA, put up a weight set in the garage to stay in shape,

and worked at keeping friendships together from a distance. When he found a little extra time, he started dabbling in the emerging social media platform TikTok. “All my friends had it, so I thought I’d give it a try.” Just one year after he started posting seriously, Cole’s following has swelled to nearly 2 million people worldwide, and his videos have been viewed many millions of times over. This puts him in the top 1 percent of all accounts on the platform. Cole with the Facts, as he is known in this realm, is an account where Cole posts 30-second to minute-long videos on topics ranging from the bizarre, to life saving, to animals or celebrities. The posts contain information like what murderers had as a last meal, craziest things

people have survived, creepy things caught on camera, or sports facts you probably don’t know. Cole, like many of his generation, grew up in a social media world. He signed onto Instagram in fifth grade and recalls watching a lot of YouTube videos when it was just getting popular. “I would watch and think how cool it was to have millions of views and thought, “‘Could I do that?’” Cole started posting on YouTube, but his videos were mostly watched by family and friends. Still, he took note of the videos that were popular, and what he thought would interest him and others. This past June, and now on TikTok, Cole started laying out his facts with his small audience. “When I first started, I had a couple hundred followers, which I thought was pretty cool. By November, I hit a million and thought, “‘How did this happen?’” he laughed.

At the time of this interview, Cole has 1.8 million followers, and 31.2 million likes. Some videos have tens of thousands of views, while others have gathered in the millions. ‘Things that are bigger than you would think’ is a post Cole believes really helped to grow his presence. His videos aren't high budget. He sets himself up with the microphone in his headphones and places still photography over the post while he’s narrating. He does a lot of research before posting to make sure everything is credible and continues to seek out uncommon information that he hopes his followers find fascinating, informational, gross, intriguing or helpful. Despite the added pressure, Cole tries to look at it the same as when the followers were in the hundreds. “It really doesn’t feel like there are more people watching me. I go about it the same and don’t view it much differently; it’s just a bigger number on the screen.”

“SCHOOL COMES FIRST, THEN SPORTS, THEN TIKTOK. IN SPORTS I HAVE TEAMMATES AND COACHES I JUST CAN’T LET DOWN.”

At 17 years old, Cole could conceivably make posting his top priority, create a career out of it and do quite well for himself, but that’s not what he’s currently focused on. “School comes first, then sports, then TikTok. In sports I have teammates and coaches I just can’t let down,” he said. With Zoom calls from 8:30am to 2:30pm, twice-a-week in-person school, and two-and-a-half hour practices after school, Cole doesn’t have the time to post that he had just a few months ago, and for him that’s totally okay. As he’s taken to internet fame, he’s worked to make sure it’s just a part of his life and not his purpose. Cole was hesitant to tell his friends about the success, but being on social media and in a small town, most figured it out after a while. And while having millions of people anticipating your next post can be exciting, Cole is happy to just have a sense of normalcy to end his junior year of high school. “Honestly, I’m just excited to see 48

people. There are friends I haven’t seen in person for over a year, and it will be nice to see them again.” Once accounts amass the following that Cole has, advertisers take notice. He’s been contacted by several and will occasionally slip in a product that he feels comfortable with. He wants to go to college and is saving up those dollars to help pay for his education. “It’s kinda weird to think about college when we’re just getting back to school,” he said. “Hopefully senior year will be more normal.” As far as TikTok goes, Cole will ride it out and see how large he can grow it. He’s done a few “Thank you” posts to his followers for helping him gain such a large following. “Just gonna take it one step at a time,” he said. You can check out Cole’s videos at TikTok.com/@colewiththefacts.

WHAT IS A COMPOUNDING PHARMACY PART II By Conrad Esser, Chief Executive Officer, and Nick Wyatt, Chief Pharmacy Officer, Harbor Health

I

n our first article, we discussed what a compounding pharmacy is, and how it differs from a traditional retail pharmacy. As Harbor Health and Apothecary has now officially opened, we wanted to revisit this topic.

Personalized Medicine Have you ever thought about how your health would change for the better if your care were personalized to your needs? Traditional medicine focuses on a global approach to disease treatment versus an individual approach. Compounding pharmacies work with you and your provider to formulate medications that meet your personalized needs. Active pharmaceutical ingredients, or APIs, are used to formulate dosage forms that are not available, or dosage forms that are available but have an inactive ingredient that could cause adverse reactions. Compounding pharmacies have a team of specialists who are experts in solving complex medical problems for you.

Compounding pharmacies also specialize in veterinary medicine formulation. There may come a time when your pet family member needs a medication to treat an illness. There are not a lot of medication formulation options for pets. The compounding specialists are trained in veterinary medicine formulation. They can work with you, your pet and your veterinarian to formulate a medication for your pet that meets their specific needs. Your Health Advocate Partner The specialists at compounding pharmacies are your health advocate partner. They believe in building programs that support your health goals versus the traditional model of treating symptoms. They work with your health-care providers and you to develop a program that meets your individual needs. These programs use a combination of health and nutritional coaching, natural health products and compounded

and your provider to formulate medications that meet your personalized needs. medications that help you achieve your optimal health. Natural Health Products The supplement industry is the wild west of industries, meaning there is very little oversight to where manufacturing takes place, how the manufacturing takes place and the quality of the manufacturing taking place. When it comes to supplements, you get what you pay for. There is a reason why traditional pharmacies offer two-for-one deals on supplements or large quantities at an extreme discount. Compounding pharmacies provide you with natural health products. What are natural health products you ask? These are supplements that are backed by scientific evidence and produced in facilities that adhere to the highest

quality standards. Compounding pharmacy team members are specialized in providing you with natural health products that support your individual needs, whether that be foundational support, improved immune support or supplement care for your pet. Compounding pharmacy is where the art and science of pharmacy meet. It is the foundation of pharmacy practice, and although the practice of pharmaceutical compounding is less common, it can be the key to better health outcomes. S U P P LY A N D D E M A N D HOW TO BUILD YOUR OWN PERSONAL INVENTORY

BY JENNIFER MILLER

Y

ou’ve probably heard talk about our local real estate market. Currently, demand is high and inventory is at an all-time low. This lack of inventory causes stress on buyers and real estate agents alike. I imagine it’s difficult to provide your clients with a positive and smooth home buying experience when there isn’t a home to be found.

GIG HARBOR LIVING LOCAL

So what do we do when the demand on our bodies and minds is high and our personal inventory is at an all-time low? How do we make our life run smoothly when we are last on our own priority list? First, let’s explore what the “demand“ is that depletes our inventory. The demands we put on ourselves day to day are what cause our inventory to drop to those unhealthy levels. The feeling that every day is Groundhog Day and the 60-plus hour work weeks that are marketed as “the hustle.” Let’s toss a global pandemic in there, and we’ve got ourselves a pretty low inventory. All that work and constant stress takes a toll on your body. Your stress level goes up, which causes overeating or not eating at all. Your occasional glass of wine turns into two every night. Couple that with the fact that the last thing you want to do at the end of a very long day is go for a run or do any kind of exercise. Inventory check equals a big fat zero. The demand will always be here, so how can we

build up the inventory to ease the side effects of that demand? First of all, and I truly believe the most important, is find that work/life balance. This is especially important to those of us who are working from home. It’s hard to find that distinction when work is home and home is work. I find that having a dedicated workspace is helpful in separating work life from home life. View it as “going to the office” and leave work there at the end of the day. As for exercise, start viewing movement as a gift to your body, not a punishment. Bodies are not made to be sedentary, so any movement at all is a welcome habit. The experts say 30 minutes a day is what you need to stay healthy. So, whether it’s a walk with your favorite pup or an online Zumba class, find something you love to do and make an effort to give yourself that gift every day. I could go on and on about ways to fill up your personal inventory, but what’s most important is digging deep and finding out what works best for you; whether it’s a weekly therapy session, meditation, a strict morning routine or a weekly coffee date with yourself (yes, take yourself on a date!). As the saying goes, you can’t pour from an empty cup. The demand on ourselves (or our local real estate market) isn’t going away anytime soon, so make the time to add to your inventory.

WORRIED ABOUT FALLING? ASSESSING THE RISKS AND ADDRESSING PREVENTION

By Dave DiTommaso, Community Relations Director, Olympic Alzheimer’s Residence

A

s we get older, physical and cognitive changes can lead to everyday activities becoming a little more difficult. Those changes can render something as common as getting up and walking to the kitchen to gradually become dangerous for seniors, as falling becomes more of a concern. It can be particularly acute for those dealing with memory loss—individuals living with dementia are five times more likely to fall than older adults living without a cognitive impairment. Overall, according to the U.S. Centers for Disease Control and Prevention, one in three Americans 65 and older falls every year, and 2.8 million injuries from falls are treated in emergency centers annually. At Olympic Alzheimer’s Residence, we understand the risk factors that can lead to falls, as well as preventative measures to keep your loved ones safe. Understanding Risk Factors Of all the things we think about in a day, walking around may be something we take for granted. However, as we age, we become more prone to falls. They can come from a variety of factors—weakened muscles, worsening eyesight, underlying health issues and much more. For seniors dealing with memory loss, additional risk factors include difficulties in finding their way around, processing and responding to situations, and communicating their concerns.

58 58

GIG HARBOR LIVING LOCAL

A Team Effort It’s important to talk to your loved one’s doctor about how their health can impact their risk of falling. In addition, any changes to their medications could cause physical or cognitive side effects that increase the possibility of suffering a fall. Polypharmacy—taking four or more prescriptions at the same time—can also cause side effects that can lead to falls. At Prestige Care, we have Health Services directors who can run medication reviews, helping our residents and their families understand how their prescriptions work in combination with each other. Here to Help At Olympic Alzheimer’s Residence, fall prevention is always top-ofmind. Studies show that regular exercise improves balance, muscle strength and flexibility; all reducing the risk of falling. To that end, we run our Energize Exercise program, featuring three levels: • Activate: Stretch & Strength Class • Invigorate: Strength & Balance Class • Energize: Brain & Body Class Our team can help guide your loved one into the program that best suits their needs and risk factors. For more information on our programs and tips for staying active and healthy, please contact our community at 253.851.5306, or visit PrestigeCare.com and search Olympic Alzheimer’s Residence.

LOOKING TO IMPROVE YOUR SKIN? GIVE YOUR SKIN A FRESHER, MORE YOUTHFUL LOOK WITH MICRONEEDLING BY SERINA JONES, LME, GIG HARBOR AESTHETICS

W

hat is Microneedling?

Microneedling is also known as “Collagen Induction Therapy” because—yes, you guessed it—it induces collagen! According to a 2019 study, patients who had four microneedling treatments had a 400 percent increase in collagen and elastin six months after completing the series. Microneedling is a non-surgical breakthrough skin treatment for reducing acne scars, wrinkles and fine lines. It creates thousands of microchannels that stimulate your body’s natural wound-healing process, while minimizing cellular damage. This rejuvenates your skin from the inside out. The result is effective remodeling of scar tissue, while keeping the overall structure of the skin intact. Microneedling Benefits: The treatments of microneedling not only help reduce the appearance of fine lines and wrinkles but also have a positive effect on uneven skin tone and acne scars—improving the skin’s overall appearance to give you a fresher, younger look. What to expect after your microneedling treatment: Most people can return to their normal, daily activities immediately after their microneedling treatment. The total healing time depends on the emphasis of the treatment. On average, the skin might be pink one to three days afterward. You might experience slight redness and a small amount of peeling 24 hours post treatment. Most patients will see immediate results with improved skin texture, brighter complexion and overall more radiant skin. So, does microneedling work? Yes! Microneedling can provide incredible results to those who utilize it as a regular skin-care practice. Just be sure to discuss your options with your skin-care provider so they can walk you through the unique benefits and challenges that your skin may experience as a result. New collagen production significantly improves the look of your skin, combatting the effects of years of sun damage. Visible changes in the skin can develop over the course of a few days or several weeks after the treatment. Results continue to improve for up to six months after original treatment, as collagen production continues over time.

CELEBRATING 50 YEARS OF THE

SPECIAL OLYMPICS HOW LOCAL BRANCHES OF THE ORGANIZATION ARE ADAPTING IN 2021 BY TAYLOR SHILLAM

S

ince its beginning as a backyard summer camp in 1962, the Special Olympics has come a long way.

Dedicated to changing the lives of people with intellectual disabilities all across the world, the Special Olympics is now internationally recognized and has immeasurable impact on the lives of its athletes of all ages, backgrounds and abilities. An organization created to bring about inclusion now embodies the word in every sense. Harnessing the power of sports, the Special Olympics empowers people with intellectual disabilities to continuously develop their strengths, skills and abilities. The organization’s mission is to provide opportunities to develop physical fitness, demonstrate courage, experience joy, and build strong bonds with family, friends and community members. The Special Olympics operates through the calendar year and provides sports training and large-scale athletic competitions in a variety of sports for children and adults. The organization’s beginning dates back to the early 1960s, when Eunice Kennedy Shriver wanted to change the public’s perception of people with intellectual disabilities. Shriver was the director of the Joseph P. Kennedy Jr. Foundation, an organization whose efforts focused on reducing the societal neglect of people with intellectual disabilities. Being part of the Kennedy family and having a sibling with special needs gave Shriver the power and the passion to support her cause. In 1962, after concerned parents approached Shriver about how difficult it was to find summer activities their children with special needs could participate in, her response was simple: “Enough.”

Declaring “enough” was a starting point, Shriver’s first big step in paving the way for change. She started Camp Shriver on her Maryland Farm for special needs children from her area, recruiting local students to act as counselors. Camp Shriver focused on interaction and engagement. The children played, flourished and simply had fun. The camp quickly became a success and gained attention from community members and public officials. By the summer of 1968, day camps similar to Camp Shriver were providing summer activities for more than 7,000 children with intellectual disabilities, and the next summer saw the first International Special Olympics Summer Games, held in Soldier Field, Chicago. That year, Special Olympics became officially incorporated, and it was pledged that another Special Olympics would be held in 1970 and every two years thereafter. Their growth hasn’t slowed since; in the last several decades, the Special Olympics has gained momentum through worldwide growth and recognition. Millions of athletes are now part of the Special Olympics movement, and it’s grown to be much more than summer camps and sports training. The organization provides health screenings, fundraising events, and chances for everyone to get involved, including local leaders, celebrities, law enforcement, businesses and more. The organization holds thousands of events across the world each year and has created a program to advocate for inclusive health— meaning the ability of people with intellectual disabilities to take full advantage of the same health services as people without disabilities.

The Special Olympics’ health programming focuses on improving the well-being of people with special needs physically, socially and emotionally by increasing their access to health and wellness services. In fact, they are the world’s largest health-care provider for people with intellectual disabilities. Even with its undeniable impact, the Special Olympics was not immune from the effects of the COVID-19 pandemic. Taking a look closer to home, the Special Olympics branches of Idaho and Washington states have each had to adapt significantly over the course of the last year. Components of the organization that have been most affected include athlete engagement, fundraising and sponsorships. When it became impossible to hold in-person events, it required tough decisions, quick adaptations and an increased difficulty in matching the level of fundraising success seen in years past. On April 20, 2020, Special Olympics Idaho made the difficult decision to cancel their Summer Games and all community-based programs for that year. “This was the first time in Special Olympics Idaho history,” said Director of Special Events Kristi Kraft, calling the cancellations “devastating” to their athletes, many of them who depend on Special Olympics for critical pillars of health like physical fitness and social interaction. The effects of canceled events were felt across the organization. “It’s hard,” stated Jaymelina Esmele, vice president of marketing and communications for Special Olympics Washington. “Going to events in person is a big social outlet for people who are already in social isolation because they are different.” She recalled other barriers that arose when events turned virtual. “Not everyone has access to the internet or technological devices at home.” Despite their best efforts in creating online challenges, virtual events and increased social media support, there would still be athletes the organization just couldn’t reach through the internet. Even still, the organization has met the pandemic’s challenges head-on, by boosting their social media campaigns, encouraging continued participation at home, enlisting virtual coaches and partners, and sending training kits to provide athletes with the necessary equipment to keep up with their physical fitness from home. Thanks to donors’ support, Special Olympics Washington distributed 5,000 at-home training kits to athletes across

the state earlier this year. The kits contained items to keep athletes active, including a pedometer and fitness DVDs—items that didn’t require an internet connection for use. The organization will be mailing another wave of kits later this year. The impact of the Special Olympics has been called transformative, speaking to its ability to develop confidence and improve health on physical, mental and emotional levels. The achievements reached in a Special Olympics event translate into real achievements and real change in the rest of the world. “Our athletes inspire people in their communities and elsewhere to open their hearts to a wider world of human talents and potential,” the organization’s website reads. There are as many as 200 million people with intellectual disabilities across the world, and the Special Olympics wants to touch the lives of them all. “The power and joy of sport shifts focus to what our athletes can do, not what they can’t,” the organization states. “Attention to disability fades away.” Replacing that attention is acknowledgement of what they can do—their talents, how able they are to accomplish major feats, and the heart of who they truly are. It’s with this same grit and determination that the organization strives to stay engaging and successful throughout the pandemic. Organizations like the Special Olympics are strong in their values and in their accomplishments, but in difficult times, even the strongest need support. There are many ways community members can contribute to the causes that drive the Special Olympics. “Like many nonprofits, last year was very taxing on us financially,” Kraft said. “We always look forward to community support through virtual volunteering and donations,” Esmele said, grateful for the support the organization continues to receive from community members. Online donations are accepted through the organization’s websites or through Facebook’s donation pages. Amazon Smiles is an option that allows Amazon visitors to set up a charity as they shop. If they choose Special Olympics Idaho or Washington as their charity of choice, a percentage of their purchase will be donated to the organization. Even before in-person events fully make their return, community members can still volunteer with the Special Olympics as a virtual coach or partner. These virtual mentors are paired with athletes to check in and offer critical support through their time training at home. Community members can even show up as virtual Fans in the Stands, sharing their support by sending in an uplifting message, photo or video. This allows fans and supporters to cheer on Special Olympics athletes electronically, from wherever they are in the world. The hope for more in-person events sustains into 2021. A few annual events remain on the horizon—along with the usual air of uncertainty during this time. 64

Special Olympics Idaho is currently in the training process for regional Summer Games. “We have taken many precautions to keep our athletes safe by offering non-contact sports and regionalized competitions to limit the number of people at the event,” Kraft said. Later this year, Special Olympics Idaho will host three regional “Night of Champion” Galas (in person), including one in Coeur d’Alene on September 23. The galas will celebrate 50 years of accomplishments and hopefully raise much-needed funding. Across the border, Special Olympics Washington’s annual events remain virtual until further notice. They are currently in preparation for the launch of a six-week run/walk event. The event will encourage participants to run, walk, roll and stay active throughout the spring, and will also serve as a fundraiser. Participants can register online, obtain a miles goal for movement throughout May, and meet their mileage goal by June. Anyone and everyone will be welcome to join. Full details will be released this April on their website at SpecialOlympicsWashington.org. Special Olympics Washington’s fall fundraiser, typically a five-course dinner with a featured chef, wine pairing and both live and silent auctions, went virtual in 2020. This year, they 66

hope to offer a hybrid option, with a virtual component to stay within guidelines and provide options to those staying home. While events and fundraisers remain virtual, Special Olympics Washington will continue their online training options, including virtual workshops, interactive game nights and challenges for charity to keep both athletes and community members engaged. They even hosted a virtual Polar Plunge and series of Winter Games to welcome 2021. “Although we’re all home and staying safe, not getting together in person, there’s a lot

of work we’re doing to keep athletes engaged at this time,” Esmele said, emphasizing the importance of maintaining social connection for their athletes. This year, stay connected with the stories and athletes of the Special Olympics as they celebrate their 50th anniversary. The organization will feature an athlete’s profile on social media each Friday for 50 weeks. Look for their celebrated athletes on their social media accounts and on Vimeo. For more information on participating in virtual events, fundraisers, galas or athlete engagement, contact Kristi at kristi@idso.org or visit SpecialOlympicsWashington.org. The Special Olympics began as a way for people with intellectual disabilities to be included—to play, grow, to connect, and to use their abilities to the fullest. An organization that focuses on what can be accomplished is certain to do just that in 2021: accomplish big, life-changing things despite the necessary adaptations that have come with the past year. With support from the community, Special Olympics athletes can continue the physical training, social support and emotional growth they depend on into 2021 and beyond.

LAND YOUR DREAM HOME in a hot market

Come prepared, do your research, and find the right agent

BY ABIGAIL THORPE

F

or anyone looking to purchase a home in the current market, most people have discovered just how fast things move and how difficult it can be to land your dream home—but that doesn’t mean it’s impossible. The market may be moving fast with relatively low inventory, but there are still opportunities to find a property or home that fits your needs, as long as you do your homework and come prepared. Start a relationship with a local agent. In this market, having a real estate professional working for you is key. Find someone who you feel comfortable with and start a relationship before you even start looking for property. “No matter what price point you're looking in, the market is magnificently competitive, and you'll want to have an ally and advocate working on your behalf,” explains Raniel Diaz of Our Town CDA, Professional Realty Services Idaho. Get referrals from friends and family, and do your research to find the right realtor for you. They will be key in not only helping guide you through the process but in networking in their local area to find you a good fit that might not even be on the market.

Come prepared. It’s no secret the market is competitive. Sellers won’t wait for you. “Be prepared to move quickly toward negotiations and, if possible, be physically onsite to view property,” advises Jackie Suarez, associate broker at Century 21, Riverstone in Sandpoint, Idaho. Determine your financial capabilities, and if you’re not able to purchase with cash, get pre-qualified. “While it is great and fun to go out looking at homes, it is no fun to fall in love with one only to find out it is just out of your range,” adds C.J. Tuma, owner/broker at Coldwell Banker Northwoods Realty in Bonners Ferry, Idaho. “Get pre-qualified first, then the fun of starting to look can happen.” Also, be prepared to increase your offer if need be. “Cash offers tend to take priority in this market, and ‘escalation clauses’ are common. Sellers need to know that they are negotiating with well-qualified buyers,” explains Suarez.

Do your research. Research the area to determine your target locations. Local geography, employment opportunities, services, schools, etc. will all play a role in your decision of where to buy. “Your best decisions can be made when good judgement balances your emotions, and knowledge is key,” says Suarez. Once you’re pre-qualified, talk with your agent about your parameters, discover what your payments will look like with taxes and insurance, and make sure it’s a comfortable fit. It’s better to know from the beginning what your limitations are. Accommodate the needs of the seller. Sellers want to know a buyer isn’t going to waste their time. “The less perceived risk a seller sees associated with your offer the better,” explains Diaz. Your best chance of landing the property you want is to know what the seller is looking for. “Learn what will be the best-case scenario for the seller. If you can accommodate their timelines and needs, consider structuring your offer to be the best fit possible,” advises Suarez. Determine your needs. Know your needs versus your wants before you go into the buying process—and set limitations. What is absolutely necessary? And what can you be flexible on? This will help you move quickly when the time comes and lets you know when you should keep looking. But make sure your list of “non-negotiables” isn’t too long, or it could hurt your search. “In this market, plan to learn, be humble and flex when possible,” says Diaz. Get your credit in order. Set yourself up for success when it comes to getting pre-qualified. Make sure your debt-to-income ratio is healthy, and talk to your lender about your options. They can even help guide you on what to pay off to help improve your credit and buying power. If you’re in the market for a home, don’t take on any new large debts like a car payment or maxing out a credit card, advises Tuma, as this could end up hurting your approval odds in the end and jeopardize your home search. 72

|

GIG HARBOR LIVING LOCAL

Have a plan. Lastly, be prepared. Have a plan in place before you start making big moves. “If you're preparing to sell to buy your next home, try to make sure you have a solid plan before that sign goes in your yard,” recommends Diaz. Network with friends and family to let them know you’re looking to buy, and don’t rush headlong into the process without getting your things in order and setting a timeline, so you’re ready when the moment comes to make that offer. The ins and outs of the real estate market can be difficult, especially in a market like the current one. But with a trusted agent at your side and the right planning, it is more than possible to find a new home you love. Remember, at the end of the day, sellers are human beings after all, and your unique story matters. “Some of my clients' beautiful success stories (also known by us as ‘Real Estate Miracles’) have been hinged on their ability to present their story in a compelling way that opened the door to their perfect home,” encourages Diaz.

This year, with the demand for homes looking astoundingly high, it’s more critical than ever to find the right realtor to partner with.

the

most important relationships in life are built on trust, open communication and mutual respect. The relationship with your real estate agent is no different.

According to a report by the National Association of Realtors, 89 percent of recent buyers used a real estate agent or broker to purchase their home. This year, with the demand for homes looking astoundingly high, it’s more critical than ever to find the right realtor to partner with. Houses are moving quickly, and prices have increased significantly. Whether you’re buying or selling, you want to get the most out of your experience—and that’s where your real estate agent comes in. Buying or selling a home is an endeavor most of us can’t take on alone. Choosing the right real estate professional to help you navigate a market saturated with buyers will be well worth your time in 2021. While choosing a realtor is as personal as any important relationship can be, there are steps you can take to make the most informed decision. Start with these tips: 1. C onsider what’s most important to you. Each person’s wants and needs are different. Deciding on the qualities that are most important to you even before you start looking is key. Consider the communication style you prefer, the amount of flexibility you need, and the degree of trust you want to put in your agent. Do you expect them to take the reins for you, or do you want to be more hands-on? While the most important qualities of an effective real estate agent can differ according to who you ask, it's important to define these standards for yourself. A few qualities are generally non-negotiable: professionalism, current licensure in the state, market knowledge. Experience as a realtor isn't everything, but it's certainly something to consider. Agents who have been in the market for a while have had time to build their professional networks and are more likely to have inside knowledge on what will be hitting the market soon. Regardless of experience, many great agents are willing to negotiate, strategize, effectively use their resources and take initiative. Decide what you need most from your agent, and look for someone whose communication style, knowledge base and level of professionalism can best match your expectations.

2. Ask the right questions. According to research by Zillow, 61 percent of seekers only contact one agent. By talking with multiple realtors and asking the right questions, you’ll be able to find the fit that works best for you. Approach each meeting or phone call in the same way you would interview someone for a job. Assemble a set of questions to ask each realtor to effectively compare answers and narrow down the options based on your needs. The most helpful questions will be unique to your individual situation, but helpful information can be collected from questions like: Do you primarily work with buyers or sellers? Are you part of a team? How do you help buyers compete in this market? How many active clients do you work with at a time? How many are you working with right now? What type of communication should I expect from you? 3. Do your research. Find out which real estate agents or teams are active in the area you’re looking to buy or sell in. Pay attention to local marketing efforts, signage, and agencies actively represented in the area, and check sites like Realtor.com and Zillow, which allow buyers to see which agents have been active most recently. A professional who has sold in the area recently will be the most familiar with the local housing market inventory, and neighborhood details such as nearby schools, traffic patterns and any concerns related to the neighborhood. 4. Don’t underestimate referrals. Previous buyers can be one of the most important assets in your search for an agent. Referrals from people you trust are powerful, so start there by asking the people you trust: family, friends and coworkers. Personal experiences provide valuable insight that can be much more telling than what you’ll find online. It’s also likely that they’ve stayed in touch with their agent and can help you make the initial connection. 5. Seek out good chemistry. When it comes down to your final decisions, even a candidate with glowing reviews and top-notch referrals still may be the wrong fit if you just don’t click. Just as important as a realtor’s referrals and qualifications are the way they make you feel and your ability to communicate with them openly. This partnership is a critical piece of your home buying or selling experience, so it’s critical to choose someone who can support you in reaching your goals—and who you’ll be excited to work with! You’ll be spending a lot of time together throughout the process and likely communicating often, so trust your instincts when choosing the agent you want to spend that time with. Buying or selling a home is a meaningful milestone—and the expert guidance of the right real estate professional can make all the difference in the success of your experience. The time invested early on in finding the right fit in a realtor can save you invaluable time and stress throughout the rest of the process.

TO SELL IN A SELLER’S

Market?

MANY FACTORS TO CONSIDER IN TODAY’S WHITE HOT MARKET

BY COLIN ANDERSON

Plenty of people enjoy the Northwest lifestyle. And plenty more from all around the country are finding out they also enjoy the lifestyle and are making the move to our communities, both big and small. With professionals able to work remotely, record-low interest rates, and city dwellers seeking smaller communities, home prices have soared. At the same time, fewer people are listing their homes for sale, which is creating a hot seller’s market. Is now the right time to move or upgrade if you own a home? There are several factors to consider before putting up the “For Sale” sign.

Your Current Home

1

You chose the home you are currently in for a reason. Perhaps it’s location, the school district, character, yard, square footage, any number of factors. Depending on where you are in life, some of those priorities might have shifted. While your home’s value might be the highest it’s been, in a seller’s market it’s likely you won’t find all the features you are looking for in your next home as desirable properties are going off-market in weeks—if not days. Analyze what it might cost to do all the improvements you desire in your current home to what a similar home in your market is currently going for.

Home Equity

2 80

|

GIG HARBOR LIVING LOCAL

One way many people are creating their dream homes is freeing up cash by refinancing and utilizing the equity in their home for remodels, upgrades and expansion. A home equity line of credit (HELOC) is credit you take out based on the current value of your home compared to what you owe. Depending on when you purchased, you might qualify for tens if not hundreds of thousands of dollars. With rates typically coming in under 4 percent, it’s a relatively inexpensive way to do large-scale investments in your home, which will likely lead to a higher resale value if/when you do decide to sell.

Costs vs. Improvements

3

If you’re considering a sale, and will likely make a profit, don’t disregard the amount of money you’ve put into your home over the years. How much did the upgraded HVAC system cost? The new deck/patio? Did you just drop $5,000 on new appliances? If you’ve invested tens of thousands of dollars of work into the home but have lived in it five years or less, you likely won’t be recouping maximum value for your investments. A good idea is to have an experienced realtor assess your home in its current state. They can identify areas of the home that if updated might bring up the price and others which are not likely to bring additional value. Remember to factor in closing, improvements, staging and realtor costs of roughly 10 percent of the total sale price when doing your final profit calculation.

Finances/Financial Freedom

4

A home is often the biggest financial asset for a family. Generally speaking, the longer you stay in a home, the more it gains value and the quicker you’ll be able to completely eliminate mortgage payments. If you have enough equity in your current home to pay cash for your next property, wonderful! If you are instead looking to use the proceeds for a down payment on the next home with another 30-year mortgage, know that you are greatly extending the amount of time you’ll be making those payments. Ask yourself at what point in life would you like not to be making those payments?

Afford to Upgrade With prices soaring and competition fierce, are you able to afford your dream home? While your home value might be at an all-time high, so are most others. Even with low interest rates, finding a step up from the starter or family home to custom or executive home might come with some pretty big sticker shock. Before committing to move in this market, you’ll need to be ready to jump on a property quickly—and often go above asking price. Find the maximum you are comfortable at and see what kind of homes are currently available in that range.

5 Build Your Dream Home

6 82

|

GIG HARBOR LIVING LOCAL

For those who have some flexibility and patience, a custom build might be the way to go. While builders are slammed with work, you can often still get more customization craftsmanship and quality from a custom home for less money than settling for something on the market. If you need to use the equity from your home sale to buy a piece of land to get going, be prepared to have your life in boxes for a while, as well as a rent higher than your previous mortgage payment. Still, many would take a year of rent and likely a little chaos to build the home of their dreams in which they’ll not need to ever worry about moving again—well, hopefully.

Tokyo Bistro combines traditional Japanese cuisine with local fresh seafood and produce to create food that is fresh, healthy and delicious. This is a convenient stop on the way to the Cape Arago Loop. Dine in or grab some takeout to enjoy at one of the parks on the loop. Bayside Coffee is in the small fishing town of Charleston. This is a nice stop either before or after visiting the beaches, as it can get chilly with the wind, and a cup of coffee certainly hits the spot. Bayside offers organic fair-trade coffee and a variety of fair-trade gifts. Serving brunch daily, the Shark Bites Café is a cute little place decorated with coffee sacks, coastal driftwood and surfboards. It is famous for its

fish tacos and other fresh local seafood, and is one of the best seafood cafes along the Oregon coast. Lastly, although not on the Food Trail, The Pancake Mill Restaurant and Pie Shoppe is an excellent choice for breakfast and a favorite with locals. Each day they offer a breakfast, lunch, pie and drink special. Order off their Mill specialties, which offer international favorites. The Dutch Baby or the Apple Pancake take an extra 30 minutes—but they are definitely worth the wait. With that extra time, you can try the fresh baked muffins or cinnamon rolls while you wait. Things to Do Head to Spinreel Dune Buggy & ATV Rental to spend some time at the Oregon Dunes National Recreation Area. After a safety briefing, detailed instructions and an overview of the map, you will head out for some high-energy exploration of the dunes and the beach. Spinreel’s Razr ATVs are state of the art and worth the rental cost. The Oregon Dunes are incredibly special. It is the largest expanse of temperate coastal sand dunes in the world. Islands of trees, the dunes and the Pacific Ocean form a beautiful topography often shrouded in mist. Offroading gives you the ability to cover a lot more ground than on foot. The drive to the beach is about 20 minutes. Make sure to pay attention to your location and look for landmarks as you head out. It is amazingly easy to get disoriented. GIG HARBOR LIVING LOCAL

If you prefer to explore on foot, the Oregon Dunes Day Use Area is closed off to off-road vehicles. There are accessible viewing platforms to take in the great views of the dunes or Pacific Ocean. The Oregon Dunes Loop Trail is paved for the first half-mile, then you have a few options. The 2-mile round trip out to the beach and back is mostly level and the trail is hard packed sand. For a longer hike you can add a 1.5-mile beach walk before exiting through the dunes to loop back. The trail is marked by large post markers. The Cape Arago Loop will take you from Charleston to local beaches, overlooks and three state parks. The rocky coastline of Southern Oregon is where you go for epic storm watching with waves that crash against the cliffs and soar into the air. It is so impressive. If you have time for just one park, make it Shore Acres State Park. Begin by viewing the craggy sandstone cliffs, where the ocean waves slam into the rocks creating beautiful rock formations. There is a fully enclosed observation shelter you can watch the waves from if the weather is bad. The park was once the estate of timber baron Louis J. Simpson, and you can visit a formal garden with plants and flowers from all over the world. There are two rose gardens and a Japanesestyle garden with a lily pond. There is something in bloom almost every day of the year. Past the garden you’ll find a trail leading to a secluded ocean cove. You can also follow a trail along the cliff ’s edge. Insider Tip: Make sure to stop at the Simpson Reef Overlook—and bring binoculars. From this vantage point you can see out to Shell Island, which is part of the Oregon Islands National Wildlife Refuge. These reefs are breeding grounds and rest areas for a variety of sea birds and marine mammals. From this vantage point, depending on the time of year, you can see Northern Elephant Seals, Harbor Seals, Sea Lions, Gray Whales and an array of sea birds. Make sure to visit the Coos History Museum. It is located not far from 86

your hotel, so you can stop in for a visit at the beginning or end of your day. The museum focuses on life in Coos County as well as Oregon’s South Coast. The first floor is the Main Gallery and has permanent exhibits on the Uplands and the logging industry; the Tidewater, which focuses on shipbuilding and the bounty of the local waters; and the Seashore focuses on the rough seas and shores. The exhibits highlight the natural history and the human history of the area. The second floor Mezzanine gallery has changing exhibits. The current museum collection includes more than 50,000 objects and more than 250,000 images. TOP TEN THINGS TO DO

94

|

Explore by Water

Have a Ball

Whether by sail, powerboat, kayak, SUP or electric boat, much of the city’s charm and natural wonders are best seen from the water.

Entertainment options abound, from Galaxy’s IMAX theaters or arcade games, duckpin bowling and a laser tag venue at Ocean5 to creative art classes with AR Workshop.

Support Local

Make Friends

Gig Harbor’s independent boutiques, artists and specialty shops dot the harbor—visits to the Westside and Uptown business districts are a fun excursion as well.

Events and live music are a cornerstone of the harbor’s year-round calendar. From live music in the park to family movies, fall fun runs and cultural fundraisers, there’s always a gathering to suit any interest.

Tip a Glass

Take a Look Back

Brewery, winery, distillery—take your pick. Many favorites were born here in the harbor, and tastings are a great way to preview local libations. Drop in for a cocktail at Heritage Distillery, or try a local brew from favorites 7 Seas Brewing or Wet Coast.

Gig Harbor has a rich maritime history, showcased through gems like the Harbor History Museum or guided tours on the harbor’s Prohibition days.

Share a Plate

Tee Up

Inventive eateries vary from casual grab-and-go spots to fine dining and top-rated seafood shacks.

Hit the greens at several courses, including Madrona Links, the Canterwood Golf & Country Club or the Gig Harbor Golf Club.

Walk on the Wild Side

Capture the Moment

Grab a set of wheels and glide on the Cushman Trail, which winds through the harbor and connects to the Narrows Bridge. Nearby Sehmel Homestead Park offers hiking trails, play areas and gardens to explore.

In one of America’s most picturesque towns, photography options abound—choose from an array of backdrops: a lighthouse framed by Mount Rainier and the Puget Sound, sailboats dotting the harbor, or a beach set against the Narrows Bridge.

SPRING FAIR OFFERS DRIVE-THROUGH EXPERIENCE FOR 2021 By Jillian Chandler

E

vents are slowly but surely beginning to make their way back, and both children and adults alike are filled with excitement as the fun returns—with a focus on safety at the forefront. Washington state’s Spring Fair is on for 2021 and will take place April 7 through 11 and April 14 through 18. What is being described as a “unique hybrid, drive-through and step-out Spring Fair experience,” the Spring Fair may look a little different this year, but it’s sure to provide 10 fun-filled days jampacked with things to do, one-of-a-kind experiences, entertainment and … you can’t forget the fair food! This year, jump in the car with friends and family—be sure everyone safely fits and wears a seat belt—then sit back and enjoy the fun, entertainment, sights and sounds of the Spring Fair. All tickets are valid for one vehicle admission, one time through, with no re-entry. Tickets, which are on sale now, are priced $30 to $55 per carload, depending on what day you plan to attend; $55 per shuttle bus. There will be timed entry starting at 10:30am, with the last entry

at 7:30pm (with most experiences closing at 9pm). Tickets for this year’s fair must be purchased in advance online at TheFair.com. All carload tickets include: farm animals, fair food for purchase, Brad's World of Reptiles, strolling entertainment, Daffodil Festival displays, entry to the Mattress Firm ShowPlex for shopping, and entry to Agriplex to purchase grab-and go treats. Additionally, each carload may choose one of the following experiences (one per carload): Racing Pigs, DockDogs or Bingo. Add-on experiences to include monster truck rides and fun buckets are also available for an additional fee and must be purchased online in advance; and stand-alone events such as the drive-in movie and ride bundles. Ride and game tickets can be purchased and used as a stand-alone or added on to your Spring Fair experience. With spring in full swing, what better way to spend a weekend than at the Spring Fair, where smiles and laughter are sure to abound.

2021 DAFFODIL FESTIVAL The beloved Daffodil Festival is back, although with a new look! Harkening back to the daffodils that grew in the Puyallup Valley over 80 years ago, the annual celebration links one generation to another in the tradition of decorating floats with fresh-cut daffodils to celebrate the arrival of spring. This year the parade will be stationary and will include floats, bands, clowns and, of course, the beloved princesses. This year’s theme is Reach for Your Star, so head on out to the Washington State Fairgrounds, and experience a host of beautiful flowers and floats celebrating spring’s favorite cheerful flower. Tickets required. To reserve tickets and learn more, visit TheDaffodilFestival.org

KIDS NIGHT OUT ICE CREAM SOCIAL It’s time for a kids night out (and a parents night off)! PenMet Parks is throwing a special ice cream social event for kids 5 to 12 years of age, venturing back in time to the ice cream socials and soda shoppes of yesteryear. On April 10 from 5 to 9pm, kids are invited to play games, enjoy seasonal crafts, watch a move and enjoy dinner and popcorn—and of course the ice cream social. The event will be held at the Rosedale Hall in Gig Harbor and costs $40 per child. PenMet Parks is following strict guidelines provided by local health authorities to provide a safe and healthy environment. Don’t forget to bring a sleeping bag, blanket and pillow for the movie, and get ready for a fun night for the kids, while the parents enjoy a night kid-free! To learn more or sign up, visit PenMetParks.org.

SPRING SWING GOLF TOURNAMENT The first golf tournament of the season is here! Get ready to hit the course, network and make new friends while you have fun and enjoy the beautiful private course at the Canterwood Golf and Country Club in Gig Harbor. The tournament will have a four-person scramble format, and cost includes games, a cart, team photo, lunch, post player reception and dinner (pending COVID restrictions). Grab your friends and team up, or sign up solo, for the Spring Swing Golf Tournament—and get back in the swing of the game. Teams cost $600, individual players cost #150. Visit GigHarborChamber. net/spring-swing-golf-tournament to sign up or learn more.

* Please note, as of press time, these events were still scheduled to take place as planned. Due to the current health crisis, there is the possibility that event schedules may change or events canceled completely. Be sure to visit event websites to stay up to date with current information.
