Celebrating Those Important People in our Lives

T

here are those people in our lives we couldn’t live without; those who love us, support us, and help us overcome obstacles we face—especially the past two years when everyone’s world was turned upside down. As our everyday lives are filled with obligations, we may not always remember to take the time to reach out to— and thank—those we hold dear to us, and share a simple, heartfelt “I love you.” For many, Mom may be the first person to come to mind. This is the woman who nurtured us, showing unconditional love. She read to us, bandaged and kissed our scrapes, tucked us in at night, and remained a constant in our lives from day one. For some, it may have been another woman in their lives who filled this role, whether it be a grandmother, an aunt or a dear family friend. Mother’s Day is a day to not just celebrate mothers but those women who served and sacrificed to fulfill our needs and took great care in seeing us to adulthood—though their love never waivers as our lives continue and we create families of our own.

We follow up celebrating Mom with a celebration and acknowledgment of our fathers; those strong male role models who continually support us, praise us, teach us, while complementing their partner in raising independent, self-sufficient, honorable adults. Whether it was Dad, Grandad or Uncle who filled this role, or that coach or teacher who holds a significant place in your life, a kind gesture and sharing of your gratefulness means more to these men than you can ever know. A sincere thank you to all of those men and women who continue to show up every day to help raise caring, compassionate children who will one day lead our communities—and our country. And may we not forget to remember and honor those who fought to create a better life, and world, for us all, this Memorial Day.

When daydreaming about your new and improved outdoor space that both enhances your day-

to-day living environment while adding value to your home, what comes to mind? Are you hosting friends and family around a fire pit in your backyard under a starry sky, or are you sitting comfortably in a rocking chair or in a hot tub in a semi-enclosed space (away from the elements), surrounded by elevated wood platforms, stairs, railings, a grill and an awning or add-on roof overhead? If you find yourself dreaming more about the former, you might want to invest in building yourself a patio. If you’re dreaming about the latter for your space and aren’t afraid to invest your time and hard-earned cash into your build, a deck might be for you. When contemplating this important question, one must first think about cost versus value of the build, along with the time and effort your build might take. A typical deck under 200 square feet can average between $3,000 and $14,000 depending on the complexity of the design. There is a 76 percent return on investment for a wooden deck on average, higher than all indoor home renovations. On the other hand, a typical patio build is often much less expensive but adds value to your home. A patio can also get more complicated and expensive depending on how level the ground is where you want to build. So, still not sure if you would rather build a deck or patio? The following list of pros and cons for both types of projects may help you to decide: The pros of adding a deck: • Decks are popular outdoor living spaces for homeowners who enjoy hosting, grilling and relaxing. Building a deck can add a higher resale value to your home. Financially, they can be a great investment and will boost property value. • A deck is ideal for building on flat or uneven terrain. They can be installed on most types of land and can add stability to your home. • A deck is easily customizable and is comfortable in the heat, with awnings and other shading opportunities protecting you from the elements. 20

think ... cost vs. value • Since most decks are built higher off the ground, a deck offers up the the possibility of adding better views from your home.

• You can keep some items up and away from wildlife by placing them on the deck. Cons to building a deck: • A deck, depending on the type and weight of material used, often requires more maintenance. Traditional decks are made of wood, and they are usually heavy. Decks can also be made from composite materials, which require less maintenance than wood decks. • A deck built without a solid foundation can become unstable over time. If a deck built by the previous owner of your home wasn’t properly maintained, the wood may have rotted, nails may be exposed and joints may be loose. • Building a deck can be expensive. The national average cost to install a new deck is $7,696, but the typical range is $4,160 to $11,257. Professional decking companies typically charge between $15 and $35 a square foot for an average-size deck. While price depends on the types of materials used in your build, decks are usually expensive with the average cost of $30 per square foot of high-end decking material. • For every deck build, it’s important to water seal and protect your deck with different stains and sealers to keep your deck in pristine condition. Consider deck joist tape, 22

a clear waterproofing wood-protecting sealant, liquid rubber, coil stock (for metal), or old motor oil to protect your joists. Decks often need to be power washed, stained and weather-sealed to be protected from the elements. This will most likely need to occur every couple of years. Decks often have short lifespans, requiring a bit more tender love and care than some are willing to provide. • Homeowners may need a permit from the town or city, prior to building, with possible fees and a waiting period. This can be a simple or lengthy process depending on where you live. The pros of building a patio: • Patios are generally less expensive. Installing a patio flush to the ground can cost much less than a deck. It’s roughly $5 a square foot. Concrete is usually the least expensive option. • Patios are much more easily maintained. While you may choose to seal your patio from the elements, it’s not necessary. Concrete, pavers, marble and stone materials are extremely durable. • A quality patio build allows for flexibility in design, often allowing for more privacy. Proper landscaping can increase this privacy.

Sustainable Resources Simple tips for greener living by RACHEL KELLY

Caring for our environment goes both ways. When we care for our surroundings we thrive from an environment that returns that care in abundance. When we are responsible with our resources, we will always have what we need. It can be overwhelming, within our current circumstances, to know exactly how to be responsible with our resources. The problem can seem too big. We do have to live after all, and we would preferably like to live in comfort. This means that we use resources. We are a valuable part of the environment, and so it stands to reason that we would also use the environment’s resources. The question is how to do so responsibly? Taking what we need and giving back what we don’t? When talking about sustainability, it all adds up. Every step, every bit, counts. At times, our decisions have positive global consequences. Especially when our daily decisions are a normal part of the everyday way of living life. Here are a few steps to make your home and energy use count. 26

Rethink Lighting There’s no reason to reduce the amount of lighting that you have or are used to. Rethinking how you get it though reduces your energy usage while making a more pleasant environment. Additional windows in closed spaces is the most obvious renovation but is not always possible. However, the use of LED light bulbs is incredibly inexpensive and saves money every time you turn on the switch. Another easy change is installing dimmer switches in heavily used areas for customizable lighting. There are other slight modifications too, such as solar-charging outdoor lighting (they turn on automatically!) or the placement of tea lights in dark hallways.

T h i n k Te m p e r a t u re The largest use of energy in any home is usually heating and cooling. Switching how we think of temperature can reduce our energy use and bring down that energy bill. It would be great if everyone could utilize solar (sun) or turbine (water) power, however, that’s not always accessible. The easiest way to bring down costs is proper insulation and ventilation. So, this means updated windows and vents, and added insulation in the walls. Simple inexpensive installations such as a dormer fan put ventilation to work for you by moving air. This only costs a few hundred dollars but saves you several times that every year.

I n d o o r Wa t e r It’s difficult to use less water, especially if you have a family. In the past, each family member would wash in the same water to limit the number of times one individual would have to re-heat the water. I think we’d all like to avoid that extreme. Simple ways to be more sustainable with our indoor water use is to install a faucet filter to cut down on water bottles. There are also shower heads and faucet heads that can be installed that reduce water usage, as well as the low-cost installation of a dual-flush conversion kit for the toilets. Reduce rather than reuse is the strategy for indoor water use.

O u t d o o r Wa t e r We use a lot of water to keep our homes looking nice, and a manicured look doesn’t have to be sacrificed for the sake of “living green.” An overhaul of our yards to greenery that resembles our environment would be the logical step, but such a change requires time and money. An easy sustainable step would be the re-use of water that we all already possess. A rain barrel can collect water from drains and can be filled with a simple filtration system to recycle gray water. While the water from the rain barrel isn’t drinkable, it is usable in the yard and garden. 28

“The last two-plus years have been challenging, and businesses all over town have really had to rethink the way they do things to adapt,” shares Kelley Kennedy, who co-owns The Fat Pig with Brett Mullinder. The pair believes several factors have contributed to the dwindling workforce in the restaurant industry, most notably the cost of living, more opportunities for people to work from home, and a shift with the younger workers. “Restaurants have always been a pipeline to bring kids into the workforce. Many people, including both of us, found their first jobs dishwashing and prep cooking. It’s very hard to find someone willing to do these types of jobs,” says Kelley. “These changes have done some good things for this community as well, and that deserves to be mentioned. The demand for workers has led to a dramatic increase in wages—which was long overdue in this area.” Brett and Kelley are currently looking to fill several positions in both the kitchen and front of the house and are willing to train someone with little to no experience. Kitchen positions start at $15 per hour, “with lots of opportunity for growth,” smiles Kelley. “We have a great group of employees at the moment and would love to bring more people into our mix.” For those with a heart to serve, Sandpoint Area Seniors Inc. may be the place for you. 35 Years of Lost in the ‘50s The highly anticipated annual event returns to downtown Sandpoint b y TAY LO R S H I L L A M

C

arolyn Gleason started Lost in the ‘50s with a dream of bringing legendary artists to the Sandpoint community. That dream has continued for over three decades, bringing celebrated artists, music lovers and classic car enthusiasts from across the country and earning the title of Sandpoint’s “biggest party of the year.” On May 20 and 21, Lost in the ‘50s returns to celebrate its 35th year. For Gleason, who has been a local business owner for 50 years, the event has always been motivated by a desire to preserve the era of rock ’n’ roll for generations to come. She was determined to put on the 35th year of Lost in the ‘50s “no matter what,” following a two-year hiatus due to the pandemic. She now looks forward to a two-day event packed with “everything they possibly could” to celebrate. “We’ll have the parade, the street dance for the kids, and powerhouse performers,” she said. The part she’s most excited for? “My lineup is awesomely cool.” That lineup includes Bill Medley and the Righteous Brothers, Rocky and the Rollers, and Darlene Love, this year’s Friday night performer whom Gleason calls the “epitome of rock ’n’ roll.” “She’s done it all,” Gleason said. “She’s been in the movies, on Broadway in Hairspray and Grease, recorded numerous records, and was the lead singer in three different girl groups.” Love is a Grammy winner and a member of the Rock & Roll Hall of Fame. “She embodies what the whole rock ’n’ roll era means.” For a rock ‘n’ roll lover like Gleason, that era means a lot. “I love the era. I love the music,” she said. Before Lost in the ‘50s, she would spend a lot of time at home with her expansive collection of 45s, cassettes, CDs and records.

She then became driven to create an event that would celebrate the rock ‘n’ roll era and the artists she loved for the whole community. “The whole original idea was to bring these artists to small-town America and put on something that is real.”

Lost in the ‘50s now draws people of all ages and backgrounds together to connect as a community. Many of those people return year after year, building on decades-long relationships.

Countless hours of hard work have gone into making Lost in the ‘50s what it is now, from Gleason herself and the “small army” that gathers to help. Even still, the motivation behind the event has never wavered—only grown stronger through time.

Each year, an award is given to whoever traveled the furthest to attend the event, as Lost in the ‘50s has seen travelers from Tennessee, Missouri, California, Arizona, Canada, and more. Gleason makes the event trophies herself, for a total of over 70 each year. “I started out with trophies that are

They’ve been fantastic.” Lost in the ‘50s operates as a nonprofit organization. “I’m not here to make a profit,” Gleason said. “I don’t care about making money, I just care about offering thousands of people in this town something that defines togetherness—coming together and loving what is happening in your area.” She looks forward to bringing Lost in the ‘50s to the community she loves for another year and sharing it with those who attend from near and far. “I feel very fortunate and very lucky that I’ve been able to do this for 35 years,” she said. “It’s your home, your party, your town. my Yost is a mainstay in the Sandpoint High School Science Department. She’s now in her 17th year teaching at the school and is currently instructing classes in biology, and anatomy and physiology. Like all teachers, she enjoys seeing the “aha” moments when a student grasps a concept, or realizing something they’ve been struggling with. She also hopes that her teachings in the scientific method are something her students can apply to many aspects of their life. “I gain a lot of fulfillment from doing my part to make sure that the next generation is scientifically literate, meaning they know how to learn, to think critically, to solve problems, and to make informed decisions. My ultimate goal as a science teacher is to help the next generation make the world a better place,” she stated. At a time when teenagers are growing and changing fast socially, physically and emotionally, Amy is someone who can help them understand exactly what’s going on with their minds and bodies from a scientific perspective. “I love to see how my students figure out new things, listen to them marvel at how the natural world and the human body actually work, and hear their questions as their curiosity is being sparked,” she said. After nearly 20 years in the classroom, one

would imagine Amy has her lesson plans on autopilot, when it’s actually quite the opposite. A 2018 trip to the National Association of Biology Teachers Professional Development Conference in San Diego allowed her to network with others in her industry and come up with some fresh ideas on teaching biology. She’s also constantly incorporating new ideas and technology to help her students achieve the highest level of success. “One thing I think the general public might not really realize about teaching is that teachers are always learning too. There is no such thing as a perfect teacher, nor a single ‘right’ way to teach, so we are always striving to do what we do better.” While it might sound a bit cliché, Amy hopes to instill in her students that life is all about the journey, not just the destination. She’s seen the pressure on students to pick a college or career path right after graduation but encourages her students to be open to different experiences and challenges that present themselves. “I think it’s just as important to be open to new ideas and beneficial experiences as they present themselves, even if that veers a person away from their anticipated path. Change can be a very positive thing, even if it doesn’t immediately seem to be, and can lead a person in really interesting directions in life. So, be open-minded, look for the positives in every situation, and enjoy the ride,” she said.

As a smaller competitor, Taylor has learned from an early age that hard work and focusing on her own goals is more important than skills and stature. “I’ve been doubted in my ability, probably because I’ve always been much smaller (in size) than my teammates and opponents in the sports I’ve played. I’ve had to really work hard at my skills and use my competitive drive to achieve my goals.” Taylor plans to focus on her two favorite sports throughout the rest of her time at the high school. She plans to work hard at both as well as in the classroom. While she’s just getting her feet wet in high school, she’s hoping some day to utilize her creativity when it comes to a future career. “My current interests are in graphic design and other artistic fields, so I most likely will follow a path in those areas. I’m very artistic, so I would like to utilize this skill through my working life.” As she continues her first season of varsity level competition, Taylor is learning from her older teammates about what it takes to compete at the top level. While she enjoys the individual aspect of the game, she’s also growing more and more fond of the team environment that Coach Deprez has built around the program. “Golf is mostly thought of as an individual sport, but I really like the team aspect of high school golf; especially with my teammates, as I think we all want to push each other to get better, as we want to be part of a State Championship team,” she said.

aving grown up in Las Vegas, Merek Bauck was used to playing golf year-round. He first picked up a set of clubs at age 7 and has loved the game ever since. Merek moved to Sandpoint with his family five years ago, and his challenge with the game has shifted from getting through a round in the overbearing midday Las Vegas heat to finding a place to practice his game until the snow melts and the local courses open. “The golf team struggles to get going in the spring because we are not able to practice outside until halfway through our competitive season,” he explained. To keep his skills sharp, Merek travels in the winter to various golf courses in warmer climates and has also been practicing on a family owned golf simulator. “This extra practice has allowed me to be miles ahead of where I would be without it,” he added. Merek is a senior this year and has been homeschooled since the fifth grade. He’s grown up in an Orthodox Christian household and states that his faith is the

foundation of his life. “With my faith firmly rooted in the center, I have found that my roles as a teammate and athlete can be strengthened. I will never take this lesson for granted and am truly blessed for all the lessons that sports have taught me.” Another reason Merek enjoys the game of golf and his current surroundings in Sandpoint is his love of being outdoors. He enjoys all types of courses and the continued challenge the game of golf presents. “Golf is a game of precision. It takes hard work and mental stamina to succeed in the sport of golf,” said Merek.

The 18-year-old will be graduating soon and plans on taking a gap year to learn more about himself and what he might like to do with the next phase of his life. Merek mentions trades, becoming a counselor, or priest, as possible career paths. “I am interested in going into the trades because I am a handson type of person. I also have interest in either becoming a counselor or a priest, as I grew up in the Orthodox Christian faith and I love to help people.” While he won’t continue to play golf competitively after this season, the game will continue to be a big part of his life. A Special Place

R

ecently, there has been a lot of news generated about a new development in Camp Bay. Being unfamiliar with Camp Bay, I decided to visit the property with Eric Skinner and Brent Stevens, owners of Century 21 RiverStone who are marketing the property, to see firsthand for myself what is really going on and to try to discern what is fact and fiction. As we drove to Camp Bay together, Eric and Brent shared with me the story of this special property that was owned by the same family for over 100 years until its sale in 2021. Since the early 1900s, Camp Bay was homesteaded by the Van Schravendyk family, where they raised cattle in the early days of settling Camp Bay and then made money by leasing land for folks to build waterfront cabins in the late 1950s. Ultimately, the family had

about 21 leases of waterfront property, and between property leases and logging the property, the family held the land until its sale in 2021. In 2017, Jim Green, one of the descendants of the Van Schravendyk family and the largest shareholder of the Green family corporation, approached Eric and told him that it was time for the corporation to sell the 407-acre property. Jim wanted to sell the property to a person or developer who would care for and appreciate the heritage and history of the property. In late summer of 2020, Eric met Bill Brownlee, co-owner of The M3 Companies LLC “M3,” a development company with a track record of developing heritage properties in Arizona and Idaho. We chose not to do that out of respect for the neighbors and the community, ever mindful of the impacts of this development on Lake Pend Oreille. “One of our initial plans created 60 lots with 14 lots on the shoreline. I felt that was way too dense. Ultimately, we decided on eight fee simple lots on the lake, 32 non-waterfront lots ranging in size from 1.5 acres (which is 12 times larger than the smallest lot allowed under the 21 leased lots) up to 60 acres. Our overall density is just under one lot per 10 acres, with one of the lakefront parcels being a common lot providing lake access for the non-waterfront lots and a common community dock. The master plan creates a community with lots offering a wide variety of views, lot sizes and settings,” he continued. “In our business, your work creates communities based upon the decisions you and your team make, and that is why we work so hard to find what the land is offering rather than maximizing what we could do with the land, with each community creating its own sense of place.” “One thing that is really important to Bill and M3 is that they didn’t want to build a high-density project down here, because that just isn’t suitable for the land and takes away from the uniqueness of the bay,” said Skinner.

After touring the property, the Brownlees were so overcome by the beauty, majesty and heritage of the land that they decided to buy Camp Bay in its entirety, with the goal of creating a low-density lakefront master-planned community respecting the heritage, natural terrain and shoreline of the property. The project is being managed by Bill and his son Alex.

“So, one of the cool things that has happened is that our bay lots, which encompass approximately the first 130 acres or so of land, were kept to just 21 lots, which is the same number of homes on leased lots that existed on roughly 15 acres of waterfront since the late 1950s. M3 split the additional 300-plus acres on the back end of the property as well. Splitting up the land into larger 10- to 60-acre lots allows for spacious living, plenty of room for animals to roam, and includes open spaces and wide views of the entirety of Camp Bay—with a backdrop of the Cabinet Mountains and gorgeous Lake Pend Oreille. It’s a low-density community for the amount of land available to be split. If they had chosen to, they could have gone through the process with the county and significantly increased the number of lots that could have been created. Based on this, we think it’s a real win for the community. Additionally, where there were once 21 parcels on the water, now there are only eight residential lots and the community recreational area, which vary between 2.26 to 60 acres, with 189 feet to 600-plus feet of water frontage,” Stevens said.

“Jeanne and I were hoping to find a lot on the lake and were fortunate enough to discover Camp Bay and meet Eric and Jim. The opportunity to acquire such a historical property is a once-in-a-lifetime opportunity. Being allowed to create with our team a master-planned community in which we can build our family’s home and control the development of this historic property is a blessing. When we first saw the property, we were a bit taken back by the appearance of the older rental homes on the shoreline of the bay. The first order of business was to clean up the bay by removing the older structures, docks and garbage. We hauled tons of garbage that had accumulated on the property through the years,” Brownlee said.

“That is significantly larger than the average waterfront lot in terms of property size and water frontage (the average waterfront lot has 100 feet of frontage),” added Skinner. “And for those moving to secondary Camp Bay lots without waterfront, they will have access to the community park. M3 is repurposing portions of the Van Schravendyck’s original homestead cabin, which has been standing on the property since 1903, in different aspects of the community. It is such an amazing old homestead cabin with so much history that they want it to be preserved to help tell the Camp Bay story for generations to come. Bill has tasked the team to come up with options to preserve the cabin; the two largest uses will be using logs from the homestead cabin for the community pavilion and the tree fort. In addition, they are using the old row boat that the Van Schravendycks used to row from Camp Bay to Hope.”

“The next step was to create the master plan. We looked at multiple iterations, as we always do, with the goal of developing a master plan that fits the property; one not driven by density but by what the property offers. The property has approximately 3,300 feet on the bay, which is unique. Given the historical size of the 21 leased lots that we converted

views, lot sizes and settings.” borders federal land. This park will have a tree fort and children’s playground, which is not just being designed for the kids—but for adults too. It’s one of many destination hiking spots in the community with jaw-dropping views of the lake, a place where families can gather in a unique setting and spend time together. Each lot comes with underground power, fiber optic (for highspeed internet) and a well with no less than 5 gallons per minute yield. To date, the lowest yielding well has produced 15 gallons per minute, with most of the wells exceeding 20 gallons per minute. Any of the lots near the lake will be on a community sewer system, with the community drain field set toward the back portion of the 300 acres to help protect the lake. Any of the larger back lots will have their own septic system. Camp Bay is considered a deep-water bay, so there’s water in the bay year-round (currently 40 feet deep at its lowest time of the season). The terrain of the bay allows for a natural amphitheater homesite experience so just about every lot enjoys a fantastic view of the lake, with little to no obstructions to the views of the lake and surrounding mountains. Four or five current lot owners are scheduled to start constructing homes on their lots in 2022, with one residence already under construction. “I’ve been selling property for over 20 years now in the Sandpoint area, and this is the coolest property I think I’ve ever been on,” Skinner said. “We opened the community for sale in 2021; to date, 14 of the 40 lots are either closed or pending. When I tour people around the property, they immediately see the special place that Camp Bay is. Few properties offer this much waterfront, with long range and access to the water in a carefully planned low-density setting.” South Camp Bay residents have been very supportive of the Camp Bay project. These residents access their properties through Camp Bay. Bill and Alex have continued open communications with South Camp Bay residents to keep them informed and involved in a wonderful new chapter for the bay. “It’s one of the last large waterfront communities, and it’s such a special place,” Skinner said. “Whether you are looking at 3 acres on the water or want 10-plus acres with long-range mountain and lake views with water access, this community offers lowdensity waterfront living with amazing neighbors and attention to detail. We recently caught up with race founder Mel Dick, who gave us some insight on the upcoming ride and its impact on the community. Q. What makes this event special when compared with other rides throughout the Northwest? A. The CHAFE 150 Gran Fondo offers something for everyone in terms of routes. What makes the ride so special is the signature 150-mile ride. This route is one of the most beautiful in the country; a grand loop around the Cabinet Mountains through gorgeous lake and river valleys. The ride routinely receives accolades from riders as having the best rest stops and support of any ride they have ever done. Q. Tell us more about the Book Trust and why CHAFE 150 has chosen to support this with the funds raised through the event. A. The CHAFE 150 ride continues its legacy of support for education in the greater Sandpoint community. For the next three years, CHAFE donations will benefit the Lake Pend Oreille School District’s “Book Trust” program for all first- and second-grade students in its seven elementary schools. Book Trust’s mission is to help elementary school children with little to no access to books fall in love with reading and become lifelong learners. Book Trust believes that Choice, Consistency

A. The beginning of the day when all the riders are enjoying breakfast and are anxious to get going on the ride, and the end of the ride when all the riders from the different routes finish at City Beach Park in Sandpoint for a community-wide after-ride party complete with a full meal and beer and wine garden. Q. What can riders expect who’ve not yet participated, or what advice would you give to first-timers? A. I would advise first-time riders of the 150-, 100- and 80-mile routes to dress in layers. They can leave gear at various rest stops, and it will be returned to the finish line for them. For the family fun ride, I would suggest getting

A. There will be well-stocked rest stops along the routes, mobile bike mechanic, sag, and motorcycle support. The environment of the post-ride party is both festive and relaxing. Q. B

efore the 1980s, the Idaho panhandle was a fairly sleepy place. Many families made their living off the land whether by farming, mining, or the timber industry. A small wave of big-city dwellers discovered the area and decided to uproot their families and take root in the smaller communities North Idaho offers. As the popularity of Schweitzer grew and the building of the Coeur d’Alene Resort in 1986, the area began to take shape as a tourist destination. As more visitors came to the area, they were also taken by the scenery and slower pace of life. While growth continued through the ‘90s and 2000s, the past two years are like nothing the area has ever seen. “We are a great place to live that is no longer a secret,” says Sarah McCracken, a Realtor with Blue Door Realty Keller Williams in Coeur d’Alene. “Our beautiful landscape and ample opportunities to recreate will always make this a desirable area to live.” While the scenery and recreational opportunities have always driven people to the panhandle, a new swath of residents are moving in due to many other factors. These include purchasing a retirement or vacation home, or real estate investment, and families leaving larger markets because of personal politics or the global pandemic’s impact on the workforce, with many salaried workers now able to work from home. The ability to make major market income while residing in an area like the panhandle, where the cost of living is much lower, has wreaked havoc on the local real estate market. With already low inventory and low interest rates, the market has become one of the most competitive in the U.S. “Buyers need to be prepared to be ‘all in’ when getting into a fast-paced market,” says McCracken. “Although listings meeting their search may be few and far between, they will not last long on the market, and buyers will need to make quick decisions.” While some people thrive on quick decisions, others have decided to wait out the hectic market before buying or selling. This has created very low inventory, but there are signs that could be changing in the near future. The Federal Reserve raised interest rates by .25 percent in March and will likely add another rate hike or two before the year is out. The move is meant to help curb inflation but will also drive up rates on loans, including mortgages. If mortgage rates continue to creep up as forecasted, home prices will eventually stabilize, and more people might look at getting into the market.

“If you have a home to sell first, get that process well underway before negotiating in our market,” offers Jackie Suarez, Associate Broker for Century 21 RiverStone in Sandpoint. “If you need a loan, have a lender committed to you before you begin your home search. Cash buyers are still taking priority in negotiations.” Being prepared is a step echoed by seasoned Realtors all throughout the panhandle. With homes selling within a week of listing, and multiple offers coming in, buyers need to be ready to be pre-approved, willing to go over asking price, and possibly wave inspections or pay closing costs. Sellers might be wowed at what their current home is worth, but you will still want to maximize your home’s value. While major updates aren’t currently needed in order to sell, a few simple steps can help to maximize your home’s appeal to potential buyers. “Making sure to take care of deferred maintenance items, declutter, and making clean neutral spaces will be worth the extra effort,” shares McCracken. “We all have appliances on our countertops that we use here and there, however, when it comes time to list, less is more,” adds C.J. The less items and clutter in a home, the larger it feels.” Even the relatively remote market of Bonners Ferry is seeing a big influx of out-of-town buyers looking for room to stretch out and have more control over their lives and property. “Buyers here like being able to build a shop without five permits, growing a garden, harvesting, canning, freeze drying, home schooling, etc.,” Tuma says. When staging a house, two of the most popular features continue to be a beautiful kitchen and a comfortable master bedroom. As one would expect with the remote worker migration, a space for a home office is also tops on many buyers’ priority list. “Homes that are ‘move-in ready’ for buyers are desirable. However, for the right price in the right location, buyers are willing to make their own improvements,” says Suarez. While the thought of selling and finding something you can afford in the local market might seem daunting, it never hurts to

contact a professional to assess your situation and provide meaningful advice. “This includes lenders, appraisers, real estate agents, insurance companies, home inspectors, property managers and title companies,” affirms Suarez. “Each location is unique, and you’ll be relying on local experts to guide you through the process.”

McCracken adds: “Although prices seem high for buying homes, your home sale will also likely be higher than it once was. If you put the equity back into your new home, combined with favorable interest rates, buying and selling in this market may not be as challenging as you think.” There are numerous factors that can greatly affect a housing market. North Idaho is clearly in a boom, but as we’ve learned in recent times, the boom eventually comes to an end. If you are a current homeowner, you have equity—and likely more buying power than you think. For those looking to make a move or find their first home, it might be a struggle, but being prepared and flexible might just be the ticket to finding your place to call home. “Don’t get frustrated,” says Tuma. “Real estate is simple economics; supply and demand. Hang in there, stick with your Realtor—and you will find the perfect home.”

If you’ve been curious about the popular workout class that so many credit for their toned muscles, strong core and impressive posture, here’s everything you need to know to feel confident incorporating barre into your fitness routine this summer. Barre-based workouts have gained widespread popularity in studios and gyms across the nation in recent years. mood. Being outside in the fresh air and working hard in the garden is a wonderful way to spend an afternoon. Cognitive functioning increases with an addition of vitamin D levels in the body. Gardening is the perfect excuse to get out in the sunshine—just don’t forget the sunscreen!

Gardening has been shown to improve general health overall, including cardiovascular, social interaction, reduction of stress, and calorie burning. Gardening will improve cardiovascular health due to the low-bending and full-body motions needed to work into the soil.

There may be an improvement in your diet as well, with fresh fruits and vegetables available from a backyard garden. With the addition of a garden, many people will have a better diet with the availability of fresh fruits and vegetables. Crops that grow in an early garden work best here in North Idaho including beets, onions, chard, carrots, lettuce, spinach, the cabbage family, radishes, peas and turnips. When people have fresh food available, you’re more likely to make better choices in your diet and can take pride in the work you’ve done.

“It’s a form of stealth exercise in which you are lifting, squatting, pushing, pulling and stepping without even realizing it. Gardening provides health-enhancing, weight-bearing exercise that increases caloric expenditure, builds strong muscles and bones, and supports balance and endurance,” according to an article published by the University of Vermont. Gardening is the perfect way to stay active in the spring and summer months, without “feeling” like you are exercising.

he stigma of mental health is slowly dissipating, and the concept of help-seeking is becoming more socially acceptable. The American Psychological Association reports that 9 percent of men have feelings of anxiety or depression daily. Yet, only one in four spoke to a mental health professional. Men are statistically less likely to seek help than women. Is it because of stereotypes, or is it a lack of access or a lack of knowledge? In honor of Mental Health Awareness Month (May) and Men’s Health Month (June), I asked two of our providers for their take on the reluctance of men to seek treatment, the first steps to feeling better, and more. What factors may lead to mental health issues, particularly for men? Dr. Joe Wassif, Psychologist at Bonner General Behavioral Health: “There are cultural issues within the larger US, but especially in our local area. Anger and aggression cover other emotional experiences such as depression and vulnerability. Our society teaches young men that stoicism, anger, and happiness are the only acceptable emotions. Additionally, there are increased body image and disordered eating behaviors in men, but this issue is stereotyped as a women’s issue; thus, providers generally underdiagnose or explore.” Bonner General Family Practice Provider, Dave Moran, DNP: “Military service members, veterans, and law enforcement communities are often the men hardest hit with mental health concerns due to the nature of their employment. This community is heavy in retirees from these occupations with high hazards.” Other factors leading to mental health issues include trauma, such as PTSD from childhood, a high stress/traumatic profession, heavy or strenuous workload or loss of work, financial stress, substance abuse, and separation or divorce. What stigmas surround mental health for men that may cause reluctance to seek treatment?

Dr.Wassif: “Again, there is the issue of men having difficulty with vulnerability. The ways men tend to relate to other men may not allow for such conversation if ‘masculinity’ is valued over vulnerability.” Dave Moran, DNP: “Men often fail to report, or under-report, mental health issues/symptoms for many reasons. Men fear potential ridicule from their social networks. ‘Problems’ are seen as a weakness in many environments, such as work, where men maintain their social and occupational circles.” Suppose you have a male friend or acquaintance who is still reluctant to seek treatment or help. What would be your advice? Dave Moran, DNP: “Men who are struggling with mental health issues should be reminded that these issues are not only psychological but often involve biological etiologies. Seeking medical advice can be the path to quicker diagnosis, treatment, and potential relief of their symptoms.” Dr. Wassif: “There are non-traditional therapeutic services in our community, such as Men’s Groups. Also, it may be easier to start with a primary care provider as opposed to jumping into therapy or psychiatry. Our community, in general, seems to be becoming more sensitive to screening for mental health issues.” The benefits of seeking treatment can drastically improve your quality of life, including enhancing your relationships, dealing with stress, and overall health. Understanding your condition and managing symptoms can also help eliminate damaging behaviors such as using drugs or alcohol, overeating, and overspending. “Individuals should know that they are not alone, and help is often available from a multitude of resources, including Bonner General Health,” adds Moran.

BOTOX COSMETIC Common “off-label” uses

B

otox Cosmetic, known in the medical community as Onabotulinumtoxin A, is one of the most studied molecules in pharmaceutical science and currently has three FDA approved uses to treat glabellar lines (area between the brows, a.k.a. frown lines), forehead, and crow’s feet (area around the outer eye). An additional three different cosmetic indications are pending approval, but practitioners often perform “off-label” treatments, meaning that the drug is not indicated for the specific use, but it is considered common practice and legal to use the drug in that way. While many are familiar with the FDA approved uses of Botox Cosmetic, below we break down some common off-label uses as well. Gummy Smile - Placing a small amount of Botox in the area between the upper lip and nose helps to relax the muscles that contract or elevate when you smile, which allows individuals to smile without showing as much of their gums. Dimpled Chin - Also known as orange peel chin or golf-ball chin, individuals who excessively flex the mentalis muscle in the chin can develop an uneven dimpling. Placing a small amount of Botox in the mentalis muscle assists in smoothing the chin area and prevents individuals from developing a “mentalis crease,” or line that runs horizontally across the chin.

Downturned Smile - Botox can help to turn your frown upside down. The depressor anguli oris muscle is responsible for pulling down on the corners of the mouth, so treating the muscle with Botox will cause the muscle to relax and slightly lift the corners of the mouth, giving the mouth a more relaxed and youthful appearance. Platysmal Bands - Platysmal bands are the muscles that run vertically along the neck, and as we age, they can become more pronounced and alter the appearance of the jaw contour. Treating the platysmal bands with Botox relaxes the muscles, making them less pronounced and slightly tightening the appearance of the neck and jawline. Masseter Muscle - The masseter muscle is located in the lower face and jaw and is responsible for chewing. For individuals who clench or grind their teeth, the muscle can become over-developed and larger, resulting in a widening of the lower face. Injecting the muscle with Botox helps to relax and shrink the muscle, which narrows the lower face without interfering with the ability to chew. Aloe Vera

Aloe vera is another well-known plant that can be used both internally and externally for soothing benefits. This evergreen succulent grows in the Arabian Peninsula and contains within it the ability to push back against harsh external weather. It does the same for the skin. Its main benefit is its use as a moisturizer, since it is made up of almost 95 percent water. However, it also protects skin and promotes healing, as anyone who’s had a sunburn will tell you. It is also a gentle cleanser, exfoliant, and is hypoallergenic. Aloe vera is full of polyphenols, which act as antioxidants. Applying aloe to the skin will allow for a clean base before applying other products.

Coconut Oil

Coconut oil is another popular oil that is both good topically, and delicious when ingested. Internally, the healthy fats contained within coconut oil can help strengthen the epidermal tissue. Thankfully this is also true when used topically. The effects of coconut oil as a moisturizer are so complete that the use of it can prevent razor burn and sunburn. It’s important to note, however, that coconut oil is best for dry or irritated skin, versus oily skin. While it is a mild cleanser, and full of healthy fats and antioxidants, it can be too heavy for already highly moisturized skin.

Port Townsend has so many great eateries, it is tough to decide where to dine. The Silverwater Café is in an historic building on Taylor Street. The owners David and Allison source their ingredients from local farmers, bakers, craft beverage makers, butchers, mushroom foragers, and those that gather the bounty from the sea. You can taste the love for the local community in their food. The fried fish with its signature dill and lemon batter gained them a loyal following from the days of their fish stand. A must-do is to visit the Northwest Maritime Center and take a boating or building class. There are such a variety of courses available. Kids will love the boat building class where in the morning they build a model sailboat and then launch it in the afternoon. Adults can make their own standup paddle board among the many options. You can also just enjoy the community space. Grab a coffee from Velocity and stroll out on the dock for views of Port Townsend or watch the kids play on the mini playground. Walk through downtown beginning at the Jefferson Museum of Art and History to learn more about the area. Make sure to pick up the ĉiĉmәhán trail route map, which is a walking, cycling or driving route through Port Townsend that shares the history of 19th century European settlers and the S’Klallam leader they called Chetzemoka. As you walk through town, keep an eye out for the signature red signs. Also look for other historical signs. Each one has QR codes you can scan with your phone for more information. Just outside of town is Fort Worden State Historical Park, which is jammed full of activities. There are multiple museums and the Port Townsend Marine Science Center. There are miles of trails that meander through forests and past military bunkers. Connect to the arts with an onsite theater or just stroll the beaches.
