This issue of Live Preston & Fylde is all about spring and new beginnings. For a group of women from across the region, their confidence has been re-born thanks to a ground-breaking new project launched by make-up artist Anya Pogodzinska and photographer Alison McMath. Through detailed styling they have created magnificent, visual masterpieces of the women who have all had breast cancer. The two-year endeavour celebrates their life, with each image reflecting their strength, courage and beauty. Everyone involved has found it to be a life-affirming experience.
Staying with the theme of new beginnings, the humble snowdrop – the flower that heralds the end of winter and the start of spring – is the subject of a new book by author Stephen Halliwell, who advises on where to view mass gatherings of this little white woodland wonder across Preston and Fylde.
Exciting times lie ahead with the announcement that work on the landmark Eden Project Morecambe will soon begin, following a £50m award from the UK Government’s Levelling Up Fund. The project will celebrate the unique environment of Morecambe Bay and the natural world. When completed, it will create hundreds of new jobs and attract thousands of visitors giving a much-needed boost to the economy.
In our Food & Drink section, we meet former surveyor Paul Thornton, who gave up his job to become a mushroom farmer. Wyreside Mushrooms, which grows oyster, shiitake, enoki, shimeji and lion’s mane mushrooms, is recognised as an ethical and sustainable supplier and Paul has recently applied for organic accreditation.
From the coast to the city, it’s evident there are lots of new beginnings to celebrate – we hope you enjoy this Spring issue of Live Preston & Fylde!

Two businesswomen have launched a campaign dedicated to empowering women who have undergone a mastectomy, through styling, make-up and illustrative body art.
The concept, designed by make-up artist Anya Pogodzinska and photographer Alison McMath, uses their experience in the photography and cosmetics industry to create magnificent, visual masterpieces of the women, to celebrate life and find beauty and uniqueness in everyone.
The MastectoME project, which started just over a year ago, has received tremendous support from those participating.
One of them, Clare Lewis, who is featured
on the cover of this issue of Live Preston & Fylde, says: “I saw this on social media and wanted to be a part of it. Life after cancer is hard! It left me feeling conflicted in many
ways but most importantly with regards to the changes in my body confidence.
“I had my hair, make-up and spectacular body art done in Alison’s studio. The day was fun and celebratory. Alison and Anya are

sensitive and caring and the whole experience was a collaboration.
“I think the photographs show the glorious strength, beauty and courage of women that have been through cancer.
“I had an amazing day. I wanted to take part and share my image to show that we are still beautiful even if we have been taken apart and then rebuilt (if we’ve chosen that option). I think the images are inspiring others in similar circumstances to feel beautiful about themselves and focus on the women they are. Of equal importance is that the images raise awareness whilst focusing on real women’s bodies.
surgery, often struggle to connect and accept their changed body – it feels unfamiliar to them, less attractive, less feminine, less sexy.
“With this project we wanted to help them rebuild that connection, make them feel confident and beautiful, make them feel themselves again.”
Anya and Alison are passionate about creating a memorable experience for the women, which involves personalised body art and styling by artist Anya followed by a tailored photoshoot by Alison, themed according to the women’s personal stories and favourite colours.
and poise – the fighter we know she has been throughout her life.”
Anya and Alison estimate the project will take about two years to complete and hope to continue their work through fund raising. They donate their time and resources for free to create these inspiring images and they have launched a JustGiving page with the aim of raising £10,000 to cover the costs of materials, hair styling and make-up products, printing, transport, studio running costs and marketing.
They also plan to have a gallery exhibition including a charity fundraising event at the end of the project to celebrate the empowerment
“Anya and Alison are brilliant at what they do and the images they produce are of spectacular quality. If this project is aiming to empower and build confidence, I can assure you that being part of this has achieved it all!”
As part of their mission to transform and photograph more than 40 women from all over the UK, Alison, from Chorley, comments: “The photoshoot experience helps the women to feel beautiful and empowered. When they look at their photographs, I hope it gives them strength and positivity.
“We wanted to do this because women who have faced breast cancer and had to undergo
The women then receive a beautiful print as a memento of their day, enabling them to feel more confident about themselves. Speaking about her inspiration for the project, Anya says: “I wanted to create a beauty project for women and the subject of mastectomy struck a chord. I lost my grandmother to cancer as a teenager and saw how she fought the disease that took so much from her, but which never broke her spirit. We hope to create a special experience for women, as well as their families, bringing them joy.”
One of the first women to embark on the project with Anya and Alison was Chorley-based Pauline, who says: “A big thank you to Alison who photographed me discreetly throughout my transformation and to Anya for the beautiful make-up and body art skilfully and artfully applied. I truly appreciated both their efforts and felt totally different from my usual plain self. To anyone thinking of having this worthwhile makeover I would say go ahead. It’s a truly once in a lifetime opportunity.”
Pauline’s daughter, Louise adds: “We know our mum is beautiful, but sometimes she forgets. Alison and Anya captured the inner warrior in her with such elegance, beauty
of women who have undergone mastectomy, in order to inspire others and give people a better understanding of the subject.
Anya and Alison have also been working on a calendar featuring all the magnificent photos from the project with a portion of the profits being donated to a breast cancer charity. n mastectome.co.uk

Design was of paramount importance for Derrick and Mandy when it came to choosing a kitchen company to replace the kitchen in their Barrowford home.
They approached three other kitchen companies but Kitchen Design Centre and Designer Suzanne Ryan were the obvious choice: Kitchen Design Centre’s design focus, instead of a heavy sales approach impressed them and they were delighted with Suzanne’s first design, feeling she understood the brief to create a high-end kitchen.
Their existing kitchen lacked flair, consisting of a peninsular based layout. Suzanne totally reconfigured it, creating a much more open space and introduced a large island in the middle of the kitchen which not only creates a focal point in the room but also provides the perfect dining area. The new design also incorporates many high-end elements throughout, such as the bench seating area and Quartz window sills, both adding to the overall highend look and feel.
The end result is a contemporary kitchen that is not only practical, cleverly utilising space but also has the ‘wow’ factor. The introduction of an island works so much better than the existing peninsular design and has created considerably more storage and work top space for the couple.
Derrick and Mandy are delighted with the end result and Kitchen Design Centre, “The end result is fabulous; The kitchen looks incredible and is just what we wanted. We can’t recommend KDC enough, from Suzanne who wowed us with her first design and throughout with her fantastic project management skills to the fitters who were brilliant with their attention to detail and craftsmanship.”

“It was great to work with Derrick and Mandy. They were really open to my ideas and the end result is a totally transformed space with a contemporary kitchen that looks incredible. It’s more practical and has a luxurious, sleek look and feel.”

Catherine Robinson talks to a Thornton Cleveleys couple who never want to leave their kitchen!
Photography: Roger Moore
After living for 40 years in their 1960s semi, Gary and Karen Dickinson of Thornton Cleveleys decided it was time to give their home a major makeover: “We wanted to get it right,” says Gary. “We didn’t want to come to the end of the project and think, we should have done this, or we could have done that, so we did our research.”
When it came to the kitchen, Karen, a passionate cook and former civil servant, knew precisely what she wanted: “We’d been in countless showrooms,” she recalls. “But
IT’S A SUPERB CARPENTRY JOB. EVERYONE IN THE TRADE SAYS SO
once we’d been to Frank Anthony Kitchens, we knew we had to go with them. Tiffany really listened to us. Within 24 hours she’d come up with a brilliant design that matched our needs to the letter.”
Karen and Gary are enthusiastic about the entire service they received from Frank
Anthony Kitchens: “Right from the initial consultation to the completion of the build, we couldn’t be happier,” says Karen. “Lee the carpenter, and his team were accommodating, clean and considerate. They even took Bodie, our Cavapoo, into consideration. In fact, when the job was completed, it felt like we were losing old friends! Nothing was too much trouble.”
Gary takes up the story: “I would come up with, say, a storage problem or a new idea and Lee would always have the solution. He was amazing. When walls that looked like they were straight turned out not to be, he just took it in his stride. Nothing fazed him. I’d stand back and marvel at his craftsmanship. His skill was just stunning.”
Karen adds: “It’s a superb carpentry job. Everyone in the trade says so.”
The ambitious remodelling undertaken by Gary and Karen involved demolishing an extension, which had housed their former galley-style kitchen, then rebuilding it on a substantially increased footprint. They then removed internal walls to create an airy, open-plan, kitchen/dining/living room and added stylish bifold doors across a corner. The new expanse of glass now floods light into a chic interior which highlights the sleek, copper-oxide and grey Masterclass units to breath-taking effect. The units are complemented by high-end, Carrera marbled, quartz worktops. Floor level, under-cupboard lighting adds to the sense of space and opulence.
“I was very particular about the lighting,” Gary confesses, betraying his background in graphic design. “I wanted to create the effect of a continuous sheet of light – I didn’t want to see the individual LEDs, and I’m absolutely thrilled with the finished effect.”
The kitchen has four different lighting systems in all, including ceiling downlights, three pendant lights, which are artfully angled over the island and the LEDs.
cooking appliances. “I love entertaining and now it’s even more of a pleasure because this kitchen lets me indulge my interest. We had 10 people for Christmas dinner and we could all be together, all of the time. And in summer, if I’m in the garden, I’ll be able to keep an eye on what’s cooking, because the oven even has a camera in it. The picture is sent to my phone!” In fact, every appliance in the Dickinson’s new kitchen is wi-fi enabled.
Karen and Gary have also included a large fridge-freezer, a coffee bar, an integrated wine rack and a glass fronted display cupboard to this sophisticated new interior, but it was in the choice of cooking appliances, all of which are made by AEG, that Karen’s expertise came into play: “The five-ring induction hob has an integrated extractor fan, so, the steam gets sucked away before it enters the room,” she explains. This keen amateur chef has also included a steam oven, a microwave oven and a warming drawer to her list of new
“It’s made a huge difference to our lives,” the couple agree, bubbling with enthusiasm.
“We started with a four bedroomed house but we might as well be living in a bed-sit, because neither of us wants to leave this room!” n

to the rear of the property. The homeowner was thrilled to learn she could have the crittall style products she wanted without the expensive steel price tag.
The Allstyle Heritage collection is manufactured from Smart Alitherm profiles that are designed to replicate ‘crittall’ style steel glazing products and are the ideal solution as they have period charm but come packed with modern technology, making them suitable for contemporary living. The profiles feature innovative polyamide thermal break technology, which creates a barrier between the cold air outside and the warm air inside.
In a renovation that has worked on every level, new windows, doors and a glass atrium have transformed an early 19th century coastal property
Alovely Victorian house that has been renovated over a two-year period, has proved that mixing classic and contemporary really does work.
During the recent refurbishment, this 120-year-old Poulton-le-Fylde property has been totally transformed with a contemporary extension and new energy efficient windows and doors to create a seamless blend of old and new.
Thanks to Affordable Window Systems, part of the Affordable Windows Group, this house has become a fabulous home that is eco-friendly and now, draught proof!
Affordable Windows Group (AWG) is one of the largest window manufacturers in the UK and has a wide range of systems to suit all types of property including new build, contemporary and heritage homes. The experts at AWG manufacture energy-efficient windows and doors using sustainable materials reducing the impact on the environment.
THE WINDOWS AND DOORS ARE DESIGNED TO REPLICATE ‘CRITTALL’ STYLE STEEL GLAZING PRODUCTS AND ARE THE IDEAL SOLUTION AS THEY HAVE PERIOD CHARM BUT COME PACKED WITH MODERN TECHNOLOGY
The owner of the Poulton-le-Fylde property, which was bought in 2019, had a good idea of what she wanted to achieve in terms of looks and practicality.
Ideally situated near to the town centre and railway, the front of the property required re-pointing while the back needed a white all-over rough-cast render.
Old ill-fitting UPVC windows meant the whole house was draughty so, as a priority, the new owner immediately contacted Affordable Window Systems, who supplied her with the name of a trusted, local window installer. The window installer guided her through AWS’s wide range of products helping her to narrow down to the most appropriate for the project. The homeowner decided upon a mixture of traditional windows to the front of the property along with more modern windows and doors from Affordable Window Systems Allstyle Heritage collection
The Allstyle Heritage system was the perfect solution for this stunning renovation which had vertical sliding sashes installed in cream at the front and Painswick green to the back with Allstyle Heritage French doors and a glass atrium style extension, which also included aluminium windows, roof and bi-fold doors in Painswick green, all supplied by Affordable Window Systems.
The slim profile of the bi-fold doors also allows more natural light into the extension bringing the outside in and affording lovely views of the garden.
The end result is stunning – a heritage property that has undergone an extensive renovation that works on every level. The new atrium, doors and windows have retained the original charm of the building, while making it a perfect space for eco-friendly, contemporary living. n

Now is the ideal time to start thinking about your garden – it may just need a simple tidy-up to prepare it for summer or you may be considering a full landscaping project
Early spring is the perfect time to re-evaluate your outside space to make it look attractive and welcoming. One of the first jobs is to clean gardening tools, if you’ve left them in the shed all winter now is the time to get them out, clean them or get them serviced. Tools can fall into disrepair quickly so take a look at simple ones such as trowels and forks and clean them, and get out mowers, hedge trimmers and leaf blowers –it’s best to get them serviced professionally by the experts so when you come to use them, they fire up first time ready for the tasks ahead!
The first mow of the season always tidies things up – it makes a big difference and you’ll begin to remember just how much you love your garden!
Before you mow, blow away any stray leaves and fallen twigs and branches that have blown down during the recent strong winds – similarly on decking, patios, paths and driveways, a blower will make short
work of tidying up.
Prune bushes and dead head your climbing plants as this will enable them to flower.
Now’s the time to plant summer flowering bulbs in beds and pots – a summer garden looks best when it has colour, whether that’s a subtle blend of cottage blooms in shades of violet, pink and white or a bold vibrant statement colour in a single shade –something that really attracts attention.
built up over the autumn and winter. And don’t forget – all those twigs and leaves you’ve blown away can be collected and put on the compost heap.
If you have decking, a terrace or patio once you have blown away leaves and twigs you may want to power wash it to clean away any slippery detritus that may have
With the lawn cut, the paving cleared and bulbs planted or potted, your garden should be really taking shape.
One of the last things you may want to do is clean your garden furniture. With summer on the horizon, it will soon be time to start inviting friends and family round for a barbecue. Give furniture a quick once over to remove any dirt that’s gathered and you may want to treat it to preserve the wood to protect it.
For a bit of extra colour or added interest on your dining table, why not plant bulbs or herbs in a couple of vintage pots – the scent during the forthcoming balmy, candlelit spring and summer evenings will be delightful! n
Bannister Hall Nursery & Landscaping Materials Centre is now a premier retailer of the revolutionary, virtually natural, wood decking by Millboard, which offers the perfect solution for any commercial or residential outdoor project.
The go-to destination for specimen trees, shrubs and plants as well as all landscaping materials, for Bannister Hall becoming a Millboard retailer significantly enhances the company’s quality-led, product portfolio.
Operating for more than two decades, Bannister Hall is a family-run business, dedicated to environmentally ethical business practices and to providing a first-rate customer service.
Eco-friendly and of exceptional quality, Millboard products align perfectly with this ethos as Alan Lovell, MD at Bannister Hall Ltd, explains: “Millboard products are highly innovative and truly superior to other types of decking in terms of durability, variety and quality. The range will sit perfectly alongside our new Spanish porcelain tiles and natural stone paving ranges within our landscaping store. Millboard truly has the beauty of natural wood but without the maintenance downside.”
Many people use the bottom of the garden to store tools and hide things they don’t want near the house. It is often a less visited,
neglected part of the garden. So how about giving the bottom of your garden a makeover and making it a destination space? A tranquil area tucked away is an excuse to wander down a path or tiptoe barefoot across a lawn, a chance to decompress in nature. Time outdoors is good for mental health and ideal for reinvigorating the senses when taking a break from working from home.
Part of the pleasure of reaching a destination is the journey – this can be so much more than a straight path cut through a lawn. A thoughtfully designed transitional space can really add to the effect of a journey, an archway with a climbing rose, a screen of scrambling ivy or a narrow-shaded passageway. A curved decking path can look sensational.
A raised decking area at the bottom of your garden with a different colour border really makes a feature out of it and gives the impression of it being an extra room.
Leading Lancashire nursery and garden landscapers, Bannister Hall has been appointed a North West premier Millboard supplierIf you’re going to sit outside, and particularly if you are dining, you will definitely need some shade from the sun and shade can often shield a seating area from the cold wind too. Covered decking areas are very practical –a wraparound slatted design can be softened with climbing plants. Go dark with decking to complete the look. Millboard’s Enhanced Grain decking in Burnt Cedar has sophisticated warm brown and black tones.
• It’s resistant to algae, unlike wood, there is no protein content to assist algal growth within the boards.
• It’s also environmentally friendly as the base materials have low impact on global warming.
• M illboard is hygienic as it has a nonporous surface that is easy to clean for spills and deposits.
• It doesn’t warp or rot like real wood.
• It’s splinter free – the way Millboard is manufactured means absolutely no splinters.
• M illboard has a low carbon footprint –it’s independently and UKAS accredited to the ISO 14064-1 Verified Carbon Footprint Assurance Mark.
Pergolas are a timeless method of providing respite from the midday sun – any manner of plants can be used to climb up and across to provide shade.
Sail shades and awnings are a cheerful option –combine with Weathered Oak decking in Driftwood for a tranquil, holiday feel. Or if you prefer a painted look, without the bother of having to paint, take a look at Brushed Basalt, Millboard’s most authentic painted-wood-look decking available. Add a bistro heater in the cooler months to extend the outdoor season.
Shade doubles up as privacy as well – a row of bamboo can also work and provides pleasant sound and movement in the wind. Take care to choose wisely and take precautions against it spreading too much.
Millboard is virtually indistinguishable from natural real wood, it has all the aesthetic benefits, without the upkeep and it’s handmoulded from natural timbers.
The decking uses a unique material unrivalled across the globe which consistently out-performs natural timber and composite decking.
The Weathered Oak range, for example is moulded from over a century-old oak board and the Enhanced Grain range is exquisitely rendered from refined timber and hand-coloured in true-to-life tonal shades.
• It has UV and weathering stability and has been tested in most weathers and temperatures so remains UV stable.
• The boards are slip resistant with a high grip surface which is much safer than wood, especially in the wet.
• It’s lightweight making it easy to handle and install.
• M illboard is low maintenance and resists stains from food or drinks spills and algae growth.
• It benefits from lost-head fixing – Durafix fixings are virtually hidden beneath the unique Lastane surface.
• M illboard is moulded from real oak –not extruded like most composites.
MILLBOARD IS VIRTUALLY INDISTINGUISHABLE FROM NATURAL REAL WOOD, IT HAS ALL THE AESTHETIC BENEFITS, WITHOUT THE UPKEEP

An award-winning charity is supporting Preston residents through its work with local communities through horticulture
Let’s Grow Preston, with its six staff and army of volunteers, offers local people a chance to get involved with gardening across its four sites.
Not only is this a great way to get to know more about growing your own produce, it is a way to meet other people, call in for a brew and talk to someone who can signpost you to further help if you need it.
Annie Wynn, BEM, is passionate about the difference Let’s Grow Preston makes, including being part of Preston’s Food Hub Network.
Annie said: “Let’s Grow Preston offers many services, following the principles of
social therapy in horticulture – the process of using plants and gardens to improve physical and mental health, as well as communication and thinking skills. We help create and improve green spaces in Preston to impact the lives of people living in those communities.
LET’S GROW PRESTON FOLLOWS THE PRINCIPLES OF SOCIAL THERAPY IN HORTICULTURE – THE PROCESS OF USING PLANTS AND GARDENS TO IMPROVE PHYSICAL AND MENTAL HEALTH
“This can appeal to people of all ages, whether they need a safe warm space, need someone to chat to in a relaxed atmosphere or just want to learn how to become more self-sufficient by growing their own produce.”
Established in 2011, Let’s Grow Preston operates from Ashton Park, Waverley Park, the Hub on Grange Park and Grange Park Community Garden where anyone can get involved.
Preston’s 650 allotment holders also work with Let’s Grow Preston: “When people come to one of our gardens and help out, they will also leave with any surplus food from our community garden,” adds Annie.
At the Grange Park site, visitors will receive a warm welcome by volunteer co-ordinator, Chris Taylor and canine companion Rusty: “We encourage people to come down and get involved and that includes schools who can learn more about gardening, growing

and self-sufficiency at all our sites. There is always something to do, even in winter.”
Let’s Grow Preston is always looking for volunteers to help, from driving the van to welcoming volunteers, to helping them to steer the charity – it is so much more than gardening! n
Plus, they are always looking for corporate sponsors. If you are interested in donating or volunteering, please go to the website for more information: letsgrowpreston.org
As the days lengthen and the trees bud, we’re all getting back into our gardens, and local family business Mowerpower has the kit to make gardening easy, writes Catherine Robinson
Photography: Roger Moore
“The pandemic taught us to love our gardens,” says Lynn Webster of Mowerpower, the Claughton-on-Brock garden machinery business she runs with her husband and son: “The family business was started four generations ago in St Anne’s-onSea as J Webster and Son,” she explains. But it is more than the name and location
of this thriving business that have changed in the last 75 years. Now easily accessible just off the A6, Mowerpower stocks the latest in high-tech, 21st century garden machinery and prides itself on the combination of oldfashioned values and modern ideas made possible by its multi-generational staff.
ALL MOWERPOWER’S MECHANICS HAVE BEEN FACTORY TRAINED BY THE MANUFACTURERS AND ARE EXPERTS ON THE EQUIPMENT
“Not only have we learnt to love our gardens, many of us have learnt to love gardening too!” adds Lynn.
Since 2020, there has been increased footfall at the Claughton-on-Brock showroom and
now that the days are lengthening, our attention is turning to those springtime jobs: “This is when we should be trimming the hedges, before the birds have started to nest,” advises Lynn.
Flexible office hours mean that households who may once have employed a gardener now take pleasure in styling their own outdoor spaces: “We’ve all started to see our gardens as another room. We use them for summer entertaining and al fresco eating and whether you’re preparing your garden for a family barbecue, a lantern-lit party or an after-work sundowner, up to date equipment makes the work easier and helps you to take more pride in it.”
Mowerpower’s 2023 range of battery powered tools make the springtime jobs of mowing, scarifying and hedge-cutting far less labour intensive: “With no cords to worry about, and no need to store petrol, the job is also much safer,” Lynn explains. “A lot of people don’t realise that the modern E10 petrol has a short shelf life. If you store it in your mower between uses, it’s likely that the engine won’t fire the next time you want to use it. Our battery-operated mowers, hedge-cutters and scarifiers are also quieter and operate with less vibration, making them far more user-friendly and a lot less likely to upset the neighbours on a Sunday morning! Battery powered equipment is very sophisticated these days with longer running times and battery lives well in excess of 1000 recharges. There’s a wide range, so they’re suitable for all gardens. We even have an electric ride-on mower, so if you’re unsure which equipment is most suitable for your garden, just pop into our showroom for a chat.”
The Websters have an extensive knowledge of all the machinery they sell and pride themselves on their accurate and honest advice. Lynn points out: “In many big stores
the sales person is just selling you what’s in a box. Whereas, we know every item intimately and will be able to inform you of all its pros and cons.”
However, if your idea of happiness in the garden is lounging on a recliner rather than walking behind a mower, Mowerpower has the solution for you too as the company stocks a range of robotic mowers – the very latest by Stiga, don’t even need a perimeter wire: “They’re like a well-behaved pet!” Lynn chuckles. “They come out when you programme them to, mow your lawn then put themselves away when they’ve finished. Most of our customers find themselves giving them a name. In our family, we have Larry the Lawnmower.”
Larry the Lawnmower, like all the garden machinery sold by Mowerpower, is serviced at Mowerpower’s own facility. Lynn stresses the importance of maintaining all
garden machinery with regular servicing: “All Mowerpower’s technicians have been factory-trained by the manufacturers and are therefore experts on the equipment and you won’t be without your machine for very long. We like to uphold the old-fashioned traditions of excellent customer service.”
The beauty of a business run by different generations of the same family, is its ability to combine the old with the new, as Lynn puts it: “We can look forwards and backwards!” n

Need an instant evergreen screen to block off an unsightly view or a pair of large topiary spirals to enhance your entrance? Then Newgate Nurseries Preston is the place to come. For years owner Michael Cookson has prided himself on the nursery’s vast range of home-grown hardy plants which, they continue to g row today. However, in recent years he has noticed a new demand.
“With more and more houses being built, we are finding a huge demand for instant evergreen plants to disguise over-looking properties. We are also finding a greater demand for more established plants generally.”
Whilst Newgate Nurseries still grows most of its own plants on site, Michael has started sourcing extra-large specimens from around Europe. “We source many of our instant hedging stock from Belgium and Holland, whilst all other specimens are grown in Tuscany.
“I travel to Europe twice a year to select the stock for the season ahead. They specialise in growing large plants as they have more daylight hours and a longer growing season.”
Newgate Nurseries is now bursting with stock for this spring, whether you want a 2.5m instant laurel hedge, some Tuscany topiary or just some instant colour! n
What you plant in your garden can completely transform it, from a dull, overlooked space, to a private, colourful haven

A local philanthropist tells how a visit to Preston Hearing Care Centre helped her carry on shining. Photography: Kirsten Platt
In her 80s, Veronica Afrin was made an honorary alderman of the City of Preston, having served as a councillor for more than 15 years. In her work as a health visitor, she had been shocked by inequality and social injustice and wanted to change things. She chaired the Anti-Poverty Forum, was instrumental in upgrading and improving several areas of Preston, helped set up a drop-in centre for young people and supported local sports, arts and culture.
It was therefore no surprise that, when she retired, a vibrant woman like Veronica would want to continue making a proactive contribution to the community around her for as long as possible, supported by equally vibrant hearing.
However, hearing loss ran through Veronica’s family – her father wore hearing aids and her siblings had otosclerosis – a condition where the ear can no longer vibrate, sound is unable to travel through the ear and hearing is impaired.
Lancashire, she was referred for NHS help with her hearing. “That was fine,” she explained. “But I wanted to explore how the latest hearing aids and technology could make life better for me.”
A friend recommended Preston Hearing Care Centre (on Garstang Road) and she decided to get in touch with their experts.
Leading audiologist Simon Bland said: “For us, it isn’t just about a hearing test, it’s about carefully listening to and working with the patient to understand their individual need and what will improve their quality of life. Veronica loves communicating with people, she has always enjoyed using
“When I too realised I was struggling to hear clearly, I just knew I had to do something about it,” said Veronica.

technology and she wants to remain active and current.”
In 2019, with advice from Preston Hearing Care Centre’s professionals, Veronica invested in rechargeable hearing aids which take the best from modern, digital technology.
“Through Bluetooth connectivity, phone calls go directly to the hearing aids, audio is streamed to her aids from her iPad and she has had her hearing aids set up to stream audio from her smart TV, enabling the optimum sound for her,” added Simon.
A keen worldwide traveller, Veronica recently visited Andalucía in Spain, and is now learning Spanish, with the help of a language app that is streamed to her hearing aids.
“We know that there isn’t a one-size-fits-all when it comes to improving hearing loss,” said Simon. “We want our patients to feel they have a solution that’s right for them when they leave but also that they can rely on us for continued aftercare.”
Veronica concluded: “My hearing aids are one of the best investments in me that I’ve ever made. Coming to Preston Hearing Care Centre has been life changing. It’s been fantastic!” n

You can rediscover your youthful looks with safe and effective, highly advanced, non-invasive new technologies
To complement the superb PlasmaPen treatments which have achieved tremendous success over many years, Emma Pearce from EMA Skin Aesthetics Ltd has invested in a highly advanced machine, the 7D Focused Ultrasound.
The Ultra 7D is the latest non-surgical technology using Micro-Macro Focused Ultrasound (MMFU) to deliver a non-invasive face, neck and body lifting treatment. It is best known for tightening skin with optimal results and is a non-surgical and painless replacement for facelifts. It boosts collagen production giving a firmer and natural rejuvenating effect to the skin.
The impressive list of benefits include:
• E limination of moderate to highly saggy skin
• T ightening, lifting and contouring of facial skin
and many other areas of the body
• A s afe, advanced and non-surgical treatment
• C reates a natural rejuvenating effect
• No needles and no downtime therefore enabling you to go back to normal life immediately
• L ook like a younger version of yourself without the need for surgery
The technology is unique in its ability to penetrate the dermis and the Superficial Muscular Aponeurotic System (SMAS) layer, which is deeper than all other non-invasive treatments. The SMAS layer is the same area tightened during conventional surgery, however, unlike surgery, 7D is more affordable and requires no downtime.
7D non-surgical face lift and 7D body sculpting delivers exceptional results, treating the following areas:
• Forehead wrinkles
• F rown lines
• Brow lift
• C row’s feet
• F ine lines
• Smile lines
• Double chin
• Sagging skin
• Neck wrinkles
• Turkey neck
• Tummy
• Thighs
• Arms
The 7D Focused Ultrasound is not only good for skin lifting and tightening, it also helps with lines, wrinkles, pores, skin tone and laxity. Just one session can tighten and lift the skin, reduce the appearance of wrinkles and improve skin tone, providing visible results that will last up to three years.
Any areas of the body can be treated with 7D and it is highly effective for skin laxity in the
“I’m extremely delighted with the results that Emma has achieved for me. I’ve had both PlasmaPen and the 7D Ultrasound on my marionette and jowl area. This is something I did to make me happy. I wanted to regain the confidence I used to have and make me feel better. I couldn’t be more pleased, so much so, I’ve now booked to have the neck lift. stomach, hands, arms, knees and thigh areas.
Emma has accomplished 100 per cent client satisfaction with PlasmaPen treatments which is perfect for tightening and erasing sagging jowls, turkey necks, marionette lines, smile and smokers’ lines around the
lips, crow’s feet, puffy eyes, drooping eyelids, chest lines and more.
Emma commented: “The PlasmaPen and the 7D work beautifully together. Plasma plumps out the lines and tightens the fibroblast wall, whilst Ultrasound 7D lifts and
tightens the deepest layers of skin for the best lift and tightening results. So, the two treatments are absolutely ideal when used together, delivering amazing results every time.”
Emma has spent nearly 22 years in the industry and has gained a tremendous amount of experience, knowledge and skill during her highly accomplished career in the spa and aesthetic sector. She stresses the importance of being treated only by professionals, who have the capability and expertise to treat people safely, respectfully and effectively. She is renowned for providing treatments and care that are second to none in conjunction with results that clients have been absolutely delighted with.
Emma concluded: “You’re never too old to make an astounding improvement to your skin and self-confidence. And the best thing is, you can achieve this without the need for any surgery!” n

The resident optician, who would prove to be my hero, Aziza Patel made it clear that I didn’t have blepharitis but a severe case of conjunctivitis, which meant that it was impossible to refract my eye at that time. I was sent away with drops to administer day and night, to be assessed again in a couple of weeks. This regime offered me some comfort but not much more in terms of vision.
Undeterred in the 14 days of my treatment, Aziza had researched my condition, spoken to medical colleagues and in turn, recommended an eye consultant in Halifax, who she felt I would benefit from seeing. I should say at this point my private health policy kicked in and after 40 years of contributions I felt vindicated in calling them.
An immediate diagnosis and subsequently a small eyelid operation and I was soon on the mend but with the instruction to leave my return to the Spectacle Factory for three
Having struggled for months with a debilitating eye condition, Tedd Walmsley was delighted to meet a team of professionals, who delivered a diagnosis and a successful treatment strategy
When I arrived to see the team at the Spectacle Factory I was at a very low ebb. I’d been trying unsuccessfully, for around 12 months, to keep my blepharitis in check – I had been diagnosed with this condition in one of those crazy virtual GP appointments where you describe over the phone your symptoms, and this, as it turned out, was a wrong diagnosis. The symptoms had become debilitating and unsightly and by now I had also developed poor vision in my eye and began to worry about the condition and its long-term effect on my sight.
I needn’t have worried however, as immediately I felt the whole team at the Spectacle Factory were on my side and
to four months to allow things to settle down. Another part of my diagnosis was to identify that I was also suffering from sleep apnoea, which is now also being treated, only really as a result of the patience and care offered by a team of professionals.
determined to help me as best they could. This started with a set of eye tests that were state-of-the-art and incredibly comprehensive.
Fast forward, and last week saw my return to the Spectacle Factory for the verdict on my vision. The same stringent tests were carried out followed by further close-up examinations by Aziza. It’s fair to say we were both a little overwhelmed and emotional at the incredible results with my eye back to normal and the opportunity to look for new frames with my improved prescription. I really do need to thank Rob, his team and Aziza in particular, for going the extra mile. n

Work is about to start on the landmark Eden Project that will connect visitors to the natural world and celebrate the unique environment of Morecambe Bay
phase with details of the first round of recruitment to be announced soon. Around 300 high-quality green jobs will be directly created by Eden Project Morecambe, with more than 1,000 additional new jobs in the region.
The Eden Project was recently awarded £50m in the second round of the UK Government’s Levelling Up Fund to build the new Eden Project Morecambe.
The bid was chosen as a recipient of the largest investment possible under the fund, earmarked for large-scale, cultural regeneration projects.
P reparatory groundwork will now be undertaken on the site on the Morecambe seafront, a vital prelude to construction beginning. The Eden Project team will ensure the community is kept informed about the construction schedule through its social media channels, local media and a revamped series of community engagement events.
A n expanded project delivery team will be created in preparation for the construction
The £50m investment is half of the £100m needed to build the coastal-themed project. The funding allows the project to move into its next phase and begin the process of finalising the remaining £50m from private and philanthropic sources.
Eden Project Morecambe is being delivered by the team behind the first Eden Project in Cornwall, alongside local partners Lancaster University, Lancaster City Council, Lancashire County Council and the Lancashire Enterprise Partnership. It is one of the key initiatives in an expansion plan that will see Eden Projects built elsewhere in the UK and around the world.
Welcoming the funding announcement, Rob Chatwin, Group CEO of the Eden Project: “This is a historic moment for the town of Morecambe and the surrounding area and for the Eden Project and our partners.
Annual visitor numbers are projected to be 740,000 and additional revenue brought into local businesses due to Eden Project Morecambe is set to exceed the £50m Government investment, within months of the project opening.
Preparation for construction is due to start this year and the aim is for Eden Project Morecambe to be open to visitors by 2026.
“ We are delighted that Eden Project Morecambe has been recognised as part of the Levelling Up Fund and we are incredibly grateful to the Government, our partners, David Morris MP and the unique community of Morecambe for their wholehearted support. This is a ringing endorsement of the teamwork that has brought Eden Project Morecambe to this point. We will now continue to work hard with our partners to make this vision a reality.”
Debbie Francis OBE, Chair of the Lancashire Enterprise Partnership, which contributed £1.2m from its Growth Deal Programme to help develop the project, said: “This funding
THE PROJECT WILL HAVE AN IMMENSE ECONOMIC, SOCIAL AND ENVIRONMENTAL IMPACT ON THE COUNTY
is fantastic news for Morecambe and Lancashire as a whole. Eden Project Morecambe is a truly transformational scheme that embodies the ethos of Levelling Up and shows what can be achieved through partnership working.
“ The project will have an immense economic, social and environmental impact on the county. Eden is an international brand which will not only attract visitors to the area but will create significant job opportunities directly and indirectly in our local supply chains, stimulating growth in some of our
key sectors, as well as enhancing our already significant environmental research expertise.”
S arah Kemp, Lancaster University Pro
Vice-Chancellor for Engagement, said:
“As an anchor institution we are deeply invested in the health and vitality of our regional economy and the university has long championed the idea of Eden coming to the North of England.
“ We are delighted to see that idea taking a step closer to becoming a reality and look forward to building on our partnerships, bringing the full strength of Lancaster University’s research expertise in environment, sustainability and enterprise power to the table for the benefit of our region.”
Eden Project Morecambe will be a landmark attraction for the North West which will continue the Eden Project’s mission of connecting people to the natural world, celebrating the unique environment of Morecambe Bay.
E den Project Morecambe will be situated on the central promenade of Morecambe, on the former site of the Bubbles leisure complex with the Grade II listed Winter Gardens and Midland Hotel its nearby neighbours. The project has been designed in a way which is sensitive and complementary to these important buildings and sightlines across the bay. n

From Stand Up Paddleboarding (SUP) to Sunday lunch, spring and summer on the coast is looking fantastic, writes Tim Dixon
Council’s Tourism and Cultural Services Manager
With summer not far away and temperatures rising, we are all now looking forward to enjoying the big outdoors that Fylde is so well known for and wins plenty of awards for. The hard work of the fabulous community groups bringing the multitude of ‘in-bloom’ awards, the many volunteers helping to keep the beaches and parks clean, the stunning Green Flag parks, the awardwinning beach, the beautiful country lanes all remind us how lucky we are to enjoy such a picturesque corner of Lancashire.
FyldeThe dog-friendly Beachcomber café opened last Autumn at North Beach in St Annes and has quickly become a real favourite with locals and kite surfers, sand yachters and more. The Sunday lunches are very popular (you’ll need to book ahead) and as the temperatures rise, the outdoor seating area with views over the beach will no doubt get very busy. The expansive grounds of Lytham Hall and the changing seasons are always worth exploring and recently the popular café has had a refurbishment and was opened by BBC Radio Lancashire’s Graham Liver in March.
Fairhaven Lake has a very busy events schedule including outdoor cinema for 2023 and there’s plenty of advance bookings for the Stand Up Paddleboard (SUP) sessions. Just get in touch with the team via fairhavenbookings@fylde.gov.uk to enquire about SUP availability or check out their Facebook page @FairhavenMarineLake. The motorboats start up again early April and watch out for something new on the water this season which is sure to be popular with the Instagrammers! The RSPB Ribble Discovery Centre at Fairhaven Lake is always a popular stop off point to find out about recent arrivals and sightings, so do chat with the friendly team and volunteers, who are there to help and advise.

Recreational runners Liz Walmsley and Amy Lancaster-Hall have pledged to raise money for Trinity Hospice by signing up for the Adidas Manchester Marathon next month.
Photography: Tim Waterworth
One of the few positive outcomes of the lockdown in 2020 was a friendship struck up between Live Magazines’ Liz Walmsley and Bowker Motor Group’s Amy LancasterHall. Both recreational runners, they began by running together at weekends – starting slowly and simply enjoying each other’s company and being outside in the elements.
Fast forward to 2023 and the pair have completed several half marathons and other local road races across Lancashire rarely
missing their weekly catch up – whatever the weather.
“I remember the exact moment when we decided to sign up for the Manchester Marathon – it was New Year’s Eve and our last run of 2022, which was a mere 13k!” says Amy. “It felt like if we were pushing to the next level, then we needed a reason to do this and aside from setting ourselves a new challenge, it felt right that we should try and raise some money for a good cause in the process.” n
The duo will embark on the charity challenge on Sunday 16th April in the Adidas Manchester Marathon to raise money for Trinity Hospice, Lytham St Annes. A talented artist and potter, Joseph Travis uses seashells and driftwood washed up on the beach to create beautiful and unique pieces
Inspired by the wild Lancashire coastline, artist and ceramicist Joseph Travis produces some stunning works using items that have drifted to the shore.
Originally from Pendle, he grew up in Thornton before moving to Durham to study for a degree in chemistry.
“While my background is in chemistry it wasn’t really what I wanted to do as a career and I ended up falling into ceramics by pure luck. My wife was about to embark on a ceramics course at UCLan and she suggested I go too and I instantly fell in love with working with clay.
“It was like something had been missing
from my entire life up until then. I had worked with metal, wood and plastic before but never with clay which you can instantaneously manipulate.”
ANYTHING CAN WASH UP ON THE BEACH ESPECIALLY AFTER A STORM. I HAVE FOUND MATERIAL I CAN WORK WITH FROM ALL OVER THE WORLD, THAT’S THE BEAUTY OF BEACHCOMBING
Joseph’s chemistry knowledge began to shape his work and he started experimenting and refining his techniques so his style began to evolve and develop.
He explored different raw materials making his own glazes, clay and surface patterns and to this day, most clays are mixed specially in the Red Fox studio to achieve unique colour effects and textures.
“When I left university, I was making mostly tableware, throwing pots on a wheel and I had also learnt how to make original plaster moulds for slip casting. I learnt anything and everything!” says Joseph, who began teaching in the final year of his degree, helping other students by giving throwing demonstrations.
He started Red Fox Pottery back in 2010 and continued to teach and inspire the next generation of potters.
He also continued to experiment with clay: “It struck me that I wanted to rebel against mass manufacturing and production – to produce one-off, unique items,” recalls Joseph, who lives with his wife Anthea and two young sons in Thornton.
One of the major influences on his work was his decision to fire his clay pots in a ‘saggar’: “It’s like a sacrificial vessel, a big ceramic bowl and when I add seaweed, shells and driftwood that I have found on the beach, they form their own glazed imprint
into the clay through the firing process.
“It all goes into the saggar so it’s quite random, but it’s also controlled as I know how each of the reclaimed beach items will react to the clay, so it’s all placed fairly carefully.”
As Joseph’s work has evolved it continues to reflect his love of the coastline: “Some of my pots look like rocks off the beach but they have a lid and open up,” explains Joseph, who also makes functional ceramic homeware, vessels, Preston Harbour dipping pots and tiles. He has also been commissioned by the Harris Museum in Preston to make a series of pots.
Having sold his work nationally and internationally, Joseph exhibits throughout the UK and Europe. He was also invited to exhibit his work in Australia in a region where there was also a Red Fox Pottery: “It was pure coincidence!” says Joseph, who has also had people from Sweden visit his studio recently.
Currently artist in residence at Blackpool and Fylde College, he works with students who learn by watching a professional maker at work.
At the core of Red Fox Pottery values is the environment and not to add waste to the world – everything is recycled and any wood that is used comes from reclaimed sources whether that’s driftwood from the beach or from a piece of old furniture destined for landfill.
While the majority of Joseph’s professional work is ceramic based he also draws every day –a lot of his time being spent beachcombing from Fleetwood to Cleveleys.
“I explore the materials I find in a scientific way – I will fire them to see how they react then often I will build my pots from the drawings I have done.
“Anything can wash up on the beach especially after a storm. I have found material I can work with from all over the world, that’s the beauty of beachcombing.
“I am constantly finding new things which makes my work evolve naturally and that’s how I hope it will continue.” n
I AM CONSTANTLY EXPLORING THE MATERIALS I FIND IN A SCIENTIFIC WAY –I WILL FIRE THEM TO SEE HOW THEY REACT
After being closed for 18 months, a Ribble Valley favourite, the Assheton Arms has now re-opened under the tenure of the hugely successful James’ Places, writes Kate Hyde
As an out of towner, who has been fortunate enough to visit the Assheton Arms on a couple of occasions, it’s great to see this beautiful pub in its wonderfully scenic surroundings, once again bursting with life. It has retained all its previous charm, with its cosy nooks whilst still feeling fresh, vibrant and new.
I was surprised to find that on a Monday lunchtime the pub was busy and bustling with infectious energy, all the staff were friendly and attentive and I couldn’t wait to see what was on offer.
The core menu, despite seemingly small had something for everyone and there wasn’t a dish on there that I wasn’t excited to try. From lighter, healthier choices such as salt and pepper cauliflower bites, to a classic pub favourite, the scotch Scotch egg, to the more sumptuous Coquilles St Jacques – the starters definitely had my tastebuds tingling.
The variety continued through to the main courses, with traditional pub dishes of fish and chips (definitely a popular choice with other diners and looked delicious), Cowman’s sausage and mash, to rib-eye steak frites and seafood dishes including pan fried seabass.
The specials menu was equally as impressive and just a little more decadent, including oysters, lobster and what sounds like the most amazing sharing dish of cote de beouf, which
would make for THE ultimate Sunday lunch! After much deliberation over the very tempting dessert options, my dining companion hailed the apple and rhubarb crumble the dish of the day and devoured it with gusto. As a non-dessert person, I opted for a coffee, which was the perfect way to round off a lovely meal, with fantastic service in a warm and friendly environment.
Despite being mid-February, there were some guests making use of the ample outdoor seating area, enjoying the stunning surroundings, kissed by the early spring sunshine. It really is the best place to make the most of the glorious landscape.
Given the picture-perfect location it’s not hard to see why the Assheton Arms is a popular pitstop for walkers. Dropping down from Pendle Hill into the delightful village of Downham, culminating in a pint and a delicious bite to eat are what walking rewards are made of and obviously the views help too! And should you want to make a night of it the 12 beautifully renovated rooms are the perfect way to extend your stay.
Whatever the reason, call in and see for yourself what the Assheton Arms has to offer. You won’t be disappointed. n

in and around sustainable shooting sports. A massive thanks to all that attended, donated and supported the evening.”
Jak Abrams, BASC’s Political Officer, adds: “MPs from across the North of England descended on the Inn at Whitewell to support BASC to raise money for conservation projects and young shot days. These politicians came from a range of backgrounds and constituencies, but all had the fundamental belief that sustainable shooting is vital to conservation.
Guests, including MPs from the north of England, attended a highly successful, fund-raising dinner hosted by the British Association for Shooting and Conservation (BASC) at the Inn at Whitewell
It was a refreshing moment to have the much-acclaimed BASC annual fundraising dinner again at the Inn at Whitewell. The iconic Ribble Valley pub came up trumps yet again hosting a superb, very smart evening. Around 180 guests feasted on locally smoked trout followed by delicious duck and a dessert.
The event underpins the fundraising efforts by BASC Northern Region to support a multitude of projects from which youngsters in the Ribble Valley and further afield benefit. Shooting sports teach self-respect, discipline, teamwork and introduce young people to a great many friends increasing their social circle and contacts.
Duncan Thomas, Regional Director for BASC North, says: “It was a joy to be back at the mighty Whitewell. So many thanks to Charlie Bowman and the brilliant team
there and special thanks to Andrea, who coordinated the inn’s efforts on the night. Local shoots and businesses donated lots that we auctioned and raffled this year, raising a commendable £17k, which puts us in a great position to invest in local youth projects.
“The event was an opportunity to talk to the MPs about the work BASC and our members are doing in their constituencies and to update them about the challenges we are facing, for example on firearms licensing and avian flu.
“BASC works with politicians from all parties in all parts of the UK and we are incredibly grateful to those who attended and showed their political support for BASC North.” n

“We have supported scout groups, kids from challenging backgrounds and a real diverse mix, it’s so rewarding.
“Conservation is key, so we have invested thousands of pounds making bird nest boxes, duck nest tubes, bat boxes and much more.
I’m particularly interested in any pond creation or maintenance projects that readers may have, especially if we can involve young people in wildlife monitoring. It’s great to see youngsters back outdoors enjoying the countryside and all that goes with it. I’m especially grateful to the local MPs that attended the dinner – they heard first-hand about the great work going on

The success of two festive events at Barton Grange Garden Centre in Preston helped raise £12,000 for eight good causes in Lancashire. A total of £2 from every ticket sold for Barton Grange’s Santa’s Christmas Journey was donated to charity and each child visiting the magical winter wonderland attraction was given a special star and asked to hang it on the charity tree of their choice.
Thanks to the children’s input a total of £1500 each was raised for Lancashire Wildlife Trust, Lancashire Mind, Child Action NorthWest, Rosemere Cancer Foundation and Derian House Children’s Hospice.
Children’s charity, Inspire Youth Zone, was honoured to be donated a special tree from the ‘Tree of Trees’ by their Founding Trustee, Mr James Carter. The tree is part of a living legacy in honour of the late Queen Elizabeth’s Platinum Jubilee celebrations.
Inspire joins 350 organisations from across the UK, who are recipients of these special trees given in a pot embossed with Her Majesty’s cypher. On behalf of the town’s young people, Inspire have gifted this tree to the people of Chorley.
Janine Blythe, Chief Executive at Inspire Youth Zone explained: “The gift of a tree is a ‘thank you’ for the valuable work undertaken by organisations, volunteers and individuals for the benefit of their communities. We are thrilled to be chosen for our contribution to Chorley and we want to widen this thanks to the whole community on behalf of our members. It’s thanks to the support of the wider community we are able to transform the lives of young people.”
Funds were also raised by the annual Christmas Carol Charity Concert with all proceeds from this popular event going to CancerHelp, BabyBeat and the Salvation Army. Each of the three chosen charities also received £1500. Managing Director Guy Topping presented the cheques to representatives from the charities at a special ceremony held at The Flower Bowl, saying: “Our local community is at the heart of everything we do. We are delighted to help these wonderful charities that do so much good work across Lancashire. I’d also like to thank our customers for making our fundraising efforts such a big success this year. We couldn’t do it without their amazing support.”
The tree was recently planted at Astley Park, next to the Cenotaph off Queens Road. Addressing the young people in attendance, Mr Carter said: “To the young people of Chorley, this is your tree now. Yours to look after and grow with you and future generations to come.”
Joining young people from Inspire and Mr Carter DL was MP for Chorley and Speaker of the House of Commons, Sir Lindsay Hoyle, who commented: “A massive thank you to children’s charity, Inspire, for this incredible gift to our town. I’ve seen first-hand the difference that they make, not just to those who walk through their doors, but right across the community. I can certainly understand why they were gifted with such an honour. This special legacy will now continue to grow in our town and stand tall to all as a continued message of hope, regeneration and optimism.”
Several years ago, I was lucky enough to experience the spa trail at the Gilpin Lake House but at the time it was only available to hotel guests. However, I am thrilled to share that they are about to launch a new Spa & Spice experience that will be available to non-residents as well. To say I was excited for a preview, would be an understatement as Gilpin ranks up there as one of my favourite establishments and my long-time bestie, Siobhan came along for the ride.
Based within the grounds of the hotel, the new Gilpin Spa Space is simply stunning and effortlessly stylish, creating a calm and tranquil cocoon where you immediately feel yourself relax. After enjoying a welcome drink and a brief chat with our therapist we were off to the ‘shack’ to get ready for our spa experience. Having not been to Gilpin, Siobhan was a little concerned that we would be getting changed in the equivalent of a shed, which did make me smile, as the ‘shack’ was an uber luxurious changing area that I was immediately coveting for my own. Underfloor heating, double shower, incredible forest green toilet to tie in with the flora and fern-inspired décor meant it
couldn’t have been less shack-like if it tried!
Once changed and into the supplied fluffy robes and flip flops it was off to one of the two double treatment rooms. Having chosen our preferred aromas, with phones locked away
scrub and the final stop in the spa trail was the outdoor hot tub to enjoy a glass of ‘bubbles in the bubbles’ whilst taking in the stunning scenery.
With stomachs rumbling it was off to the Asian inspired, two AA Rosette restaurant, Gilpin Spice for lunch. With another glass of bubbles, we enjoyed the most amazing, perfectly presented feather blade Cumbrian beef red curry and sweet and sour Cumbrian pork belly, followed by a shared spiced Jamaican ginger pudding, served with rum butterscotch sauce, hazelnuts and banana ice-cream. There wasn’t a grain of rice or crumb of sponge to be left on any of the plates – just delicious!
At Gilpin you know you are somewhere special, as it somehow manages to be luxurious yet homely. The team make you feel like a friend rather than a customer, where nothing is too much trouble. Gutted to be leaving, but arriving home feeling refreshed and revitalised it really was a faultless day.
Would I recommend? Absolutely! Would I go back? One hundred per cent! I’m currently looking for an agreeable date to go back with three of my girlfriends for the ultimate spa and lunch date. n
Available from 1st April, the Gilpin Spa & Spice Trail is the perfect treat for you and a loved one, or even a party of four

in the shack we settled in for a two-hour spa escape. After drifting off more than a couple of times during my expertly applied facial I awoke feeling fresh faced, both figuratively and literally! My skin was glowing and the spoiling didn’t stop there – next was the steam room with the self-applied mud treatment followed by the shower room with body
Since 2015, property prices have generally continued to increase, most steeply over the last three years. In spite of a global pandemic, which initially put a hold on the housing market, the Stamp Duty holiday between July 2020 and September 2021 resulted in a boom in the housing market. Figures released by Nationwide Building Society and Halifax in January 2023, however, have shown an overall fall in house prices over the previous five months.
This appears to be as a result of the repeated increases in the Bank of England’s interest rate, which started in December 2021 and high inflation affecting purchasers’ borrowing and spending power. At the point of writing, the only areas unaffected by these changes have been East Anglia and the North East of England, which have seen prices flatten out, and London where the increases in prices has slowed rather than reversed.
As at the end of January 2023, Lloyds were planning for an eight per cent fall in house prices during 2023, while the Office of Budget Responsibility has predicted house prices will
In many areas of the UK, including Preston & Fylde, house prices have seen the effects of rising interest rates and inflation. So, what does the housing market look like for buyers and sellers? Graeme Booth, property solicitor at Farleys explains
drop by nine per cent over the next two years. Whilst this should be good news for those who have struggled to get onto the property ladder in recent years, increases in interest rates and household expenses means they are now challenged by mortgage affordability. The reduction in the number of people who can afford to borrow, is resulting in lower offers being made for properties on the market and less demand for homes overall.
THE DROP IN HOUSE PRICES MAY ALSO IMPACT UPON HOMEOWNERS WHO HAVE PURCHASED AT THE HEIGHT OF THE MARKET
The drop in house prices may also impact upon homeowners who have purchased at the height of the market, whose fixed interest rates have or are due to expire in the near future. Some will find that the loan to value ratio on their properties will result in the more favourable interest rates not being available to them and, in extreme circumstances, facing negative equity, where the amount they
borrowed is greater than the current value of their property, although since the 2008 financial crash, loans should leave more room for values to fall before borrowers are stuck with negative equity.
Over time, this could however result in more properties coming onto what is currently a rather sparse housing market, as homeowners choose to sell their homes rather than be faced with unaffordable mortgage repayments. The increased risk of borrowers defaulting on mortgages also increases the possibility of more properties coming on the market by way of repossession. n

Heartbroken after the death of their one-year-old son, Mark and Aimee Beaumont founded Freddie’s Friends, which has already raised £35,000
Acouple whose baby died just weeks after his first birthday are raising thousands of pounds for their charity, Freddie’s Friends, in order to support other bereaved parents and their families.
Freddie’s mum, Aimee Beaumont, says: “We decided to set up a charity in Freddie’s name, with the aim of providing support for bereaved parents of child loss, as well as other members of the family including siblings, grandparents, aunts and uncles.
“There is very little support out there for parents who have suffered such a horrific tragedy. Your whole life comes to a crashing halt.”
In order to keep Freddie’s memory alive, Aimee and husband Mark, have also encouraged friends and family to take a teddy bear on holiday with them as their Freddie Bear.
was born in October 2021, as Aimee recalls: “Weighing 9lb 8oz he was a big baby with an even bigger personality!”
At around six months Freddie joined a nursery making lots of new friends: “He always stood out on every photograph as he was always the one with the biggest smile on his face.”
Aimee adds: “By doing this they are showing Freddie places he never got to see. They attach labels to the bears so they can be left ready for someone else to find and take him on new adventures.
“We have also set up an Instagram account so that pictures of the bears can be tagged for all to see.
“So far, Freddie has been to Lapland UK, Lapland Finland, Paris, New York, Australia, Poland, Qatar, Japan and many more countries!”
Aimee and Mark were thrilled when Freddie
Around his first birthday Freddie started taking his first steps but, just three weeks later he fell ill after contracting what was thought to be a chest infection, and the couple took him to hospital: “We were told that he had bronchiolitis but three days later Freddie died. It turned out to be Strep A which stole our perfect baby from us.”
So far, the couple have raised around £35,000 for Freddie’s Friends, from different sources and they plan to hold various fundraisers throughout the year to keep this growing. n

Ribble Cycles has unveiled a new initiative and launched the Ribble Collective that takes sponsorship to a new level, writes Lucy
NewtonCelebrating their 125th anniversary this year, Ribble Cycles has launched an all-new ‘Ride as One’ initiative – the Ribble Collective. With a range of elite riders, Ribble is sponsoring and supporting a group of 17, who all have a passion for cycling.
With 125 years of supporting the cycling industry under its belt, Ribble Cycles wanted to do something that captures the essence of their brand and takes sponsorship to a new level. The Ribble Collective is a secondary sponsor model that is supporting a group of diverse, privateer riders. The Collective aims to help each individual achieve their own unique goals, whilst also feeling the benefit of being part of a team.
Neil Pinkawa, Head of Ribble Cycles’ Brand Marketing, explains: “The cycling landscape has changed and we wanted to do something a little bit different and shake it up a little bit.
“The Collective is bringing together multigender, multi-discipline individuals who craft their own calendar.
“We have taken the best bits of a team structure, in terms of supporting the rider with their
calendar, so they are not completely on their own. They also get the camaraderie of a team but without a formal team structure.”
Each rider will be a brand ambassador for Ribble Cycles, with new branding including a Ribble Cycles’ custom paint finish comprising of a subtle teal to a black odyssey fade, with teal decals and the all-new metallic abstract teal flicker design across the handlebars and fork. The Collective aims to inspire and promote cycling as an all-inclusive sport that can be rewarding for all.
The Ribble Collective consists of a range of riders with some based in Lancashire, from different age groups, genders and disciplines. Each rider aims to reach individual goals and promote Ribble Cycles, while inspiring others to enter the world of cycling.
Cameron Jeffers, a semi-professional road cyclist from Ecclestone, who has been working with Ribble Cycles for four years, explains what he is hoping to gain from the Collective: “Working in the cycling industry as a semiprofessional rider and also as a YouTube
content creator, Ribble Collective allows me a bit more flexibility to take charge of my own calendar. I can still race competitively as part of the Collective, however, I also have the time and flexibility to pursue some of my other projects.”
Ribble Valley-based Kathy Beresford, an employee of Ribble Cycles, who has been mountain biking for more than 15 years, is also part of the Collective. Kathy enjoys cycling alongside working full time and the Collective is supporting her in pursuing her own personal goals, at grassroots level.
we all have one thing in common and that is we love to ride our bikes!”
The Ribble Collective prides itself on supporting local riders within the county of Lancashire, however the Collective will see Ribble Cycles represented all over the world. With Dee having recently completed the South African ironman and the likes of Kathy and Cameron taking part in events ranging from a multi-day gravel event in Oregon USA to a triathlon in Ayia Napa, the Collective will see the new Ribble Cycles Collective go global.
WE MAY COMPETE IN DIFFERENT DISCIPLINES, BUT WE ALL HAVE ONE THING IN COMMON AND THAT IS WE LOVE TO RIDE OUR BIKES!
“I am in the over 40’s women’s category and I want to demonstrate that you can still enjoy riding, whether it be socially or competing. I am really looking forward to the opportunity to represent the Ribble Cycles brand that I work for. I am also proud to be an ambassador for the products that I help to develop, being part of something bigger and racing under the Collective banner.”
Dee Allen, another Ribble Cycles’ employee with a passion for triathlon, based in Leigh, is particularly excited about the team element of the Collective: “Triathlon can be a very lonely sport where you are mainly competing for yourself, so to be part of the Collective just adds that extra motivation to do the team proud and it’s also a great opportunity to learn from each individual within that team. We may compete in different disciplines, but
That’s not to say that we won’t be seeing the new Ribble Collective branding locally. With Cameron enjoying training in nearby Southport and Leyland and Kathy making the most of being able to train in the spectacularly hilly Ribble Valley, local residents can be sure to spot some of the new Collective riders training in their area. There is no doubt that this is an extremely exciting time for Ribble Cycles, both for the brand and also for the members of the Collective. The overriding sense of pride for all involved is evident, with the ultimate goal of the Ribble Collective being to support, advocate and inspire others to enter the world of cycling. n

This is the second year running that Baxi, which has a manufacturing facility in Bamber Bridge, is supporting the Primary Engineer programmes in Preston. Working with Primary Engineer, the company’s engineers will support teachers as they deliver the Primary Engineer Construction project to children in 10 local primary schools. The first milestone of the project was a training session for the participating teachers held at Preston College.
Stonyhurst Boys’ Tennis A team recently triumphed over four schools to secure their place in the LTA North Regional Championships in Sunderland. The Girls’ Tennis A team also played against Withington Girls’ School in February, performing brilliantly, winning 10-5 overall. The girls now join the boys at the North Regional Championships. Both teams have performed exceptionally well considering only four schools qualify for these championships.
Schools across Lancashire are set to take learning outside the classroom with the RSPB, which is welcoming schools across Lancashire to nature reserves. Getting out in nature has never been more important for our young people and the UK’s largest nature conservation charity is looking to welcome even more children and schools onto their network of nature reserves. Jo Taylor, RSPB Learning and Visitor Experience Officer at Fairhaven Lake, said: “We’re so excited to welcome school trips to RSPB Fairhaven Lake on the Ribble Estuary. Spring is an incredible time to get outside and discover the natural world, as new life emerges around every corner. Here at RSPB Fairhaven Lake there’s lots to investigate and discover, the mudflats are packed with invertebrates and recent high tides and choppy seas have brought an abundance of sea treasures to our shores.”
With a broad curriculum that suits all learning styles, the International Baccalaureate Diploma is a globally recognised qualification that is highly regarded as an excellent alternative to A levels
Each year thousands of pupils in the UK choose the International Baccalaureate (IB) Diploma as a challenging, globally recognised alternative to A levels.
The IB is offered in schools across 158 countries worldwide – one of them is Stonyhurst College in the Ribble Valley, where just under half of the current Year 12 cohort has chosen to study for the IB Diploma.
Many of those pupils are unsure of the career path they want to take so the IB Diploma, which offers a broader curriculum, is ideal, as Deborah Kirkby, Director of IB at Stonyhurst, explains: “Pupils can sometimes feel constrained studying in-depth for three A levels, so when you explain to them that the IB curriculum is broader, they find that a very attractive prospect.
“The IB is not just about learning content it’s about developing the character in young people – helping them to flourish as adults.
IB Diploma fits really well with that.
“Stonyhurst also has a rich and varied co-curricular programme that supports the creativity, activity and service (CAS) aspect of the IB. From Year 9, pupils choose one co-curricular activity from each strand of our co-curricular offering, these being adventure, chaplaincy, performing arts and sport and in the IB pupils are encouraged to reflect on how these experiences help them to develop their skills.
PUPILS HAVE BECOME VERY FAMILIAR WITH IB, IT’S NOT NEW TO THEM AND IT’S VERY MUCH INTEGRATED INTO SCHOOL LIFE AND IS VIEWED AS BEING AN EXCELLENT ALTERNATIVE TO A LEVELS
Within the IB we build skills such as communication, risk-taking, caring and reflection and these are all part of Stonyhurst’s Jesuit Pupil Profile, so the
“Pupils have become very familiar with IB, it’s not new to them, it’s very much integrated into school life and is viewed as being an excellent alternative to A levels.”
Since launching the IB Diploma in 2013, Stonyhurst pupils have flourished and the college has consistently been placed in the ‘Top 10’ UK league table of small cohort IB schools: “Stonyhurst has taken its place amongst some really long-standing IB schools, so this is a really good indicator of how well our pupils are doing.”
The IB takes a different, multi-layered approach compared to A levels, which is an academic challenge as the Diploma combines both exams alongside coursework in each subject: “The IB also includes a Theory of Knowledge course which develops critical thinking and pupils also have a 4,000 word essay to write, conducting their own independent research, so it very much prepares them for independent study and being ‘university ready’.
“IB pupils have to manage multiple subjects and learn time management skills. They process a lot of coursework, undertake research and get involved in team problem solving, which is an important part of the Diploma.
“The coursework element of IB is attractive to many pupils, who like the idea of having already gained marks before they sit the exam.”
language alongside other subjects such as the humanities, mathematics and sciences: “Having completed the IB, our young people often receive multiple offers for a wide range of courses from universities in different countries. Degree choices vary from medicine, architecture and engineering, to law, management and philosophy. We have pupils who have offers from Oxford, Durham and St Andrews as well as from universities in Spain, Italy and Switzerland.”
As an international boarding and day school, Stonyhurst welcomes pupils from all over the world. It presents a vibrant, learning environment and, in their final years of study, the IB Diploma has become a mainstream qualification for Stonyhurst pupils: “Those who have taken the IB route have gone on to do great things. They learn such a lot and they all say that the IB prepared them really well for university.
The broad IB curriculum at Stonyhurst results in many pupils leaving with a bilingual Diploma having studied a
“The IB is very much about learning, knowledge and life skills so overall it’s an excellent option.” n

Catherine Robinson learns about the innovative empowerment of young pupils at a top leading Lancashire school. Simply put, the difference is Westholme!
Westholme Prep really is like nothing else! The brand-new Prep building, nestled at the heart of the beautiful Wilmar Lodge campus, ensures every Prep pupil enjoys a refreshingly different education rooted in the acquisition of 21st century skills: “Westholmians of just four years old recently designed their own individual bubble wands,” explains principal, Dr Richard Robson. “They used computer-aided design software and then printed their own wands using one of the school’s 3D printers. Dressed as superheroes, they proceeded on their quest across the beautiful school site to try out their wands’ superpowers!”
This is just one daily example of how pupils’ experiences at Westholme are enriched by the intertwining of real-life skills with their learning. Such unique educational experiences are part of a new, pioneering curriculum which encourages determination and
independence, whilst empowering pupils with an unquenchable thirst for learning. This ambitious approach is based on an educational philosophy like no other, in which the pupils learn metacognition –the understanding of learning itself. The result is an education that defies normal expectations and has resulted in Westholme’s proud position as Lancashire’s highest achieving school: “When pupils are empowered, they love every minute at Westholme,” enthuses Dr Robson.
Westholme’s Prep pupils benefit from the school’s Enterprise and Entrepreneurship Programme, where they develop negotiating skills, risk-taking strategies and solutionfocused approaches. The school’s extensive links with the community enables the provision of talks, workshops and hands-on learning situations, including role-playing of careers and the growing of their own businesses. Such experiences equip them with the self-confidence and resourcefulness
required of the global leaders of tomorrow: “Twenty-first century skills are frontloaded so that even the youngest pupils are familiar with digital learning, taking the initiative, working in a team and the development of emotional resilience,” Dr Robson continues.
The new Prep building itself has a state-ofthe-art ventilation system, optimising the air quality to produce the best oxygen mix for health and cognition. Its classroom windows showcase the picturesque Lancashire hills and downstairs classrooms lead onto a dedicated outdoor learning space. A purpose-built wooded adventure area, William’s Wood and a brand-new adventure trail, are in daily use. Outdoor learning provision is woven through the Prep curriculum, underlining Westholme’s passionate belief in its motto: A healthy mind in a healthy body (mens sana incorpore sano). Prep pupils also access the swimming pool, tennis courts, astroturf, recording studio, photography infinity wall, science laboratories, 3D Computer Aided Design (CAD) technology and cookery rooms across the school site.
Westholme Prep is a school for the future. It is guided by forward-thinking concepts and supported by innovation – and yet it prides itself on the traditional manners and values which have underpinned its warm, friendly community for a hundred years.
Prep pupils are cherished, individuality is celebrated, the relationships between children and teachers are transformative and the fruitful links between parents, staff and pupils are the beating heart of the Westholme family: “We know every pupil individually,” says Dr Robson. “That’s what makes the difference.” n

Chris Eccles is overseeing a new partnership that is bringing global brand INEOS and the impressive new 4x4 Grenadier to Lancashire, writes

Chris Eccles was born to work in the motor industry. In fact, his date of birth, 1st March, just happens to fall on new car ‘registration plate change’ day!
“Every year I always fancy taking a day off to celebrate, but let’s just say that would be a tad difficult to justify,” smiles Chris.
Especially this year as Chris is overseeing a new investment which has expanded the family-owned Bowker Motor Group’s brand portfolio.
Bowker, you see, has partnered up with global manufacturer INEOS Automotive as the sole agent for Lancashire for the impressive
new Grenadier – a built-for-purpose, ready-for-anything 4x4 which is causing something of a storm.
listing the country’s richest folk.
Back in 2017, Sir Jim, the INEOS chairman as well as a car enthusiast and experienced adventurer, identified a gap in the market for a stripped back, utilitarian, hard-working 4x4 engineered for modern day compliance and reliability.
It was his idea to develop the Grenadier from scratch and he decided to chew the fat with his friends over a drink or two in their favourite watering hole in London’s affluent Belgravia.
Anyone guess the name of said establishment? Give a prize to the first to shout out ‘Grenadier’!
INEOS Automotive Limited was duly formed and a senior team of automotive professionals assembled to bring the vision to reality with a fresh perspective of 4x4 development and manufacturing.
And when they decided the time was right to go to market, they scoured the land in search of suitable partners. Organisations they felt could meet their demanding criteria.
First up as agent for Lancashire? Bowker Motor Group.
“It’s a great honour and a real opportunity for us,” says Chris. “We are one of 24 UK sites among the first 160 locations to be confirmed in markets around the world.”
The new INEOS Automotive segment of the extensive Bowker Motor Group brand portfolio is based at the company’s existing Ribble Valley dealership on the A59 in Osbaldeston.
New exterior signage is in situ, the showroom environment has been installed –and Bowker are all ready to offer the full INEOS sales and aftersales experience for the Grenadier. This is a vehicle certain to have widespread appeal - particularly suited for farmers, estate managers, builders, joiners and rural vets, to name but a few!
Basically, anyone who needs a workhorse vehicle that can deliver optimum performance day-in-and-day-out, irrespective of weather or ground conditions.
Bowker really are in at the get-go as INEOS Automotive plans to have a 200-strong sales and aftersales network for the Grenadier spanning over 50 countries within the next few months.
Chris, who turned 48 earlier this month, is a proud Lancastrian with many personal and professional connections to the county –east, west and central.
of the area and an understanding of what our customers look for in a motor dealership.
“It’s a straight-talking, do-it-right-first-time approach around these parts and Bowker has a great reputation as a caring, family firm that always delivers on exceeding customers’ expectations.”
Married to Renee, with three children and two French bulldogs, Chris left school at 16, secured a work placement in junior management and then went on to gain NVQs in retail before joining the motor trade full-time at 19, working for Dutton Forshaw Land Rover in Brock.
The INEOS Grenadier is the brainchild of Sir Jim Ratcliffe who, at the last count, hadn’t many in front of him when it came to
“I’ve lived on the Fylde and Burnley and worked in Preston, St Anne’s, Blackburn and the Ribble Valley, so I have a good knowledge
Bowker gave Chris his big break into automotive management at the age of 26 when he was promoted to MINI Sales and Marketing Manager, coinciding with the launch of this new car in 2001. It’s fair to say he’s never looked back as in 2012, Chris was made a Director of Bowker Motor Group.
“This industry has always been a great fit for me and I genuinely mean it when I say I still get the same enjoyment and excitement from the job as I did on day one.
“Yes, of course there are challenges, but the team here is strong, determined and very capable.
“INEOS will have carried out plenty of due diligence before finally selecting their UK partners for the launch of the Grenadier. That Bowker is among the chosen few, speaks volumes for our reputation within the industry and we will do everything we can to make it a massive success.” n
Footnote: An indication of the size of Sir Jim Ratcliffe’s INEOS Group operation: This global power in the manufacturer of petrochemicals, speciality chemicals and oil products (and a new vehicle), employs 26,000 people across 36 businesses, with a production network spanning 194 manufacturing facilities in 29 countries.

Welcome to the sharper, sleeker MINI Electric, with zero emissions and plenty of power, writes Paul Agnew. Photography: Peter Austin
ou might say it’s all torque and you wouldn’t be far wrong – the MINI Electric really is something worth shouting about.
With roots in the past, this is not just an iconic car for the future, this is the fun car of the present.
It feels better than ever – with instant and impressive oomph – and it looks better than ever too. Sharper, sleeker, yet still faithful to its iconic style, this is a MINI of real character, complete with all the benefits of going electric.
Emitting zero emissions when driving, it offers the perfect combination of sustainable motoring, thrilling driving performance and unmistakable design.
The MINI Electric has reinvented urban life. But while your attention to this article is very much appreciated, no words can do it proper justice.
For that, my motoring friends, you really must go and see/feel/experience it for yourself.
And I’m not talking about a quick spin around the block. How about having use of a MINI
Electric for a full day?
That’s right, Bowker MINI is inviting you to take out a 24-hour test drive. Yes, you can take a MINI Electric home (and out and about) for an entire day just to see how it fits into your life!* And I guarantee you won’t want to hand the keys back.
and zero fuel costs to give you freedom to do more of what you love.
Among the ‘standard’ equipment highlights (exterior and interior) you’ll find: LED headlights, LED rear lights with Union Jack design, MINI e-badge, automatic dual zone air conditioning, design highlights in Energetic Yellow, digital cockpit display, multi-function controls for the steering wheel, passenger seat height adjustment, sport leather steering wheel and sports seats.
As for technology: acoustic pedestrian protection, automatic transmission, cruise control with brake function, electric parking brake, MINI driving modes, pre-conditioning, rain sensor and automatic headlight activation and two levels of power regeneration.
You’ll be carried away by the power (torque), not to mention the significant savings on energy costs and an eight-year battery warranty. From weekend adventures to daily commutes, with MINI Electric’s 145-mile range you can get where you need to go. And when it comes to charging up, it’s so easy you can do it in your sleep. Literally. Plug in to your homecharge unit, or three-pin socket overnight. And when you’re out on the go you’ll have access to over 11,000+ public charging points.
What’s more, you’ll enjoy low maintenance
On the infotainment front: DAB digital radio, eDrive services (ability to initiate charging, monitor charging status and locate public charging stations), media pack with 8.8” high-resolution centre display screen, Apple CarPlay®, Bluetooth® wireless technology hands free function with USB audio, ConnectedDrive services (including online search and weather information), intelligent emergency calling (E-call), MINI connected and remote services, MINI teleservices, navigation pack with navigation system and real time traffic information.
THE MINI ELECTRIC ALSO BRINGS WITH IT A RAFT OF ECONOMIC AND ENVIRONMENTAL ADVANTAGES
MINI Navigation remains a key feature and a fully-digital dashboard (still the famous circular shape) brings a futuristic feel to the cockpit. If you need helpful information when driving then here it is, just a finger tap away. And there are all the charging options you could possibly want for complete peace of mind. We all know that the MINI is a British icon. Its place – not only in motoring folklore but also in the hearts of our car-loving nation –is forever guaranteed.
But for all that enduring popularity over so many decades, the MINI has never been afraid of change or challenge or resisted the opportunity to gear up.
Hence the dawn of the fabulous MINI Electric. Every bit a MINI in terms of look, style and handling, the MINI Electric also brings with it a raft of economic and environmental advantages thanks to the ultra-efficient, fully-electric motor and a boot full of financial perks.
We mentioned zero fuel costs, but it’s well worth repeating, and for as little as £10 per month you can completely remove the uncertainty often associated with servicing costs. You will also receive added extras including fluid top- ups, one MOT, wash and vac every time, seasonal health checks and Sat Nav map updates.
The performance is outstanding – a maximum output of 184hp and a maximum torque 270 Nm means you can zip from 0-37 in under four seconds and from 0-62 in 7.3 seconds.
Heard enough, well what are you waiting for?
It’s time to join the MINI Electric revolution and to think that your 24-hour test drive is just an email or phone call away. n

It’s the dream of every motorist. To own the perfect car. In short, to drive a Porsche. The brand is an icon, renowned across the globe for excellence, engineering, sporting style and performance.
But Porsche goes the extra mile by giving you, the customer, a chance to take the design of your car into your own hands.
That’s right – simply select the model, and then choose from hundreds of configuration options from Porsche Exclusive Manufaktur. You want a particular exterior paint colour –even if it means mixing one from scratch? No problem.
You prefer a certain material for the seats –
The possibilities are jaw-dropping. You can even have the door sill engraved with your name and in the type size and font of your choosing!
And, trust me, this is customisation at the very highest level.
Austrian-German automobile designer and entrepreneur Ferdinand Anton Ernst Porsche, known to his friends as Ferry, once said: “I couldn’t find the sports car of my dreams, so I built it myself.”
YOU CAN EVEN HAVE THE DOOR SILL ENGRAVED WITH YOUR NAME AND IN THE TYPE SIZE AND FONT OF YOUR CHOOSING!
As the man behind the famous brand, Ferry knew a thing or two about individualism. A dream-maker, with the goal of creating special vehicles, his mantra was to ‘build cars of quality than build cars for quantity’.
How delighted he would be to see his innovative approach to car construction continuing to this very day.
Porsche Exclusive Manufaktur allows customers to turn something already special into something extraordinary.
If you dream of creating and customising your perfect car, Porsche Exclusive Manufaktur is the ultimate dream-maker, writes Paul Agnew
I recently had the good fortune to spend some time in the Specification Lounge at Porsche Centre Preston, looking at and listening to precisely what’s available through Porsche Exclusive Manufaktur.
Even for someone who has been around the block – at least twice – it was truly mesmerising, full of touch and feel and wonderment.
Sales Executive Sana Aslam explained: “This is all about aspirations with the single aim of makings dreams come to life. Customers are always intrigued and excited at just how much personalisation is possible.
“Porsche drivers are individualists and the many special equipment options available ex-factory, already mean that hardly any two Porsche cars are the same. However, Porsche Exclusive Manufaktur takes things up another level completely, meaning customers can have their chosen vehicle individualised to a genuine one-of-a-kind.
ONE GENTLEMAN PRESENTED US WITH A MODEL OF A PORSCHE HE HAD TREASURED SINCE BEING A YOUNG BOY. HE WONDERED IF THE COLOUR COULD BE REPLICATED. HIS WISH WAS GRANTED
“For example, one gentleman presented us with a model of a Porsche he had treasured since being a young boy. He wondered if the colour could be replicated as his new car. His wish was granted and it was fabulous to be part of making that happen.”
Sana and her colleagues not only assist with information and materials, they can then assemble your car virtually and show it you on the large screen. You just sit back, sip a coffee and watch it all unfold.
In the highly unlikely event that you don’t find everything you desire in Preston, then you are welcome (appointment permitting) to take a trip to Porsche HQ in Stuttgart. There you can view even more options and also watch the craftsman at work in the factory. Oh, and feel free to take in the Porsche museum and a spot of lunch while you’re over there!
The 911 is the most popular car for personalisation with exterior paint colour possibly the biggest draw, along with putting the iconic Porsche crest on the head rest, console, gear selector or whatever else takes your fancy.
With ‘Individual Colour’ and ‘Paint to Sample’ options, Porsche Exclusive Manufaktur significantly extends the range of exterior colours for all model lines, enabling people
to ‘underline their own personality and lifestyle even more visibly.’
Orders can be taken from a customer’s own colour sample, basically your car can match your favourite tie or scarf!
Porsche say that this sort of something extraordinary doesn’t just happen somehow, somewhere, it happens at a very particular place. Hand-crafted, with experience, passion and through the inspiration of customers.
Their skill and workmanship, your ideas and signature.
Together, Porsche perfection. n

“To date I have achieved 24 national, 90 regional and 159 county records in the sport.”
Sixteen-year-old schoolgirl Evie Finnegan, who first tried her hand at archery at the age of 10, during a holiday camp, is now at the top of the sport, regularly representing Lancashire at both senior and junior levels, as well as for England juniors.
Evie recalls: “Back in 2017 I successfully completed an archery GB beginners course and joined a club in Manchester, Assheton Bowmen. Today I’m a member of the Bowmen of Pendle & Samlesbury archery club near Preston, where I train and receive coaching.
Evie, who is the current County, Regional and National Junior Ladies’ Individual Champion both for both indoor and outdoor archery, had been searching for funding and sponsorship opportunities to help with the costs towards competing in the sport at such a high level, when she came across Dan’s Trust on Facebook. The rest, as they say is history. As the country’s current top Under 18’s Ladies Target Archer, Evie is the latest teen
A talented 16-year-old from Lytham is the current top junior female archer in Great Britain and she is aiming to compete in the 2024 European Indoor Archery Championships in Croatia
to have been awarded funding from the Lancashire-based charity.
And now with a £1,000 Dan’s Trust Make A Difference donation to help fund her sporting progress, Evie is looking ahead to an even more successful year.
She said: “I was so excited and grateful to find out that I’d been chosen as a Make A Difference Award Winner. It’s come at such an opportune time as I need to buy a new bow, arrows and further equipment, which is really important as I move up to the under 18’s category.
“The money will help me to achieve my dream of competing in the European Indoor Archery Championships in Croatia next year, where I hope to represent Team GB.”
For the forthcoming 2023 season Evie, whose current archery equipment is second hand, has moved up to the Under 18’s age group, which means that she will be competing at longer distances.
Alongside Evie, Dan’s Trust, which was founded in 2012 following the sudden death of local sporting enthusiast Daniel Bagshaw, will also be funding another 10 teens across Lancashire throughout March and April, taking their 2023 donations so far, to £20,000.
Dan’s Trust was founded by Peter and Shelagh Bagshaw of Clitheroe, together with their sons Ian and Gary after the death of their son and brother, Dan, who was just 27 when he died on the finish line of an ITU Olympic distance triathlon in Hong Kong after suffering from a sudden and unexplained arrhythmia. Dan was a cycling enthusiast and extremely talented and athletic young lawyer.
OVER THE LAST 10 YEARS WE HAVE FUNDED TEENS PARTICIPATING IN A DIVERSE RANGE OF SPORTS, DANCE AND THEATRICAL ENDEAVOURS, BUT A FEMALE ARCHER IS DEFINITELY A FIRST FOR US!
Evie continued: “If I’m to reach my goal and achieve qualifying GB scores during 2023, my current bow and arrows desperately need replacing with a more powerful carbon-alloy bow and matched carbon arrows.
“So, the funding will go a long way to purchasing this new equipment – putting me on an ‘equipment-par’ with my fellow competitors as I move further into the more senior groups.”
Ian Bagshaw, co-founder and trustee of Dan’s Trust, commented: “Over the last 10 years we have funded teens participating in a diverse range of sports, dance and theatrical endeavours, but a female archer is definitely a first for us!
“We’re so excited to be able to help Evie on her journey towards the European Indoor Archery Championships and we’re hopeful that her enthusiasm for the sport will encourage other local youngsters to try their hand at archery too.”
THIS WILL HELP ME TO ACHIEVE MY DREAM OF COMPETING IN THE EUROPEAN INDOOR ARCHERY CHAMPIONSHIPS IN CROATIA NEXT YEAR, WHERE I HOPE TO REPRESENT TEAM GB
As well as its successful awards programme, Dan’s Trust promotes and funds research into the early diagnosis of cardiac risk in the young, as well as the improvement of treatment methods for sudden cardiac arrest at Sheffield University and Imperial College London. n

Catherine Robinson talks to local entrepreneur, mushroom farmer Paul Thornton, who has ecological credentials and a vision for the future
“It all started with my grandma Ruth,” says Paul Thornton. “She used to show me how to grow things in her garden. I loved it. That led to me growing oyster mushrooms. In 2001 I built something that looked like it was from Frankenstein’s lab and it worked!”
As often happens though, life got in the way for Paul and he found himself on a career treadmill with no time for hobbies –until lockdown: “While other people were learning to knit or play the piano, I was flooding the kitchen with greenhouse-tents, heaters and humidifiers,” he laughs. “It was
a problem-solving exercise! The same species of mushroom, grown in exactly the same conditions from the same mycelium might fruit differently. You have to nurture them –
and dementia. Mushrooms are a good source of fibre and protein too. They’re antioxidant and they reduce cholesterol –especially shiitake.”
WE’VE SET UP A DELIVERY SERVICE AROUND GARSTANG AND MY NEXT STEP IS MUSHROOMS BY POST
Paul, a topographical surveyor by profession, litters his enthusiastic chatter with the scientific jargon of his passion:
it’s almost maternal. Now, I’m growing oyster mushrooms, shiitake, enoki, shimeji and lion’s mane – to name just a few. Did you know that the lion’s mane are nootropic? They enhance brain function and help with conditions like Parkinson’s disease
“I start with the spores, or the mycelium, which is a fine white filament, and I culture them on agar plates. Then I inoculate a rye bag with the agar and whilst the mycelium is colonising that, I’m sterilising the substrate –bags of soya hulls and oak sawdust – which mimics a woodland. This substrate is then inoculated with colonised rye grain and left in
the germination room for up to three months until I move them to the fruiting area, which has the perfect conditions for fruiting.”
Eventually, and with the encouragement of his girlfriend Hayley, Paul rented a lock-up on a local farm and whilst both were still in full time jobs, they began building Wyreside Mushrooms. Progression was slow until June 2022 when everything changed: “I broke my ankle,” Paul explains. “I couldn’t do my surveying job. But it turned out to be a blessing in disguise.”
IF WE HAD A VERTICAL FARM, WITH SOLAR PANELS FOR ELECTRICITY AND A LAKE TO GROW AQUAPONIC CROPS, WE COULD PRODUCE ALL YEAR ROUND, WITH ALMOST NO ENVIRONMENTAL IMPACT
After a couple of weeks of immobility, Paul was able to potter around the lock-up on a crutch and it was then that the farm really started to take shape. Paul was able to build the lab and germination room and become compliant with Local Council requirements: “We had to use all our savings,” he admits. “Ideally, we’d like to have 10 acres of woodland too, because species like morel and chanterelle only grow in symbiosis with trees.”
This visionary has bigger dreams than that though: “If we had a vertical farm, with solar panels for electricity and a lake to grow aquaponic crops, we could produce all year round, with almost no environmental impact. Feeding populations like that also frees up land for rewilding and helps to reverse climate change.”
Paul is now a full-time mushroom farmer and in 2023, Wyreside Mushrooms is recording record sales. He has applied for organic accreditation and set up a delivery service around Garstang: “Our next step is mushrooms by post,” he says. “Our website is under construction and we’ll soon be posting all over the UK.”
Wyreside Mushrooms currently supplies local shops and restaurants: “But we’ll sell our mushrooms to anyone who wants them!” Paul laughs. “Just give us a ring or contact us through our Facebook page.” n
150g oyster mushrooms
11/2 cups plain flour
11/2 tsp paprika
11/2 tsp garlic powder
11/2 tsp onion powder
1/2 tsp cayenne pepper
tsp salt
Pepper to taste
Mix the flour and all the spices together in a large bowl.
In a second bowl, add 1/3 cup of the flour mixture with 3 /4 cups of water. Whisk to a smooth batter.
Dip each mushroom into the mixture then into the flour mixture. Repeat a few times.
Heat some oil to a high temperature and carefully drop the mushrooms into the oil one at a time. Fry for a few minutes until golden on all sides. Place on a paper towel to remove excess oil, then on a cooling rack until the rest are done. Enjoy with your favourite dipping sauce!

There’s a lot going on at The Three Fishes – new menus, special events and collaborations with culinary giants, who will be cooking alongside chef Nigel Haworth
Working as sustainably as possible is something that’s hugely important to us at Gilpin, and with the appointment of three fantastic chefs across our three restaurants, we have the chance to do something really extraordinary. The chefs are working with a neighbouring organic farm and taking a nose-to-tail, low-to-no food mile approach to sourcing, and our vertical farm enables us to produce food to a perfect condition, with no food miles, packaging or transport, minimum water use, no pesticides, and no poor harvests or plant wastage. We hope you enjoy the results!

‘CELEBRATE, DINE AND STAY’ IN THE STUNNING RURAL LANDSCAPE
The dramatic scenery of the Forest of Bowland is captured in a series of stunning images by photographer Simon Sharp, who uses traditional darkroom methods that make his work totally unique
Film maker and award-winning documentary photographer Simon Sharp is currently staging an exhibition featuring his monochrome images that reflect the wild landscapes of the Forest of Bowland.
He has travelled the world documenting social injustice through his photography as well as capturing awe-inspiring imagery that reflects the cultures and communities in faraway countries.
Living and working internationally since
2002 across Asia, Africa, Australia and North America, Simon has accumulated vast realworld experience of working conditions and practices, particularly in developing nations.
Closer to home, his recent body of work focusing on the Forest of Bowland, features haunting images of the rugged landscape –scenes that have often taken hours to evolve.
Simon, who lives in Croston, takes a mindful approach to his work concentrating on subjects that are thought-provoking and meaningful –he then uses traditional darkroom techniques to develop and tone the images.
“The landscape of Bowland is very fractured and I think you have to have a deep understanding of it to capture it on camera. On the surface it looks barren and the weather is simply northern, but there’s
an originality to it. It’s very raw,” he explains.
“I really discovered photography through travel. I was photographing all these new things and worked on documentary projects while I was in India and Nepal.”
Returning to his Lancashire roots, Simon has continued his work as a professional photographer using a Sinar Norma camera manufactured in the 1950s and Kodak Tri-X –a legendary film introduced in 1940 and used by world renowned photographers.
The traditional nature of the camera and film means it takes time and skill to set up a shot, during which the light or the subject may have changed or even disappeared: “I have to be very disciplined as the film is expensive, so it really concentrates the mind. Unlike a digital camera, I can’t just delete a shot, I can’t check the image to see if I am happy with it, it’s coming home with me so I have to be very considered.
“I have to learn to trust what I’m doing and I’ve also had to accept failure – but I’ve learnt from that. These are the life lessons in film – you have to respect it. We should all respect the materials we work with and
if you don’t respect film, if you lapse for less than a second, then you’re done. There is no ‘command Z’.”
“If you are doing something worthwhile you have to take time, be mindful and considerate. Whatever comes out of the darkroom is never forced. The images develop and they are toned in a gentle, nuanced way. They are a bit like an etching and have a painterly quality to them making them classic, timeless and unique.
“As the print is made by an individual it is, in itself, unique. It’s all handcrafted in Lancashire and what you see is my history in an image, not a computer algorithm or fancy filter. There’s no Photoshop to correct the mistakes, just light, time and introspection and it’s the honesty within that process that I hope will resonate with others.”
While the digital age may have some merits, for Simon, who admits to being somewhat of a maverick, a photograph needs to be a tangible reminder of the changing landscape capturing a moment in time that is spontaneous: “You have to let things happen organically. I don’t plan to catch a sunset at a certain time or place – everything is by chance, it’s an encounter between me and the land, a one-off moment. I’m working towards authenticity which, I believe, is never planned.
On digital photography, Simon adds: “We live in a disposable society. People take thousands of photographs and either instantly delete them or add filters to make them beautiful which belies the creative process, it negates time and the reflection of that reality.
“I put my heart and soul into being creative as I want my photography to resonate with people. We are all individuals and we have different views but I think the majority of people appreciate reality and that’s not always pretty, life and ways of seeing, are much more than that.
“The Forest of Bowland is like a rough diamond and you have to understand that to appreciate its beauty. You can keep going back to it and its keeps revealing itself. I don’t know what images I’m going to get when I go there. This isn’t ‘capturing’ or ‘taking’ it’s discovering and learning a sense of place and that doesn’t always mean you have to do something. Just looking is fine.
“You see farmers high on the fells in the depths of winter, isolated trees, twisted and bent, permanently cowering from the prevailing wind. The Forest of Bowland is always speaking to you and if you listen, you begin to understand its language. Then you can start to photograph.” n
Simon Sharp’s Forest of Bowland exhibition at Longitude Gallery in Clitheroe runs until the end of April. He is also represented by Padiham Picture House, Padiham and Saul Hay Gallery in Manchester where his work is available.

WHATEVER COMES OUT OF THE DARKROOM IS NEVER FORCED. THE IMAGES DEVELOP AND THEY ARE TONED IN A GENTLE, NUANCED WAY
The snowdrop is often viewed as nature’s symbol of an approaching spring. Author Stephen Halliwell has penned a new book on this delightful flower
As the final snowdrop fades from the late winter, we bid it a wistful farewell, it having accomplished all that was expected of it during the course of its short, but entertaining and meaningful life. Once more it has achieved its principal mission of leading us from the end of winter, into a fresh, new, colourful spring.
That small, yet welcome flower, its head downward nodding as if they are afraid of offending us, has so much significance for so many people in different, often in diametrically opposite ways and for a diversity of reasons.
It’s been the first flower to bloom in the new year. So, it lags behind the odd winter aconite with its deep yellow glossy flower sitting atop its own individual ruff, the occasional hellebore in varying shades of
pinks and purples or the daphne bholua announcing its aromatic presence.
early as mid-January.
The snowdrop is a plant that holds countless secrets. Despite there being about 20 species in the snowdrop family, officially ‘galanthus’, derived from two Greek words meaning ‘milk flower’, none are native to this country. The ‘nivalis’ meaning ‘of the snow,’ was introduced about 500 years ago from Europe, the home of all 20 species, most of which are endemic to individual areas in the Baltic and Black Sea areas. ‘Nivalis’ alone extended as far west as the Pyrenees in Spain.
If you add to the fusion a couple of sarcacocca, sometimes known as the sweet box, bearing insignificant flowers, whilst continuing to retain it’s luscious, black fruit from the previous autumn, yet seemingly ignored by the thrushes, you have a heady combination that can be experienced as
Of those 20 species, only three, in addition to ‘nivalis’ have been used to propagate the thousands of varieties that we are now able to enjoy. One is galanthus plicatus, the ‘pleated snowdrop’, which was first introduced to this country after the Crimean War in the mid-1850s. They were found in no other place but Crimea and Ukraine, and the other 16 or 17 species each have their individual areas in the region to which they are endemic. Another is known as galanthus elwesii, named after a plant hunter called Elwes. A fourth
NOW IS THE TIME TO ENJOY ALL THAT A GARDEN CAN OFFER US DURING THE NEW SEASON AND THERE IS ALSO THE OPPORTUNITY TO PLAN OUR FUTURE VISITS TO A SNOWDROP WOODLAND
species, galanthus woronowii or Voronov’s snowdrop, has been used for over a 100 years in the production of ‘man-induced’ varieties of snowdrop, but on a much lesser scale than the other three.
There is a case that this technical detail is unnecessary, and for most of us it is. However, I have a duty to tell you that it had a private life, which tended towards promiscuous, producing all manner of hybrid varieties, and quite naturally, clamouring equally for our attention.
For those who enjoy mass gatherings of the snowdrop, Bank Hall at Bretherton, on the A59 to Southport, or Lytham Hall, close to the centre of Lytham itself, you can’t go wrong with a visit to either or perhaps even both! They’re only with us fleetingly, and the opportunity to enjoy them is equally shortlived. Both sites have interesting histories with Jacobean Bank Hall being restored from a collapsed state to now accommodate a number of desirable residences, in an ultradesirable location, surrounded as it is for two months of the year by a vast multitude of beautiful snowdrops.
Lytham Hall on the other hand, has witnessed a restoration of the grounds, particularly those which immediately
surround the imposing Georgian building, and for those who have not visited for a while, may find that they approve of what continues to appear and reappear. No charge has been made in early 2023 to walk through the snowdrop woodlands so let us hope that increased the number of visitors who may just have become hooked on our adorable little harbinger of spring.
Now is the time to enjoy all that a garden can offer us during the new season and there is also the opportunity to plan our future visits to a snowdrop wood or garden, to discover the reasons why this tiny plant has been the object of poets and writers for hundreds of years and be beguiled by their beauty. There may be a few species of snowdrop represented, but the majority will be our now naturalised galanthus nivalis, or the ‘milk flower of the snow.’ Enjoy! n

Spring is so much more than a transitional time between frigid temperatures and balmy beach days. It’s a season of beautiful blooming flowers and new beginnings.
Actor Jim Carrey put it poetically: “Flowers don’t worry about how they’re going to bloom. They just open up and turn toward the light and that makes them beautiful.”
Our artists have embraced Carrey’s thoughts and the gallery is adorned with the wonderful, vibrant palette of the new spring season. New originals from Tuscany’s Bruno Tinucci and closer to home from Leanne Christie and Mary Shaw have recently arrived in Longridge. New housing varies tremendously in style and size from smaller homes that incorporate spacesaving features to impressive country homes that are geared towards luxury family living.
Throughout the region the trend for new houses that have individuality is really evident with developers building homes of differing materials and styles so that homeowners really appreciate that their new home is unique to them.
what options are out there – from the interior layout to the style and colour of kitchen cabinets, worktops and appliances, viewers can see how things work and are often given the option to upgrade fittings.
dwellings which largely dictate the areas and types of sites we develop.
“How we want the development to look is largely shaped by its characteristics and immediate surroundings – be they physical, social or environmental. Ultimately, we are looking for the opportunity to build homes that reflect the local needs and ensure that every site we acquire and develop represents the brand and our values.
Many new builds in the region are located on stunning rural and semi-rural sites –often on the edge of villages with beautiful countryside views. Developers are also keen that buyers can enjoy the best of both worlds too with sites located in areas that have ease of access to motorway networks, respected schools and nearby market towns.
Show homes are a great way to discover
A spokesperson for Concert Homes, which builds traditional homes in the heart of rural Lancashire, explains: “At Concert Homes, we build houses that are suitable for first-time buyers, right through to executive
“Buying a new build home gives the homeowner the advantage of lower running and maintenance costs in addition to modern quality materials and appliances and a blank canvas where they can inject their own personality.
“Buying off plan gives the buyer the opportunity to choose from a selection of fixtures and fittings to personalise their new home and from an environmental point of view, all of our homes come with electric vehicle charging points, energy-efficient heating systems and a higher standard of insulation and glazing than is traditionally found in older homes. The most recent Watt a Save report, published by the Home Builders Federation (HBF) has stated that buying a new home can save over £3,000 each year on energy bills compared to existing homes.” n
While new build in the Preston and Fylde region continues apace, demand is growing for housing that has all the technology and space for modern 21st century living

Covenants are an agreement between landowners that either restrict the use of the property (restrictive covenants) or impose obligations that you must comply with (positive covenants). An example of a restrictive covenant would be a covenant not to build more than one dwelling on the land. This is particularly important for those with large plots of land who wish to develop and sell parcels of land. An example of a positive covenant would be an obligation to contribute to the maintenance of a fence or boundary structure. In rural areas this could cover a substantial area and might be no small undertaking.
Successors in title, i.e. those who own the property after you, will also be affected by those covenants. Restrictive covenants will bind successors in title, but positive covenants will generally not. That doesn’t mean positive covenants can be safely ignored. It is likely on the previous transfer of the land one of several legal mechanisms will have been entered into to make these
covenants enforceable.
When purchasing property your legal advisor will tell you there are covenants that bind the land and will explain this to you. One issue when you are purchasing is that you may not view these covenants with an eye to the future. Years later you may not remember what covenants there are on the legal title. It likely wouldn’t dawn on many people to check their legal title to see if there
of it should not be recommended. Too many people when being told of a breach of covenant simply reply: ‘Well nobody has said anything’. The problem is that covenants can be enforceable for a significant period after the original breach and you won’t necessarily know the person who has the benefit of it. There are several ways that breaches can be rectified or avoided in the first place. You may be able to negotiate with the person who has the benefit of the covenant.
• You could get indemnity insurance to protect against the cost of defending a future clai m
is a covenant preventing them from doing something before they do it. This often only comes to light when they try to sell the property again or when the person with the benefit of the covenant takes enforcement action as a result of the breach of covenant. Failure to comply with a covenant could lead to an injunction being awarded against you or potentially damages.
It is best not to breach a covenant in the first place. Certainly, taking the approach of just doing it and hoping nothing comes
• You could apply to vary or discharge the covenant with the Upper Tribunal (Lands Chamber).
Obtaining consent or looking to vary or discharge a covenant can be a long and expensive process. You should look to obtain legal advice before any action is taken. As they say – prevention is better than a cure. n

You may be familiar with the saying: ‘An Englishman’s home is his castle’. It is this mindset which often means we take for granted what we can do with our own land, especially when it relates to the issue of covenants, writes Adam Bromley of Forbes Solicitors

With offices in Penwortham and Lostock Hall, Roberts & Co Estate Agents offer expert local knowledge and advice to homebuyers, tenants and landlords, from explaining crucial school catchment areas to sourcing mortgage advice.
Along with her team of well-informed and approachable local guides, Managing Director, Emma Roberts said: “We’re a local high street agent whose employees live in the area so we can confidently advise on schools, roads, access and commuting times as well as places to eat, drink and visit. All of this means you can make the right property decision for you,
whether that’s finding the perfect family home, a long-term let or rental investment.”
Preston-born Emma, together with her husband, mortgage adviser William Roberts, have grown the brand over the past 11 years.
Origins in mortgage and financial advice led to property management in 2012 and property sales in 2014. From its branches in Penwortham and Lostock Hall, it offers a transparent approach to pricing with no upfront fees. As well as their own website, Roberts & Co advertises across all local publications and national portals including Rightmove, Zoopla and OnTheMarket. They embrace new video technology to showcase properties with professional photography and floor plans included as standard and have a vibrant social media presence, including sneak peaks of new listings.
Despite current economic uncertainties, new listings with Roberts & Co were up 74 per cent in January 2023 compared to the previous year, as well as a 12 per cent increase in

valuations – both proving Roberts & Co are the trusted brand in the local area.
Emma added: “Of course, we are all aware of the challenging economic backdrop across the UK at the moment, however these figures demonstrate we have seen an encouraging start to 2023 so it isn’t all doom and gloom for the property market. We’ve seen that lending rates have fallen since last year and a lot of our clients just want to crack on.”
More impressive accolades for Roberts & Co have seen them winning the most prestigious British Property Award for PR1 and PR5 resulting in both branches winning Gold for property sales, whilst their lettings department scooped a regional award-winning Silver for Lancashire. Furthermore, Rightmove has ranked the agency as number one for sales agreed in both branch-core areas for 2022. Impressive accolades indeed.
Community involvement is key for Roberts & Co and to mark it’s 10-year anniversary last year, the agency partnered with the homeless charity Emmaus, donating a share of all property sales fees for 2022. The final amount
has just been confirmed as an amazing £2,000!
Emma said: “We really wanted to help a local charity and Emmaus felt like a great fit. Emmaus goes to great lengths to help those who have found themselves homeless by providing accommodation, welfare support and the opportunity to gain work experience in one of its three superstores in the city selling new and used goods. I am so very grateful we have been able to support Emmaus with this donation and through other avenues
including an information morning to give advice to those who benefit from this fantastic charity.”
Given the success of last year, the Roberts & Co team agreed they would like St Catherine’s Hospice to be their nominated charity for 2023.
Emma continued: “I am hugely proud of the business we have built over the last decade and I am grateful to every person who has chosen to buy, sell, rent or let with us. When someone lists their property for sale, they’re trusting us with their biggest asset – something we don’t take lightly.
“As an agency, our aim is to be customer focused by providing our unrivalled local knowledge and advice to exceed their expectations. If you’re a seller, homebuyer, tenant or landlord, get in touch to see how we can help.” n

with our heritage schemes, where a new-build would not be appropriate. However, if the character of the existing property has been lost, or if there is no architectural value in retaining the property, the more cost-effective solution is sometimes to replace the dwelling with a high-quality new-build.
thinking can rework an existing site, maximising the accommodation to meet the client’s needs, whilst still complying with planning policy.
Do you own a plot with plenty of potential, but the house just lets it down? You may have only bought the house for its garden, land, views or location – and you are ready to investigate the development possibilities.
Did you know that you can replace an existing dwelling with a larger property which meets your specific needs irrespective of it being located within the settlement boundary, open countryside, greenbelt, an Area of Outstanding Natural Beauty or a Conservation Area?
The new project also doesn’t need to look like the current house. It could be more contemporary, larger and more sustainable. However, the new design should respond to the site, the context, characteristics and materials to create a site-specific design.
Sometimes the solution is to improve the existing property by incorporating extensions, or out-buildings, which is particularly the case
On our larger schemes, many of our clients choose to proceed with a new-build due to self-builds being VAT exempt. Therefore the VAT which would have been chargeable on an extension scheme can be re-allocated to the areas you actually want to spend your budget!
It is usually the case that there is more flexibility in terms of design and scale when replacing rather than extending. For example, there are certain limitations for house extensions which may not work for your accommodation requirements, or for the specific property. This is when outside-the-box
At ZMA we have worked on replacement dwellings in greenbelt, open countryside and within the settlement boundaries across Lancashire. For example, we have replaced a three-bedroom bungalow, with a fivebedroom super home in the greenbelt and replaced a three-bedroom end terrace farmhouse with a 9,000sqft five-bedroom detached super home in the open countryside. There are also opportunities for redevelopment on sites containing other types of existing structures, however this is dependent on the specific local authority, location and current use.
If you have a property or a site containing existing structures and you are ready to investigate your development options, contact us with the site address and what you want to achieve and we will take it from there. n
