UPDATE
AT NUNDAH VILLAGE
Brisbane developer Property Solutions is preparing to launch the final stage of its $270 million Circa Nundah Village, just eight kilometres from the Brisbane CBD. Winner of the 2015 QLD Urban Development Institute of Australia Award, and eight years in the making, Circa Nundah Village captures the essence of the modern, urban lifestyle that Property Solutions is renowned for. Right in the heart of Nundah Village, THREE is the final chapter that completes the vision for this vibrant community masterplan. Property Solutions managing director Kevin Miller said the upcoming launch of the final stage is an exciting milestone for the company. “As the development has progressed, buyers have displayed an increasing desire to be part of the vibrant Nundah precinct,” he said.
“We’ve secured high quality retailers and dining operators which has significantly uplifted the area and made it a destination rather than a thoroughfare.”
Made with love in Nundah.
“Now we are seeing strong interest from owner occupiers as they respond to the lifestyle advantages of living in the new Nundah.” The Nundah Village precinct comprises several residential buildings, a full-line Woolworths supermarket, 11,000sqm of office space occupied by Energex, and an abundance of retail, dining and lifestyle amenities. THREE Nundah Village will rise nine levels and comprise 120 one- and two-bedroom apartments priced from $376,000. Property Solutions Group is responsible for a number of Brisbane’s major mixeduse development projects, including the acclaimed ‘Centro on James Street’ project, the $350 million ‘SW1’ development in South Brisbane and more recently ‘The Barracks’, a $150 million mixed use and entertainment precinct in Paddington. The THREE display suite on Aspinall Street is open from 10am – 4pm, Monday – Saturday, where you can have a sneak peek of the final release. For further details on this upcoming release, contact Mark Montague on phone 1300 247 221 or email mark@threenundah.com.au.

NEW ADDITIONS
New Retailers to Nundah Nundah can look forward to welcoming many new retailers in 2016. Save the Children Australia and F45 Training are the latest retailers to set up along the busy central strip, while Opulent Soft Furnishings has opened in Chapel Street. Glenn Corrigan, from Commercial Brisbane, negotiated the leases for the tenants and said it was particularly gratifying to place Save the Children Australia in a prominent location in the central strip. “Save The Children is a non-profit agency that works hard to protect children from harm and help them access quality education and health services,” said Glenn.
The Save the Children Op Shop will be run by local volunteers and the proceeds from the store will support millions of the hardest-to-reach and most vulnerable children and young people around the world. F45 Training will bring a new dynamic to group fitness training in Nundah. This team-based, high-intensity interval training will appeal to people who enjoy a challenge. Opulent Soft Furnishings has opened in Chapel Street. The team work with their customers to update existing décor, prepare properties for sale, or create pieces for a new home. Located within a hall that is rich with history, residents will enjoy the large selection of homewares, gifts and soft furnishings. Healthy Mind, Healthy Body The primary function of the brain is to control and co-ordinate movement - ask any neuroscientist and they’ll back me up. So depending on what type of training you’re doing, it’s possible to increase your physical fitness while enhancing cognitive function and neuroplasticity too. The way to achieve this is through what I like to call mindful movement. The first aspect of mindful movement involves “zoning in” rather than “zoning out”. Not only does this help with injury prevention and avoiding burnout, but studies have also shown that exercise requiring higher levels of mental engagement can have the same effect on stress levels as meditation. In layman’s terms, it’s hard to think about how much you want to strangle your boss if you’re doing something that requires your complete concentration and mindfulness to achieve. More importantly though, it means you are building a strong mind-body connection. Imagine the difference between bicep curls and climbing or calf raises and jumping. Bicep curls and calf raises are extremely simple, isolated movements that require little thought. Climbing and jumping, however, engage your body and brain at the same time for far more overall benefits. True mindful movement goes a little deeper though. It isn’t just about the how but the why as well. Do you know why you’re training the way you are? How is it affecting your body? What are the trade-offs now and also in years to come? Most importantly, how is it going to help you be better every day? Long story short, the more you’re thinking about what you do and the more your brain is engaged while you’re doing it, the healthier and happier you’ll be. What’s Ahead for Brisbane Property in 2016? Despite all the negative media sentiment, property prices will not fall in Brisbane next year - in fact, Brisbane is tipped to lead the country in housing growth. An increasing house price gap between Brisbane and Sydney is pivotal in creating new market energy. The gap between the two cities is about $431,500, which is the largest gap in dollar terms on record. Sydney will begin to suffer from erosion of gross yields after strong capital growth in recent years and, as such, many investors will concentrate on the affordable Brisbane market. Our property market is fragmented, meaning different properties in different suburbs will perform better or worse. On average we will see house price growth of about 4% over the next 12 months. With low interest rates, low unemployment, job growth, major projects currently under construction, and increased business and consumer confidence, Brisbane will experience another year of steady capital growth. Brisbane’s last quarter was its strongest for the year, giving positive signs for 2016! Employer Super Responsibility It is quite common to see employers who fail to comply with their superannuation guarantee (SG) obligations. It is a constant concern for the ATO and one area where they do conduct regular audits. Superannuation contributions should be calculated at 9.5 percent of ordinary time earnings (OTE). This represents total salary/wages received by an employee excluding payment for overtime, some allowances, and expense payment reimbursements. Contributions must be paid and received by the relevant superannuation fund by the 28th day after the end of each quarter. Failure of payments to reach the fund by this date results in a loss of tax deductibility to the employer. If the ATO becomes aware of the late payment, they can recalculate the amount to 9.5 percent of salary and wages rather than OTE, and also impose penalties and interest. Many employers make the mistake of thinking that payments to contractors don’t fall within the SG regime. While some genuine contractors may be excluded, this is not always the case. Checking with your accountant and/or using the helpful ATO tools can help employers comply with all of their SG obligations. Local PROFILE
Nundah’s Home of Liquid Exuberance When local mates Simon and Jess decided to open a café in Nundah, they wanted to create a space where people could chat and meet other locals. “We wanted to be the Cheers of cafes – where everyone knows your name name and friendships are formed!” says Simon. “The best thing about Ultra Café is the community feel that we have. We encourage people to stay and have a chat and we have enjoyed seeing long term friendships grow amongst our customers.” Although the philosophy for their café may be fun, one thing they do take seriously is serving amazing food and coffee. “Our most popular meal is avocado on toast with fetta, pesto and lime juice. Not far behind is our bacon and egg pita or the poached pear with bircher muesli, greek yoghurt and freeze-dried plums,” says Simon. “Flat white is definitely our most popular coffee order, but if you’d like a recommendation, try the Mezzo Grande – it’s our speciality.” Ultra Café has a diverse menu, with healthy options and gluten-free dishes available. The café has a children’s area complete with jumping castle and every Sunday morning from 8am, locals can enjoy Breakfast Beats with music and good food. Picklehead Pickles Mike Hilburger loves making pickles as much as he loves eating them and he has turned his hobby into a growing business. Nundah residents can enjoy Mike’s Picklehead Pickles at local bar, Fitz + Potts. Mike worked with Fitz + Potts owners, Cassie and Brett, well before the bar opened to match the pickles and kraut to their menu. “Our pickles come in three flavours – NY Style Dill, Hot Patootie Chilli, and Bronx Garlic. The pickles are made in small batches with fresh local Aussie ingredients.” Mike is surprised at the success of Picklehead Pickes. “It never ceases to amaze me that other people love these pickles - like ‘borderline psycho’ love them!” Mike loves pickles in every form, but nothing tops a ‘frickle’. “A ‘frickle’, or fried pickle for the uninitiated, is the ultimate – it’s a crunchy, panko-crumbed batter which holds within a salty, briney sour hit... so good!” /pickleheadpickles |

Share the Dignity Rochelle Courtenay, a Brisbane northside mother of two, was shocked when she read an article outlining the difficulties that homeless women faced each month as they had limited or no access to essential personal hygiene products. “When I read the article I couldn’t believe that nothing had been done to support these women. No women should suffer the indignity of choosing between having a meal or buying sanitary items,” says Rochelle. Rochelle sprang into action and, in April 2015, started her first drive collecting sanitary products from friends, families and local businesses. After collecting 500 items, Rochelle distributed them among local charities that were grateful for the donations.
“Sanitary items are usually the last items to be donated to homeless shelters and domestic violence refuges, yet are the first to be taken,” says Rochelle. In August 2015, Rochelle launched her next collection, expanding across Australia, with an overwhelming response. Over 150,000 sanitary items were donated. Rochelle has now set two collection times each year – April and August – and is aiming to collect half a million products at each collection in 2016. ‘Share the Dignity’ is run solely by volunteers and needs constant donations to meet demand. If you would like to donate, you can drop off sanitary items to Jolie Boutique or Panda Pearls in April, or you can donate online at www.sharethedignity.com.au. www.sharethedignity.com.au |

The Virginia United Football Club, which only four years ago was struggling to retain players, has evolved into one of Brisbane’s major football clubs. Daniel Perna, President of the Virginia United Football Club, said that the expansion of the club has seen the creation of new programs for young children and adults. “We now welcome players ranging from 3 years of age to 65+,” says Daniel.
“The expansion of our club has seen close to 800 members now competing in FFA-approved competitions.” “We are proud that we have achieved this result while still retaining our family-orientated environment.” The Club welcomes players with little to no experience, across all ages. It’s never too late to start - all you need is willingness to learn the game. “Teams will be formed shortly, but if you are interested, visit our website for registration details. It is an exciting time to get involved.” Virginia United Football Club | 574 Nudgee Road, Nundah www.virginiaunitedfc.com.au
Fuelling Nundah After ten years working in the City, Maria Carter decided she needed a change. When 190 Buckland Road, Nundah became available, Maria and her business partner, Darren McGillivray, jumped at the chance to open Fuel & Co, a cafe where they could fuel residents with great food and coffee. “We loved the great leafy outlook, the easy off-street parking and being so close to local schools,” Maria says. With favourite dishes including Fuel eggs bene, blueberry hot cakes and the American cheese burger, Maria and her team work hard to provide great customer service and an enjoyable experience for local residents.
Fuel & Co is available for private functions, including birthday and engagement parties, where guests can enjoy hot and cold canapés tailored to their needs. The café has recently become licensed, with a unique selection of wine and Stone and Wood beer available to be paired with lunch (and breakfast) menus. “I recommend a champagne breakfast from 10am!” says Maria.
