Swapping the Courtroom for the Ballroom

LOCAL EVENT

Kelli Martin, CEO of KLM Solicitors in Nundah, will swap the courtroom for the ballroom to take part in the 2017 Dancing CEOs fundraiser.

The Dancing CEOs fundraiser raises awareness and muchneeded funds for the Women’s Legal Service, a not-for-profit organisation that helps Queensland women and children who experience domestic violence. Kelli is a passionate supporter of the Women’s Legal Service, raising thousands of dollars for the charity since opening KLM Solicitors in Nundah in 2015. “It is with great pleasure (and some nerves!) that I am participating in this year’s Dancing CEOs,” says Kelli. “I was set a $10,000 fundraising goal and all money raised goes straight to the Women’s Legal Service Helpline.” 12 CEOs from across Brisbane will participate in the event, which will involve performing in front of nearly 1,000 people at Brisbane City Hall on Friday, May 5. The funds raised will go directly to the Women’s Legal Service Helpline, which costs $250,000 each year to run. Support Kelli’s fundraising efforts by donating today at https://give.everydayhero.com/au/kelli-martin-dancing-ceos. Beautiful Smiles for Life Image Orthodontics is leading the way in orthodontic technology, with the most advanced custom-made braces now available in Nundah. Dr Sep and the team at Image Orthodontics now offer Insignia along with other invisible braces, as one of their treatment options. With this new option, patients no longer need to have impressions made, and once their teeth have been scanned, patients are fitted with custommade braces specifically designed for them.

These custom-made braces reduce the treatment time significantly, making them ideal for teenagers and adults.

Wavell Medical Growing with the Area With a growing population and a number of local schools and childcare centres, Wavell Heights needed its own medical centre. Julie Gilbert, who opened Wavell Medical Centre in October 2015, knew that a medical centre would help families and individuals when they needed it most. “Wavell Heights is the community I live and raised my children in,” says Julie. “When they were sick, it was a challenge to find a local doctor with great parking.”

Dr Sep ensures that the latest technology and most effective treatments are used at Image Orthodontics. As a senior lecturer at Griffith University (Dental School), Dr Sep is able to share his extensive knowledge with up and coming dental specialists. “We ensure that our patients receive the most effective treatments available, which reduces any discomfort and results in beautiful smiles. We enjoy working with our patients to select the best treatment option for their needs.” Image Orthodontics | Suite 6, Level 1, 1220 Sandgate Road, Nundah 07 3260 6855 | /imagenundah

Wavell Medical Centre not only provides quality GP services — they also provide specialist services including physiotherapy, psychology, dietitian services and occupational therapy. With ample parking, female doctors and open six days a week, the team at Wavell Medical Centre have catered for the growing needs of the area. EXPERT ADVICE

BUILDING

PROPERTY

with Skye Clements Dream Projects and Properties

with Mark Roemermann

Should You Renovate or Build New? If you feel as though your home needs updating, renovation is one option to consider if you like the area you currently live in. It may not make sense to build a new home in a different area if you love your neighbourhood. Furthermore, you may have an attachment to your current home and you might not want to lose the memories you have made. If the cost of renovating your current or any potential property is quite high, you may choose to put your money towards a new build as you can design it to suit your lifestyle and/or your growing family. Also, you might want some new features in your home that you haven’t got the space or potential for in your current home. It is a good idea to look into the house prices of your current or potential neighbourhood. If your current neighbourhood has a trend that suggests that your house is rising quite steadily in price, a renovation might be the better option in the long-term for financial gain. Ultimately, there is no right or wrong answer as each situation is unique. Start the process by writing a list of pros and cons for both options – you may find the answer is obvious.

Preparing to sell a property? If you are, then you’ll want to consider some factors that will influence your result. Who will be the best buyers? How do you find them and encourage them to look at your property? How do you ensure you bank a bigger cheque at settlement?

Your best buyer will vary based on your property’s attributes and how you highlight them, and how you address any potential turnoffs too. Then you can look at which avenues for attracting buyers will best suit your desired outcome. This includes how you’ll market the property, the sale process you’ll use, and your pricing strategy. Finally, to achieve the best price, you’ll rely on getting the appeal right, leveraging off buyer’s own perceptions of value, and well-executed professional negotiations to deliver a premium result. As an experienced local real estate agent, I will answer your questions, guide you and help you to enhance the attributes that will matter most when selling. Superannuation Changes Late last year the Government passed several bills that change the superannuation environment for many Australians. These new rules come into effect on 1 July 2017 and may impact your retirement strategy and possibly the contributions you make into superannuation. Here is a brief summary of the changes: • The concessional (pre-tax) contributions cap will reduce to $25,000 per annum for all taxpayers • The non-concessional contributions cap will reduce to $100,000 per annum for all taxpayers, subject to certain pre-conditions • An additional 15% tax on concessional contributions will be payable by people with incomes greater than $250,000 per annum (currently $300,000) • The maximum pension balance that a member is permitted to have across all superannuation funds is $1.6 million

Northside Heart & Lung Cadogan House, 1382 Sandgate Road, Nundah

• A transition to retirement income stream (TRIS) will no longer receive tax concessions within a superannuation fund. The tax rate payable on earnings from investments supporting a TRIS will increase from 0% to a maximum of 15%

Girls AFL Team 93 Years in the Making Mayne Tigers Junior Australian Football Club (JAFC) is making history with plans to launch the first girl’s team in the club’s proud 93-year history. Campbell Corser, Mayne Tigers JAFC President, is excited about the introduction of girl’s football into the club. “Girls have played alongside boys at Mayne for many years but we want to give them every opportunity possible to pursue their love of Aussie Rules,” says Campbell. “It’s truly an exciting time in Aussie Rules and women’s sport.”

Girls are picking up the game at a fast pace, with 30% of all Queensland participants now female, which is a 140% increase over 3 years. To encourage more participation, Mayne Tigers JAFC are holding free Come and Try Sessions for girls aged 9+, which provide the opportunity for girls to kick a footy around and make friends. The next Come and Try Session for girls will be held on Thursday, April 27 at 5.30pm at Oxenham Park, Nundah.

Celebrating One Year in Nundah Village Bianca Elliott and Pete Ivers from The Joint Physiotherapy are celebrating their first year in business in Nundah Village. Opening in March 2016 with just two Physiotherapists, Bianca and Pete have grown the team to include Exercise Physiologists, a Remedial Massage Therapist, a variety of visiting Allied Health specialists, including a Dietitian, Diabetes Educator and Podiatrist, as well as administration staff.

Coffee and Books The Perfect Combination Nundah Library patrons can now enjoy a coffee at the library’s brand new deck area, thanks to the Espresso Train Library Car. The Library Car is an extension of the Espresso Train Café, which exists to create employment and training opportunities for people with disabilities and people from refugee backgrounds. Richard Warner, Coordinator at the Nundah Community Enterprises Cooperative, said that the focus of the Library Car was good service and good coffee. “As a social enterprise, we’re primarily self funded, which means we have to provide great coffee and service in order to fund our good works,” says Richard. “You’ll see this in action at the cart which is staffed by our experienced baristas - often alongside one of our hospitality trainees.” The Espresso Train Library Car has been provided with Zeta’s Coffee Beans, a locally roasted and grown coffee from the Tweed Valley. Zeta has kindly provided the coffee beans to the Library Car for one year for free.

The Joint has also introduced additional Yoga and Pilates classes, which cater for beginner and advanced clients. They also offer a Type 2 Diabetes Program, which helps patients manage their diabetes. Bianca and Pete enjoy the village atmosphere in Nundah and the opportunity for local businesses and organisations to work closely to foster this atmosphere. “We love working in Nundah Village and look forward to meeting more local residents and business owners,” says Bianca. “We also look forward to working more with local community organisations to help Nundah thrive.” The Joint | 9/1220 Sandgate Road, Nundah | 07 3191 4455 thejointnundah.com | /thejointnundah

LOCAL PROFILE

Making the Move to Nundah Matt Cunliffe has been part of the Mortgage Choice family for nearly ten years. When Matt and his wife Hanna decided to open a new branch, they knew Nundah was the location they wanted. “Nundah Village really is an unbeatable location”, says Matt. “It has certainly earned its reputation as inner Brisbane’s Hub for Urban Renewal.” Matt and Hanna wanted to find a location that was close to employment and infrastructure – and with Nundah close to The Port of Brisbane, the Brisbane Airport and the Brisbane CBD, they knew it was an ideal location. “Nundah has a vibrant mix of retail, dining and entertainment – and great coffee!” says Matt. Matt and the team at Mortgage Choice Brisbane North, which include Andrew Clough and Oliver Kunning, offer a range of services, including first home buyer finance, new home finance, property investment loans, debt consolidation, asset finance, and estate planning and wills. Given that a mortgage is probably the biggest expense you will ever have, it pays to get professional assistance and advice.

“We save our clients a lot of time, effort and money in selecting a suitable loan”, says Matt. “We are able to give professional advice that matches our clients needs with suitable lending solutions.” “Plus, our home loan service comes with no charge to our clients,” says Matt. “There is nothing more rewarding then helping hard working families and individuals achieve their financial goals. We look forward to working with Brisbane North residents to get their financial future on track.” Mortgage Choice Brisbane North 1176 Sandgate Rd, Nundah | 07 3211 7744 /mortgagechoicebrisbanenorth

Launching Platform 14 On March 20, the Nundah Neighbourhood Centre launched Platform 14, an exciting new outdoor community and event space in Nundah Village. The development of the space has taken many months of fundraising and planning and the Centre is excited by its potential. Platform 14 would not have been achieved without the assistance and support of some very important people.

Thank you to Melinda Taylor and Scott Frost, who have donated many hours of their time, their knowledge and their skills, saving the Nundah Neighbourhood Centre a significant amount of money. Thank-you to the staff and volunteers who have helped with painting and cleaning and preparing for the launch. A big thank-you to all of the trades and businesses that donated materials either for free or at a very low cost – the Centre is extremely grateful for their continued support.

Thanks to 3 Beaches, Kellys Wood Yard, TradeTools Geebung, Go Electrical Wholesale, Barry Szulc, BASC Services, Janden Wood Panels, Lindsey Myers, Emma Howchin & Bunnings. Thank-you to Mark Roemermann who donated the Platform 14 street sign, which is proudly displayed at the front entrance. The Centre also gratefully acknowledges the funding from the Office of Liquor and Gaming through the Gambling Community Benefit Fund, which allowed the Centre to purchase materials and furniture for the redevelopment. Virtual Walk Around Nundah

CFQ Bookshop Read-a-thon

The Nundah and Districts Historical Society has returned to its original home in the Nundah Library. To celebrate, the Society will be presenting a Virtual Walk around Nundah on Sunday, May 7 at 2.30pm.

Become a read-a-thon participant for Cystic Fibrosis Queensland (CFQ) during April and May and raise much needed funds for people living with this chronic condition. As a read-a-thon participant, you will be helping raise money for much-needed support services for CFQ members and their families – you’ll also increase your skills and knowledge in ways you may not have considered. As a bonus, all CFQ read-a-thon participants receive an additional 30% discount on the already reasonable priced books at the Nundah CFQ Bookshop – just $4 for adult books and $2 for children books.

Nundah has a history dating back to 1838 when German Missionaries settled in the area. The history of Nundah, its heritage sites and other places of interest will be featured in a virtual journey around the suburb. A light afternoon tea will be served and a gold coin donation would be appreciated. Bookings are essential. Phone 3260 6703 or email nundahhistoricalsoc@bigpond.com to reserve your space.

As a result of the feedback, the aged care facility has completed a kitchen makeover and implemented a greater choice of fresh food for residents.

iPads are now used to order meals and each resident’s electronic profile has information about allergies and nutritional guidelines. Zion Manager Maria Mulheran said residents and staff are enthusiastic about the changes.
