Buying Property: Should I team up?

Small business owners need to be thinking about and planning what measures they can take before the end of the month to minimize their 2015 taxation liability. If you work closely with your accountant, they may have prepared interim trading figures to give some estimate of what size income you could expect for the full financial year. If it is expected to be a good result, and you have spare cash-flow available, you could consider some of these ideas:

With property prices on the rise, there is no doubt that saving for a deposit is becoming more difficult. Maybe it’s time to team up! It may sound strange to consider buying property with someone other than your spouse, but there are ways to minimise risk by purchasing property as ‘joint tenants’ or as ‘tenants in common’. But what’s the difference? When purchasing property as joint tenants, each tenant owns an equal share of the property. This is most commonly seen with married couples. The other person’s share is then automatically passed to the other upon their death. In comparison, if you are tenants in common, the shares in the property don’t have to be equal. Upon death, the owner’s shares can be allocated to whomever they wish as stated in their will. This structure is therefore more suitable for people who want to team up purely for business or financial reasons. Buying property with someone doesn’t have to be a risky scenario and it may be just the thing you need to get into the property market. All you have to do is choose the ownership structure that’s right for you.

• Pay your June 2015 employee SGC liability before June 30. It will be tax deductible in 2015 instead of 2016 if paid in July. • Make additional superannuation contributions for yourself, either as extra SGC if you are an employee, or as personal contributions if self-employed. These contributions need to be received by the superannuation fund 3 to 4 days prior to June 30 to ensure they are processed in time. • Prepay future interest charges on business/tax deductible debt. You should speak with your bank as soon as possible to determine if this option is available. • Consider the recent budget proposal to allow eligible small business taxpayers to immediately claim plant & equipment purchases up to $20,000. Be aware though, this was a budget announcement and it will not be law until passed by both houses of Parliament.

If you think about a business, it all comes down to the customers. No customers, no business. So what are you doing to stand out from the crowd? Here are some things to consider:

Did you know that to be considered a de facto under the Family Law Act, at least ONE of the following criteria must be met:

1. Make the first impression count. There’s no denying that first impressions are everything. So how’s your branding? People do judge a book by its cover – the same goes with your logo, website and phone manner. It all matters. 2. Place yourselves in the customers shoes. Where do you personally look for services? A website, Facebook, Google? Chances are your customers do too. Be there - you must be where your customers are, from their coffee shop to their smart device.

There is a child of the de facto relationship; OR

3

One of the partners made substantial financial or non-financial contributions to their property or as a homemaker or parent and serious injustice to that partner would result if the order was not made; OR

The de facto relationship has been registered in a State or Territory with laws for the registration of relationships.

3. Make something ordinary extraordinary. Create a fun and memorable experience that goes above and beyond your competitors. Word of mouth travels fast but spreads like wildfire if it’s negative. Make it a positive experience people want to talk about.

Importantly, an application for de facto property settlement must normally be made within 2 years of the end of the relationship. However, there are some circumstances where you may be granted leave to file the application out of time.

Local Sisters Celebrate Boost Win Sisters Karen O’Neill and Narell Hall took over Boost Juice Toombul in May last year, and now they’ve surprised everyone by winning awards for top Boost franchisee in Queensland and Australia. Find a special drop at The Wine Warehouse The Wine Warehouse is bringing hard-to-find wines and brews to Nundah, giving smaller vineyards and breweries a chance to share their produce. According to Rob Jenkins, director of The Wine Warehouse, Queensland’s unique liquor licensing laws mean that Australia’s smaller wineries sometimes struggle to make it on to retailer shelves. The Wine Warehouse sources their wine from privately owned vineyards, meaning customers have access to a unique range of wines at great prices, especially when you buy by the dozen. The Wine Warehouse is made up of several very small Australian businesses who have combined their resources to create a presence in a challenging retail environment, under the guidance of Rob Jenkins.

Rob had his first taste of the wine wholesaling business in the early ’80s when working at Yalumba winery. He now has more than 32 years’ experience, so he can recommend some great wines. “We are mainly stocking Australian wines, but we do have the current NZ Sauvignon Blanc of the Year (2014) – Domain Road Winery, Central Otago region. “Or you could choose from the winemakers from McLaren Vale – Paxton, Trentham Estate, or Steve Kurtz Barossa Valley, Murdoch Hill from Adelaide Hills, local wines from Summit Estate, or Hidden Creek from Stanthorpe.” In addition to an extensive range of wines, The Wine Warehouse also has a fully stocked deli with a range of sauces, pate, cheese, chocolate and pasta. ‘The Ivory Tower’ is celebrating 15 years in Nundah Village. Mother and daughter, Sharon and Debbi started their careers in the clothing industry, then recognised that wallpaper complemented their work in manufacturing and supplying fabrics. “We now have one of the biggest and best wallpaper and fabric selections in Queensland,” Debbi says. Both sisters have a creative background so ‘The Ivory Tower’ was the perfect creative outlet for them. Developing their wallpaper collection has been a career highlight for both women – they started with 7 books and their collection now includes more than 450 books. Sharon says, “It’s an absolute joy to work with the variety of styles and designs, and to work with our vast collection of fabrics and wallpapers. “It all helps to create the perfect space for our clients. Seeing our visions come to fruition is worth the hard work.”

According to Debbi, textures and grass weaves are a big trend at the moment thanks to TV show ‘The Block’, and copper and metallics are also in demand. “It’s an easy choice to decorate with wallpaper as there are so many wonderful designs available,” Debbi says. “Wallpaper doesn’t have to be bold in design to make a statement. Elisa Adams from Sprout Research Elisa Adams imagined that her career would have her flying jet fighter planes or playing the saxophone like a virtuoso. That’s not where she ended up, but Elisa masters many challenges each day as she juggles business and family life. Elisa Adams is CEO of Sprout Research, a market research and strategy agency, mum to three children, and a Nundah resident of 13 years. “As with many journeys, mine was not planned. A few things have led to my current life, and they combined to launch and grow Sprout,” Elisa says. “I fell in love with market research and strategy. When I had my children, I wanted to build a business around the family, and over time, I’ve realised that it is possible to build a strong company and brand.” Elisa says that more women need to embrace fear, as it’s a normal emotion that can stifle growth. Accepting fear and moving on has always been a constant mantra in her life.

Elisa finds inspiration in great people, insightful thinkers, good books and other entrepreneurs, with a special interest in Generation X. “They are the drivers of brands such as Uber, Spotify and Netflix – the brands that have become part of our day-to-day lives in a very short space of time.” Elisa says that along with keeping inspired, personal branding is vital to the success of a business. “Our brand is everything at Sprout. Nundah Artist Paints Colourful History Dylan Sarra is a local Indigenous artist who has made his mark on the Gold Coast. Dylan was recently commissioned to create a large-scale mural at Dreamworld’s new Corroboree exhibit. Working with airbrushes and stains, Dylan painted a large-scale koala into the concrete within the exhibit. Dylan has lived in Nundah for more than 10 years, and says his goal is to create a colourful mural in collaboration with the community, dedicated to the history of the local land.

“Nundah satisfies my needs – it’s rich in history, close to the water, has a great multicultural vibe, and it’s still growing and changing.” “We all have a voice, and with a mindset of sharing, caring and respecting each other, those stories can shape our community for open learning and understanding into a positive future.” Dylan turns his indigenous art into a written language, using traditional symbols and modern colours that tell important stories. In his spare time, if Dylan isn’t down at the creek in a tinny, he runs art workshops at the local school, teaching children about indigenous culture. “It’s important to encourage young kids to tap into their creativity, and it really boosts their self-esteem.” Dylan says that a good artist can be creative and articulate, but it takes a special artist to convey the subject so that everyone ‘gets it’. Selling and buying in the ‘back end’ If you were buying or selling a property, would you be able to explain what a ‘Back End Search Price’ is? If you said yes, you’re only one of 2/10 people that would be able to answer this simple question that can save you thousands in the sale price.

So what is the Back End? When your buyer is searching for your property, a major factor is price. The ‘Back End Search Price’ allows the portal to present a range of properties in line with the dollars you would like to spend. If your property has been appraised in the mid $500,000, (say $540,000 - $560,000) then the agent should advise that a ‘Back End Search Price’ could say $550,000. This will allow the property to appear for buyers who are searching in the $500,000 - $600,000 range. That’s $50,000 either side of the search price.

You need to be certain that the agent entering the agreed ‘Back End Search Price’ in the portal as described in Section 3 of the Property Occupations Act 2014 Form 6 is what you have agreed on and they have explained how the ‘Back End Search Price’ works. A search price too low may attract a set of buyers who are well below your expectations for a sale price. An example here would be having a large amount of buyers inspect your property without any interest because once the seller’s expectations have been revealed the buyer may find that it is way above their budget. You run the risk of grossly under-selling your property with a questionable back end search price, so be careful in the market place as having many, many buyers attend your open home without any “real interest” may be good for your agent, but not for you. Hey Junior Espresso We spoke with new kids on the block, Sarah and Steven, who fell in love with Australian coffee culture after years of struggling to find decent coffee in the UK. What made you decide to open Hey Junior? Insanity and maybe a few too many ales one night! We love how the suburban café is on the rise in Brisbane. We wanted to be part of such a thriving industry. What separates you from other coffee shops? Almost everything in our shop has a story behind it. Our cakes are made using recipes our mums have been using for years, our honey is from a guy who goes sailing with Sarah’s dad, and a family friend made our tables from reclaimed wood. Where does the name come from? We were looking at a property on Junior Terrace in Northgate and Sarah made the comment that if we had a café on that

street we would have to call it Hey Junior. The name kind of stuck! What coffee are you serving? Baxter and Sons Coffee. To start off with we will be using their El Gordo blend, but plan to have our own signature blend made soon. What’s your signature menu item? Our friend Fi makes a killer almond bread. PandaPearls Shines at Beef Week Last month, PandaPearls attended ‘Beef Week’ in Rockhampton, Australia’s beef capital. Beef Week 2015 featured an action-packed program of competitions, hundreds of trade displays, dozens of seminars, tours and social events. Nudgee took out a prize in the cattle judging, Tony Abbott made an appearance, and 600 women were delighted to receive PandaPearls at the NAB ladies luncheon. Amanda Stein, owner of PandaPearls, said that she was overwhelmed by the response from women visiting her stall, with many enquiries about using family heirlooms to create modern pieces. The first Beef Australia event was held in 1988, Beef Week is now held every three years – growing to become the industry’s national exhibition. More than 85,000 people attended from across Australia and the world. Amanda Stein thanks everyone that visited the PandaPearls display, where over 4000 sample bags were handed out to those living in rural and remote communities. Community Visitors Scheme Goes Digital Across Australia Socially isolated older Australians can make new friends with the help of the new Digital Community Visitors Scheme (DCVS) provided by NAC Web. The service is being launched Australia-wide, and provides clients with an Android tablet and a simple-to-use application (DCVS Connect) that facilitates easy access to video calling, internet, email, and games. The application even links to Care Online Radio, a 24/7 radio broadcast for over 50s. There are clients already connected in Brisbane North, Caboolture, Western Australia and Tasmania. Subsequent releases will be North West New South Wales, Queensland (West Moreton, Mackay, and Northern Queensland) and Northern Territory. Initial rollout of 200 devices is to be finished by the end of May 2015. The DCVS is NAC Web’s extension of the traditional Community Visitors Scheme (CVS), which sees volunteers visit the residences of aged care clients to help relieve loneliness and isolation. The CVS has proven to have positive impacts on the health and happiness of those participating in the scheme. The DCVS aims to extend the positive effects of this service to seniors living independently who have been identified by their aged care service provider as experiencing social isolation. Web Manager Don Rudd reports, “There are several really exciting things about this project. It will make a real difference to people who need help, who demand little but deserve much. For many of them, this is a wondrous revelation of the brave new world that tech-savvy people take for granted. It augments (rather than replaces) personal communication by breaking down the barriers of distance, time and cost that limit face-to-face contact. And then there are the opportunities to enrich communication by sharing virtual experiences – in many ways that are currently available and in exciting new and ever more powerful ways that are being developed.”

How do I register? Speak with your Service Provider and they will give you the forms to complete. Hand the completed forms back to your Service Provider and they will send them to us.

How does it work? The Volunteer will arrange a convenient time, during the day or at night, to call you online. The Volunteer will speak with you for 1 hour per fortnight, which can be broken up into smaller sessions (e.g. 30 minutes per week or two 15 minute sessions per week). You will be able to see the Volunteer on your screen and the Volunteer will be able to see you on his/her computer using a video link.

Do I need a computer and the internet? No. Nundah Activity Centre can: • provide you with a tablet device if you don’t already have one. • set up the tablet device with a user-friendly screen. • arrange internet access. Is there any cost to me? No, this is a free service to recipients of Commonwealth-funded packaged care.

Nundah Neighbourhood Centre Art Show Opening From the 29th to the 31st of May, the Nundah Neighbourhood Centre embarked on its maiden voyage of the Nundah Neighbourhood Centre Annual Art Show: an event inspired by the enthusiasm of our community stakeholders to recognise and celebrate the creative talent of our artistic community. It has been an adventurous and rewarding journey in sharing the work of our community’s painters, drawers, sculptors and photographers.

The opening night was a huge success, with staff, volunteers, students, artists, family and friends coming along to launch the show and join in celebrating the amazing talent of all the entrants. The judges had a very difficult job choosing who was the most outstanding, but the prize-winners are very deserving of congratulations. Nundah Neighbourhood Centre would like to take this opportunity to thank the many people who offered their time, talents and financial resources to help make the show a success. We would like to extend our thanks to our Art show judges: Vicki Corser, Katherine Quigley, Ben Tibben and Cassandra Lehman-Schultz. A big thanks to the organisations and individuals that sponsored the event, including McAndrew Properties, Aria Property Group, Clark Brothers Real Estate, Hillhouse, Burrough, McKeown Lawyers, Officeworks, Oxlades, the Queensland College of Art, Ted and Brian Zachyriga, Mark Roemermann and Scott Freeman. We offer individual counselling and support to assist people experiencing difficult life circumstances. Cost is $10 per appointment depending on your financial circumstances.
