We’re excited about whats happening in Nundah in 2013 The warm community atmosphere has made it a delight to return to work in Nundah village. The change that was always ‘just around the corner’ is truly showing itself as Nundah emerges to realise it’s potential.

I’ve noticed a steady increase busy-ness and foot traffic in the area this new year.

Exrtra workers keep the village bustling all day and enjoy what Nundah has to offer (Energex Interview p14).

If you’re feeling like your new year’s resolutions need a check, this issue’s ‘Looking and Feeling good Health Feature’ (From p8) might be just what you need.

CIRCA Nundah passes Masterplan Milestone A major milestone on the masterplan for one of Brisbane’s most ambitious urban renewal undertakings will be reached this week when construction begins on the second apartment tower at CIRCA Nundah Village.

CIRCA DOS, THE FOURTH component in the $270 million transformation of Nundah village, gets underway with the nine-storey CIRCA One apartment tower only weeks from completion.

And, as the integrated CIRCA Plaza retail and lifestyle precinct unfolds, a multi-million dollar renovation is planned for the adjoining Royal English Hotel, by the same design team responsible for the rebirth of Fortitude valley’s historic Waterloo Hotel.

These milestones take development of CIRCA Nundah village well beyond its halfway point, realising a long-held dream for Kevin Miller, a man with the knack for predicting urban trends.

Miller is joint managing director with David Blanck of Property Solutions, the company widely acclaimed for turning dilapidated Brisbane sites into some of its coolest urban hubs … think James Street in the valley, South Brisbane’s SW1, and The Barracks at Paddington.

“We bought the first land here in 2004 and it took us five years just to amalgamate

the 2.4 hectare site before detailed planning and council negotiations,” said Miller, who grew up on the north side and once lived at Nundah.

Meanwhile, strong population growth and the delivery of massive infrastructure including the $4.8 billion Airport Link tunnel have ensured Nundah village will live up to his expectations.

“Population-wise, the Nundah area has increased by around 3,000 residents in five years, extraordinary growth for an established suburb,” Miller said.

“And now, with Airport Link, it is virtually an inner-city suburb, on the edge of what’s become Queensland’s golden employment triangle of the CBD, Airport precinct, and Port of Brisbane where something like a further $1 billion is being spent in the next five years.

“With these strong fundamentals, it’s pretty

The nine-level CIRCA Dos tower will provide 102 quality apartments, including 31 one-bedroom and 71 two-bedroom designs.

175th Anniversary of Nundah Settlement 2013 MARKS THE 175th ANNIvERSARy of Nundah, the first area in Queensland established by free European settlers.

It is interesting to note, the first free settlers in Brisbane were german. Sent by Rev JD Lang, they came as missionaries. In 1838, the first mission was established at Zion’s Hill and was popularly recognized as german Station.

Today, we refer to the area as Nundah.

Upon their arrival in Brisbane, the mission worked to become self-sufficient, raising cattle and cultivating the land. In 1843, the New South Wales government withdrew its funding from the official mission but many of the german settlers remained in the area. There are still reminders of the early settlers prevalent today. Local street signs in and around

the Nundah area have german names: gerler Road, Rode Road, and Zillman Road.

Until the 1880s, german Station remained an agricultural area. In 1881, the Queensland State government purchased a strip of land from residential owner, george Bridges, to build a railway link between Brisbane and Sandgate.

The railway was completed in 1882 providing access to the north side of Brisbane. This resulted in a suburban, residential construction boom.

The new railway station, originally titled “german Station”, was renamed “Nundah” six weeks after opening. The post office also adopted this name. “Nundah” is derived from the aboriginal name for the area, thus Nundah became the official name for the new suburb.

No Bake Energy Balls Get a delicious energy kick with these energy balls!

Ingredients Makes about 20-25 balls 1 cup (dry) rolled oats 2/3 cup toasted coconut flakes 1/2 cup natural peanut butter 1/2 cup ground flaxseed 1/2 cup dark chocolate chips (optional) 1/3 cup honey 1 tsp. vanilla extract

AS WE FORgE INTO 2013 I’M IN AWE. Life is such an amazing project isn’t it? How is it going for you? – I’m curious. And when I’m curious, I ask lots of unusual questions that help me see things in a different way.

Here’s one used by many of my colleagues: What if you went to sleep tonight and by some miracle you are transported to your perfect life - what would it look like? How would you spend your time? What would you learn, experience, do? How would each of your relationships be?

These are important questions. We can easily get seduced into believing our future is determined totally by our previous moves. We can’t see our next move with a mindset focused on previous choices.

Let’s revisit that dream of yours. What is your wonderful life to be? yes ‘be’! My encouragement is to hope and plan from hope. Why? Hope and passion are positive motivational forces.

Dream the dream, but don’t stop there. I’m suggesting you dream the dream richly, thoroughly, and completely. Bring it to mind over and over until you feel its glow. Make it so clear that you dare to plan specific manageable goals and act on them. Sounds simple? Nope.

Here is the important bit.

When you encounter difficulty – I encourage you to be curious about it and learn from it. Work out what to do differently next time. A Passion for Fresh Produce Lindsay Spencer knows fresh produce.

His stall at the Nundah Farmers Markets not only looks great but contains incredibly fresh produce that he’s proud to sell.

They offer a range of fresh vegetables and fruit but what really sets them apart is their unwaxed apples. These apples are taken straight from the tree in Stanthorpe and go straight on display at the Nundah Farmers Markets, after a little wash, of course.

Lindsay and his team are also proud to offer their spray free line.

It’s a well known fact that farming involves pest control. But Lindsay has a network of farmers that provide him with products from dragonfruit, lebanese eggplant, broccoli, vine ripened tomatoes to watermelon, bananas, avocados, nectarines, peaches, Australian garlic and capsicums. The best part about this produce is that it often costs the same as everything else because it doesn’t pay the price of the certified organic label.

All produce on this stall is strictly Australian grown and in most cases grown by Queensland producers. This means that the distance travelled from farm to plate is very small - benefitting us all.

We offer many different programs and activities, including: Information and referral services Where people are able to have a chat about what is happening for them and get information about the services and resources that exist in the North Brisbane area.

the Community Legal Service provides free legal advice through face to face appointments either during the day with our on-site solicitor or on a Wednesday evening through our drop in legal service.

the Family Support Program includes a counselling service and the Journeys program for women who have experienced domestic violence.

the Computer Lab provides free access to computers, internet, printing, faxing and photocopying services.

Playgroup is run once a week at the back of the Centre and is a great opportunity for parents and children to meet up have a cuppa, chat and make great use of our wonderful playground.

the Community Garden is also at the back of the Centre and is lovingly tended by a very dedicated group of volunteer gardeners. The garden has grown significantly over the years and is a fantastic opportunity for those green thumbs to get their hands dirty.

Language Classes currently include learning English as a second language, german classes and Mandarin classes.

yoga and meditation classes are open to people of all skill levels and are offered outside of hours at a very low cost.

Community Lunch is held each Friday and is a great opportunity for all the visitors to the Centre to get together and share a meal which has been made using some of the great produce from our garden.

The Nundah Community Legal Service (NCLS) LEgAL PROBLEMS rarely exist in isolation, often occurring with financial, social and cultural issues touching loss of jobs and income, debt, illnesses, fractured relationships, domestic violence, homelessness and crime. Economic, health and political uncertainties are reflected on a personal level with constant worries as obtaining or holding a job and paying the mortgage or rent, day to day expenses and feeding the family.

Central to Australian society is social inclusion: the idea of the “fair go”. As justice can only be properly so-called if it is readily available to all, we strive to help those with problems to break early the cycle and ripple effect of hardship and despair by providing all members of the community, especially the disadvantaged and marginalised of Brisbane’s North, access to justice through free and quality legal service.

We do this through a local, accessible, free, quality often “triage” and sometimes “last resort” legal service through our long established weekly Wednesday drop-in advice service staffed by dedicated volunteer lawyers and students together with an employed senior solicitor who sees clients by appointment for daytime consultation with sufficient time to provide more extensive assistance.

Our service is free, not means-tested and takes a holistic approach, providing effective information, advice and practical referrals to specialist legal and multi-disciplinary nonlegal services.

We are a small generalist legal service without any predominating issue [beyond family law] and assist our diverse clientele.

Our clients legal problems span family,

domestic violence, criminal, equity, insolvency, probate, personal injuries, professional negligence and discipline, defamation, neighbourhood, employment, commercial, property, consumer, human rights/ discrimination, administrative, motor vehicle property, child protection and tenancy law.

Being small with limited resources, we focus on face to face client assistance, together with active involvement in community legal education, especially law talks to school and university students.

Since 2008 the Principal Solicitor has been Eugene White. In 30+ years as a lawyer, primarily as a generalist litigator, he has worked in Queensland and interstate variously in private, corporate, public and community practice.

“Thinking globally” he was a member of the International Commission of Jurists and the International Bar Association, and “acting locally” he served on such Management Committees as those of the Caxton Legal Centre and the New Farm Neighbourhood Centre - plus acting as the Nundah District Development Association’s 2012 Santa for local children.

With our experienced Centre Coordinator and Management Committee we have been joined by our new NCLS Administrator Tracey and are ready to face the challenges of 2013 to assist our clients to achieve the best possible practical outcomes in their circumstances.

Seeking Community Mentors COMMUNITy LIvINg ASSOCIATION INC. is currently working on the young People’s Home Share project and we are keen to find community members who would like to take up live-in mentoring roles with young people moving to independent living.

The emerging or experienced mentors would continue with their regular life and activities and in exchange share a house with a young person supported by our organisation. In this share house arrangement, the mentoring would be set up to incorporate the specific interests and strengths of the mentor and the young person and may look like activities such as sharing a meal together so many nights a week or participating in a community activity together etc.

Mentors would have their housing expenses subsidised in return for their time.

This project has been developing over the past 12 months in response to the growing need in our community for young people (aged 15-21) to have access to safe, secure and affordable housing that also offers them real life, supportive relationships that build their sustained independent living skills.

The young People’s Home Share project is based on values of mutuality, shared learning, stability, consistency, safety, opportunities, families, community and

Where did you work before moving into the new offices in Nundah?

For the past 2 years, I have been in the Newstead office and before that, I was located in the city.

How have you found the move over to your new Energex office in Nundah?

Because I live in Clayfield, it’s been a great move. Nundah is very convenient to get to with public transport and by roads and there’s quite a bit to do in the area. I have pretty much everything at my fingertips here; there’s Woolworths, dental, great cafes and the train station is just down the road. I’ve been really happy with the move to Nundah.

How do you get to work?

At the moment I drive. But in the winter months I’m looking forward to walking to work.

What is the vibe of Nundah like?

I’ve lived in Brisbane for 7-8 years and Nundah has always been a place I’ve come to shop. Over the years, the look has definitely progressed and changed. It’s a lot more ‘bustling’ now. years ago, it was only a couple of cafes and Woolworths but it has really progressed is now a precinct of it’s own.

Do you have a favourite spot to eat in Nundah?

Siam Sensations are great. I’m also a pizza fan so I love Earth ‘n’Sea.

I heart headspace eadspace HEADSPACE NUNDAH’S BRIgHTLy coloured street art is a stand-out feature that catches the eye in Nundah village. Right next to the local Blockbuster on Sandgate Road the vivid imagery provides a hint at what is happening within the building.

With a variety of services and activities for young people Headspace Nundah opens its doors to ensure that 12 to 25 year olds can engage with solutions relevant to their needs.

Helping to create a positive environment for young people at Headspace Nundah is part of what the Team Leader, Jamie, loves about the service.

“It’s really a one-stop shop for young people where they can see a gP about health concerns, or speak to someone about any situation they might be facing. We make appointments to get an overall understanding of different issues the young person might want to tackle and we take it from there” Jamie said.

“We have an amazing team here, from employment experts, to those who can help with lifestyle and well-being. The focus is on the young person and their needs and we like to encourage them to pursue their goals.”

“Often in that process they may encounter obstacles or need to find support. We encourage a focus on strengths and the skills needed to encourage resourcefulness.”

FROM LATE 2012 ENERgEx STAFF have moved in the CT1 development. We caught up with Kelly from Energex about the move to working from Nundah.

Finding out the needs of local residents and how they want to support young people in the area is also a key part of what makes Headspace Nundah a success.

“We know that being part of a community is an important part of well-being and so we are always keen to find ways to encourage that with young people. Lifestyle is a big part of being healthy – physically and mentally.”

I haven’t been working in the area for too long so I’ve tried quite a few cafes in the area. There’s a lot of good coffee around but I haven’t yet picked a favourite. I quite like Slightly Twisted and Cibo and the go Health coffee bar also has good coffee.

Is there anything you think is missing from Nundah that you would like to see here?

Once all the construction is completed in Nundah, I’m looking forward to the streetscape being more beautified.

Nundah village is already a welcoming place this will make it even more pleasant to be in.

Nundah Property Overview THE CHANgINg FACE OF property in Nundah is in the spotlight with Loving Nundah taking time out to look more closely at the breakdown of properties and sales in the local area.

Roughly 60% of properties in Nundah are Units or Flats with this number growing steadily due to the major developments currently underway in the local area. 35% of Nundah properties are houses with a small number of commercial properties making up the remainder providing a dynamic housing mix.

Roughly 50% of properties in Nundah are rented with a comparable share of owneroccupied properties driven by a diverse mix of demographics. Interestingly, about 30% of properties in the area are owned outright, indicating appeal to hold onto local properties for the longer term.

Happily for investors or those looking to sell, 74% of the 134 properties listed for sale have sold in the past 6 months. This seems to indicate that, despite the broader property
