The new Acacia building is the first new construction building for the CSUS Stockton campus. Strategically located, the new 2-story academic building will meet master plan goals to develop Acacia Street as the central circulation and primary access to the campus. Reinforcing the critical role of this new building, the design approach is to create a strong building elevation that features a glass lobby that will be a welcoming element for the new campus promenade. Designed to attract students and faculty, the contemporary building features a lecture hall, classrooms, a multipurpose/events space, dry labs, study and lounge spaces, and administrative and faculty offices.

The Medical Office Building (MOB) is the first of 3 buildings planned for the campus and is situated on a 10-acre site as part of a 34.5-acre parcel. The 3-story 105,000 gsf project consists of surface parking, a drive-through clinic, and outdoor space for patient and staff respite. ARCHITECTURE
The Ann E. Pitzer Center is a classroom and recital hall facility designed specifically to meet the needs of the music department and the community as a venue for the study and performance of music. At the heart of the building is a 399-seat classroom and performance venue with variable acoustics that has been designed to the highest standards of acoustical architecture. A spacious lobby welcomes students and patrons and can accommodate performances and events.

LPAS provided programming and a criteria document for the Diego Rivera Theater - a new 3 story building on the City College of San Francisco campus located on Frida Kahlo Way. The building will include facilities for music, dramatic arts, broadcasting/recording, offices and support spaces. An important aspect of this project is the display of Diego Rivera’s Pan American Unity Mural so that it can be viewed from within the building and from Frida Kahlo Way in a secured and environmentally controlled setting.
Extensive programming with faculty and other stakeholders was performed to establish the required functionality, relationships and adjacencies of the instructional and support spaces.

The Academic Support, Faculty Office and Learning Resource Center serves as a resource for the entire campus as it consolidates tutoring, math, computer, proctoring and English services to all students. Faculty offices for over 80 staff are seamlessly integrated into the space, and the adjacent library was renovated, expanded, and connected to the new building as a part of the project.
Addressing multiple A/V demands and modes of pedagogy, the building includes classrooms with projection and amplification, multi-screen sharing, and technology classrooms with small-group huddles at a common screen with options to share content to all or specific screens, including the main projection screen.

The recently completed College Center creates a one-stop experience for students that provides Student Services, Administration, Counseling, Group Counseling, Assessment Center, e-services, Career Center and Transfer Center.
The two-story building is a seamless addition to the existing cafeteria, bookstore and Administration building creating a campus destination. Where the buildings meet, a tall gathering space has been created featuring bleacher seating, open lounge area and a study balcony. Abundant natural light, large video screens, power and data makes this the social and cultural heart of the campus.

Located at University Park at the Stan State Stockton Center Campus, the Magnolia Mansion is the most prominent historic structure in the City of Stockton’s Historic Magnolia District. LPAS teamed with Otto Construction on this Design-Build project to renovate both the exterior and interior of the twostory building for public functions. This project will include a full replacement of building systems, the addition of an elevator and other ADA upgrades, and a complete interior refinish. The renovated building will house administrative offices, conference rooms, and a warming kitchen. Procured through a separate Collaborative Design-Build competition, this project is adjacent to the Acacia Hall Collaborative Design-Build project currently under construction and designed by LPAS.

The program included new dedicated and single occupancy restrooms, campus police service area, administrative offices, re-function space and storage. In order to maintain access and operations, the project was designed to be completed in 3 phases of work, with the first two phases currently completed.

This Design-Build project will support the establishment of the Masters of Science Nursing Program For the University of the Pacific School of Health in Sacramento. The new program is supported with a new entrance, classrooms, gender neutral restrooms, debrief and conference rooms, along with the essential clinical skills and simulation Labs. This curriculum requires highly technical AV integration. This AV integration facilitates campus-based and online curriculum delivery which is essential in today’s learning environments.
The nursing program is new to the campus. The University was able to retrofit an underutilized space for the program. A challenge of this solution is that it is situated on the top floor of the law library. Following a kickoff meeting to establish the program needs, LPAS presented multiple plan solutions which were vetted with the user group.

This tenant improvement project at the Sacramento Campus renovates the first floor of the Muddox Building for a new Occupational Therapy Program. LPAS completed renovations of two libraries on two Santa Rosa JC campuses. These renovations transformed underutilized reference materials and periodical spaces into a collaborative learning atmosphere with flexible spaces to encourage engagement. With a limited budget and tight schedule, LPAS worked closely with campus librarians, staff, and a library consultant to develop new floor plans and furniture layouts to support the current approach to learning centers and library resources.

The Music and Theater Arts program lived in a building that suffered from significant health, safety, seismic, accessibility, and noncompliance code issues. This project provided a complete reconfiguration of the main theater that greatly improved sight lines and accessibility. Other renovated spaces included theater and dance studios, classrooms, lobby and student support spaces. This is the first project on the campus that was allowed to break from the original campus architecture designed in the 1950s.

This new Collaborative Design-Build project brings much needed student housing to the Turlock campus. The program includes 122 beds (primarily double-occupancy), student study and lounge spaces, support spaces, and a maintenance office and shop. Located at the edge of campus, the design challenge was to create a project that provides a welcoming entry to student housing, but also connects the new building with the adjacent, established student housing village.
The design solution features an L-shaped building configuration to reduce the corridor length. The building floor plans create a welcoming environment for the students through spontaneous opportunities and connectivity to social and study spaces on each floor. Residential Assistant units are centrally located on each floor to support their ability to manage.

LPAS recently won this new campus faculty housing project that will be a Design-Build delivery with Otto Construction. Located at the edge of the Sacramento State (CSUS) campus, the site is situated in an established residential neighborhood. The architecture, massing, scale, and materials were designed within the neighborhood context. The building is organized to save the existing Oak tree and focal point of the courtyard.

Located a short walk from the UC Davis campus this student housing project features 100 units with a mix of 2, 3, 4 and 5 bedrooms. The living units range in size from 900 to 1,465 sf and each bedroom will have its own private bathroom. Units will share a communal kitchen and dining area for gathering and amenities will include a 7,500 sf leasing space and clubhouse, fitness room, bicycle parking and outdoor site amenities. LPAS was the design architect for the entitlement documents. The construction documents were completed by another architecture firm.
LPAS worked closely with the District and SCION to submit a grant application for SB169 Student Housing funds. LPAS provided a site analysis to determine which campus would be the most strategic for a successful application. Sites were evaluated to consider pedestrian access to nearby community amenities including shopping and restaurants, access to public transportation, security, and ultimately a positive experience to support students’ success.

LPAS assisted the District in evaluating two sites for future student housing. Centrally located in an urban neighborhood, the Mission College campus was selected. Site amenities feature: a large retail shopping center adjacent to the campus, nearby restaurants and grocery stores, access to public transportation and ultimately, enough space to add an additional housing in the future.
Site plans and concept studies were developed to submit a competitive application which featured a maximum number of apartments and beds to house as many students as possible.

Amenities include a lounge, bike kitchen, pet grooming, outdoor kitchen and lounge space, and a single fitness tenant in the 30,000 square foot retail space.

The Emery replaces the brownfield site of the former Sherwin-Williams paint factory with a vibrant, family-friendly market-rate mixeduse community. LPAS was the architect for the entire master planned community which consists of 4 individual mid-rise residential buildings and 500 units with integrated parking. Because LPAS was the only architect for the entire community, one of the City’s primary concerns was that the architecture of the buildings appear as if designed by multiple firms. LPAS achieved design diversity throughout the site through design, massing, building height, and materials, while maintaining a consistent and cost-effective detailing approach across all buildings.
Buildings B1 and B2 reflect the historic warehouse character of the original site and are in close proximity to the only remaining building from the original Sherwin Williams paint factory. Building C is reminiscent of its industrial heritage at the base of the building and looks to the future with a contemporary addition on the upper levels. Building D is specifically influenced by the style of the railroad industrial era.

Designed to complement future nearby developments, the contemporary design and materials will feature metal composite panels accentuated by recessed and colorful balconies. The Mission-style complex features 4 stories of apartments over ground-level community spaces and underground parking.
