Our seamless design process incorporates in-house architects and interior designers working side-by-side to provide creative architectural solutions with quality and aesthetically pleasing finish packages that consider the budget, the desired design aesthetic, and durability.
Through collaboration, our architects and interior designers identify the unique opportunities and challenges of each project and provide interior design solutions that complement the architecture goals.
Projects are viewed holistically with thoughtful integration and flow between interior and exterior spaces.
The streamlined approach of incorporating architecture and interior design together inception of the project is cost effective, compared to addressing interior design later in the process.
Architects and interior designer work in the same Revit model which further supports efficient coordination of real-time changes.
In 2011, LPAS completed the LEED Gold, $61M California Lottery Headquarters in Sacramento which was delivered 3 months ahead of schedule and 3% under budget. Following the success of the Headquarters project, LPAS was selected to serve as Master Architect on 10 regional California State Lottery warehouse distribution centers and offices throughout California, under one master contract.
One of the Lottery organization’s stated missions is to be on the leading edge of sustainable design. The goal for the 10 projects was to be ahead of the curve on the ambitious Zero Net Energy (ZNE) building goals of the California Energy Efficiency Strategic Plan. Each of the 10 projects had the goal of achieving ZNE and LEED Silver or Gold certification.

CA3 adds 180,000 square feet to what is already California’s largest data center. The project is a conversion of an existing 153,000 square foot “big box” warehouse into a highly secured data center totaling 154,500 square feet of raised data floor. The project required LPAS to assist RagingWire in developing their proprietary program including back-of-house and under-floor infrastructure necessary to service the 200 watts per square foot data floor.

This tenant improvement provides new interior tenant improvement to the Coca-Cola bottling plant and warehouse originally designed by LPAS. The scope incorporates new FF&E and branding elements to the boardroom, training room, bar/lounge area with connections to the adjacent outdoor event space.

LPAS was the orginal architect on this bottling plant and warehouse distribution center. In 2009, LPAS was reselected to provide architectural services to expand the165,000 sf warehouse/office facility to 270,000 sf.
The expansion project was broken into two phases. Phase 1 consisted of developing approximately 6 acres of vacant land within their 22 acre property to accommodate fleet truck and employee parking. Existing parking and circulation patterns were evaluated and redesigned to accommodate future fleet growth, employee parking and uninterrupted operations during the Phase 2 construction project. Phase 2 consisted of design and construction of a 98,000 sf warehousedistribution building attached to their existing warehouse, and a 17,000 sf, two-story office building to serve warehouse operations staff.

The new LPAS headquarters building in Sacramento, CA is an adaptive reuse of 100-year-old unreinforced masonry building into a new 12,000 square foot office space. In our quest for an atmosphere that fosters creativity, we deliberately chose a building that exudes lightness, airiness, and openness.
By preserving the historical elements, such as the 100-year-old gantry crane and existing art installations, we not only pay homage to its industrial and artistic past but also embrace the concept of sustainability.
Our commitment to innovation has led us to break away from traditional hierarchical seating arrangements, creating a workspace that fosters equality and inclusivity within our team. By removing barriers, we actively promote growth, mentorship, and professional development opportunities.

CapRadio is an NPR affiliate station headquartered in Sacramento, serving Northern California and Western Nevada. The new headquarters moved the entire organization from the CSU Sacramento campus to downtown Sacramento. This move is significant for CPR because it locates them near the State Capitol, the new Golden 1 Center and the heart of the arts and entertainment district. Two floors of an existing building were renovated to provide broadcast studios, control rooms, production booths and a variety of open and enclosed work environments.

LPAS understands that a lobby plays a vital role in the company brand and a first impression. We work closely with our clients to design a main entry space that embodies the company’s image. The visitors’ first experience and visual message received upon entering the building or suite can impact a potential lease.
LPAS works with our clients to define lobby traits whether it is a welcoming front door to foster a connection to the community or a sense of security for sensitive and private facilities.
LPAS collaborates with our clients to design an environment that represents the company culture while being supportive of workflows. We will work with you to evaluate public versus private areas, key adjacencies, flexibility and job functions, which are all key considerations to identify and incorporate when designing office environments.
We understand that work styles, comfort and activities vary greatly from person-to-person. By creating a mix of collaborative and intimate zones we are able to meet a variety of user’s needs that allow for optimal productivity. Through a mix of open office space, private offices, conference rooms, collaboration zones and other room types (huddle, phone and focus rooms) LPAS creates designs that are highly functional, well-organized and aesthetically pleasing.
The employee lounge/breakroom helps to promote connectivity with building occupants by providing a space where they can work, collaborate, and take breaks. Lounge spaces help mental recovery by providing a separate space from the work environment away from work distractions. LPAS works with our clients to identify desired aesthetics, equipment and adjacencies of lounge spaces to other spaces within the office environment.

LPAS looks for opportunities to create “third spaces” to add interest and maximize use of the office footprint. These spaces are intended to support breakout discussions as alternatives to a conference room and workstations. They can also be used as a quiet, private area for individual use.
Intermixed throughout the office, the breakout areas provide opportunities to meet other users and potential, possible synergies.
LPAS has designed coworking spaces throughout the Bay Area. We know the importance of providing a variety of space types to support remote work. By including communal zones for collaboration or working “alone together” and private spaces for focus work or web-based meetings,
LPAS is able to accommodate the needs of various size groups and individual workflows. Integration of current technologies and desirable amenities make coworking spaces a convenient alternative to working from home.
WELL
LPAS’ Sacramento office was the first building in California to achieve the WELL Health-Safety Rating.
The International WELL Building Institute developed the rating to address a post-COVID-19 environment. To achieve the rating LPAS created a health oriented mission that included adoption and implementation of policies and protocols to create a safer, healthier working environment for employees, visitors and maintenance staff. Our work was reviewed by GBCI, the same organization that administers LEED certification, to confirm we met the intents and requirements of the rating.
Some of the features achieved by the project include:
• Reduce Surface Contact to reduce disease transmission from high touch surfaces
• Adoption of rigorous cleaning protocols
• Reduce Respiratory Particle Exposure by developing strategies to minimize occupant exposure to particles that can be released into the air
• Creating Emergency Preparedness, Business Continuity and Healthy Re-Entry Plans
• Providing Emergency Resources so LPAS is well prepared to rapidly respond to numerous emergencies
• Supporting health and wellness with Mental Health Recovery, robust Medical plans and providing Flu Vaccines
• Maintenance of Air Treatment Systems, including assessment and upgrades of air filters
• Promotion and education regarding Health and Wellness to our staff and guests
• Innovation, by utilizing our in-house WELL Accredited Professional in our process we were able to achieve additional points towards our rating
