Kristina Gwinn is an LPAS owner and Vice President of the firm. She brings over 20 years of experience in architecture and interior design. As a WELL Accredited Professional, Kristina brings her expertise and commitment to advancing human health and wellness through the built environment.
Located in the SF Shipyard master planned community in the Hunters Point-Bayview neighborhood of San Francisco, this new development features 77 for-sale condominium units and a host of onsite amenities including a pavilion with a lounge and fitness room, dog washing station, large courtyard, and a bicycle storage room. It is situated adjacent to the Palisades Townhomes by Lennar (also designed by LPAS) featuring 66 single-family, 3-story townhomes.
LPAS was originally asked to peer review the planning and design documents for this development which was designed as 4-story over podium project. Our quality assurance team determined that the project had considerable design deficiencies in stairways, parking garages, unit designs, and building infrastructure provisions. LPAS was subsequently hired by Lennar to redesign the entire development and we ultimately created a solution that eliminated an entire floor of the building at considerable cost savings.

The for-sale Palisades Townhomes offers sweeping views of the Bay, downtown San Francisco, Candlestick Park and the Shipyard. LPAS was initially hired by FivePoint (formerly Lennar Urban) to provide the Peer Review of several blocks at Hunters Point including Palisades Townhomes. The Palisades Townhomes project had been submitted for permit and had completed and received approval through OCII (Office of Community Investment and Infrastructure). Through the peer review process, the LPAS design review team determined that the project was not buildable as designed. The Design Development drawings revealed that the buildings did not provide adequate provision for MEP infrastructure and if developed further would have resulted in a very costly correction through construction documents and possibly costly change orders.

Located on the edge of Silicon Valley and anchored by the iconic Tesla Motors, the Warm Springs area is quickly becoming one of the most innovative regions in the world. With the opening of the new BART station in 2017 and the implementation of the Warm Springs/South Fremont Community Plan, Warm Springs is poised to become one of the most desirable areas to work and live in the Bay Area.
The Warm Springs Condominiums will help serve the vision of creating a vibrant and environmentally sustainable quality of life. Located in two separate buildings, the condominiums feature contemporary finishes and wood-like accents. Amenities include a communal courtyard at podium level, pet wash and community space at the ground level.

The Emery replaces the brownfield site of the former Sherwin-Williams paint factory with a vibrant, family-friendly market-rate mixed-use community. LPAS was the architect for the entire master planned community which consists of 4 individual mid-rise residential buildings and 500 units with integrated parking. Because LPAS was the only architect for the entire community, one of the City’s primary concerns was that the architecture of the buildings appear as if designed by multiple firms. LPAS achieved design diversity throughout the site through design, massing, building height, and materials, while maintaining a consistent and cost-effective detailing approach across all buildings.
Buildings B1 and B2 reflect the historic warehouse character of the original site and are in close proximity to the only remaining building from the original Sherwin Williams paint factory. Building C is reminiscent of its industrial heritage at the base of the building and looks to the future with a contemporary addition on the upper levels. Building D is specifically influenced by the style of the railroad industrial era.

This transit-oriented mid-rise development is located across the street from Snow Park and Lake Merritt. Designed to complement future nearby developments, the contemporary design and materials will feature metal composite panels accentuated by recessed and colorful balconies. The most prominent corner is celebrated by a rooftop deck that provides a relief in the building massing and culminates with a subtle, gradual splay that projects at the intersection. Community amenities include two courtyards, a fitness facility, and co-working spaces.

AWARDS AIA Central Valley Citation Award
Located on two parcels on Shattuck Avenue, this market rate mid-rise apartment project is a major adaptive reuse of an existing 1-story 1920s era concrete auto dealership. The project includes four 3-story townhomes. Within the footprint of the existing auto dealership, LPAS designed 2 levels of below-grade parking, 2 levels of above-grade parking and 4 levels of new wood frame apartment building above the roof line of the existing building.
Amenities include a lounge, bike kitchen, pet grooming, outdoor kitchen and lounge space, and a single fitness tenant in the 30,000 square foot retail space.

This mixed-use affordable housing project is located on a prominent “gateway” intersection; 25% of the units are for permanent supportive housing for homeless individuals and families. The project is designed to accommodate the ECAP program tenant, which serves daily meals to the unhoused population. The building massing is organized along the street edges which creates a secure and private courtyard. Exterior smooth plaster walls will feature a colorful tile installation to celebrate the City’s art community. Other project amenities include bike storage, community gathering spaces, and on-site support services. This is an SB35 project.

Located along El Camino Real and a short walk or bike ride to a Caltrain station, this mixed income apartment complex will provide welcome relief to the housing shortage in Silicon Valley and near Apple’s new campus with 13,000 employees.
The Mission-style complex features 4 stories of apartments over ground-level community spaces and underground parking. In addition to large balconies with wood trellis detailing, the project will boast competitive amenities including a variety of outdoor spaces: ground level backyard with pool, spa, and private cabanas; podium level courtyard with outdoor BBQ’s, fire pits and lounge seating and a rooftop terrace with a sky bar and lounge. Other community amenities include a clubhouse, fitness center, billiards game room, video gaming alcoves, personal lockable storage, ‘GoPro’ bike lounge with bike storage, a pet spa and pet park.

Located on the iconic Capitol Mall in Sacramento, The Frederic is located on a prominent corner bordered by 6th and L Streets. The mixed-use project will infuse the downtown with additional residents, retail shops and restaurants to complement the new DOCO (Downtown Commons) entertainment zone anchored around the arena. The site plan is designed with a pedestrian paseo that will link pedestrian traffic from Capitol Mall to the new DOCO.

Located in Fremont’s Innovation Technology District and adjacent to the newest BART station, this mixed-use development is destined to be a new urban hub for San Francisco and Silicon Valley commuters. Polished metals, geometric designs and bold accent colors create energetic spaces that are contrasted with warm-toned wood finish on the walls, ceilings in the lobby and fireplace. The dynamic interior design solutions will meet project goals to maximize the market potential while developing a trendy new community and sense of home for young professionals.
LPAS provided interior design services for 80,000 square feet of amenities which includes: fitness center, lounge, co-working space, community kitchen, bike and resident storage, pet wash, and leasing office.

LPAS served as Interior Architect of Record on this new 34-story high-rise in Downtown Oakland. Conveniently located a short walk from Lake Merritt, two BART stations, and local bars and restaurants, the project is targeted towards a young professional demographic. Designed to create a luxury resort ambiance, the sophisticated interiors feature a palette of colors, textures, and finishes that synchronize with the contemporary architecture. Amenity spaces include a co-working lounge with reservable conference and meeting roomsall fully equipped with the latest technology, elegant leasing office, controlled access bicycle parking with adjacent workshop, pet washing and grooming station, 24-hour fitness and training facility, and a large event space.

Located near the heart of Mountain View, NOVO consists of 204 units. LPAS provided interior design services for 40,000 square feet of amenity spaces including a fitness center, lounge, game room, co-working space, bike lounge and resident storage, pet wash, and leasing office. The interior design emphasizes the tech feel of the surrounding Silicon Valley with an urban, upscale approach to attract the area’s young professionals. A combination of open workspace, phone rooms, private office and meeting rooms paired with high contrast materials and pops of color make this coworking space a vibrant amenity for residents. An electronic scheduling system, hospitality station and copy center make this a convenient workspace for the short and long term stays. Its proximity to the resident lounge and game room allows users of the coworking space to experience a change of scenery or mental break to engage with others over a game of pool, arcade games, scrabble or shuffleboard.
