LPAS Architecture + Design has a 45+-year history of providing creative design solutions throughout California. In the last 10 years our firm has designed over 12,000 units of multi-story residential projects.
Our architects and interior designers work side-by-side to create engaging interior spaces that build community and encourage residents to enjoy the places they live, work and play.
“Making Buildings Together” is our philosophy and commitment to providing our clients with the best working experience and designs.
We build consensus through communication, collaboration and accountability. We promote team interaction among our clients, consultants, and vendors, to achieve solutions that extend the owner’s resources, bring value, and produce an enjoyable place for everyone.
/ Efficient / Creative
LPAS offers fully integrated in-house architecture and interior design services. The result offers an efficient design approach and creative project solutions.
Our seamless design process incorporates in-house architects and interior designers working side-by-side to provide creative architectural solutions with quality and aesthetically pleasing finish packages that consider the budget, the desired design aesthetic, and durability.
Through collaboration, our architects and interior designers identify the unique opportunities and challenges of each project and provide interior design solutions that complement the architecture goals.
Projects are viewed holistically with thoughtful integration and flow between interior and exterior spaces.
The streamlined approach of incorporating architecture and interior design together inception of the project is cost effective, compared to addressing interior design later in the process.
Architects and interior designer work in the same Revit model which further supports efficient coordination of real-time changes.

ARCHITECTURE
Critically acclaimed by the arts and theater communities, the Harris Center for the Arts provides a world-class teaching laboratory for the students and faculty of Folsom Lake College, as well as a much needed venue for over 50 regional dance troupes, musical acts, theater companies, and other performing arts groups.
The programming process began with the collaboration of representatives of each of the Arts Departments - Dance, Music, Theater and Visual Arts. The needs and desires varied between each department and were carefully recorded and incorporated into the building program. This collaboration continued on a regular basis which enabled LPAS to understand the importance of scope to each group and the priorities of features that needed to be maintained.

PERFORMING ARTS EXPERTISE
“We will be giving our students a professional level experience when they’re performing, along with providing concerts for the community.”
Carol Hess, Professor of Music, Chair UCD Department of Music
The Ann E. Pitzer Center is a classroom and recital hall facility designed specifically to meet the needs of the music department and the community as a venue for the study and performance of music. At the heart of the building is a 399-seat classroom and performance venue with variable acoustics that has been designed to the highest standards of acoustical architecture. A spacious lobby welcomes students and patrons and can accommodate performances and events.
Beginning with a set of criteria documents, the LPAS Design-Build team thoroughly reviewed, vetted and analyzed the information provided to understand the functionality and performance goals that were expected by the Department of Music and University. Three proprietary workshops were held with the client groups where design explorations were presented, studied and evaluated collaboratively to establish the design direction that best met the program, budget and schedule. Computer modeling and physical study models were used to investigate options and alternatives of possible solutions.

The Music and Theater Arts program lived in a building that suffered from significant health, safety, seismic, accessibility, and noncompliance code issues. This project provided a complete reconfiguration of the main theater that greatly improved sight lines and accessibility. Other renovated spaces included theater and dance studios, classrooms, lobby and student support spaces. This is the first project on the campus that was allowed to break from the original campus architecture designed in the 1950s.

CapRadio is an NPR affiliate station headquartered in Sacramento. This adaptive reuse of the first floor of an existing parking structure creates the Sutter Health Stage - a 210-seat flexible space that will be used for performances, conferences, presentations and meetings. A catering kitchen will support banquets and other events. This space provides an important opportunity to connect with the public and serve as an amenity for other downtown organizations.
LPAS began the project with conceptual design that helped lead to donations and the project becoming fully funded.

CapRadio is an NPR affiliate station headquartered in Sacramento, serving Northern California and Western Nevada. The new headquarters moved the entire organization from the CSU Sacramento campus to downtown Sacramento. This move is significant for CPR because it locates them near the State Capitol, the new Golden 1 Center and the heart of the arts and entertainment district. Two floors of an existing building were renovated to provide broadcast studios, control rooms, production booths and a variety of open and enclosed work environments.
The renovation of Building 1 provided extensive improvements for the Creative Arts & Theater program. The scope includes HVAC upgrades/replacement, electrical/plumbing/IT/ AV infrastructure and equipment improvements, roofing and envelope addition, upgrades to existing toilet rooms to meet current ADA standards, elevator replacement, plus additional FF&E, finishes and technology for classrooms, studios, laboratories, and offices.

Renovations were completed on three separate buildings: the Faye Spanos Concert Hall, Owen Hall, and Buck Hall. All of these buildings serve the Conservatory of Music and the renovations were critical for the Conservatory to maintain accreditation of their music program.
Owen Hall was an existing 2-story structure built in the 1940s as military barracks which was converted to music instructional spaces. The project had a total budget of $1.6M but only $770,000 was available for construction. During the programming process it was important to clearly identify and prioritize the elements of the program that would support the Conservatory in maintaining their accreditation and satisfy functional and cultural goals of the department.

LPAS is currently providing two criteria documents under one contract: the Event Center Criteria Document ($55M) and Services for Students Criteria Document ($40M).
The new Event Center will replace the former 2,400-seat Flint Center on campus. The project is intended to be a welcoming space for both community and students, and act in conjunction with the services for students building, as gateway to the campus. To date, LPAS has engaged in initial programming and budgeting efforts for this project.
A community-wide survey is currently in progress to better define the programmatic needs for the new event center.
