The Emery replaces the brownfield site of the former Sherwin-Williams paint factory with a vibrant, family-friendly market-rate mixeduse community. LPAS was the architect for the entire master planned community which consists of 4 individual mid-rise residential buildings and 500 units with integrated parking. Because LPAS was the only architect for the entire community, one of the City’s primary concerns was that the architecture of the buildings appear as if designed by multiple firms. LPAS achieved design diversity throughout the site through design, massing, building height, and materials, while maintaining a consistent and cost-effective detailing approach across all buildings.
Buildings B1 and B2 reflect the historic warehouse character of the original site and are in close proximity to the only remaining building from the original Sherwin Williams paint factory. Building C is reminiscent of its industrial heritage at the base of the building and looks to the future with a contemporary addition on the upper levels. Building D is specifically influenced by the style of the railroad industrial era.

This 6 story building blends a refined palette with simple massing to emphasize a large opening into the lush courtyard above. Engaging the street level with a 22’ high storefront and open balconies, this urban facade invites an air of dynamic vibrancy. Providing a mix of studios and one and two-bedrooms, this project also includes a two-level parking garage and 62 EV charging stations. Further enrichment of the pedestrian experience is created by an inviting curvilinear entry framed with unique light fixtures and the perfect opportunity to introduce a tree lined sidewalk.

Combining contemporary forms and inventive materiality, 1121 I Street Apartments adds to Sacramento’s vibrant expanding urban art culture. This 204 unit mixed-use apartment project occupies 1 parcel, cultivating a sense of place between 11th and I Street. With an open rooftop overlooking the city, a facade masked in abstract perforated metal panels, and a recessed feature art wall, this is a hub of creative inspiration. The design focuses on dividing the eight stories through contrasting materiality, intersections of primary massing, and recessed balconies. Adding to the living experience, the project will provide 91 parking spaces within a two-level garage and 19 EV charging stations.

In response to AB 2592, the California Department of General Services (DGS) is required to create a report to evaluate potential State buildings that could be converted to meet affordable housing demands. The goal is to transition underutilized, multi-story State buildings into housing. LPAS was contracted to coordinate a team of consultants to provide a report reflecting comprehensive building and site analysis for six identified sites. LPAS also developed design concepts to convert the typical office configurations into residential units and amenities.
The project incorporated an Adaptive Reuse Scorecard tool to evaluate the feasibility of converting the six identified state office building sites that had reasonable potential for successful reuse.

This new infill development is walking distance to the light rail. It features a five-story mixed-use building with streetlevel retail including ground floor retail parking. LPAS was asked to review the planning and design documents for a 4-story over podium project located at the Hunters Point Shipyard development. Tasked with code review, constructability, and consultant coordination for all disciplines, our quality control team determined that the project had considerable design deficiencies in stairways, parking garages, and unit designs and building infrastructure provisions.
LPAS was hired to redesign the project and ultimately developed a solution that eliminated an entire floor of the building and a considerable cost savings to the client.
Palisades Townhomes offers sweeping views of the Bay, downtown San Francisco, Candlestick Park and the Shipyard. LPAS was initially hired by FivePoint (formerly Lennar Urban) to provide the Peer Review of several blocks at Hunters Point including Palisades Townhomes. The Palisades Townhomes project had been submitted for permit and had completed and received approval through OCII (Office of Community Investment and Infrastructure). Through the peer review process, the LPAS design review team determined that the project was not buildable as designed. The Design Development drawings revealed that the buildings did not provide adequate provision for MEP infrastructure and if developed further would have resulted in a very costly correction through construction documents and possibly costly change orders.

LPAS provided programming and a criteria document for the Diego Rivera Theater - a new 3 story building on the City College of San Francisco campus located on Frida Kahlo Way. The building will include facilities for music, dramatic arts, broadcasting/recording, offices and support spaces. An important aspect of this project is the display of Diego Rivera’s Pan American Unity Mural so that it can be viewed from within the building and from Frida Kahlo Way in a secured and environmentally controlled setting.
Extensive programming with faculty and other stakeholders was performed to establish the required functionality, relationships and adjacencies of the instructional and support spaces.
The Academic Support, Faculty Office and Learning Resource Center serves as a resource for the entire campus as it consolidates tutoring, math, computer, proctoring and English services to all students. Faculty offices for over 80 staff are seamlessly integrated into the space, and the adjacent library was renovated, expanded, and connected to the new building as a part of the project.
Addressing multiple A/V demands and modes of pedagogy, the building includes classrooms with projection and amplification, multi-screen sharing, and technology classrooms with small-group huddles at a common screen with options to share content to all or specific screens, including the main projection screen.

CapRadio is an NPR affiliate station headquartered in Sacramento serving Northern California and Western Nevada. The new headquarters will moved the entire organization from the CSU Sacramento campus to downtown Sacramento. This move is significant for CPR because it locates them near the State Capitol, the new Golden 1 Center and the heart of the arts and entertainment district. Two floors of an existing building were renovated to provide broadcast studios, control rooms, production booths and a variety of open and enclosed work environments.
CapRadio is an NPR affiliate station headquartered in Sacramento. This adaptive reuse of the first floor of an existing parking structure creates the Sutter Health Stage - a 210-seat flexible space that will be used for performances, conferences, presentations and meetings. A catering kitchen will support banquets and other events. This space provides an important opportunity to connect with the public and serve as an amenity for other downtown organizations.
The Ann E. Pitzer Center is a classroom and recital hall facility designed specifically to meet the needs of the music department and the community as a venue for the study and performance of music. At the heart of the building is a 399-seat classroom and performance venue with variable acoustics that has been designed to the highest standards of acoustical architecture. A spacious lobby welcomes students and patrons and can accommodate performances and events.

LPAS designed a new three-story building of approximately 23,248 square feet that aligns with the Suisun City Master Plan while highlighting the mission of Solano Transportation Authority (STA). The mission is to promote the use of transportation within the County which includes biking, walking, rail, ferry, bus and vehicles. The building will house STA’s operations, with office space that will include both hardwall and open work spaces, vehicle garage, print production areas, large and midsize meeting spaces, entry lobby and roof deck.
This project is located in Sacramento at the confluence of the American and Sacramento Rivers. The six-story, 157,000 square foot building provides secured office and support spaces for approximately 630 Lottery staff and operations. The building includes a 400-seat multiuse pavilion with state-of-the-art A/V systems, a 5,000 square foot data center, wellness center, public plazas with water features, central utility plant, retail lease space and a vegetated green roof.

AIACV Divine Detail Award for Curtain Wall
LPAS is currently serving as Master Architect on ten regional California State Lottery offices throughout California - both new and renovation - each with the goal of achieving Zero Net Energy (ZNE) and LEED certification. The first of the ten projects renovates and expands an existing building in Santa Fe Springs to be used as a regional sales office and warehouse. ZNE strategies aimed to meet these goals include extensive use of daylighting techniques (interior glass walls, rooftop monitors, skylights), rooftop solar array, exterior insulation system, charging stations and renewable materials.

This new 4-story mixed-use civic office building for the City of Roseville consolidates several City departments, provides office and classroom space for Sierra Community College, street-level retail and restaurant space, and a public paseo.
In addition to designing the building, LPAS designed a full tenant improvement on two floors for the Sierra Joint Community College District, providing instructional classroom and office space.
316 Vernon is the first building to receive a Platinum rating by the United States Resiliency Council (USRC) for building performance in the event of an earthquake or natural disaster.

The new Tehama County Courthouse is a 62,033 square foot facility with 5 courtrooms to accommodate jury trials. Services to the public include civil, criminal, juvenile, traffic and family law. A secured holding area for in-custody defendants is also included in this program. The design challenges for this court building include creating a building that is responsive to the local context, geography, climate, culture and history of Red Bluff and at the same time, representing the dignity of the law, the importance of the activities within the courthouse, and the stability of the judicial system.
