and assume or hope that retail and commercial development will follow. In a master planned community, all these amenities are planned for in the initial stages by the city and developers before breaking ground.

However, master planned communities and subdivisions do have one thing in common. Because of the sheer size of new home projects in the Valley today, most projects are simply too large for one builder or developer to handle. Usually, a group of individual builders will join together to develop localized sections of the subdivision or master-planned community. One important side benefit of this concept is that there is almost always a wide variety of building styles, floor plans, lots sizes, landscaping styles and pricing throughout the community. In addition, each section developed by individual builders or group of builders will have its own unique codes, covenants and restrictions (CC&Rs) that maintain the quality and overall standards of the individual community.

Master planned communities have a unique and ongoing history in the U.S. housing market, according to research by Chris Fiscelli of the Urban Futures Program. Its origins in the Valley can be traced to the 1960s when city planners developed a “General Master Plan” for the city. The first tangible outcome of the city’s efforts was the master planned community of McCormick Ranch. It was truly a master planned community. The city included office parks, recreational parks and commercial centers. The popularity of the master planned community concept today is illustrated by the numbers. It is estimated that almost 79 percent of resale homes going through our standard escrow/title process in the Valley are in master planned communities and over 86 percent of new home construction permits issued by Valley building departments are issued for homes in a master planned communities! The Valley is home to a number of master planned communities that have received national recognition for unique and impressive character and originality. Anthem at the north end of the Valley and the new Vistancia in the booming northwest section of the Valley have both won national honors for as “Best Master Planned Communities” in the nation. Others have been built with a theme; Verrado in the west Valley brings its residents back to a simpler time with its “town square,” front porches and other classic

community features eliminated in recent years by many builders. How do you know if you are in a master planned community or just typical subdivision? Primarily by the tremendous number of amenities and conveniences offered as well as the enormous land area the community encompasses overall. Master planned communities generally incorporate extensive recreational amenities such as lakes, golf courses and expansive parks with bike paths and jogging trails. Typical subdivisions may have a smaller park or recreation area but the size of the local neighborhood(s) will be much smaller than those found in most master planned communities. Subdivisions also will be surrounded by general shopping at strip and/or commercial centers, but these local amenities are not part of the original plan for the subdivision. Instead, developers build

An interesting side note on the master planned community has been developing in Phoenix and around the nation. Master planned communities have almost always been located on the outer edges of development, but a new “urban lifestyle” approach specifically targets baby boomer active adult buyers. This group is and will continue to be the focus for many developers. With this approach, master planned communities are being developed in established urban areas, drawing on the substantial number of businesses and services already established. As the booming 55+ segment will be the “prime mover” for many Arizona developers in the future, it remains to be seen how American active adults will take to this new urban concept. The fact that master planned communities overall have been embraced by home buyers, however, is evident in the growing numbers of such developments in the Valley and elsewhere. nht

Golf, tennis courts, swimming pools and clubhouses are still a mainstay of these communities, but the look and feel of these elements has changed dramatically from their first incarnation in the 1960s. For example, many large communities feature multiple pools designed for active uses such as swimming laps and exercising, as well as resort-style pools with alcoves and waterfalls designed for relaxation. Modern clubhouses now offer fitness centers, computer rooms, business centers, billiards rooms, arts and crafts studios, catering kitchens with capacity for cooking classes, and even full-service spas and salons.

The Phoenix new home market may have felt the impact of the housing slump, but communities aimed at homebuyers over age 55 have faired better than the rest. As the baby boomers age, the size of the market is growing by leaps and bounds. People over age 65 currently account for approximately one-fourth of all homeowners, and Harvard’s Joint Center Housing studies estimates that by 2030, seniors will number 70 million people or 20 percent of the population in the U.S. According to the Census Bureau, the most important reason people move into age-targeted communities is the appealing design and look of the community. In response, developers pay particular attention to the streetscape the buildings and landscaping create as well as ways for residents to circulate within and around the community to be close to family, friends and leisure activities. As the tastes of buyers have changed, so too have the amenities featured in active adult or “lifestyle communities,” because of the experience they are

But perhaps the most significant trend in today’s active adult or lifestyle communities is the increased diversification and integration with other homebuyer segments. Whereas active adult communities were once built as stand alone communities exclusively for persons 55 and older, some communities now do not have legal restrictions on the age of their residents, appealing to a wider audience and offering the builder increased flexibility. Shea’s new Encanterra community in the southeast Valley targets buyers as young as 45. Del Webb’s Solera at Johnson Ranch and Sun City at Anthem Merrill Ranch are enclaves within a broader master planned community composed primarily of young families. This greater diversity of experience is a healthy and necessary outgrowth and reflection of the wide variety of preferences among active adult buyers. While just 7 percent of the Valley’s new home closings are in age-restricted or age-targeted communities, this product type remains a vital part of the market strategy for several Phoenix’s builders. As the needs and wants of today’s buyers change and evolve, so too will the homes and communities designed for them. Although though these projects have fared better than traditional subdivisions, the housing downturn has created tremendous opportunities as well, with prices becoming more affordable for a larger percentage of the population. nht

But what is timeless interior design? Three designers from the Scottsdale-based Elements of Design studio take us on a photographic tour of techniques to freeze the home-décor clock.

In addition to the functional cooking environment, the bar component of the kitchen adds a variety of multipurpose uses, adds Quintero. The bar serves as an inviting place for friends to have a glass of wine or a child to do homework while the host is cooking. Plus, the arched entry is reminiscent of classic Roman architecture.

pale neutrals & focal points This kitchen is a perfect example of how the use of neutral colors allows the eye to concentrate on a primary element within a room. According to Chipley, the eye should not be distracted from the beauty of the custom-carved cabinetry in this kitchen. The detail in the carvings will never be dated, and metal accents also help modernize the cabinetry.

The classic motif of the carvings in the cabinetry never goes out of style. The wood stains and the copper hood with pewter tile are further examples of non-trendy finishes. The use of Persian rugs softens the hard surfaces while maintaining a classic design concept. “The style and look of the kitchen hood make it the focal point in the room,” Quintero says. “The shape and purpose of the hood introduce a timeless quality. From the rope trim to the patterns, the detail in the cabinetry is representative of European handiwork.” Indeed, the cabinets serve as the artwork in the room, while the open island provides an invitation to the kitchen.

home office In a home office, bold upholstery colors can accentuate the colors of artwork on the wall. The dark cabinetry helps the colors stand out, emphasizing the artwork’s impact as the room’s focal point. It is enhanced further by strategically positioned lighting.

With the fast-moving world of technology, Johnston advises keeping negative empty space in an office as critical to timeless design. For example, the artwork could easily be replaced with a flat-screen monitor. The room combines elements of contemporary design with Southwestern fabrics and classic Old World chairs for a sophisticated, worldly room that could be from any era. Also fundamental is the combining of comfort, elegance and function in a room, Quintero says.
