the valley’s master planned communities
and assume or hope that retail and commercial development will follow. In a master planned community, all these amenities are planned for in the initial stages by the city and developers before breaking ground.
by Tim Rogers
However, master planned communities and subdivisions do have one thing in common. Because of the sheer size of new home projects in the Valley today, most projects are simply too large for one builder or developer to handle. Usually, a group of individual builders will join together to develop localized sections of the subdivision or master-planned community. One important side benefit of this concept is that there is almost always a wide variety of building styles, floor plans, lots sizes, landscaping styles and pricing throughout the community. In addition, each section developed by individual builders or group of builders will have its own unique codes, covenants and restrictions (CC&Rs) that maintain the quality and overall standards of the individual community.
Master planned communities have a unique and ongoing history in the U.S. housing market, according to research by Chris Fiscelli of the Urban Futures Program. Its origins in the Valley can be traced to the 1960s when city planners developed a “General Master Plan” for the city. The first tangible outcome of the city’s efforts was the master planned community of McCormick Ranch. It was truly a master planned community. The city included office parks, recreational parks and commercial centers. The popularity of the master planned community concept today is illustrated by the numbers. It is estimated that almost 79 percent of resale homes going through our standard escrow/title process in the Valley are in master planned communities and over 86 percent of new home construction permits issued by Valley building departments are issued for homes in a master planned communities! The Valley is home to a number of master planned communities that have received national recognition for unique and impressive character and originality. Anthem at the north end of the Valley and the new Vistancia in the booming northwest section of the Valley have both won national honors for as “Best Master Planned Communities” in the nation. Others have been built with a theme; Verrado in the west Valley brings its residents back to a simpler time with its “town square,” front porches and other classic
community features eliminated in recent years by many builders. How do you know if you are in a master planned community or just typical subdivision? Primarily by the tremendous number of amenities and conveniences offered as well as the enormous land area the community encompasses overall. Master planned communities generally incorporate extensive recreational amenities such as lakes, golf courses and expansive parks with bike paths and jogging trails. Typical subdivisions may have a smaller park or recreation area but the size of the local neighborhood(s) will be much smaller than those found in most master planned communities. Subdivisions also will be surrounded by general shopping at strip and/or commercial centers, but these local amenities are not part of the original plan for the subdivision. Instead, developers build
An interesting side note on the master planned community has been developing in Phoenix and around the nation. Master planned communities have almost always been located on the outer edges of development, but a new “urban lifestyle” approach specifically targets baby boomer active adult buyers. This group is and will continue to be the focus for many developers. With this approach, master planned communities are being developed in established urban areas, drawing on the substantial number of businesses and services already established. As the booming 55+ segment will be the “prime mover” for many Arizona developers in the future, it remains to be seen how American active adults will take to this new urban concept. The fact that master planned communities overall have been embraced by home buyers, however, is evident in the growing numbers of such developments in the Valley and elsewhere. nht

designed to create. Golf, tennis courts, swimming pools and clubhouses are still a mainstay of these communities, but the look and feel of these elements has changed dramatically from their first incarnation in the 1960s. For example, many large communities feature multiple pools designed for active uses such as swimming laps and exercising, as well as resort-style pools with alcoves and waterfalls designed for relaxation. Modern clubhouses now offer fitness centers, computer rooms, business centers, billiards rooms, arts and crafts studios, catering kitchens with capacity for cooking classes, and even full-service spas and salons.
The Phoenix new home market may have felt the impact of the housing slump, but communities aimed at homebuyers over age 55 have faired better than the rest. As the baby boomers age, the size of the market is growing by leaps and bounds. People over age 65 currently account for approximately one-fourth of all homeowners, and Harvard’s Joint Center Housing studies estimates that by 2030, seniors will number 70 million people or 20 percent of the population in the U.S. According to the Census Bureau, the most important reason people move into age-targeted communities is the appealing design and look of the community. In response, developers pay particular attention to the streetscape the buildings and landscaping create as well as ways for residents to circulate within and around the community to be close to family, friends and leisure activities. As the tastes of buyers have changed, so too have the amenities featured in active adult or “lifestyle communities,” because of the experience they are
But perhaps the most significant trend in today’s active adult or lifestyle communities is the increased diversification and integration with other homebuyer segments. Whereas active adult communities were once built as stand alone communities exclusively for persons 55 and older, some communities now do not have legal restrictions on the age of their residents, appealing to a wider audience and offering the builder increased flexibility. Shea’s new Encanterra community in the southeast Valley targets buyers as young as 45. Del Webb’s Solera at Johnson Ranch and Sun City at Anthem Merrill Ranch are enclaves within a broader master planned community composed primarily of young families. This greater diversity of experience is a healthy and necessary outgrowth and reflection of the wide variety of preferences among active adult buyers. While just 7 percent of the Valley’s new home closings are in age-restricted or age-targeted communities, this product type remains a vital part of the market strategy for several Phoenix’s builders. As the needs and wants of today’s buyers change and evolve, so too will the homes and communities designed for them. Although though these projects have fared better than traditional subdivisions, the housing downturn has created tremendous opportunities as well, with prices becoming more affordable for a larger percentage of the population. nht

the world of kitchens New Trends Ignite Culinary Passions by Christina McDonald
Known as the heart of the home, the kitchen is the centerpiece of nearly every home activity. From cooking to math homework, life revolves around the kitchen and making it a great place to spend time in is essential. But how do you transform this hub into a stylish and practical space? Fortunately, there is an array of new gadgetry and fixtures that can help fuse your kitchen with chic design and ultimate ease. These trends incorporate convenience, style and contemporary design into your dream kitchen. 1. Dual Spray Dominance Nothing completes a top-of-the-line kitchen like high-end, up-to-date fixtures. The essential complement to commercial-level kitchen appliances, dual spray faucets offers a chef-worthy tool that appeals to those serious about cooking and creating a beautiful kitchen. Several kitchen faucet designs feature gracefully curved spouts with discreet, weighed pullout sprays. Look for faucets with multifunctional hand-held, rinse down spray heads, which offer a push button control that allows for a needle spray or aerated flow.
2. The Filling Station Imagine never having to carry a heavy 20-pound pot of water to the stove when trying out an advanced pasta recipe for a dinner party. Much to the epicurean’s liking, the pot filler eliminates the need to perform this laborintensive task. Ideal for the home chef or entertainer, pot fillers take away the heavy lifting and allow more time for preparation and creativity. They also bring an old-fashioned and stylish dimension to the kitchen, which is elevated when fixtures are outfitted in cozy finishes such as oil-rubbed bronze or antique copper. Pot fillers offer the ultimate in style and convenience as they swing out over the stove enabling users to easily reach all burners. Some models feature a smooth folding action, which allows for easy storage against the wall with one effortless motion. Select versions feature front handles with a positive shutoff, eliminating the need to reach over hot appliances to turn off the water.

Top Five Kitchen Trends • Shorter, Wider Cabinets: Make your kitchen appear longer and larger by eliminating upper cabinets and going for deeper, shorter cabinets that run the length of the room. This leaves wide-open wall space, which gives the illusion of a bigger kitchen.
Opt for sleek, stainless steel kitchen furnishings. Shown here: the Classic Undermount sink by Julien.
3. Mr. Gadget Embrace the kitchen of the future with progressive technologies for everyday needs. Sure, you can stow away knives in a drawer, but why be passé when you can neatly hide and access them at warp speed. One of the greatest new kitchen tricks to hit the scene, mobile niche units feature safety glass and magnetic strips allowing for easy storage and accessibility. Is searching for spices taking too long? Accessorize and organize with beech wood inserts allowing for the placement of food items, thanks to inset jars and dividers. And for the midnight snacker, strips of LED lights peeking out of a cabinet door enhances style and visibility, making those late-night rummages much easier to navigate.
•
Go Green: Look for energy-efficient appliances and kitchen furnishings that feature eco-friendly materials such as recycled glass, stone or stainless steel.
•
Accessibility: Swing-down spice racks, drawer dividers and pullout cutting boards make cooking easier and more fun.
•
Varying Countertop Heights: Integrate countertops at assorted heights for a more family-friendly kitchen. For example, raised counters are best for taller users while dropped counters work best for shorter chefs. A dropped countertop set at table height is also convenient as a baking area.
•
Prep Sinks: This item is an ideal item for two people making meals together. A prep sink serves an additional spot for quick cleanup and food preparation.
4. Sinking into Style Everyone knows the old adage, “everything but the kitchen sink,” and while in the past the sink may have served as a mere backdrop that meshed with the rest of the kitchen design aesthetic, in recent years, it has taken center stage. The kitchen sink has become a focal point, featuring different bowl configurations, interesting corner designs and innovative mediums. For those looking to combine their natural instincts with the best in contemporary aesthetics, some sink manufacturers have adapted their farmhouse sinks into modern marvels in unique stones including honed basalt, Carrara marble and Papiro cream. Prep sinks have also taken more prominence as seen in gleaming copper or stainless steel models. And for those with a minimalist muse, there is always stainless steel. As a durable, contemporary choice, stainless steel sinks range from industrial chic to vintage cool. Tight, square corners are best for contemporary abodes, while rich, rounded corners and craftsmanship
fit transitional or traditional kitchens. Furthermore, opting for materials such as stone and stainless steel is more eco-friendly than choosing other options on the market. Look for 100 percent recycled or recyclable stainless steel, and when opting for stone, make sure that finishes are free of volatile organic compounds. nht Christina McDonald is a freelance writer in southern California. You’ve found the perfect house—the home of your dreams ... except for the sterile white walls and lack of furnishings. If you’re like most home buyers, the excitement that comes with finding your dream home eventually gives way to the realization that to make the home truly yours, some home improvements will have to be made. These improvements can come with any number of unforeseen costs, and it’s difficult to prioritize projects and estimate expenditures. Claire Ownby, ASID, a top interior designer and the owner of Ownby Design, LLC, offers a few tips on when to splurge and when to save.
splurge 1. Enhance your kitchen. To transform your bland, vanilla kitchen into a dazzling, functional space, start with the most impactful enhancements: countertops and cabinets. Kitchen remodeling is the most important project you can do to increase the value of

your home. In addition to the potential financial benefits of this investment, the kitchen also tends to be a favorite gathering place in the home. Because it is a much-used room, it merits an investment in its aesthetics and functionality. For a clean, fresh look, choose a natural stone slab material for the countertops—granite is always a reliable choice. A natural stone slab will give your kitchen a continuous clean look. Adding a multi-colored tile backsplash is a great way to add color and texture. For cabinetry, a simple door style will give your kitchen a timeless, classic appearance. And because cabinetry can be very expensive, choosing a simple style is a great way to cut costs without sacrificing the overall look of your kitchen. 2. Transform the space with flooring. Flooring, especially dramatic hardwood or tile floors, can completely transform an interior space and can establish the feel of the entire home from the moment one enters. Flooring is one of the most critical design features of your home. Hardwood or tile in a neutral tone makes for a beautiful backdrop for the rest of your design choices. More commonly used materials such as oak hardwood flooring are often more competitively priced. 3. Invest in a great sofa. When it comes to furniture, the most worthwhile expenditure is a large upholstered sectional or sofa. Do your research, and be sure to purchase a piece that is not only timeless in its design but also in its durability. It’s worth saving up to purchase the highest quality sofa you can afford.

stores and showrooms often offer great discounts for used or slightly damaged art pieces.

It’s best to select a sofa that is neutral in tone and add accent color with throws and pillows. This way, if you grow tired of your color scheme, you can easily swap out throws and pillows for a new look.
save 1. Add color and personality to your walls. Painting is one of the most affordable ways to make over your space. If you can't decide on a hue, choose a neutral color that will blend well with any color scheme you use throughout the house. This will allow you to change your décor as often as you desire without having to repaint. There are endless easy and quick ways to decorate your walls, and wall décor is a great way to add color and life to your home. For large wall areas try hanging a large piece of nontraditional art to fill up the space. Home décor
2. Make the most of accent pieces. Use area rugs and accent pieces to make a room feel warmer and more inviting. Accent pieces reflect your personal design style and thus, are vital in creating unique home décor. Furniture can set the mood in a room, and decorative accent pieces reinforce that mood. The first principle of unique home décor and home décor shopping is to go with what you like. Buy home accent pieces you are comfortable with that make you feel at home. Pillows and throw blankets add instant color and texture to a room. Choose a color scheme for the room, then choose an odd number of pillows and a couple of throws for your sofa, accent chair or loveseat. These accents can help create a cohesive look, especially with furniture that is slightly mismatched. 3. Shed light on your space. The right lighting can soften any space and create a warm mood, especially in a new home. Proper lighting in a new home not only makes the rooms more welcoming, it acts as a decorative touch that helps create an upscale, pulledtogether look without much cost. nht Hallie House is a Public Relations Coordinator for McMurry in Phoenix.

All homeowners aspire to timeless interior design, whether they are buying or selling, or just want to surround themselves with a beautiful yet highly functional environment. If the home is for sale, the interior should be appealing to each potential buyer who walks through the door. With a recently purchased or remodeled home, the resident wants to ensure their interior design investment is sound so their home will remain breathtaking for years to come. But what is timeless interior design? Three designers from the Scottsdale-based Elements of Design studio take us on a photographic tour of techniques to freeze the home-décor clock.
timeless living room Gena Chipley says interior design should be cohesive with the architecture of the home. In this living room, the addition of ceiling beams makes a strong architectural statement. Stone seamlessly blends with both the wood beams and the travertine flooring. Bright color, which can be trendy if not introduced in a tasteful manner, is brought into the room by the luxurious red leather sofa. The rich color makes the furniture warm and inviting.

“The neutral-colored tile flooring provides longevity and a sense of permanence to the room,” says JoAnn Johnston. The stone wall introduces texture and serves as the room’s focal point, providing contrast to the smoothness of the wood beams and matching mantle. In the future, the homeowner of this space can easily refresh the accessories and artwork to give it a new flavor, but won’t need to replace other, more expensive items.

The beams in the room are classic elements that add an extra touch of class without being excessive. “Beams are common in European homes, especially throughout Spain and Italy, because they visually pull down the high ceilings to give them a more intimate feel and add a lasting impression of comfort,” Lina Quintero explains. Finally, the travertine flooring in the room adds durability and complements almost any design.
classic, elegant kitchen The kitchen shown in this image perfectly illustrates a strategic concept for timeless design in the use of a neutral base color surrounded by trendy, hot colors placed in targeted areas, says Chipley. This allows the homeowner to easily update the space without having to repaint the entire room, simply by updating the accent colors. Contrasting the color of the island countertop from the primary countertops adds interest, while the granite and marble surfaces have a durable beauty of their own. This color differentiation is enduringly elegant.

“The beauty of carved wood in a kitchen is always timeless,” says Chipley. This particular kitchen offers a superbly functional design in the work triangle formed by the refrigerator, sink and the cook-top, and with frequently used items in close proximity to one another.

In addition to the functional cooking environment, the bar component of the kitchen adds a variety of multipurpose uses, adds Quintero. The bar serves as an inviting place for friends to have a glass of wine or a child to do homework while the host is cooking. Plus, the arched entry is reminiscent of classic Roman architecture.
pale neutrals & focal points This kitchen is a perfect example of how the use of neutral colors allows the eye to concentrate on a primary element within a room. According to Chipley, the eye should not be distracted from the beauty of the custom-carved cabinetry in this kitchen. The detail in the carvings will never be dated, and metal accents also help modernize the cabinetry.
c
The classic motif of the carvings in the cabinetry never goes out of style. The wood stains and the copper hood with pewter tile are further examples of non-trendy finishes. The use of Persian rugs softens the hard surfaces while maintaining a classic design concept. “The style and look of the kitchen hood make it the focal point in the room,” Quintero says. “The shape and purpose of the hood introduce a timeless quality. From the rope trim to the patterns, the detail in the cabinetry is representative of European handiwork.” Indeed, the cabinets serve as the artwork in the room, while the open island provides an invitation to the kitchen.
home office In a home office, bold upholstery colors can accentuate the colors of artwork on the wall. The dark cabinetry helps the colors stand out, emphasizing the artwork’s impact as the room’s focal point. It is enhanced further by strategically positioned lighting.
d
With the fast-moving world of technology, Johnston advises keeping negative empty space in an office as critical to timeless design. For example, the artwork could easily be replaced with a flat-screen monitor. The room combines elements of contemporary design with Southwestern fabrics and classic Old World chairs for a sophisticated, worldly room that could be from any era. Also fundamental is the combining of comfort, elegance and function in a room, Quintero says. Note that the classic chairs in the office appear elegant yet comfortable, and the built-in cabinetry provides ample storage. The addition of two or three family

contemporary living This living room beautifully illustrates that combining a neutral background with colorful accent pieces is an ideal recipe for timeless design. “The reds in the contemporary artwork, embroidered pillows in red and gold, and fragrant red roses give the room life and heighten the level of visual stimulation,” says Chipley. Adding life to a room by introducing fresh flowers or realistic faux plants helps to slow the aging of a room design.
e
“Good design never goes out of style,” says Johnston. This room has a sense of visual stimulation that moves the eye naturally from top to bottom. Numerous

textures, such as the shiny fabric on the couch and the simple silken wool rug, give the room a permanent sense of style and comfort. The use of neutral color in the area rug and sofa allows the room to transition through time, Johnston adds. As illustrated by the coffee table and sofa, the living room has clean, simple lines. The use of red in the paintings spices up the entire room; red is known for its warmth and timeless quality, and makes a gorgeous accent color.
less décor is more The living room portrayed in this image is defined by its simplicity in an age when many homeowners tend to over-accessorize. Chipley explains that classic furniture styles and neutral colors serve to showcase the trendy cream-and-black pillows, which can be easily changed for updated styles or colors. The window treatments are simple and let in ample sunlight to bring in the outdoors.
f
The timeless nature of the living room is defined by the strong monochromatic color accents. The greenery helps to cool the space while adding fresh life into the room. The use of wood and stone lends a feeling of quality and substance while creating intriguing detail.
f
“The neutral color of the walls allows the eyes to focus on the stunning fireplace,” Quintera says. The detail in the stone and the mantle is naturally inviting, and it would be a mistake to try to shift the focus of the room when it already offers a magnificent element virtually begging to be the focal point. Forced design and over-design are two major mistakes that will lead to a too-trendy, non-functional design that is quickly tiresome. Michelangelo’s famous line was that his sculpture “David” came from the stone naturally; the design was not forced. This principle is timeless and holds equally true for interior design. nht Interior designers Lina Quintero (owner), JoAnn Johnston and Gena Chipley offer their expertise out of Elements of Design. The Scottsdale studio, which caters to affluent homeowners nationwide, features one of the largest showrooms in Arizona with an inventory ranging from upholstered goods to accessories.

After working on the creation of your new home for almost two years before unpacking boxes and hanging family photos, you’ll then want to settle in for a minimum of two more years to reap the full tax benefits of home ownership prior to a contemplated sale. And since real estate prices will likely begin climbing upward again within the next four years, today is a perfect time to begin.
investing in the process Although current buyers have great pricing available and time on their side, custom home clients should be aware that their personal investment of time and money will remain substantial. To maximize their understanding of the building process, buyers should consult with a number of service-oriented builders to have their planning questions addressed up front. Collecting thorough bids based on well thought out plans is the best way to take advantage of today’s buyer’s market.
creating your dreamhouse Is a Custom Home Right For You? by George Monzures We can all agree that it’s a buyer’s market. But do the benefits of a buyer’s market carry over to custom home buyers as well? The answer is yes. If you’ve ever dreamed of owning a custom home but thought the out-of-reach price tags would keep it only a dream—think again. The current market conditions have forced down costs in key ways that have played out well for those looking to own or build a custom home. Lower land prices are providing buyers with tremendous opportunities in great locations, and a decrease in building activity has increased the supply of materials such as lumber, concrete and granite. These conditions have left plenty of room for negotiations that didn’t exist in previous years. In addition, many builders, architects, designers and subcontractors aren’t juggling an abundance of projects as in years past, which translates to lower labor costs as well. Today is surely a buyer’s market, but we also know that real estate prices will eventually rebound. Buyers who begin the lengthy process of building a custom home now will be able to take advantage of the current market pricing and enjoy a shorter time until move-in than those who begin once the market is again on the upswing. The process of finding and purchasing your lot and selecting whom you will work with to design and build your home will take time—perhaps six months for planning and permitting before breaking ground. Add nine to 18 months to construct a home, and one can expect to spend 18 months to two years in the development process after purchasing your land.
26
newhomestoday.com
Before making the leap, determine whether you have the necessary funds available to build a custom home or can qualify for a loan in the current climate. Next, and equally important, is to determine whether you have the time. Building a home is a labor of love, and even when working with a knowledgeable team, you should expect to spend a considerable amount of time in meetings, providing input on design details and confirming selections. After all, you want the home to reflect your personal needs, wants and dreams. Select a builder you feel comfortable working with and one with a strong background in design. Working with a builder up front may provide efficient cost/benefit solutions to technical design issues. A qualified design/build company that specializes in turnkey project management can work with you through the entire process, making recommendations that can save you significant time and money. A great way to save time and money is to purchase a custom “spec home” rather than buying land and building. A number of custom builders began building homes they planned to sell while the market was strong but now are left waiting for a buyer. You may find beautiful, spacious new homes with great locations and upscale finishes priced considerably lower than just a year ago. While a custom spec home may not be perfectly tailored to all of your needs, it eliminates the investment of time in the building process. With prices and interest rates at their lowest in years, the opportunities and options available to potential home buyers are abundant. Now is the time you can afford to be choosy. Your options likely include houses you previously considered out of your league, and your custom dream home may now be within reach. nht George Monzures is the owner of Monzures Development, a full service commercial and residential general contractor and designer based in Scottsdale and specializing in high-end custom homes and home renovations as well as commercial projects.
