A YEAR IN LUXURY Despite what seemed like a tumultuous year for Dubai’s residential real estate market, 2018 was indeed a great year for Luxhabitat. In 2018, the Dubai Land Department recorded over AED 74.7 billion in the residential market alone. Despite a decline of 10% in market value from 2017, we successfully achieved our targets. It is proof that the demand for quality-homes thrives even in the presence of a maturing market. It was the same premise by which Luxhabitat was founded 10 years ago. In mature markets, the real estate brokerage industry is facing a significant disruption due to the increasing competition from new online players in the proptech space with more tangible value propositions. At Luxhabitat, we’ve always had firm beliefs in the role of the real estate agent, but we continue to be focused on value contribution
to accomplish high levels of client satisfaction. We are currently building a modern real estate platform, focused on design-led homes and pairing the industry’s top sales talent with a robust team of marketing and technology professionals to make the search and sell experience seamless and user-friendly. This end-to-end platform will be built to support the home buying, selling or renting process based on an agent’s workflow. By elevating the most personal parts of the process, Luxhabitat aims to deliver an incomparable experience to each client. ICONIC LIGHTING THE CESTA LAMP DESIGNED IN 1962 CONTINUES TO BE ON TREND. This enchanting, handcrafted lamp has been shaped using traditional steam bending techniques and is delicately polished and sturdily put together. It consists of a subtle cherry wood structure that holds an opal-shaped, almost egg-like glass shade. Cesta is an excellent object and lamp, perfect for placing on a tabletop or resting on the floor, and the light can be dimmed according to preference. This product by Santa Cole is conceptualised and made by the legendary Miguel Mila in 1964. It still continues to be an iconic piece to this day and age. Miguel Milá was born in a Catalan aristocratic family with strong links with the artistic world (his ancestors assigned the Milá House, also known as La Pedrera, to Gaudí), and started working as an interior designer in the architecture studio of his brother Alfonso Milá and Federico Correa. It was the end of the 50s, a time of crisis when
Spain hardly knew what industrial design was. There was practically no industry, everything was generally handmade. This framework marked the way Miguel Milá understood design, being sensitive to the pleasure of touching and closer to traditional techniques. “I am in reality a pre-industrial designer” said Mila. I feel more comfortable with the technical procedures that allow correcting failures, experimenting during the process, and controlling it to the maximum. That is where my preference for noble materials comes from, the preference for materials that know how to age.” This is the case, among others, of the wooden Cesta lamps (1964), the reed Manila lamp (1961); the M68 lamp, made out of aluminium (1968); or the lamp series Americana with natural linen shades. COMFY COUCHES FIND THE RIGHT MIX OF ELEGANCE AND COMFORT WITH POLIFORM Both the couches featured this year are from Italian brand Poliform. Designed by Jean-Marie Massaud, these sofas offer you comfort in a stylish setting. Massaud graduated from the ENSCI in 1990 and since then has run a quest for synthesis, reduction and lightness since his first intuitions. He has been working all kind of design fields, from furniture to industrial product and equipment. In 2000, he founded Studio Massaud and expanded his expertise to architecture and brand development. Outside Poliform, he collaborates with various brands such as B&B Italia, Axor Hansgrohe, Dior, Poltrona Frau, LancĂ´me or Renault. Denying trend and fashion, It is this symbiosis between man, his creations and his natural environment, that Massaud strives to reach,
as a catalyst to innovation, as an economic model and as a life project. Both of these sofas are reflective of the ethos that Massaud has set forth. The first of these two couches is called Sydney. Sydney is a sofa with a highly original aesthetic, typical of the multicultural city after which it is named. LG Electronics (LG) is defining the next generation of television at introduction of the world’s first rollable OLED TV. The LG SIGNATURE OLED TV R (model 65R9) reimagines the everyday TV with a revolutionary form factor only made possible by the company’s industry-leading OLED technology, boasting picture and sound quality that is second to none. In an effort to make large TVs less conspicuous, manufacturers have been racing to create even slimmer screens, focusing on designs that were as aesthetically pleasing.

THE BEAUTY OF FUNCTIONALITY THE KETTAL PAVILIONS CARRIES BOTH STYLE AND SHELTER TO OUTDOOR AREAS Designed by Patricia Urquiola, the Vimini provides you a comfortable piece of wicker furniture perfect for dining out. On asking Urquiola about her inspiration behind the chair, she explained, “The Vimini collection came about following a conversation we had about Nanna Ditzel and her Basket chair; apart from both being designed by women, we have much in common.” On Vimini, Urquiola stated, “We called it Vimini because it means wicker in Italian and it sounds like Bimini, an island I like. We used just the right amount of outdoor wicker with a rougher wooden frame. It doesn’t have the same modernist spirit as the Basket but it’s familiar enough that, when you get close, it stirs a memory and makes you feel at home. That’s what it was, more or less—an object of memory.”
As far as the Kettal pavilions are concerned, they seek to bring order, form and structure to outdoor areas and are designed to provide shelter and protection from the rain and wind. The pavilions comprise a variety of items, including a single or double structure and a range of ceiling models. Urquiola is a Spanish architect based in Milan who stands out for the original designs of objects and furniture that she produces for the best and most important international firms. PRIVATE JET TRENDS HOW THE SUPER-WEALTHY ARE DRIVING DEVELOPMENT IN THE MIDDLE EAST. We speak with Mike Berry, Vice President ExecuJet Middle East and Executive Vice President Aviation Services Luxaviation Group, and Nick Weber, Maintenance Director at ExecuJet Middle East, about the development of the business aviation industry in the Middle East and how it is being impacted by ultra-high-net-worth individuals (UHNWIs). Dubai’s private aviation environment has undergone much development in recent years, particularly in Dubai South where services have been progressively opening up. At ExecuJet, a brand new $35m state-of-the-art facility is soon to be constructed with a special focus on offering exceptionally private, discreet and personalised facilities. But what’s driving this investment in infrastructure? When comparing business aviation in the Middle

East to that in the US and Europe, the market just hasn’t shown the same upsurge in activity. Most regions undergo development due to consistent spikes in flight movements and requests, but this is not necessarily the case in the Middle East. However, there can be no denying that investment in the region by major business aviation companies such as ExecuJet demonstrates confidence in the market. The Middle East remains one of the world’s wealthiest areas and attracts business people from all over the world. So, can we attribute this market confidence to wealth, and those that have earned it? The rise of UHNWIs in the Middle East The rate of wealth creation worldwide is higher than ever, and the
UAE is no exception. It is one of the fastest-growing markets for new wealth in the world. It can therefore be expected that levels of activity will rise for business aviation operators in the region. However, the Middle East is still a maturing market for business aviation. There is a heavy reliance on the rising population of ultra-high net worth individuals (UHNWIs), which has the potential to limit activity. “In the Middle East, wealth is around every corner,” says Mike Berry, Executive Vice President Aviation Services Luxaviation Group and Vice President of ExecuJet Middle East. Berry has worked in the region since 2002, when he joined ExecuJet as a financial director. “Ownership of aircraft is predominantly VVIP, UHNW individuals,” says Berry. “In 2007 and 2008, there was the start of a shift from the
single owner to the use of aircraft by corporations as a business tool. MOHAMMED BIN RASHID CITY A CITY WITHIN A NEIGHBOURHOOD Originally announced in 2012, Mohammed bin Rashid (MBR) City is finally taking shape as a suburb master development. With very easy access to major highways such as Sheikh Zayed Road and Al Khail, MBR City is one massive development spanning 1,100 acres. Created by an Emirati woman, it highlights the role of women in the UAE throughout history so that their stories can be told. It is an interesting endeavor to check this out, considering that not much has been discovered nor said about women in the Gulf and their role in the shadows of developing nations. A fascinating exhibit located in the depths of the older part of the city.
5. Museum of Illusions The Museum of Illusions located in the Al Seef area truly needs to be seen to be believed. Let your mind play tricks on you at this very fun and instagrammable museum that just opened to the public this year. If you enjoy optical illusions and holograms, this is your place. It houses 80 exhibits of all shapes and sizes in a unique unique visual and sensory experience. Unlike other museums, you are encouraged to interact with the exhibits, and take as many photos as you like.
6. Coins Museum Have a look around the Bastakiya area and you might just stumble into this really interesting coin museum. Did you know the UAE initially had the rupee as its official currency? VISAS FOR PROPERTY INVESTORS YOUR ONE-STOP GUIDE TO PROPERTY INVESTOR VISA IN DUBAI
The visa incentives that have been recently announced in the UAE will enable residents and investors to enjoy long-term residency benefits. It is also expected to retain high-net-worth individuals (HNWIs) from around the world and encourage them to build a property investment portfolio in the country. Let’s see how you can avail a property investor visa and the range of benefits that you will be entitled to as a property owner. •

A minimum investment of one million dirhams has to be made by an individual or a family in order for them to qualify for a residence visa. A property can be co-owned by a husband and wife for both of them to qualify for the visa. If it is a single buyer who is the property owner, then the entire one million dirhams property will have to be in his name. The age of the buyer, seeking the residence visa should not be more than 60 years. For those who are older than 60 years, should get a special government consent that permits them to obtain the visa.

The visa is granted to a buyer only if the property that he is purchasing is complete. Buying an off-plan property does not make one eligible for a residence visa. The visa will only be granted to him once the construction of the property is completed and is handed over to him along with the title deed.

Upon purchase, the owner of a property can choose to rent it out. However, he will have to keep in mind that he will need to pay for the annual service charges to the building or to the community that the building is a part of.

The property bought should be a residential one. Buying a property that is designed for commercial use does not make the buyer eligible for a residence visa.

The residence visa that is obtained by means of real estate acquisition is issued for 2 years. It is subject to a further extension depending on the size of the investment.
Getting a Dubai visa is probably one of the easiest whether you're applying as a tourist, investor or resident. Let’s have a look at the different types of Property Investor Visas that Dubai has on offer. If you own a property worth AED 1 million in Dubai, you are already eligible for an investor visa. However, one has to keep in mind that the property should not be under a mortgage. Property investors are required to submit a copy of their passport and the title deed to the Dubai Economic Department. The Department will then issue a trade license on that property after getting the approval from Dubai Land Department. After getting the trade license, the individual can go to the Immigration Department in order to obtain the 2-year residency visa. * Note: The visa rules and requirements in Dubai and the United Arab Emirates do keep changing. Therefore before you travel, you are advised to check with the relevant authorities so as to avoid inconvenient circumstances.

TEN YEAR RESIDENCE VISA Investors having public investments of AED 10M through a deposit are eligible for a 10-year visa. Real estate cannot exceed 60% of this amount. The investment must be held and unsold for atleast 3 years.

FIVE YEAR RESIDENCE VISA Investors with a property greater than AED 5M are eligible for a 5-year renewable visa. It is renewable if the owner maintains his ownership of the property.

TWO YEAR RESIDENCE VISA Investors with a property worth AED 1M and above are eligible for 2-year visas. It is renewable if the owner maintains his ownership of the property.

FIVE YEAR RESIDENCE VISA Anyone who is atleast 55 years of age with property investment of AED 2M or savings of AED 1M or has an income of atleast AED 20,000 per month is eligible. It is renewable under the same criteria.
