With its heritage in audio spanning almost a century, this piece called the BeoLab 90 is testament to its 90 years of timeless design philosophy. THE LONGUE OF IT ITS UNIQUE STYLE AND ORGANIC SHAPE MAKES THE PK24 A CHAISELONGUE TO COVET. PK24 blends both furniture and art just through its design. With a sleek shape and leather upholstery, it is simply impeccable to look at. A product of Fritz Hansen, it has been conceptualised by Poul Kjaerholm and is the most recognisable across his lifetime of works. The chair has been influenced by the Rococo period; a Baroque charm pervades throughout. However, it was designed and executed in 1965. The chaise longue is derived from French, it means long chair, used often

in the lounge area of homes. The chair is a wonder in itself, as its parts are held together not by fixtures, but by friction and sheer gravity. Another nickname by Kjaerholm for this chair is called ‘hammock’, as it suspends the person between two points. The designer, Poul Kjærholm was a trained carpenter. He had a particular interest in different construction materials which he utilised in his work; especially steel which he treated as a natural material to design several

pieces worthy of artistic finesse. He was first employed with Fritz Hansen, where he designed a series of chair prototypes, many of which have now been added to the company’s collection under his name. The chaise longue is available in both wicker and leather; the headrest of which remains to be in leather for both versions. At the bottom, giving the chair its unique shape, is a steel frame covered with handwoven wicker on leather that glides on to the frame.

THINKING OUTSIDE THE BOX OUT OF OUR DESIGN BOOK, HERE ARE TWO REMARKABLE PRODUCTS FROM ONE OF ITALY’S MOST WELL-KNOWN LUMINAIRES, FLOS. Flos is an exciting brand that spans over five decades. Starting out with producing lamps that were popular in Italian industrial design, the brand excels in pursuing the minimalist look that is a contemporary favourite. With keen attention given to design that could be sleek and timeless, along with great technical skill, Flos is a brand that needs to be reckoned with for lighting solutions at home. Unique and quintessentially basic to look at, Ipnos at Flos is a design marvel. It has deconstructed a basic structure of a lantern into what seems to raise a lot of questions. Good ones, of course as the way one can conceive how it should be constructed is a big puzzle. Emanating light from such a skeletal structure can be quite baffling, but one must realise that great kudos must be given to its creators Nicoletta Rossi and Guido Bianchi. This ultra-light skeleton of thin extruded aluminium produces a void like feature, which encapsulates the surroundings seamlessly. In the darkness, Ipnos emanates what Flos calls ‘diffused luminosity’, something that shines like embers with no idea of the source of the light. And that in itself, is magical to experience where simplicity meets crafty inventiveness.

f you’re looking for something for a more intimate setting indoors, the Tatou T1 is an option. As a lamp that has evolved over the ages, the Tatou has a subtle dome shaped style with a mesh structure that initially started out as suspension lighting; this gradually grew to a whole collection. This beloved design product is created by Patricia Urquiola, the award-winning architect and designer. Patricia’s works have had her working with a bunch of signature luxury brands including the likes of B&B Italia and Louis Vuitton. Besides a dome shape, the mesh-like design acts as a screen, with the light shining through on both ends. The materials used to design this lamp have begun starting from the rather initial crude design of a series of metallic buckles united by tapes. This has since evolved to using various vertical perforated bands formed by injection moulding and then crystallised in three dimensional leather. The name of the lamp, ‘Tatou’ is French for armadillo, a symbol of strength to which Urquiola associates with the brand. Flos is available at B&B Italia and Aati showrooms in Dubai. www.flos.com


THE SOCIAL OUTDOORS YOUR EVENING GET-TOGETHERS WILL GET SIGNIFICANTLY EASIER WITH COMFY, CUSTOMISABLE OUTDOOR FURNITURE. Over the years, Gloster has delivered timeless outdoor furniture pieces that are seamless and undoubtedly gorgeous. Starting out as a company based in West Africa, the company has now moved to Indonesia in order to source the finest hardwood for their products. To adapt with the times, the company takes special attention to make their furniture truly timeless by using hard-wearing teak along with a range of fabrics that last throughout all weathers, be it sun, rain or frost. Gloster has been clever with keeping up with the times. Their new collection called ‘Grid’, is quite simply eponymous of its function. A bunch of complementary customisable units are created in order to create a space where you can truly interact with your friends and create a cosier, intimate setting. There is no ‘knights of the round table’ concept here, no shouting over as customising the furniture brings you closer. Designed by Danish designer Henrik Pedersen, this collection allows you to create a lounge-like surrounding in any given space, whether it’s by the pool side or on your terrace. The seats are made from a powder coated aluminium frame with weatherproof outdoor lounge cushions

and slatted teak platform. The complementary tables have an aluminium table top, adding to its seamless look. If you require something cosier and casual, the Nomad collection is definitely one you should explore. A bit more modern than the Grid and quite aptly named, the Nomad is truly nomadicby nature. At first glance, it seems

quite heavy, but it is surprisingly light and easy to move around. Once again this has the clever feature of customised seating arrangements very much like the Grid, but edgier looking. Comfort is key with the Nomad, along with a smattering of colour and spunk, but only to the point of cheeky.

DESIGN KITCHENS BOFFI’S APRILE RANGE OF KITCHENS GOES BACK TO BASICS. Designed to bring out the natural elements in kitchen materials, Boffi has come out with a collection called ‘Aprile’. Using treated wood finishes, stainless steel and stone, Boffi uses its innovative design principles in order to create a unique kitchen concept. The extractor hoods are designed to let in optimum ventilation in order to create an ideal social kitchen concept, without offensive odours. This kitchen is a mix of the old and the modern, with the breakfast bar featuring solid

wood that is mounted on stainless steel legs. You can choose from different suspended wall units with open face or sliding doors; enabling you to customise your kitchen and make it your own. The kitchen is planned using new treated wood finishes, stainless steel and stone in different thicknesses, which creates new solutions for worktops and peninsular eating areas. Extractor hoods use an innovative externally

vented system, and the project is further complemented by stainless steel legs on breakfast bar tops in solid wood. Suspended wall units are available with open face or sliding door options, with integrated lighting and available in different finishes, or can be used between worktop and bar top. The project uses standard existing specifications and sizing for the carcasses, with the benefits this brings for unified modular integration. ART HOP RUN OFF THE BEATEN PATH AT THESE ALTERNATIVE ART GALLERIES DURING ART WEEK Dubai is currently undergoing a solid art and culture revolution over the past few years. Every year, the arts activities have become greater than the next. Here are our top three picks in looking for something alternative to get the most out of the art trail:

Al Serkal Avenue, Al Quoz Al Serkal Avenue is a venue for quirkers. An unconventional setting in the industrial area of Al Quoz, Al Serkal Avenue was the prime project of its owner Abdelmonem bin Eisa Al serkal. Alserkal was once an extremely discreet industrial area, but since 2007 has done a complete 180 degree turn with its art galleries, keeping the warehouse aesthetics in mind. This year, over 11 new art galleries are going to be added as this space establishes itself as one of Dubai’s most creative spaces. The plan is to grow to a whopping 94 galleries. Art is just not what you get at Al Serkal. It’s now the birthplace of plenty of bands and artisan coffee shops. It’s a space to do things differently and often one that people look to for inspiration. Now in Dubai, the arts are now becoming a radiant part of its lifestyle.

Gate Village, DIFC Many would think a financial centre run by high powered executives is not exactly a place for an art gallery. The Dubai International Financial Centre (DIFC) is host to some of the bigger names in business, but yet manages to maintain its professional charm by adding some really classy art galleries. Previously, Art Nights at DIFC during Art Week used to the be the most sought after events in the Dubai calendar, but this year over 14 galleries have decided to make DIFC their home, most notable being Art Sawa, ARTSPACE, and Opera Gallery.

Bastakiya, Al Fahidi District Located in Old Dubai, this area remains a favourite with both residents and tourists alike. Bastakiya burgeons the Dubai of yore; yet holds with it an innate brilliance. The name itself gathers much curiosity as its named after the province of Bastak in Iran and the merchants that emigrated here before in the early 20th century. But even though this area has plenty to admire and look at in terms of history, nothing can be asmind-altering as visiting it during Art Week. The Sikka exhibition is held here on an annual


basis, but the focus is one on contemporary art. The pure juxtaposition of this makes you realise how far this country has come in leaps and bounds since its inception in 1978. It’s one of the few art exhibitions which focuses on local talents. Each piece is actually made by Emirati and local artists. Considering how diverse the UAE is, it is a visual masterpiece in itself. The exhibition truly expresses the melting pot that is Dubai in every nook and corner. The exhibition has come far and wide in representing its art since its inception in 2011. Recently, it has started to include several master classes, outdoor film screenings, workshops, live concerts, cultural events and more.

ArtBus If you want to experience the full brunt of Art Week in Dubai, the ArtintheCity’s ArtBus returns from 17 - 19 March 2016, in collaboration with the Dubai Culture & Arts Authority (Dubai Culture), the Emirate’s dedicated authority for culture, arts, and heritage, and under the portfolio of Dubai Art Season 2016. This is, hands down the easiest way to

experience Art Dubai in a fun way with fellow enthusiasts. The art bus is now in its tenth year and has become hugely successful over the years, with several particpants. It offers passengers a diverse view of Dubai’s arts and culture scene, with three routes each taking in a distinct arts area in Dubai, specifically the ones mentioned in this article. T he ArtBus commission initiative offers locally based artists the chance to work with a unique exhibition format, whilst also enabling them to reach a wide audience across Dubai. The bus will depart from the first roundabout at Souk Madinat Jumeirah at 10am and return at approximately 5-6pm where passengers will have the opportunity to visit Art Dubai. To know more, make sure you take their Culture and History tour which will meander through trails to visit an ancient monastery and clues that dates back to an earlier civilisation amongst other prominent pitstops. Roll up to the double heighted lobby and be welcomed with a cold towel and refreshments from the gracious Anantara staff. You will start to feel the stress wash away almost immediately as they walk you through the check-in process. In the lobby, you will get the hint of a view of their infinity pool overlooking the turquoise sea. The sight alone makes you feel almost balmy. Once the check-in process

is complete, you will be whisked away to your villa in the golf cart by their friendly staff. INVIGORATE YOUR SENSES A SPRITZ OF FRANGIPANI IN THE AIR WELCOMES YOU INTO THE ANANTARA SPA AT SIR BANI YAS ISLAND. Located within the Desert Islands Resort & Spa, the Anantara spa is a sanctuary of its own. As your golf cart whisks you away to the spa, within just a few minutes you will be at an area of complete tranquility. A beautiful water fountain and various natural greenery will immediately surround you as you begin to automatically lull into a relaxed state of mind. Enter the facility and you will be surrounded by smells that are classically Anantara in a pristine, soft environment. Your olfactory senses will be on overload (in a good way of course) as you treated to a large amount of scents- a hint of patchouli here and a smidgen of lavender there.. As you sit by the friendly receptionist, you will be treated to a delicious ginger drink, aiming to help detox your body. You will need to fill up a form, declaring any ailments, concerns you have, areas where you would like to focus on and others. The spa consultant will then show you the lovely spa facilities they

have on offer. It includes a steam and shower along with their changing rooms. As you slip yourself into your terry cloth robe post a ten minute spa session, head on towards your treatment room. The spa hosts four treatment rooms for adults, so make sure you slip in your appointment well in advance to avoid disappointment. If you happen to be staying at their Al Yamm resort and desire privacy, you can also choose to have the massage in the privacy of your own suite. The treatment chosen for me was the Anantara Signature massage. I was led to my treatment room by my ever-smiling spa therapist who then sunk my feet into a soothing milk and honey bath that she says is a ritual before every massage therapy. After the soothing foot bath, I was escorted to the massage table. The therapists are keen to hear feedback on the pressure used during the massage to ensure maximum relaxation. What Anantara pays close attention to

is playing homage to its Thai roots with a blend of traditional Arabic influences. The Anantara Signature massage encompasses a heady rush of their signature blend of balms and oils along with therapeutic movements on the body that involves wringing, kneading and stretching to promote a sense of deep relaxation, an improvement of circulation and restoring the flow of energy throughout the body. As I launched into a sort of limbo, I lost track of time and space. I had reached a completely new level of zen by the time the massage came to a close. Relaxed and rejuvenated was exactly how I felt at the end of this wondrous massage. As their tagline says, some journeys need only to be felt, not told. The first vertical hotel from the brand, it is located in the financial district of Otemachi. The hotel occupies the top six floors of the Otemachi Tower from the 33rd to the 38th floor, making it perfect for business travellers. Steps away from the Tokyo station, it enables you to connect to other areas of the city just as easily. Those with a penchant for fashion will delight in the fact that the high-end Ginza shopping district is only a few minutes away. Quintessentially Japanese meets contemporary, the hustle of the district is quickly lost in tranquility. On entry, the lobby puts you in a zen mode almost immediately, with its sheer sense of peace and space. The doubleheighted 30m tall lobby with earthy botanical accents soothe the soul. Before you enter the room, keep up with the Japanese tradition of removing your shoes and slipping on the plush slippers provided by the hotel. As you enter the room, be prepared to be awed by the sheer level of perfection and symmetry that surrounds you. Made to appear like a very high-end ryokan, the flooring is of light pine. Reminiscent of Japanese architectural traditions, you will see a long

daybed and tokonoma, a raised platform that runs the length of the floor-to-ceiling window, similar to an engawa, or indoor veranda. The bathroom is separated by white shoji screens that give way to a rectangular furo (Japanese bathtub). Made of black basalt, you can feel the pressures of the day melt away as you relax aided by the infusing of aromatic bags of fresh yuzu and revel in the views of the city. Revel in the Japanese experience as you pick out a yukata (Japanese kimono) and recline. Other Japanese touches in the room include abstract calligraphy scrolls, tatami mats, ceramics and wooden boxes containing freshly-cut winter fruits. MARKET UPDATE THE PALM JUMEIRAH EMERGES AS THE BEST PERFORMING AREA IN 2015 FOR PRIME RESIDENTIAL PROPERTIES Luxhabitat conducted an analysis on prime residential properties sold in 2015 using data from REIDIN and the Dubai Land Department. Prime residential areas include Al Barari, Arabian Ranches, DIFC, Downtown Dubai, Dubai Marina, Emirates Hills, Jumeirah, Jumeirah Beach Residence, Jumeirah Islands, Palm Jumeirah, The Lakes, The Springs and Meadows, and Victory Heights. Over 75% of the sales volume in 2015 were prime residential sales. Prime residential sales accounted for AED 17.8 billion is 2015, a hefty amount compared to the total AED 23.8 billion in sales. Out of the 4,627 prime properties sold, 72% of them were apartments. The average price one can expect to pay for an apartment located in a prime area is AED 2.1 million, an amount

nearly twice of what it costs for an apartment in other areas. The main thing to focus on here is that the prime residential areas as prescribed by Luxhabitat has only the Dubai Marina, DIFC, Downtown Dubai and Palm Jumeirah that sell apartments. The rest of the developments sell villas, with the certain exception of the Palm Jumeirah that offers the best of both worlds. The Jumeirah area is of interest to only non-freehold buyers which involve GCC nationals. Things are now changing however in the Jumeirah area in terms of ownership with the advent of Jumeirah Bay, a seahorse-shaped island development by Meraas that promises interesting returns and premium luxury. The exclusive BVLGARI brand is set to complete its resort here within the next year. While the costs for apartments significantly

vary for both the prime residential areas as well as the overall market, the average villa prices are more or less the same for both the overall as well as the prime residential market.The average prices for villas in both prime areas and the overall market is AED 5 million. However, in terms of price trends there seems to be an emergence of a buyer’s market. Prices for prime residential properties have dipped by 17.5%, possibly showing signs of a maturing real estate market. So if you are looking around for a property to purchase, now may be a good time to snap up some properties for your portfolios and end-use. Dubai has reportedly emerged as a destination for Americans according to a story by Gulf News. The city has emerged as the most search location since January 2013. London has now dipped to second on the list, followed by Paris. As of 2013, there were 7.8 million expatriates working in the UAE, which comprises about 80% of the country’s population, according to published reports. Americans have a population share of approximately 40,000 in the UAE and the number is expected to increase. Financial Times reported that the trend of US residents choosing to move abroad has consistently risen since 2008, with the number reaching a record 3,415 in 2014. With the steady increase in interest of American expats, Dubai emerges as a favourable destination to work especially because English is widely spoken, an international lifestyle, apt geographical location, employment opportunities and great infrastructure. It appears that more Americans are choosing to move abroad in order to avoid the cost of complying with the US tax and banking regulations. During the first three months of the year, a total of

1,335 Americans denounced their citizenship, according to data from US Treasury Department, as reported by Gulf News. Demand for private jets is up for Dubai and the rest of the Middle East. Bombardier Business Aircraft expects the region’s fleet to grow from 395 in 2013 to 745 by 2023 and 1,405 by 2033, a massive growth rate for the private aviation industry. During the 2014 Dubai private jets expo, there were over 50 business aircrafts on display. In 2011, ExecuJet Middle East Managing Director Mike Berry told UAE-based daily Khaleej Times that, “The market for private jets in the region is well established and continues to expand. There is a growing trend towards larger aircraft which has a truly global reach.” According to a report by Wealth X, the Middle East reveals that UHNWs from the Middle East have an increasing interest in private jets. The average age of a Middle Eastern UHNWI private jet owner is also five years younger than their global peers. 2% of the global jet owners come from the Middle East, out of which the UAE is the third largest market for business aircraft in Middle East with 17% market share. The average value of the plane that they are willing to invest in is US$48.8 million. The Bombardier Challenger 600 is one of the busiest jets operating out of the Middle East. Wealth-X reports that Turkey is the top European destination for private jets from the Middle East this year. A similar number of flights have headed to the United Kingdom and France. AN EVENTFUL YEAR HERE’S A ROUND UP OF LUXHABITAT’S EVENTS FOR THE YEAR 2015.

This year, we decided to do things a little differently. Luxhabitat doesn’t just sell houses, we pride ourselves in selling a luxury lifestyle. We decided to go a different route by not presenting the typical open house that all the other real estate companies in Dubai usually do, but to take a different angle. This kicked off in May 2015 by holding an art event. We enlisted local artist Nathaniel Alapide, famous for creating sand murals on Kite Beach to present some of his paintings at a stunning New Yorkstyle loft in Jumeirah Beach Residence. The event was called ‘Metropolitan Muse’, an accurate description for both Alapide’s art as well as the loft, which was akin to an art gallery. We released a social media campaign, giving selected followers a chance for a social event. The event gave our VIP client list a chance to revel in this delightful loft, along with a walk through given by our Luxury Sales Specialist and the artist. Through this, the guests could really feel the essence of the apartment and experience the local art scene. The event was a huge success with over 200 RSVPs within the first few days of sending out the invite. Later in the year, from the aftermath of the DP World Tournament, Luxhabitat in collaboration with Jumeirah Golf Estates launched our very own golf tournament, giving a 100 golfers a chance to compete in

a tournament on the Earth course, a championship golf course played upon just a day away from their favourite golfers. We also had excellent giveaways, including a night at Zaya Nurai Island and two nights at the Oberoi in Business Bay. Our clients thoroughly enjoyed the event and the giveaways during the tournament. Participants had to guess the number of tees in a bowl before they made their shot to the 18th hole over a water body on to the island. To wrap up the year, we partnered with an eminent London developer in order to have an end of the year Christmas breakfast where our clients were given an overview of the London residential market along with industry guest speakers coming in to talk about property tax regulations and the like. The focus of the agenda was how to effectively utilise London as a safe haven for investment as a UAE Resident. The financing aspects of the presentation involved sourcing equity from investments in Dubai so that they can be invested in a London property. The Luxhabitat London Insights sessions are held once a quarter in order to offer our clients the best investment advice in the newest upcoming developments with updated tax regulations, financing options and terms of purchasing, investing and managing their London property portfolio.

EVOLVING WEALTH SHOULD YOU BE INVESTING IN THE GOLDEN POSTCODES OR AT BILLIONAIRE’S ROW? ZEYAD AL SAFFAR TRACKS THE RISING PRIME AREAS OF INVESTMENT IN LONDON.

I think ‘prime property’ is an incredibly wide bracket, but for practical purposes, we can start qualifying ‘Prime’ at above GBP 5 million. Prime luxury real estate is no longer your traditional maisonette in a stereotypically posh listed building in Knightsbridge or Mayfair. The concept of luxury in London is increasingly becoming about quality versus location. Whilst areas such as Mayfair, Chelsea and Belgravia are definitely prime, new areas are breaking out on the scene as close contenders. Unexpected post codes such as South Bank, Soho, Westminster are now homes to some serious luxury real estate development. The ‘Soho Loft’, the ‘Riverside Penthouse’, the ‘Super Flats’ with spectacular views overlooking Big Ben, Hyde Park or the Thames are becoming the new phenomenon in luxury. Not long ago there were headlines on one tenant from China who paid GBP 4 million in five years rent upfront, for a Knightsbridge apartment at the notoriously luxurious One Hyde Park estate; which comes up to GBP 15,000 a week! An ominous headline for luxury rentals in London. Generally UK rental values continue to rise and in London people are paying around 12% more than last year. Londoners are experiencing the fastest inflation in rent compared to other regions, so it is a generally good place for the ‘buy to let’ landlords. There is an incredibly high

demand for accommodation both by international students and corporate employees on international assignments. If anything, I believe there is an actual shortage of rental properties in central London. The overall picture is therefore of a healthy property rental market. However does that necessarily translate into the high-end share? It does but not without its nuances. The richer the tenant, the fussier they are – not everything goes. Landlords are having to be aware of the trending rental requirements – storage space, walk in wardrobes, state of the art kitchens, quality furniture, porters, concierge, security and the like. I am a man of science and figures, but I still get excited when I talk about property in London. The Land Registry House Pricing Index released data from October showing a monthly increase of 1.8 per cent in London. At 10.6%, the annual change for London is considerably higher than most other regions. There has been more than 50% rise in value over 5 years … keeping in mind these numbers are meant to be conservative estimates. The Bishops Avenue a.k.a Billionaire’s Row, which runs between Hampstead Heath and East Finchley, attracts ultra-rich buyers because of its massive houses and gardens. Tamara Ecclestone and the Sultan of Brunei both have properties in that neighborhood.


LOOKING BEYOND THE PRIME CENTRAL London now offers evolving prime real estate.

Outside of London, Britain’s most expensive street is Sunninghill Road in Surrey, where the average home is currently worth just over GBP 5 million. Actually two of the most expensive neighborhoods in Britain are in Surrey, where just an average house in Virginia Water has a price tag of GBP 1.19 million. In terms of market trends, Shane Croucher from International Business Times summarises the London residential market quite accurately. ‘You could probably sum up the London property market’s recent performance like this: the bottom has fallen out of the top and there is no top to the bottom.” Besides this, we should look to the extra charges that do come in the way of purchasing a luxury property in London- changes to the tax regime, such as a stamp duty increase on high-value homes, have truly hit the most expensive properties hardest. But even though an estimated increase in add-on prices, the London prime central market has received a decrease in sales prices. But prices in much of the rest of the city continue to boom and reports say demand is surging in some outer areas. Maybe it makes sense now to evolve into other areas. There is no dearth of Middle Eastern investors approaching London property as an investment. Qatari, Emirati and Kuwaiti investors led the group that bought at least GBP 5.9 billion of UK property in the first 11 months of 2015, according to data from Real Capital Analytics analysed by Savills, an estate agent, compared with GBP 4.8 billion for 2014. While investment volumes from the Middle East are exceeded by those from the US and Asia, they have contributed to a surge in overseas inflows that has pushed up capital values. London property developers last year sold more than twice as many two-bedroom apartments costing between

£650,000 and £1m as cheaper homes priced at about £300,000, according to market data obtained by the Guardian.
