QUALITY WINS THE DAY Right from the beginning when we established Luxhabitat, the focus was on the marketing and selling only the most important quality properties. As pioneers in the luxury real estate market today, development quality was a rising concern in 2009. Fast forward to 2017, where we are seeing a huge change in perspective with a maturing market. End-users have opted to wait a while to get what truly epitomises luxury for them. I am glad that some developers have put these ethos at the helm of what they do and that we’re seeing better luxury projects than ever before. The now educated Dubai luxury property purchaser is finally able to determine what luxury is and what isn’t, and developers are finally stepping up to the challenge. With the advent of new off-plan projects released, we’ve seen a significant shift in the

market. This year for the very first time, offplan sales of Luxhabitat accounted for more than 50% of the total transactions. It’s a clear reflection of the market that we’re in. In January 2018, the Dubai Land Department revealed an overseas investor program for Dubai’s residential real estate market leading up to 2020. The focus is on investors in Russia, India, U.K. and China. Last year, Arab and Chinese investors were particularly active in Dubai’s freehold space - while Indians represented the second biggest buyer demographic - spending AED15.6 billion - after UAE nationals who spent AED25.3 billion. EFFORTLESS ELEGANCE THE BITTA SOFA OFFERS BOTH WARMTH AND COMFORT Kettal Bitta is a warm, comfortable collection which features a combination of aluminium frames with braided polyester cords. The new extendable table is available with a teak, marble or aluminium top. KEEPING UP WITH THE TIMES PANERAI’S LATEST WATCH HAS A STRONG SPORTING HEART It is a strongly sporting heart which beats within the Luminor 1950 3 Days Chrono Flyback Automatic Ceramica, the new Officine Panerai watch in which the classic quality of the design is masterfully integrated with the sophistication of the P.9100 manufacture chronograph movement and with the remarkable technical quality and design of the black ceramic case. The essential lines of the case and dial are faithful to the unmistakable Panerai identity, being unaffected by the existence of the flyback function, which instantly zeroes the chronograph hands and restarts them without it being necessary to stop and zero them first.

Dubai International Film Festival (DIFF)

DIFF is currently in its 14th year running this year and is given much mettle thanks to the support of His Highness Sheikh Mohammed bin Rashid Al Maktoum, UAE Vice President & Prime Minister and Ruler of Dubai. Running mostly during the first and second weeks of December, now avid movie goers can also now delight in their monthly DIFF 365 programs where they can enjoy curated movies at Vox Cinemas in Mall of the Emirates. However, there’s nothing like the festive atmosphere at the various venues at DIFF, especially the red carpet experience at Madinat Jumeirah, which is like none other.

Another gem located in Al Serkal Avenue, The Junction is home to many a home-grown theatre talent. From Shakespeare plays to the latest in improv comedy, The Junction has something for all ages. The Junction was conceived of and built as a space where local and regional talent can thrive, where creators and performers can risk to be original, where collaboration and mutual development can occur, and where an appreciation for the arts can be cultivated into bigger audiences. The aim is to let local talent thrive.

Cinema Akil

DUCTAC

An independent movie project, Cinema Akil is a homegrown concept by Butheina Kazim. It showcases directors and films from across the decades. During most of the year, they tend to be screened at Al Serkal avenue; however, during the cooler months you might find them in various parts of Dubai.

Another community supported initiative located in Mall of the Emirates, DUCTAC offers a year-round programme of theatre productions, gallery exhibitions, dance demonstrations and workshops. This live and digital arts space is perfect for local talent to stand up and be recognised.

The Scene

Dubai Opera

The Scene is an initiative that showcases the best of world independent cinema and foreign films in their raw format, providing the region’s first boutique cinema experiences by Roxy Cinemas. Formally known as The Scene Club, it was founded by film director and local Nayla Al Khaja in 2007 to represent a powerful shift in altering the perception of cinema.

Attracting acts from all over the world, Dubai Opera is nothing short of amazing. With seating for 2,000 people, this multiformat venue welcomes ballets, musicals, theatre and musical concerts. Set right in the heart of Downtown, it has a very exciting calendar of events lined up.

THREE TYPES OF MUST-HAVE SUITS KNIGHTS & LORDS GIVE YOU TIPS ON THE MOST BASIC SUITS TO HAVE IN YOUR WARDROBE. A Tuxedo for a Black Tie event Gala dinners and award ceremonies around the world usually adopt a “Black Tie” dress code. Unlike its literal meaning, ‘Black Tie’ in this context means to wear a Dinner Jacket, which is more commonly known today as a Tuxedo and is considered the most formal attire for a gentleman.A Dinner Jacket or Tuxedo has a few elementary characteristics which one should always abide by. Traditionally, a Tuxedo is always made of a plain solid black fabric with a Shawl Lapel made in black shiny satin fabric, one satin fabric covered button in the front and no more than three fabric buttons on the sleeve. The trousers are without belt loops and with a one centimeter satin strip running along the outer side seam. This is worn traditionally with a black satin cummerbund and a white pleated tuxedo shirt made with a wing tip collar to wear a black

bow-tie and French cuffs for black cufflinks. The entire ensemble is then topped off with black studs on the shirt and black shiny patent leather shoes which are oxfords, brogues or whole cuts. Over time a few details with regards to the traditional tuxedo have evolved Due to this the shirt is now more commonly worn without pleats and with just black buttons instead.

Summer Wedding Suit The summer heat should certainly not be a reason for you to not look your absolute best during an occasion as special as a wedding. Choose a light coloured plain tropical wool fabric under 240 grams and instruct your tailor to make it without lining or with half lining to keep it cool and breezy. If he is a bespoke tailor, just mention that you want a Neapolitan jacket and he will understand exactly what to do


with it, giving you ‘camicia rollo’ shoulders. ‘Camicia’ means shirtlike and ‘rollo’ means roped. The Neapolitan jacket, hailing from Naples in Italy as the name suggests, is a jacket that is constructed in a manner that is especially meant for the summers with no lining and light construction. The jacket drapes over you giving you a slim silhouette and still maintaining the light, comfortable and breezy feel. In addition to this your bespoke tailor will give you one of the signatures of a Neapolitan jacket which is the ‘camicia rollo’ shoulders. The last thing you should add to this is a pair of cotton trousers or chinos that contrasts yet complements the colour of your blazer. Add a self-tie bow tie for a smart casual look.

Business/ Board meeting suits For an important Business or Board meeting, you need to make

the most powerful and prominent statement possible. This can be attained by choosing a pinstripe or a chalk-stripe fabric in a Navy Blue, Mid-Grey or a Black. While the fabric choice is fairly important, the most important is the cut, fit and construction of your suit as your suit. Showcasing an affinity towards precision and perfection will give the message that you are one that looks for precision in all your business actions and decisions, a strong statement that can work wonders in your favour. The suit should act as your second skin. One should look relaxed and feel confident wearing it. Not too loose, or too tight. A common thing one should notice is the shoulder width and the shoulder blade of the jacket. The shoulder of a jacket shouldn’t extend beyond the actual shoulder of the wearer. WHAT’S SHAPING UP THE SAADIYAT CULTURAL DISTRICT ABU DHABI’S NEW CULTURAL DISTRICT HOSTS THESE TWO MUSEUMS WITH WHICH CARRY SOME OF THE MOST STUNNING PIECES OF ARCHITECTURE IN THE 21ST CENTURY. Not far behind from Dubai, Abu Dhabi’s Saadiyat Island is proving to be quite the cultural hotspot. Its eponymous cultural district is already home to the recently opened Louvre Abu Dhabi. Besides this, there are three more concepts coming to the island, namely: the Zayed National Museum - a museum dedicated to the late Sheikh Zayed bin Sultan Al Nahyan, about the unification of the emirates as well as the UAE’s cultural connections across the world; The Guggenheim Abu Dhabi - a stunning contemporary art museum by Gehry Partners; a performing arts center designed by the late Dame Zaha Hadid; and the Maritime Museum, a museum which will

celebrate Abu Dhabi’s maritime heritage and the emirate’s long-term relationship with the sea. The building with its simple appearance, will combine space, light, and water both inside and out, seamlessly blending the building’s interior and exterior to ensure that the Arabian Gulf is, fittingly, the museum’s most stunning exhibit. Manarat Al Saadiyat is a 15,400 square metre arts and culture centre, designed to bring the vision of the island to life through The Saadiyat Story. The venue also features four gallery spaces. This artistic venue houses Cultural Department Exhibitions with international collections from around the world.

THE LOUVRE ABU DHABI Launched in November 2017, The Louvre Abu Dhabi designed by Pritzker prize-winning Jean Nouvel. Immaculately designed and inspired by Arabian heritage, the museum has a falaj-inspired water system running through it and a geometric lace dome inspired by interlaced palm leaves, thus creating an impression of shade and harnessing the light. The overall look is lacy and delicate. The dome’s complex pattern is the result of a highly studied geometric design, repeated at various sizes and angles in the eight superimposed layers. Each ray of light must penetrate the eight layers before appearing then disappearing, creating a cinematic effect as the sun’s path progresses throughout the day. Named the rain of light, this effect has been the subject of many models and mock ups over the

years and is one of the defining features of the museum. Once open, the museum’s permanent collection, as well as important loaned artworks from prestigious French institutions, The Louvre Abu Dhabi will form an art historical narrative taking the visitor from ancient times to the contemporary through 23 permanent galleries in 12 sequences. Designed as a museum city in the sea, with its contrasting series of 55 white buildings, including 23 galleries inspired by the medina and low-lying Arab settlements, a temporary exhibition space, Children’s Museum, a 200-seaterauditorium, a restaurant, a café, and retail space. The Louvre Abu Dhabi is nothing short of something out of ‘A Space Odyssey’, and that’s just part of its appeal.


GUGGENHEIM ABU DHABI The Guggenheim Abu Dhabi is a museum of modern and contemporary art offering a transcultural perspective on art history, with a dedicated focus on Middle Eastern art. Through its collection, exhibitions, scholarly publications and educational programmes, it will help contribute to a more inclusive and expansive view of art history that emphasizes the convergence of local, regional, and international sources of creative inspiration rather than geography or even nationality for that matter. The museum’s collection, which will span the 1960s to the present, will include site-specific commissions for both interior and exterior locations, including the iconic cones circling the museum. Surrounded by water, the Guggenheim Abu Dhabi will have spectacular views of

the Saadiyat Cultural District and Arabian Gulf. Frank Gehry’s monumentally scaled museum cones recall the region’s ancient wind-towers of yesteryear; ventilating and shading the exterior courtyards in a blend of Arabian tradition and modern design. Galleries are organised around the central atrium on four levels connected by glass bridges above. The museum will feature 12,500 sqm of gallery space and an additional 18,000 sqm of exterior exhibition space in the cones circling the museum. The museum also will include art education facilities, archives, a 350-seat theatre (for a variety of events such as music recitals, dance and theatre productions, film viewings and performances), a library, a research centre, and more.

WHAT THE PROPERTY DATA ANALYST SAYS “In the last 18 months prices have remained flat lined but rents have deaccelerated similar to international markets we witness that there has been a yield compression in Dubai. In the apartment as well as the villa space in Dubai, rental yields have trended lower structurally since 2009, indicating that investors are willing to accept risk with lower risk premia. Of all the major cities analyzed, Dubai remains far and above the highest yielding city, suggesting that there is ample room for further yield compression. In the demand and supply equilibrium, transactional activity has been a leading indicator for the price direction; high volumes suggest a price rise is on the horizon. In the first nine months of 2017, level of transactions are still 40% less than the peak in 2013-2014.” – Ozan Dezmir, Director of Operations & Research - REIDIN

WHAT AGENTS SAY “For buyers, it’s very important to check the developer’s reputation and take location & completion dates into consideration while negotiating price. The need for a good real estate agent has never been greater. It’s the right time to buy for both buyers and investors in this market, as a lot of projects are due to be launched soon this year. In addition to over 54,000 units been delivered in 2018, we also have several projects due to be launched. End-users can take a price advantage and purchase their dream units. In line with the Dubai Land Department, the focus of investors will be overseas, especially in China, India, Russia and the U.K. As for sellers, the prices are expected to flatten further so don’t be in a hurry to sell your property just yet. “In my opinion, one of the trends for 2018 will be affordability, but affordability will have to come at a cost and I’m not referring to financial terms. WHAT THE PROPERTY PORTALS SAY “Coming to the end of 2017, the trend of decreasing prices across the market continues as observed since their peak in mid2014. Propertyfinder reports a gradual and uniform decline in asking prices in Dubai, according to its portal data. There is a pervasive sense that real estate is bottoming out, which meant a historic number of transactions in the last year. Falling prices makes buying a property more realistic for a larger Dubai population. Renters are moving into the buyer category, preferring to pay off their own mortgage, instead of their landlord’s. “According to our latest property report with JLL, the sales market in 2017 appeared to be close to the bottom of its current cycle. Whilst some areas experienced a decline in price per square foot, we do not anticipate that the sales prices will decline significantly in 2018. Despite a high number of planned projects in 2017, only approximately half of those units scheduled for completion were actually delivered by the end of the year. We predict a similar trend to continue in the next two to three years as there is an expected 120,000 units planned for completion by the end of 2020. TESLA ROLLS IN TO TOWN THE LATEST TESLA SHOWROOM OPENS IN A CITY AS FUTURISTIC AS ITS CONCEPT With the opening of the new Tesla showroom on Sheikh Zayed road in June 2017, the company has huge expansion plans in the region. On the release of the Tesla 3, the company is looking to enter the Middle Eastern market where electric vehicles are practically unheard of and scarcely used. The incentive this year has been taken by the government to now offer free parking spaces to those that own electric cars. And while a Prius would get you the same parking spot, it is incomparable to a Tesla in terms of design and functionality. All the Tesla S, X and 3 models are suave and slick. All the latest Tesla cars already feature the ‘autopilot’ feature – where it creates a semi-

automatic driving experience. A Tesla can now self-park with the option to soon automate itself for driving. Eventually, full autonomy will enable a Tesla to be substantially safer than a human driver. Today, Model S and Model X owners enjoy features like Autosteer, Auto Lane Change, Autopark and Summon, and Tesla is continuously innovating to keep customers at the forefront of technology through over-the-air software updates. Armed with eight cameras and more than 12 ultrasonic sensors, the system enables the car to a 360-degree visibility-rate, even from a 250-metre scale. Starting from the most affordable Tesla, the model 3 combines range, performance, safety and technology. Intelligent design


maximizes interior space to comfortably fit five adults and all of their gear. The high-efficiency powertrain provides zero to 60 mph acceleration in as little as 5.1 seconds. The next one in the series, the model S has some of the best safety readings for an electric car. Reaching 0-60 mph in a mere 2.8 seconds, Model S is the quickest four-door sedan ever built. Nothing beats the model X though. It’s just so unbelievably cool looking, with its falcon wing doors. This 7-seater SUV needs much lesser space needed to open than the sliding door of a minivan, the double hinged doors make loading a child in the backseat in tight parking spaces simple. Tesla was only starting to accept car orders in February 2017, and now you can see multiple Tesla models across the UAE zipping through the streets. Tesla opened two supercharging locations at The Last Exit in Jebel Ali and in Masdar City, allowing drivers to recharge their vehicles in minutes rather than hours. By the beginning of the year, Tesla will open five additional Supercharger

locations, enabling long distance travel across every route into and out of the country. The UAE is already home to a number of Tesla destination chargers, which are available at 26 locations across the UAE, including hotels and shopping malls. Tesla will add more than 50 additional Destination charging locations by the end of the year. Elon Musk’s company has been involved in Hyperloop One, a highpowered train that will get you from Dubai to Abu Dhabi within half an hour. The Tesla electric vehicles are also set soon to hit the market in the form of taxis, with 50 already being deployed. It possesses some self-drive features for added safety while driving on the highways. Later in the year during October 2017, Uber also added a fleet of Teslas. The company launched A new UberONE option through its smartphone app, which allows users to choose a Tesla Model S or Model X electric car specifically for his or her ride with a slightly higher fare. The UberONE service came via a partnership with Dubai Taxi Corporation, which announced it would add 200 Tesla Model S and Model X vehicles by the end of the year.

WHAT’S MISSING IN DUBAI’S LUXURY RENTALS WHAT MAKES A RENTED PROPERTY IN DUBAI A HOME? LUXHABITAT’S LUXURY RENTALS DIRECTOR, RYAN KASPER, SAYS UPGRADES CAN MAKE ALL THE DIFFERENCE. Dubai is a transient city; it is a global melting pot attracting people from a wide range of socio-economic backgrounds, many of whom initially decide to rent. Many of these tenants come to Dubai demanding the same luxuries they are accustomed to elsewhere, and part of my role as a broker specializing in luxury rentals, is to make sure their expectations are managed. Despite the huge demand for luxury rental properties in Dubai, the reality is that there are relatively few genuinely upgraded, remodelled, one-of-a-kind homes for rent on the market at any given time. For a city known for its love of luxury and excess material wealth this may come to many as a surprise – especially for those who are used to these comforts and aesthetics afforded to them back home. As a real estate broker, I have been in hundreds of homes and too many are alike. I always strive to rent the market’s most unique properties, but this is much easier said than done. This scarcity of standout properties boils down to a basic problem of economics – there are not enough properties that are deemed high-end or meet the criteria for luxury within the current rental market. The annual rental price in my listing portfolio is on average 400,000 dirhams per year and I have rented several apartments and villas priced at well over 1-million dirhams annually and yet there still always seems to be a lack of luxury options that will be suitable for the most discerning of my clients. For the majority of tenants in Dubai, there are plenty of rental options available which are perfectly acceptable, and meet their needs and expectations. In fact, the majority of homes and their facilities in Dubai might even be better than the standard back home. Gated communities and palm-tree lined boulevards, infinity swimming pools and state-of-the-art gyms have increasingly become standard amenities throughout most communities. Nevertheless, clients on the look out for luxury properties have a higher set of demands including private lifts, home cinemas, European kitchens and designer furnishings. While Dubai offers some of the best amenities, facilities and lifestyles of any global, cosmopolitan city on the planet, it is lacking something tenants are always looking for - which is a certain originality and character. I know first-hand that this burgeoning city will always attract those who enjoy living the high life – those who expect nothing less than the very best from their home. There is a natural emotional urge to make it your own. This is a defining quality of making something truly unique, by adding the human touch that makes it yours. It is something personal for you to be enjoyed by your family and admired

by your friends. As brokers, in a master-planned city we all know the “A Types” from the “B Types”, the “Grand Foyers” from the “Central Rotundas”, and the “01 units” from the “05s” - and we usually know which are the best and can command the most rent. However, it is when a property is removed of its “cookie cutter” label and no longer confined to just another copy paste of a generic design and abstract name that a house can truly come into its own as a home. As Dubai continues to grow and its original developments become older; I’ve witnessed over the last few years an interesting and positive trend of more homeowners upgrading and remodelling their homes. Usually, they are doing this for themselves and are recreating their homes to suit their individual lifestyles – but on occasion, they do it deliberately with a tenant in mind willing to pay a premium for an upgraded move-in ready home. It is always exciting for me when these home owners will call me to say they want to transition their home to a rental property. These homes are the ones that fill in the gap for those tenants looking for something luxurious and unique. Your average landlord generally does not invest in a 20-milliondirham penthouse or undergo a multi-year villa renovation with the intention to rent it out – but more should. There is a huge demand and lack of supply for luxury rentals. Sure, annual rental returns might not be as lucrative as a 1 bedroom in a popular, well established tower development – but ultimately they will have something much more valuable: They will have something that everyone wants, which only a select few can afford, and they will be the ones who decide how much to ask for it. The future of the luxury rental market in Dubai is bright and will most likely mean that in the next few years more bespoke properties will be coming on to the market as more investors and landlords realize that a generic apartment or villa no longer cuts it.

DOCUMENTS NEEDED The listing process while renting out a property involves a lot of documentation that you as a property owner will need to take care of. All properties for rent in Dubai are required to have a permit allowing them to be advertised by a real estate company that is registered with RERA. To obtain this permit, you need the title deed, passport Copies of the owner(s) and a signed listing agreement are required to be submitted to the Dubai Land Department (DLD).

DECIDE A MARKETING STRATEGY In order to find the best tenant for your property, it is important that you work on an efficient marketing strategy that highlights the property’s distinct unique selling propositions (USPs) and is perhaps the most crucial step in renting out your home.

HELP THE AGENT Because first impressions are of high importance, it is necessary that a good viewing is arranged by the real estate company for the potential tenants. It is recommended that your property is clean and is in good condition during the process so as to attract the tenants. Also, it’s necessary to make sure that the real estate provide the customers with comments on the viewing, the status of an offer and constructive feedback on the property.

REVIEW THE OFFER Once the tenant decides on renting the property, he is made to complete and sign a reservation form and collect a deposit to validate their offer. Necessary documents are then collected from him and a contract is prepared, following the agreement.

SIGN THE TENANCY AGREEMENT A Tenancy Contract is a must for you as well as the tenant, before the latter moves in to the property. It is best that the real estate company you have chosen uses a RERA Unified Tenancy Contract and standardized lease addendum outlining the rights and responsibilities of both parties. Any addendums should be included at this point. The contract should be then submitted for an Ejari certificate and legally registered with the Government of Dubai.

PAYMENT AND HANDOVER The tenant should be asked to make the payment in full at the time of signing the contract or provide the initial payment along with post-dated cheques. On handover, make sure that the documents are in order and the utilities contracts are in place.
