February From the General Manager, Mark Reid

More and more these days, I find myself taking a moment to quietly recite to myself the Serenity Prayer. It keeps me balanced as covid, inflation, and angst significantly affect our lives in the present moment. I will be the first to admit that two years (and counting) of Covid sucks. Runaway inflation sucks. But our mission throughout has been, and continues to be, to embrace the suck and move forward in a calm, smart, and methodical way that keeps the Association on the charted path. This was created by the developers in a Master Plan 50 years ago and memorialized in our Declarations of Covenants, Conditions and Restrictions. Over the past 50 years there have been moments similar to this such as previous times of inflation, pandemic, and even war. We have the benefit of being able to look back and see how the Association performed during times of Inflation and Pandemic. Most notably was the runaway inflation of the period of 1977 through 1982. In 1977 inflation jumped up to 6.45%. This was followed by a steady increase over the next few years until it peaked in 1980 at 13.5%. Then inflation steadily declined to 6.16% in 1982 before staring a trend of low inflation beginning in 1983. During this period, the Association raised dues in 1977 to 26.75%, as they were struggling to keep up with the costs of a growing community and inflation was at their doorstep. This was followed by a 20% increase in 1977, another 20% increase in 1979, a 15% increase in 1980, and finishing the period with a 15% increase in 1983.

After this historically difficult period of inflation, history shows that the following years, up to 2015, were met with a majority of zero (0%) dues increases which precluded the Association from meeting their reserve obligations. With the benefit of historical knowledge, we now follow a formula in our By Laws that keep us on track and prepared for times like these. History also shows us that both inflation and pandemics run their course in due time. So as my internal voice recites “God grant me the serenity to accept the things I cannot change, courage to change the things I can and wisdom to know the difference.” It reinforces the belief that we live one day at a time, enjoying one moment at a time because better days are ahead.

I would like to direct everyone who has questions in regard to our dues increase, to The December Ripples. Dave Petet our LPOA/LHC Treasurer, wrote an excellent article regarding this matter that explains how and why we made our decision on dues increase. Mark Reid wrote a Ripples article in October inviting residents to a public budget meeting for the year 2022. In the September Ripples, Mark explained that the July Consumer Price Index came in at 5.4% which would be the number that we would use in our Maximum Assessment Calculation.

Actions taken January 13, 2022

Also, in the December Ripples, all residents were notified that User Fees for 2022 would remain flat with a zero increase; the Board approved this in their October meeting. We approved in light of the dues increase and the recommendation from the Finance Committee. Our 2022 “base dues” are $159.09 per month, operating expenses are $124.09, and Capital Projects are $35.00. Residents that live in certain parcels, and multifamily residents pay additional dues, per their covenants. In 2015, I sat on a board that made the decision to have a professional reserve study for our community. I am proud to say that all the boards, since that year, have followed the guidelines and in 2022 we will have Reserve Contributions of $761,882.00 bringing the total to a little under 2 million by the end of 2022. This is a big deal! We are in a better place to protect against unexpected and anticipated costs. If we don’t have reserves, residents face the potential of even higher dues and special assessments. The management, staff, residents, and board do not like the concept of “deferred maintenance.” It comes with safety issues and higher costs later down the road. Maintenance is very important and often it makes it hard to add improvements. Lakewood has miles of common ground and numerous amenities, which always creates a juggling act; needs versus wants. With the recommendation from both the Finance Committee and Facilities Development Committee, two wants are on schedule for 2022...a new 3-court pickleball facility and a new play park at the East Lake pool facility. We live in a good, strong community and we should be proud. ”There are risks and costs to action...but they are far less than the long-range risks of comfortable inaction.” John F Kennedy

Myths & Legends Of Lakewood

Myth #1 Common Ground “I can walk all the way around Lakewood Lake if I want to, the entire shoreline is common ground.” & “I can fish from the bank all the way around the entire lake on the common ground.”

BOTH FALSE Although there are vast areas of the common ground that are shoreline, many areas are private property. For instance almost all of the shoreline in the Shores parcel is private property. Lakewood residents are welcome on common ground areas, but cannot use private property without the owner’s permission. If you have questions about a particular area it’s a good idea to ask the LPOA Community Services. Look up the Jackson County Parcel Viewer for a closer look (https://jcgis.jacksongov.org/parcelviewer/).

Scholarship Opportunity This year the Lakewood Garden Club is proud to offer two $500 scholarships to graduating high seniors with an expressed interest in the life and environmental sciences. These scholarships are open to all students living in Lakewood or Lees Summit that are attending Lees Summit North High School, Blue Springs South High School, or St. Michael the Archangel High School. Storage Notice On January 13, 2022, the LPOA Board of Directors reviewed the condition of the dry storage lot located at the end of Maybrook Road. As the facility has exceeded its life cycle and would require a substantial amount of funds in order to rebuild it to current city codes and meet member expectations, the Board ultimately passed a motion to discontinue its use, as of 12/31/22.

Mary Duryea, MD Yoga Instructor/Author Author: Patti Browder

Lakewood Artist Series

A place to present artists of all kinds and mediums. Well known to yoga enthusiasts around Lakewood, Mary Duryea, has taught yoga classes for residents since 2011. Retiring from a medical career in 2005, Mary decided to make teaching yoga a second career. She holds credentials to teach with the Yoga Alliance E-RYT 500 and also is certified as a yoga therapist with the International Association of Yoga Therapists (C-IAYT). Mary has taught classes in many local venues, but since COVID, her classes have been exclusive to Lakewood. Over the years of practicing and studying yoga, Mary personally embraced it into her lifestyle for its physical health benefits. Creating her own healthy, active life and enabling others to find ways for yoga to improve their own self health care, inspired Mary to write the book Yoga as Integrated Medicine, Yoga Sutras Meet Grays Anatomy. Mary wanted to pass on her knowledge of yoga from the viewpoint of a family practice physician and to educate healthcare providers and yoga practitioners about how and why yoga works.

Mary moved to Lakewood in 1992. She has three adult children, Karl, Kelsey, and Tessa and one grandson Leo. Mary and her husband, Ed Kraemer, enjoy many different activities around the water in Lakewood, and embrace the friendliness of the people who live here. Mary spends time with nature whenever possible, including gardening at Unity Vegetable Garden as a volunteer. Mary’s yoga classes are listed in the Ripples, and anyone is welcome to join at any level. LAKEWOOD ID CARD RENEWAL (For occupants and children – NOT property owners)

Please note that Lakewood ID cards for all occupants and children expired on 12/31/21 and is now needing to be updated! Please stop in the Lakewood office and update your card soon so that you are able to continue using all amenities and common areas, including the boat docks. This will be a very busy renewal – so avoid the last minute rush in May and come EARLY! • Property owners are required to fill out a current Resident Information Form in the office before ID cards can be issued to any occupants of the home. • Occupants that are 21 years or older will need to prove residency by showing a driver’s license or State ID card matching the property address.

IMPORTANT INFORMATION

• ID Cards are $5.00/each billed to the owner account. Office Hours: Monday – Friday, 8:30 am – 5:00 pm

LAKEWOOD HOA PAYMENT OPTIONS 1. Mail it In Mail your payment in the self-addressed envelope that accompanies your monthly statement.

2. Drop it Off at the Office or Drop Box You can hand-deliver your payment or place in our drop box located directly across from our main doors under the canopy.

3. Lakewood Direct Debit (ACH) Sign up to have your payment pulled via ACH from your checking or savings account through Lakewood. The ACH form is on our website (www.lpoa.com) or you can stop by the office and pick one up (must include a Voided check with your completed form). You can choose the debit to process on the 15th or the 25th of each month. We will pull the balance due as of the 1st day of each month which includes the current month’s dues and any miscellaneous charges from the prior month such as boat stickers, snack bar charges, Argyle meals, etc. There is NO fee for this service.

4. PayLease/Zego (fees apply) You can process your payment through PayLease/Zego via our website (www.lpoa.com). Payment can be made using your bank account or credit card. Please note that it takes approximately 3-5 days for Lakewood to receive these funds, so plan accordingly. The fees charged by PayLease are a requirement from the various credit card companies and not affiliated with LPOA.

5. Personal Online Banking Many residents make their monthly payment through their own bank online. These funds are not sent to us electronically. We receive an individual check from your bank that is mailed through the U.S. Postal system. Most of these checks do not come from your local bank but from the State that your bank’s main banking system is out of. Therefore, you will want to have the check sent out in enough time to travel via U.S. Mail (we suggest allowing at least 7-10 days before the 28th due date).

Pilates Club

While class size is limited due to space and to maintain some distance, there are often spots open in a particular class. While all fitness levels benefit from the barre Pilates method that we follow, please check with your physician for approval - a waiver is required prior to attending the first session. Stitchers Club

The Lakewood Stitchers Club meets the second Thursday of each month in a residential home, from 1:00 - 4:00 p.m. Feel free to bring your knitting, crocheting, needlework, or other portable craft. Join us in a neighborly chat, while seeing all the creative ideas. If you would like to learn to knit, crochet, or learn any other needleart, we are happy to provide personal instruction as well. The Lakewood Sail & Paddle Club is celebrating it’s 21st year of providing “On The Water” access for Lakewood residents. We are returning to our normal annual membership fees from the last 2 years of Covid reduced fees. Family – $75/yr includes personal use for your family and your guests with you.
