From the General Manager, Mark Reid We are excited to announce that the Board of Directors approved the acquisition and installation of the new East Lake Play Park in their March board meeting. After initial approval of the project in the 2022 LIP budget last fall, we have been working with our suppliers to create a unique, interactive and just plain fun concept for this new park. We are presenting several concept renderings below. This park site will be located just to the east of the existing facility parking lot and it will integrate with the existing shelter structure similar to the West Lake Main Park. In this park design, we have provided the 2 to 5 year old children with their own play space as well as separate space for the 5 to 12 play area. We have also integrated a outdoor music area for all ages. As with our West Lake Park, we are installing synthetic turf over a cushion pad so that children can play and tumble in a clean and safe environment. This $278,000 project will begin in the Spring and we estimate that the park will be ready for play before June 15 of this year. Furthermore, we will be taking some of the existing equipment from the current East Lake Play Park, including our beloved fire engine climber, and relocating them to the Fairway Homes Park.

Terry White, Board Secretary Hopefully, by the time you are reading this we are into full springtime. This is the time of year many residents, both new and long time, think about updates and remodeling the exterior of their homes and their landscape. They look forward to being outside and enjoying our many amenities. I cannot stress enough the importance of reading your governing documents given to when you purchased a home in a neighborhood governed by an association. If you have never done so, please do it before beginning any improvement. The staff of Community Services is happy to help you with any questions. You will get correct answers. Please do not rely on “but my neighbor said,” no matter how well intentioned the neighbor. The scenario is common, you purchase your home, and cannot wait to make it your own by installing new landscaping, a new color of paint, and a much larger deck for entertaining. The kids are excited to invite their friends to the pools, pleasure docks, and lake, with kayak in tow, for a summer of fun. Assuming the family in the above scenario took the time to read and follow the association’s guidelines and rules, this turns out to be a perfect Lakewood summer. However, if they did not, it can become a less than ideal situation for all involved. Landscaping, exterior paint, including changing the color of your front door, and deck upgrades require approval. Every member and their dependents need current and valid Lakewood IDs to use the common areas and must stay with their guests while using the amenities. Remind your children to carry their ID with them when using the amenities. It is the responsibility of our

Community Services employees to check for IDs on common ground and amenities, done for your welfare and safety. This year all dependents must get a new ID for 2022. If you are asked to show your ID, please do, and if you do not have your ID and are asked to leave an area, also please do, and return when you have it This is for the security of our amenities and members. Pool Guest Passes will need to be purchased for any guests at the pools. Kayaks need a registration sticker and are purchased at the office. What can happen if you do not seek approval for improvements or do not get a boat or kayak registration? Citations can be issued for these and other violations regarding your property. Violations, if not addressed, could result in fines assessed and several points, and can ultimately result in a suspension of amenity privileges for the whole family. This is not an outcome anyone wants to see. Lakewood’s Policies, Rules, Regulations, and Architectural Guidelines can be found at lpoa.com. Everyone should have received a hard copy with their New Member Packet when they visited the office after closing on their property. Any questions about any of these documents should be directed to association staff at 816-373-4326. It is important to know that violations carry not only monetary fines, but also points, which after the accumulation of 12 results in loss of all amenity privileges for the entire account. This can mean loss of pool privileges and all pool area activities for the entire family, and pleasure dock, boat rack and boat slip leasing privileges One of the unfortunate aspects of my nine years of board experience is having to address neighbors in this position. However, this is what we agree to when we purchased in a neighborhood with an active and responsible Property Owner’s Association. Your Board of Directors is made up of neighbors and fellow


association members. There is an Appeals Committee also made up of your neighbors. We want to meet and get to know our neighbors out on the lake, at the pool, or having a glass of wine at the Argyle, not during an appeal of citations or suspensions. So, please, know and understand the rules and regulations of the Lakewood Property Homeowners Association, which you decided to become a member when you purchased in Lakewood. We all want to have good neighbors and be good neighbors. Your board of directors looks forward to seeing you out enjoying all the best that Lakewood offers this summer. Have a fun and be safe.

Boat Registration stickers for 2022 are available at the LPOA office. The stickers are $5.00 for light water crafts (kayaks and standing paddle-boards), $35.50 for non-motorized and $90 for motorized boats. There is a $21.50 charge if you would like for staff to attach your stickers for you. There is an additional $8.50 charge if you do not purchase and apply your stickers for your previously registered watercraft by May 1, 2022. Community Service will be inspecting your boat for boat stickers and upkeep the beginning of May.

Chapel Ridge Greens Parcel The Board of Directors Approved a change for the Chapel Ridge Greens parcel. This is effective May 1st. This is the official 30-day notice. Please view the charge below:

Home Watch The Lee’s Summit Police Department offers a House Watch to be used when you are out of town. If you wish to be added to their House Watch List, please contact LSPD at 816-969-1700. Pontoon Boat Rental Beginning April 11, 2022, Lakewood’s two pontoon boats will be accessible for residents to rent. They are available for 2-hour blocks on the weekdays and 4-hour blocks on the weekends and holidays. All-day rentals are available on the weekdays only (excluding holidays). Pontoons can only be rented a month in advance at the earliest.

Diane Forte, small business owner and two-term Council Member, known for her outgoing personality and approachable demeanor, has announced she is running for Mayor of Lee’s Summit. “I want to thank the residents of District 1 for allowing me to serve as their Council Member since 2014. Now fully retired, I have more time to dedicate to this opportunity. I want to give back to the community that has given so much to my family. 7. What impression would you like potential homeowners to receive when visiting Lakewood, and what are your suggestions to achieve those goals? Position Lakewood as a tremendous value! Lakewood is a private, membership based community/country club... a playground for adults and children alike. What separates Lakewood from other communities is its diversity of income and ethnicity. Members use the same swimming pools and lakes, eat at the same restaurants and golf at the same course. We have excellent public and private schools nearby. Our community is just 10 minutes from the Truman Sports Complex and 20 minutes to downtown K.C. Suggestions to achieve the objective would include; reaching out to Lakewood’s Art and Communications Director to volunteer my marketing experience, utilize the portal which will cast the biggest and most economical net to attract potential homeowners, target real estate agencies with messaging of our newly refurbished championship golf course and promote our semi centennial which happens next year. Also, consider messaging at entry points like “Lakewood is a private Lake and Golf Community”. These are low/no cost suggestions to achieve the goal. 8. What do you hope to accomplish over your 3 year term? Ensure that the value of our membership meets and exceeds expectations of our members. Offer a different work experience lens to the board and community. Make members smarter with programs like the Lakewood Educational Video that I narrated and co-produced. Offer insightful decisions that complement the mission of LPOA. 9. Please tell anything else about yourself that you would like your neighbors to know. I am happily married to my loving wife and business partner, Jennifer for 34+ years. She was co-chair of the Activities Committee before leaving that post to dedicate more time to DeMarco Designs embroidery. My parents still live in their original Lakewood home on NE Beechwood Drive. I graduated LS High School in 1993 and then moved to Waco, TX to attend Baylor University where I received a B.S. Economics. My wife and I bought a home in the Lakewood Forest in 2006 and started a family. We then built a new home in Lakewood in 2014, where we currently reside. I have worked in the biopharmaceutical field for 23 years with 17 years of experience leading account management teams. I am currently a Sr. Director of Market Access for Novo Nordisk, where I have been employed for 17 years. Most of my work is focused on managing and coaching people, negotiating multi-million dollar contracts and driving effective inter-departmental collaboration. I believe my professional background and experience will provide value to LPOA by driving effective communication to membership, making sound financial decisions, and continuing to increase value to all stakeholders. 6. What was your motivation for becoming a candidate for the Board of Directors? I was raised in Lakewood, my wife and I have raised our four boys in Lakewood and I am blessed to have my parents living in Lakewood. I believe that Lakewood is truly one of the most amazing communities in the region for people of all ages. My family and I are very involved in Lakewood activities. I have produced Concert on the Rock for the past seven years. My wife was a former head of the LPOA Activities Committee and she is currently the President of the Lakewood Cruisers Swim Team. We absolutely love Lakewood and believe it is the finest community in the KC Metro area with unparalleled amenities. I would live to serve on the Board to represent the homeowners on critical decisions for the future of our community. I would like to help improve communication between the Board and homeowners and maintain and improve our amenities to keep property values high. 7. What impression would you like potential homeowners to receive when visiting Lakewood, and what are your suggestions to achieve those goals? I would like for potential homeowners to see Lakewood as a premier community, with wonderful amenities for all ages to live in and enjoy. In order to do this, we need to protect and enhance our amenities and keep Lakewood safe. We also need to take a close look at policies and continue to evolve to make sure we are promoting homeowner satisfaction. 8. What do you hope to accomplish over your 3 year term? Represent the LPOA membership to thoughtfully plan for the future and address concerns. Increase communication and transparency between the LPOA Board and membership. Ensure the LPOA and LHC are in strong financial standing. 9. Please tell anything else about yourself that you would like your neighbors to know. I am truly vested in Lakewood. We purchased our townhouse in June 2019 and after completing extensive renovations my wife Cathy and I moved into our home in January 2020 – just in time to settle in before the pandemic hit. 4. Board members serve on both the LPOA and LHC Boards. Please list your involvement, if any, with either organization: I have not served on either Board, but currently have a seat on the Lakewood Bay Parcel Committee. 5. Describe any training, education and/or experiences that you can bring to the Board: My wife and I previously made our home in the Villas of the Meadows of Winterset near Longview. When it came time for the developer to transition the HOA over to the owners, I worked directly with the developer to facilitate a smooth transition and updated many of the governing documents. I am currently in-house counsel at Yellow Corporation. This is my twenty-fifth year with Yellow and I manage much of the company’s transactional needs, to include contract and bid reviews and dispute resolution. My background also includes training/experience in mediations. I believe my training, education and background can be leveraged in a positive way for the benefit of our community here at Lakewood. 6. What was your motivation for becoming a candidate for the Board of Directors? I firmly believe our community is what we make it; we all have a part to play. The current multi-family Board member stepped in when the community needed her help and has done a fabulous job; a big “Thank you!” to Susan. As Susan transitions off, we need someone from the multi-family community to carry the torch. If there is one thing my seat on the Lakewood Bay Parcel Committee has taught me it is this: We cannot afford to remain idle. There is too much work to be done and suspect that applies not only with respect to the other multi-family residences, but Lakewood as a whole. I am up to the task! 7. What impression would you like potential homeowners to receive when visiting Lakewood, and what are your suggestions to achieve those goals? I think it is important that potential homeowners get the impression that Lakewood offers it all – lake access (sailboats, paddle boards, pontoon boats, fishing, pleasure docks, etc.), professionally-designed golf course, pools, dining, clubs and other social activities, city-designated walking loop, maintenance provided parcels for those who desire such amenities, ease of access to medical facilities, restaurants, parks, grocery stores, etc. Coincidentally, I have been toying with the idea of possibly surveying our community to see what kind of interest there is with starting an amateur astronomy club. Potential homeowners want to be assured that we are an active community with a strong, community-minded HOA hard at work preserving all the things we love about our community. We achieve these goals by having an active Board; I am willing and able to do my part! 8. What do you hope to accomplish over your 3 year term? If nothing else, I want our fellow homeowners to continue to trust that the Board and staff continue to act in the best interest of each and every homeowner – for the good of all – and that I was a valued member of that effort. 9. Please tell anything else about yourself that you would like your neighbors to know.: I am a firm believer in transparency. There is no better way to establish and maintain trust within the community than for the Board to be transparent and open to the greatest extent possible in all that we do. If there is a process we can improve or something we can do differently to add just that much more transparency, fairness, or sense of inclusion in our efforts, I am all for it. If elected, I will actively look for opportunities for improvement and will share these ideas with my fellow Board members in an effort to make Lakewood the best community it can be – one we all proudly call home.

Describe any training, education and/or experiences that you can bring to the Board: I have successfully owned and operated my own business since 2002. Previously, I was Vice President of Sales of a national company for 17 years. I was born and raised in Kansas City. I attended Bishop O’Hara High School and Northwest Missouri State University. I resided on the Timber Valley Homes Association Board for 3 years and was on the Board of 3&2 Baseball Club of KC for 6 years as the fund raising chairman. 6. What was your motivation for becoming a candidate for the Board of Directors? After attending the Board meetings for the last 1½ years, my motivation for being a board member is to bring more family and neighborly decisions to our great community. I want to be a voice for my neighbors. 7. What impression would you like potential homeowners to receive when visiting Lakewood, and what are your suggestions to achieve Goals? The impression I would like potential homeowners to receive is that Lakewood is a beautiful family-oriented community. I plan to listen to the homeowners and represent their needs and wants if I am voted on to the board. 8. What do you hope to accomplish over your 3 year term? During my three-year term, I plan to deliver responsible, neighborly decisions to the community. We need to attract young families to succeed as a community. I would like to see more transparency with the Board and an open dialogue with the community. I believe we should have transparency though communication. It is vital to maintaining a healthy LPOA for members. After all, it is the members for which we exist. Our mission should be to do right by the members. Those members need to be aware of what is happening and have an opportunity to speak up. Various avenues of communication should be employed to reach as many members as possible (mail, email, social media, website, etc.). Though it is often underused, two-way communication is most important. For example, when a mass email is sent to members, there should be a link to submit a response, but often one only sees “no-reply.” Short surveys requesting feedback are a significant way to elicit responses from members as well. These can be done on almost any platform and in real-time so members can see the results. All good strategic plans will also address a communications and marketing plan. I also believe we should have a member driven strategic plan the outlines direction for the next 3-5 years from the member input. Finally, I feel a fresh set of eyes can be useful in determining if funding levels are appropriate, expenses are warranted, and maximum value is gained. It is important to look at expenses both individually and as a whole when determining if something new is possible. Often, there are legacy expenses that are no longer warranted and those funds can be directed elsewhere. At the end of the day, the LPOA should be maximizing opportunities within existing amenities, which may not come at an additional cost. Ideally, any significant new expenses would be identified through the development of the strategic plan focusing on finances and facilities. 9. Please tell anything else about yourself that you would like your neighbors to know: I enjoy helping people. I have never met a stranger. I LIVE my life for today and tomorrow. I always learn from my past to guide me to Live, Love, and Laugh through life. I am from a small Irish Catholic family of seven. I am a true salesman at heart, meaning I ask questions and I don’t take NO for an answer. I believe in telling you what I can do….not what I can’t do. I will do my best to represent the community to the best of my ability. I am a diehard CHIEFS fan…if you have seen my yard you know. I am married to my beautiful wife, Tiffanie, we have 4 adult children and have 3 beautiful grandchildren. And 3 Pugs…

Lakewood Artist Exhibit Ron Fornelli loves to travel. Retiring after a 42-year career in Optometry, Ron began to plan trips that would indulge his love of photography. The remarkable photos taken on Ron’s photo journeys will brighten the walls of the Argyle Gallery during the months of March and April.

When he’s not traveling or working with his photography, Ron is an avid golfer. He has enjoyed living in Lakewood since 1982 and appreciates the community atmosphere and the secure feeling of living among caring neighbors.

Although he started taking photos as a hobby, Ron’s “eye” for catching the moment is obvious in the photos of wild animals taken on safari in Tanzania or exotic birds from a wildlife refuge in Florida.

“I’ve really enjoyed observing the animals and how they interact.” In February, 2020, Ron traveled to Barcelona and then to Venice to photograph the annual Carnavale. Men and women dress in masked costumes from the 18th century to walk and pose all over the city. Photographers from many countries gather for the week like paparazzi taking shots of movie stars. Ron’s photos of the flamboyant participants are vibrant and mysterious.

Be sure to stop by the gallery and enjoy Ron’s photos. Meet a friend or neighbor and have one of Molly’s culinary specials in the Argyle while you’re there.

Ron’s photo expeditions have also taken him to Costa Rica, Iceland, many western states and Florida in search of local wildlife. At the end of June, Ron will travel to Alaska for another exciting photography experience.
