5 minutes with interior designer Lucy Wilkie How did you end up in interiors? I completed a Bachelor of Architectural Studies, specialising in interior architecture. Having this training and understanding of construction has been extremely beneficial throughout my career. What do you say to those who think they don’t need someone to tell them how to decorate? Interior design lends itself to many things beyond decorating, including space planning to make the most of your space no
matter how big or small. The layout of the space directly affects the flow and feel. This is the secret behind achieving a space that feels comfortable to be in. The colours, fabrics and materials are what completes a room. What do you wish your clients knew about interior design? We work collaboratively with architects and high-end builders. It’s always amazing how much one can accumulate over the course of their lives. If you have the right storage in place you don’t tend to notice it, but if you don’t, your home can quickly turn into a jungle of knick-knacks.
Thankfully storage doesn’t have to be a cardboard box under your bed, or a clunky shelf taking up space in your living room – smart storage is all about looking for space that isn’t utilised in your home and using it. Here are a few ideas to get you thinking.
Kitchen These cupboards define spacesaving. That small unused space beside the fridge or the oven can become the ideal location to store your oils and herbs as well as that sneaky bottle of wine. Most joiners
and cabinet-makers can create these to fit any nook, alternatively there is an array of DIY videos that are quick and easy if you’re feeling creative and want to knock out those labour costs.

EXTERIOR Levels and layers Add depth, create privacy and initiate new entertaining spaces by introducing layers and levels. Greenery works as an excellent divider, as do steps and pavers for leading to a new setting.
Hardwearing materials Concrete and other hardwearing materials continue to reign supreme as they are perfect for withstanding the elements year-round. There is definitely a move towards large, grandiose natural stone on home exteriors, and when it comes to preferred stone colouring – light to white.
Statement doors Statement front doors continue to be popular as people become increasingly open to displaying more personality, according to this years’ Auckland Home Show. Glass or iron front doors indicate style from first glance and let in a lot of natural light at your entranceway.
Trim colours Accent colours add an extra layer of bravura to a home’s exterior. Trims are typically applied to front doors, shutters or window trims and should strive to enhance the siding colour and add character to the home. The top accent colours for 2017 include black lacquer, deep blues and greys, however the trim colour is best a couple of shades lighter than the siding colour. Brass continues to be popular for trims and finishes, and copper guttering is a luxurious exterior touch that is also on trend.
Tile it to me We love tiles for their practicality but recent advances in inkjet printing technology have revolutionised the tile industry and designers worldwide have let their imaginations run wild. From brick to stone; to wooden to metallic; to textured/3D tiles, New Zealand certainly feels the effects of the tile industry’s newfound creative freedom, with an impressive range of tiles to choose between this spring/summer season.

Getting your window teatments right can make or break an interior space. Believe it or not, this is a very important part of the interior, especially for a new build, as you may be wanting to automate blinds and stack drapes back onto bare walls to leave the window clear of drapery. These are only a few reasons why getting an interior designer involved in your project early is well worth the investment. Here are our suggestions from the Frobisher team on window treatments:
We love fabrics at Frobisher! Select a plain fabric, rather than a patterned fabric - reduces any wastage in terms of the pattern repeat. Continuous fabric comes on a roll which is usually 3m wide, and is exactly how it sounds. It is seamless and eliminates any wastage as you only buy what is required. Carefully consider the type of curtain heading you want as this can change the overall look of a curtain, how the curtain falls and the fullness of the curtains. Some heading types need much more fabric than others to create the
desired look. Talk to your designer about the various heading types. Consider adding trim embellishments on a more costeffective fabric to give the ‘wow’ factor and personalise your look, such as leather strips or beading. Roman blinds look great on smaller windows, as they require less fabric and lining.

Select a more economical fabric very carefully - and then invest in a high end making service – a very experienced sewer can make a cost effective fabric look amazing Buy plain curtain tracks instead of ornate timber/metal rods and finials. Roller blinds/pleated blinds are a simple and stylish way to dress a window. Styling can be consistent throughout your home. You can now choose a blind that has a fabric “look and texture” to it if you prefer and these are available in a huge range of colours. Roller blinds can be manually operated or automated. Timber shutters again look beautiful, are practical and durable. When closed, they provide effective heat and noise insulation.
Timber venetian blinds give your home a relaxed ambiance and don’t appear to date. They can be either painted or natural wood stains. Pleated blinds are made from a special fabric that has a metalised backing for superior insulation and gives a crisp ;tailored look. Available in sheer or opaque fabric, or combine two choices for a day/night solution. Do you ever look back on something and ask yourself, ‘What was I thinking?’ Architecture and interior design is no exception.
Let’s take a moment to reminisce over the humble home’s fashion faux pas over the years. It’s easy to see why some trends never circled back around, but there have also been some real gems of designs worthy of a comeback.
Trends we’re glad to see gone < BABY CAGES How this ever passed as a good idea is a mystery, but in their day, baby cages were particularly popular with mothers who lived in apartment buildings as a quick and easy way to allow their child to play in the fresh air.
Trends we miss ^ CONVERSATION PITS In the 1950s and ‘60s, encouraged by builders, homeowners were crazy about sunken-level conversation pits. The pits eventually phased out due to their isolation from the rest of the room and their tendency to cause falls. ^
BEER CARTS
Providing stylish and efficient housing for an assortment of beverages, glasses and other happy-hour essentials, beer carts were a novelty invention, but over time they were replaced by built-in bars. But sometimes the party moves to another room and that’s where the beer cart over the built-in bar prevails.
SHAG CARPETS > A great idea in the 1970s, shag carpets and rugs were captors of dirt and dust and the like and once the novelty wore off they were hastily replaced and people have never looked back. We’re quite happy for this trend to stay in the past. ^ OLD-SCHOOL APPLIANCES
POPCORN CEILINGS >
Smeg fridges, retro ovens and vintage milkshake makers like the popular Hamilton Beach model – these were the epitome of cool in their heyday. Their rounded designs and pastel hues were a great way to add personality to a space and they’d look great today juxtaposed against straight lines and neutral colours.
Common in houses built in the 1960s and 70s, popcorn ceilings offered acoustical benefits and helped hide bumps and imperfections. The trend soon fell out of favour and for good reason: not only did they become considered an eye sore but they also concealed dust, cobwebs and in some cases, asbestos. www.buildandrenovate.co.nz B&R | 13

Technology in the home â&#x20AC;&#x201C; past and future Technology in the home is a hot topic that goes a long way back.
In some ways, a house itself is an implement that uses the technology of the day to shelter us, keep us safe, warm, private and protected, whether it is through putting together sticks, mud, bricks, steel, glass or todayâ&#x20AC;&#x2122;s hi-tech composites. Technology is developed to essentially make our lives better and easier, and to relieve the drudgery and time-consuming nature of mundane day to day tasks. We invented machines to wash our clothes, to wash our dishes, to reheat our food quickly, to keep us warm. Labour-saving devices free up our time and allow us to indulge and do what we really want. Over the years this technological revolution has sped up and now we are

moving from mechanical devices to electronic devices to make our lives easier. Remotes for the television have been with us a long time, but now our remotes are migrating to our mobile phones, for everything

from setting up the optimum temperature in your room to selecting what music you would like to listen to and much, much more. There is becoming less and less of a reason to get off the
couch. The whole world is within reach and control without barely having to move. Then we have the revolution of the internet of things. More and more of our appliances, gadgets and toys are internet connected.
Grand designs
Fridges can know what is inside them, what is getting low and even remotely order stock that will be delivered to your home before you can even realise that it was going to run out. Even things like toasters can be connected. Why you might ask? ‘Just because we can’, some may answer. Arguments state that the internet of things supposedly makes our lives better, easier and stress free - like all the technological labour-saving devices of old. Voice activation is one of the newest trends in home automation. Once again from our sofa we can bark out commands and our environment responds. Dim the lights, increase the volume, faster massage from our chair, drop the blinds, select a movie to watch… Then there are sensors that are becoming more and more embedded into our buildings and lives. These sensors; from the common temperature sensors we all know; are expanding into all fields. Some buildings now have sensors embedded in key locations to record and analyse structural stresses. No need to hire an engineer to check your house after a quake, just download the sensor information into an appropriate programme and it could tell you immediately the health of your house. All this is wondrous and exciting. Some houses now have their own server rooms not too dissimilar to a commercial building with racks of computer equipment working behind the scenes to keep it all running seamlessly. Like all new toys and gadgets this latest technology is addictive and fun. You wonder how you lived without it before.
It is becoming more and more ubiquitous and unavoidable as well. So many purchases now ask you to log in, register, get updates and stay connected. Where is all this leading us? With virtual reality and augmented reality becoming more common for illustrating designs, will this morph into our houses? Will a version of the holodeck from Star Trek actually become a reality and replace our televisions where we can dial up any full 360° immersive environment we want? Some commentators think it is not far away. Will we need houses with windows then, if we can recreate anything we want inside? Will architecture become more and more a simple box which enables incredible highly realistic virtual realties to be created and other technologies designed to pamper us? Will sensors and artificial intelligence learning get to such a level that all our needs and wants can be anticipated and met before we even realise we have them? What will happen to our privacy if everything is embedded with sensors connected to the internet? And will it matter?

Today’s generations, brought up on the transparency of Facebook, Instagram and the like are possibly less concerned with privacy than earlier generations. Will the future become a world of surveillance and data collecting that overwhelms our sense of individuality? Is it already here? Should we be concerned? Already stories are emerging of supposedly private devices being monitored remotely through the web.

What is an architect? What exactly do they do? What services do architects offer? How do they work? Why would you use one? And who is entitled to call themselves an architect?
A good way to find the answers is to clear up some myths.

Myth Three Architects aren’t practical Architects might dream of ideal projects with unlimited budgets, but they spend their working lives in a real world of codes and contracts, documents and details, rules and regulations, and standards and specifications. On their clients’ behalf, they interact with builders, engineers, product suppliers, urban designers, landscapers, heritage consultants, neighbours and council officials (interactions which can bring anyone back to earth). Building projects need vision, but they also demand persistence. Any project can spring a surprise – changes in the client’s personal circumstances, unexpected geotechnical discoveries, material shortages.

An architect has to hold a great deal of things together, even on a modest project. The real professional challenge is not to be sufficiently practical, but to hold onto design intent and
integrity while dealing with so many practical requirements. This is real world stuff: experience teaches all architects that architecture is the art of the possible.

Myth Four Architects don’t listen You go to an architect for professional expertise: an architect can turn your requirements into reality. For an architect, it all starts with the client’s brief.
A good architect will interrogate that brief with an editor’s honesty; sometimes clients need to know that they can’t get everything they want (for their budget, that is). Listening is a key professional skill for an architect, a bit like it is for a GP. Architects who don’t listen to their clients will quickly run out of clients.
If you have approached an architect, and you don’t think you’ve been heard – for whatever reason – talk to another architect. It’s important to get the relationship right, right from the start. Clients should be honest too and assertive. They should make
sure that not only are they being listened to, but that what they are asking for is realistic. This isn’t to say that a client’s brief should be prescriptive – one reason to talk to an architect is to hear about solutions you haven’t imagined – but it is to acknowledge that a design dialogue needs two partners.

Furthermore - gutting the room entirely may not be necessary - there may be aspects of the room that you can work with. 1. Building sites
It generally goes without saying nowadays but north-facing building sites soak up the most of the sun’s rays. Prioritise having the main living areas on the north-facing side, and service areas (for example garages and toilets) on the south side. Bear in mind that the sun is lower in winter – you can use apps like Sun Seeker to see how much sun your site will get year round.
2. Design
Engage architects, designers and builders who understand energy efficient design principles – preferably a Homestar practitioner or a certified Passive House designer or consultant. Size: think about how much space you actually need to use. Smaller houses are cheaper to build, easier to heat and use a lot less energy. Style: The more complex a home’s shape is, the more floor, wall and ceiling area it has to lose heat through.

Simple house designs, for example compact rectangular shapes and multi-level homes, have less external surface area so are easier and cheaper to keep warm. Properly designed overhangs over northerly windows limit summer sun whilst allowing plenty of sun in during winter. Overhangs don’t work well on east and west sides as the sun is too low – deciduous trees and movable shades or louvers are better options here. Minimise plumbing and electrical services inside external wall cavities as they compromise the insulation and airtightness in affected cavities.

Heat systems, insulation, ventilation and airtightness Heat systems: Good design will limit the amount you need to use your heating systems, but it still pays to make heating systems as energy efficient as possible. There are log burners, pellet fires, heat pumps and fluid gas heaters on the market, either as central heating systems or as individual heaters to heat areas of your house as required, and most systems are designed specifically for certain settings so it pays to ask a pro. Thermal mass: Materials like concrete when exposed to the sun will soak up heat during the day and release it when temperatures drop at night. If you have wooden floors, thermal mass can be added by pouring 50mm or more of concrete on top of the wood. Check with a builder to see if your floors are suitable for this option. Insulation: Excellent for trapping the free heat from the sun, but it needs to be balanced with ventilation so the home doesnâ&#x20AC;&#x2122;t overheat and fill with humidity and condensation.

First and foremost, have the insulation installed carefully without any gaps, tucks or folds, to meet the New Zealand insulation standard NZS 4246. Insulate any concrete flooring, both underneath and around the perimeter, as well as between any attached garage and the rest of the house. Ventilation: Especially in summer, ventilation is the key to keeping your house cool and comfortable. Most houses can be ventilated with adequately-sized and located windows, however when it comes to ventilation systems, they like heating systems offer different designs for specific settings and it pays to ask a pro. Windows: The sun sends around 500 watts of heat through each square metre of unshaded north-facing window and this heat can be captured and repurposed. Double-glazed windows work best with insulated frames and low-E glass. Air tightness: Use air locks at external entrances to keep out cold draughts. Balance airtightness with controllable ventilation provisions, like a heat recovery ventilation system.

7. Grow your own With New Zealand’s temperate climate and arable soil profile it’s so easy to grow your own produce. First and foremost, use no chemicals in the garden. Select seeds from your hardiest plants to save for next season’s plantings. Using raised mounded beds in the vegetable garden provides an increased soil layer above the clay and is bound to add to your vege patch’s longevity. The leftovers from crops not eaten directly are saved as relishes, chutneys and pickles, jam and dehydrated surplus fruit and tomatoes. What you need to know about subdividing in Christchurch The process of subdivision is one that can create opportunities for a number of landowners.
Experienced professional surveyors and planners can identify development and subdivision opportunities for your property, by undertaking a desktop review of the applicable subdivision and planning controls. The Residential Medium Density Zone, which extends around the CBD and Hagley across the suburbs of Riccarton, Merivale, St Albans, Edgeware, Richmond, Linwood, Sydenham and Addington, also provides substantial opportunity for multiunit housing development and subdivision; in most instances requiring a Resource Consent from Council. You would need
to work with a planner and architect/designer to explore the opportunities for this zone. The trick to decluttering The process of moving house can be difficult. Sometimes it is driven by requirement or necessity, rather than because you really want to move out of your family home. The stages you go through leading up to and during the move can be unfamiliar, they can be daunting, and they can increase stress.
