Ten things to know about the mortgage market right now

The slow and steady recovery

switches, and loan top-ups (equity

from April 2023, and the eighth rise in the past nine months, albeit from a low starting point.

2. Interest-only lending is ‘under control’

Recently around 15 percent of lending to owner-occupiers has been interest-only, and 30-35 percent for investors. It would appear that interest-only lending has recently become more of a useful fallback position rather than the primary go-to choice.

3. Average loan sizes in April were around $545,000 for investors and $555,000 for first-home buyers

Based on the median price paid by FHBs in April of $700,000 from CoreLogic data, the implication is that a typical deposit is currently in the vicinity of $145,000, or pretty close to the 20 percent mark.

4. Many FHBs continue to access the market with <20% deposits

Compared to the 15 percent speed limit allowance for banks to lend to owner-occupiers with less than a 20 percent deposit, only nine percent in

April actually went out in that bracket. In turn, within that nine percent, about four-fifths actually went to FHBs, and put another way, around one-third of FHBs have recently been getting mortgages with less than a 20 percent deposit. This has been a key support for FHBs’ ability to buy.

5. The likely loosening of the LVR rules should continue to assist FHBs

Given that the low deposit lending speed limit is likely to rise from 15 percent to 20 percent over the next few months, FHBs should continue to have reasonable access to the market, provided, of course, that they can meet the serviceability testing requirements.

6. Investors stand to benefit from looser LVRs too

Soon, five percent of new lending is set to be allowed at less than a 30 percent deposit - an easing from the current 35 percent deposit requirement. Clearly, the change in the rules will allow existing investors to free up some more equity from the rest of their portfolio too.

7. Debt to income limits are a big deal

Given that mortgage rates remain high, the size of loans being approved lately has naturally been lower than before in relation to borrowers’ income; less than 10 percent of lending was done at a high DTI for

both first-home buyers and investors over the first few months of 2024. But even though the likely near-term introduction of formal caps on DTIs might not do much right away, make no mistake, the new rules will mark a big landscape shift as mortgage rates decline –primarily by slowing down the rate at which property investors can grow a portfolio, especially in more expensive areas.

8. The process to reprice existing loans to current mortgage rates isn’t finished just yet

The latest data shows 60 percent of existing mortgages (by value) are fixed, but due to reprice to a new mortgage rate within the next 12 months. Now, some of those loans won’t see much of a change. But others could easily see their mortgage rate go up by 0.5 percent to one percent, maybe more. The Reserve Bank estimated in their latest Financial Stability Report that around 20 percent of borrowers still have debt at a rate five percent or less.

9. Job losses are a clear risk to the smooth repricing process so far

Not only are some borrowers yet to hit market rates, but the labour market is now softening too, with some job cuts coming through. That will tend to drive more repayment stress, non-performing loans, and possibly mortgagee sales. But the context is also important; the Reserve Bank is still projecting a higher unemployment rate mostly due to a bigger labour force (not mass job losses), and those measures of stress in the housing market are starting from very low levels.

10. There are many people with a lot of housing equity

Finally, it’s worth remembering that many people don’t have a mortgage and there’s a big equity buffer out there. CoreLogic estimates show the housing stock is currently worth $1.63trn, while RBNZ data shows a mortgage stock of $358bn, implying an overall LVR of only 22 percent or so. CT

Building a team of champions Business is better when you have people in your corner

Leadership Consultant & Founder, Think e-Learning

There’s no getting away from it, we are in turbulent economic times. From the ripple effect of government cuts in the public sector, the possibility of a change in mortgage rates or a drop in consumer spending, there are all sorts of factors that might be negatively impacting your business right now.

When times get tough, having a strong support network can help weather the storm. And just like the old adage about planting a tree… The best time to build a strong support network was last year; the next best time is now!

Identify potential candidates

Whatever your line of business, everyone needs a solid support network of champions-people who ‘get’ you and will lend their weight to your cause in order to see you succeed.

Think back to the recent Olympic Games in Paris. While the medals were awarded to the world’s top athletes, behind each person was a support network of champions working together to help them reach the podium. So, who’s in your corner?

Your champions may not be immediately obvious, but they can be found in every sphere of your business. They can include employees, clients and suppliers, people in your professional networks as well as contacts and personnel within government agencies like MBIE.

Organisations such as Business Canterbury and ChristchurchNZ and industry associations can also offer valuable sources of support.

If you are aware of people who advocate well for you already, what is it about you, your business and your relationship with those existing champions that makes them want to help you?

If you’re unsure, maybe you can ask them, as knowing why people are keen to see you succeed can help you grow your champion base.

The right people can be anywhere

Start by writing a list of key individuals and organisations in your network. Who can you enlist to support your goals?

Additionally, take a step back and consider those who might not be immediately obvious. Who might you have overlooked? Do you have any blind spots? (Hint: we all do!) We can get so focused on the people directly in front of us that we forget our wider community of potential champions.

Consider the following:

• Do you have an employee who may be happy to bounce ideas around with you outside your formal organisational structure? Perhaps you could invite them for lunch to ask for their opinion or explore possibilities with them

• Could you ask a vendor or supplier who has relationships with people in

“Whatever your line of business, everyone needs a solid support network of championspeople who ‘get’ you and will lend their weight to your cause in order to see you succeed.”

the same sector as you to introduce you to some? You might be able to discuss solutions to common issues, or identity opportunities together

• Looking at the business support networks available to you, what markets or business resources might they be able to connect you with that you may otherwise be unable to access?

While it may seem counterintuitive to be out having conversations instead of out there hustling for work, it can really pay to take the time to engage with these champions. Their support can be invaluable in helping you achieve your business objectives.

Be specific with requests

Once you’ve identified a champion, consider how they may be able to use their influence or connections to help you. And likewise, think about how you might be able to champion someone else’s cause in return, because if we’re all looking out for each other, we all move forward together.

For example, as a business owner myself, I’m happy to write a testimonial for a trusted supplier or service provider when asked. Champions can be a great source of feedback for your operations, testimonials for your marketing and practical support.

Be a champion yourself

Looking at your own team, what opportunities do you see where you might be able to champion someone else’s cause?

When it comes to employees, there’s a difference between “investing in

champions” vs. “playing favourites”, giving an advantage to some employees over others. Aim to provide access and opportunity to all because ideally, you want everyone on your team to be championing your cause.

Make sure your champions have what they need. Provide them with opportunities to build on their strengths, try different things, and to share their ideas and feedback (make sure you act on some of their suggestions).

Giving people real opportunities for development often sees them motivated to succeed for the business as well as for themselves.

Why is this important now?

When it comes to building your team of champions, it’s more than just “don’t try and do it alone, we are stronger together”... though it definitely is that too.

By leaning into relationships to weather the storm, we survive the storm and come out with stronger relationships.

So, while it might seem a little distracting or time-consuming now, especially if it feels you might be barely keeping afloat, you’re setting your business up to not just survive the storm but to be in a position of strength to grow your business as soon as the conditions change.

So put on your competitor’s hat and go find those champions. Not necessarily to take the Gold, but certainly to try and make sure that everyone wins.

Hiring new employees is not an easy process. You’ve got to wade through a mountain of applications, weed out the few you’re interested in and then interview all the candidates – all while still running your company.

But if you want your company to grow, you need to hire the right people.

You need people that are not only right for the now but can also help you move the business towards bigger and better things in the future.

This is especially so for smaller businesses and startups because they have fewer employees and a limited income with which to work.

For these companies every single dollar they spend on finding and hiring an employee can affect their longer term success, meaning it’s vital that they avoid making major mistakes while hiring.

But the trouble is that running a small business is hard work and there often simply isn’t the time to commit to a thorough hiring process; and as result, corners get cut.

The good news is that your competitors are probably making these mistakes whilst hiring as well. This means there’s an opportunity for you to seize; to waste less time and money by hiring right so you can get back to running your company.

Mistake 1

- Not having an interview plan

The single biggest hiring mistake small business owners make is winging it or not having an interview plan. At best they’ll have a few questions written down on a piece of paper, but little else.

You need to treat an interview like a deductive science. You’ve sorted through all the resumes and selected the best individuals to be interviewed – but now you need a better way of evaluating their suitability for the role than just having a chat and going with your gut.

You achieve this by having an interview plan.

First – decide what questions are the most important, and ask them to each candidate.

Second – know what answers you’re looking for. Then you can assess each answer objectively and place candidates in pecking order.

This doesn’t have to be an iron-clad, exactly repeatable process – but it does need to have some consistency to it so you can accurately assess candidates’ answers in relation to each other.

If you just wing each interview, the direction, tone and outcome of each conversation can vary wildly, making it more difficult to compare candidates to each other. The outcome of this can be that, despite spending all that time interviewing people, to a certain extent, you’re still none the wiser.

Then, the chances are, when it comes to deciding who to hire, you’re going to go with your gut, as you won’t reliably be able to compare one answer to another because you didn’t ask each candidate a few standard questions you can compare them by.

So, a little planning can go a long way towards helping you make an informed and considered choice of who to hire, as opposed to just sitting down with each individuals, having a completely random chat, and then hoping you get it right.

Mistake 2 - Overvaluing experience

It is risky to bet too heavily on how much experience a person has, when there are so many factors that determine whether someone will be successful in the role and a good fit for your organisation.

An applicant’s skills, knowledge, aptitude and personality all factor into the equation.

Because experience is a tangible and measurable component, it is very easy to overvalue it above less easily measurable factors such as intelligence, drive, and other components of raw talent.

Experience accumulates with time in the role and skills can be learned and acquired.

Your next great employee might be someone with limited experience, but who has fantastic aptitude and flexibility.

Placing too much stock on a heavy list of qualifications in your job description, or only considering applicants with x amount of experience and not considering other factors, means you might be turning a blindeye to someone better suited to the role and your company’s culture.

However, this is a double-edged sword and there is a flip side.

If you’re looking to hire someone without any experience in the hope of finding someone cheaper – you might be buying into a false economy.

Ignoring a candidate with what you consider to be necessary experience in the hope of saving a few thousand dollars a year by hiring an unproven person, might not actually save you anything, due to the amount of on-the-job training and potentially decreased productivity the less experienced employee will deliver.

So, as with all aspects of running your business, you need to find a balance.

But it definitely pays to consider more than just the experience a candidate comes with. You want someone with the potential to grow into the perfect for your company.

Mistake 3 - Assuming the hiring process ends once they’re hired

This is a common mistake many small business owners make.

An employee’s productivity is comprised of 50 percent ability [the reasons you hired them], and 50 percent of what happens once they’re in the workplace.

So conducting a good interview, offering that promising person the job and them saying ‘yes’ is only half the task.

Employees need to be properly induced and introduced to your company, well trained and supported.

It doesn’t matter how impressed you are with someone’s potential – poor training, insufficient access to resources, and little feedback will add up to poor job satisfaction and this will impact their performance.

So recruitment doesn’t stop at the ‘welcome aboard’ handshake – you need to make sure they are introduced, trained and supported every step of the way.

THE LEADERSHIP BLUEPRINT WITH JAMES LAUGHLIN

Everything rises and falls on leadership, including the way we live, work with our teams, and work within our businesses. Paige O’Brien picks the brain of leadership guru James Laughlin.

The ability to be a leader in a world that is constantly evolving is not something that everyone can do, nor does it come naturally to most.

This is where high-performance leadership coach James Laughlin comes in, who believes that although there are great people out there doing great things, they don’t always reach the peak of their potential.

“Too many leaders want quick fixes and appealing quarterly returns, but the only game to play as a leader is the long game.”

Growing up in Northern Ireland has significantly had an impact on James’ journey to date. He spent his youth in a region where political conflict and violence were the norm and in a family where hard work and discipline were to be expected.

Due to this, James quickly developed a hunger to travel, and with credit to his motivation and determination for his drumming, he was eventually able to do so.

“I had a very clear vision at eleven years old that I wanted to become the world solo drumming champion.

I knew it would be an incredibly difficult mountain to climb, but I also knew that I had to set my sights high if I truly wanted to test my potential.”

James went on to win seven world championship titles between the ages of 13 and 23 as a drummer.

“The journey to the first world title at 13 years of age was instrumental in equipping me with the tools to lift my performance.

“Over the following decades I continued to self-reflect, pivot and develop strategies to lift my skillset, mindset and heart-set.”

Eventually deciding to move to Aotearoa, James helped to set up the drumming programme at St Andrews College in Otautahi while also helping out another band.

“After a number of attempts, they were crowned world champions. I realised that the ingredients to achieve high performance were universal across music, performance, sport and business.”

Following on from leading the school programme to international success, James was approached by a number of athletes and teams to share insights into how to build a championship team.

“That organically led to multi-national and leading professional sports teams reaching out to engage me as a high-performance coach.”

Over the years, his high-performance and leadership client base has grown internationally. Having spent much of his time in the UK and North America delivering keynotes and high-performance leadership training to professional sports teams, military units, and corporates, James has gained the respect and trust of many leaders worldwide.

James works with only five to six clients each calendar year oneon-one, spending a great deal of time getting to understand their individual needs, goals, challenges

“I had a very clear vision at eleven years old that I wanted to become the world solo drumming champion. I knew it would be an incredibly difficult mountain to climb, but I also knew that I had to set my sights high if I truly wanted to test my potential.”

and beliefs. James says, “I take them through the HPL™ High-Performance Leadership coaching framework that I’ve developed.”

To date, thousands of people globally have gone through this framework, including All Blacks, PGA professionals, school principals, and CEOs.

James also speaks to companies and groups, holds workshops, and runs a podcast, ‘Lead on Purpose’, which has consistently been ranked at number one on the New Zealand Apple Podcast Charts in the Business/Management charts.

James says his favourite aspect of his job is “watching individuals and teams get radically clear on their vision and developing to move towards it.

“Seeing people connect with their purpose brings me a huge amount of meaning. I believe that success without fulfilment is the ultimate failure.”

As the aftermath of the pandemic and its impacts still linger, James

says the most common issues he has seen this year are overwhelm, lack of focus, and diluted priorities, “I’ll be honest; common sense isn’t always common practice.

“The power is in the pause. If leaders worked on just one thing that could make the greatest difference to their performance, it would be patience.”

But, he also believes that there are some ways that Generation Z approaches leadership that we could take notes on.

“They are largely self-driven and strive for a diverse community; they value flexibility, authenticity, and non-hierarchical leadership.

“If we want to see the geo-political situation move towards peace and collaboration, then I firmly believe that Gen Z’ers will lead the charge.

“They are also going to be instrumental in cultivating stronger social bonds at a community level, which will directly impact our mental health statistics, longevity, and the economic landscape.”

“Getting around other like-minded people and learning from world-leading experts is a powerful way to supercharge your habits and career.”

The following months look exceptionally jam-packed for James. He is planning on delivering keynotes around the UK, USA, and Australasia while finding the time to complete his manuscript for his upcoming book as well as implementing a growth plan for his ‘Lead On Purpose’ podcast.

One of the more notable events coming up for James is the HighPerformance Leadership event he created a few years ago, which will be held in Christchurch Town Hall this October. Thousands of Kiwis and Australians have attended previously.

“I’m a big believer in immersion as a way to deepen your skillset, mindset and heart-set as a performer and leader.

“Getting around other like-minded people and learning from worldleading experts is a powerful way to supercharge your habits and career.”

The event has sold out every year so far, and undoubtedly likely to again this year, with guest speakers such as Sir Wayne Smith and the former president of Adidas North America, Zion Armstrong, in attendance.

“Over the years, we have had former Prime Ministers, All Black captains, and high-performing CEOs join us.

“Our mission is to equip all attendees with the high-performance leadership framework for self-mastery as we believe it’s the foundational building block of personal development.”

Tickets to James’ High-Performance Leadership event are available via jjlaughlin.com.

“Complexity kills execution and that’s why most of us procrastinate or get stuck with indecision. The HPL event helps all attendees get focused on WMI – what’s most important.” CT

“Seeing people connect with their purpose brings me a huge amount of meaning. I believe that success without fulfilment is the ultimate failure.”

Bar Franco

Stepping off the elevator into Bar Franco was like being transported to the sun-kissed shores of the Mediterranean. I was enveloped in a sea of rich blue velvet, infectious Mediterranean music and freshly baked focaccia. The dynamic space invites you to unwind, relax and indulge. The open kitchen creates a stage for culinary artistry and encourages diners’ curiosity. It’s the kind of place where you can feel the passion and care that goes into every meal. At the heart of this culinary journey is Ryan, a chef whose love of food started before he had left school.

“I was growing food from a young age. I’ve always been a grower, a forager. I lost my mum when I was 15 years old, and she was the cook in the house. And someone needed to take over. And then I really just fell into it. So, I left school young and went to Ara. From there, it kind of went up for me; I won a couple of scholarships and was able to go to Melbourne and cook over there with some of the best in the world. And I spent three years under Darren Wright.”

It’s this experience, combined with his deep-rooted connection to food, that shines through in the menu he is carefully curating. It is a vibrant celebration of the Mediterranean, showcasing a range of fresh flavours.

“Francesca used to own Francesca’s Italian Kitchen, but she sold it, so she couldn’t open another Italian place. So, it’s really based around that. Now, it’s a bit Italian, a little bit Spanish, but we’re trying to go broad and go with more flavours from the Mediterranean. Because the Mediterranean is a very broad spectrum of flavours: cured meats, lots of cheeses, fresh breads and pasta.

“I like doing a peach and prosciutto because it’s colourful. It’s tasty together. You got the sweet, the salty, the richness. Otherwise, my favourite thing to make would probably one of the pastas, either the vongale or the mushroom. Just bringing that emulsion together. We do prep in advance, but only so much to the point where

you’re going to get it fresh every single time.”

To bring the experience together, fresh focaccia is offered before your meal and finished off with a tangy limoncello- free of charge.

What sets Bar Franco apart is its ability to create a truly inclusive dining experience. It’s a place where families can enjoy a delicious meal together without breaking the bank and where friends can gather to celebrate simply good food. “Having kind, caring front of house staff, and also seeing a kitchen that’s positive and happy as well, that really sets the tone for the restaurant and the dining experience. For me, as a head chef as well; I’m really happy to see that people come into work and just smile and be happy to come to work.”

What is your favourite item on the menu?

My favourite thing on the menu to eat? Probably the spaghetti vongole. You’ve white wine, clams, fresh herbs, butter, and lots of shallot and garlic.

Prosciutto Emiliano

So it’s prosciutto, preserved peaches, buffalo mozzarella and rocket. The main thing is the prosciutto. It’s something we had before but we don’t have rock melon at the moment. We had really beautiful peaches in season, so we preserved some so we could have this dish on for two to three months.

Key element is the texture. The flavours, not necessarily one stand-out flavour, more that they all come together. The saltiness from

the prosciutto, the sweetness from the peach, the creaminess from the mozzarella, and then you get the richness from the balsamic. And the rocket gives it that bit of spice.

Goat Cheese Croquettes

The stand-out key flavours would definitely be the goat cheese and the honey. So, we do a goat cheese bechamel, and then we crumb them, warm honey, almonds. It’s really simple, but ideally, we want the honey to counteract the cheese so then it’s not too sweet, not too rich. And the nuts just bind it all together.

The combination of incredible food, stunning atmosphere, and genuine hospitality makes Bar Franco a must-visit for any foodie or anyone simply looking to escape the ordinary. It’s the kind of place you can’t wait to share with friends, family, or even that special someone. Trust me, your taste buds (and your soul) will thank you.

You can find the sunny two-storey bar and restaurant at The Crossing, 166 Cashel Street. Head to their website www.barfranco.nz, or call 03 423 2458 to make a booking. CT

Keeping your cool

How to handle upset customers

In almost every occupation, at some point in time, you will have to work with clients or customers.

This means coming across someone rude, someone cross or someone who just seems to want to go out of their way to ruin your day.

Whether this person is right or wrong, it’s your job to accommodate them, no matter how rude or stroppy they’re behaving. Keeping your cool in such situations is easier said than done but maintaining your composure is vital.

Sometimes, a customer or client simply needs to have a bit of a rant. They might have experienced some genuinely unsatisfactory service or have had some form of problem.

Oftentimes, they don’t want you to solve the problem right away because they want you to understand the extent of how they’re feeling.

Let them have their say. Maintain your composure and let them have their moment.

Many people will realise they’re the one doing all the talking (or yelling) and will reel themselves in again.

Once they’ve come to the conclusion that they’re behaving poorly, they’re likely to settle down and you can actually address the matter at hand. More often than not, the issue is a simple fix and they’ll feel a bit silly afterwards.

However, sometimes you will come across a customer or client who isn’t going to settle down. You still need to maintain your composure and let them have a small moment.

Unfortunately, you will need to step in and break their ranting. The sooner you do this, the less momentum they have and the easier it is to get the situation under control.

Interrupting someone mid-rant can seem a little insurmountable sometimes and you must do this with all the cool and calm composure of someone on their lunch break.

It often helps to get the client or customer to go right back to the beginning and tell you their problem in simple terms.

Here, someone may realise they’re overreacting. Or, you’ll actually get a better idea of why they’re overreacting and may be able to chime in with some advice or a solution.

Dealing with rude or stroppy clients and customers can seem quite intimidating but as long as you maintain your composure and ensure the situation doesn’t escalate too much, you’ll be absolutely fine.

Dealing with rude or stroppy clients and customers can seem quite intimidating but as long as you maintain your composure and ensure the situation doesn’t escalate too much, you’ll be absolutely fine.

However, if a situation does begin to get out of hand, it can be very useful to bring a co-worker (or manager) into the equation. A second person observing the client’s behaviour may help to de-escalate the situation. Not to mention you’ll have someone to talk to about the situation afterwards.

Threats in the cloud rise

Cloud computing is ondemand, readily available and has previously been known as a safe haven against cyber threats. The shift to operations in the cloud offers many benefits, including increased efficiency and innovation. However, a recent report from Google Cloud Security has revealed the wave of cyber threats targeting cloud infrastructures.

The Threat Horizons report says that cybercriminals are becoming more sophisticated, and their attacks are increasing in frequency. The valuable data and services hosted in cloud environments make them attractive to attackers who seek to exploit vulnerabilities for financial gain or disruption.

The report outlines several alarming trends in cybersecurity. First, the report notes an increase in advanced persistent threats (APTs), which are prolonged and targeted cyberattacks aimed at stealing sensitive information. APTs are often carried out by state-sponsored groups. Hackers are focusing on supply chains, targeting third-party software and services to infiltrate broader

networks. This method can have widespread consequences, affecting numerous organisations at once.

Zero-day exploit attacks take advantage of unknown software vulnerabilities, leaving systems exposed until a patch is developed. The rise in zero-day exploits highlights the need for rapid detection and response.

Both intentional and accidental actions by employees or contractors can pose significant risks. Ensuring robust internal security measures and continuous monitoring is crucial. Managing insider threats is a first stop way that businesses can fight cloud threats.

Finally, the report focuses on ransomware attacks, which involve locking an organisation’s data and demanding payment for its release. It remains a major threat across cyber platforms, particularly in cloud environments.

What can be done to target cloud threats? The report calls for proactive security measures and strengthened preparation. The cloud should not be thought of as immune to cyber-attacks.

Investing in advanced threat detection and response tools can help identify and mitigate threats in real time. Technologies like AI and machine learning can enhance these efforts.

Investing in advanced threat detection and response tools can help identify and mitigate threats in real time. Technologies like AI and machine learning can enhance these efforts.

Security should cover all aspects, including identity management, data protection, and network security. This ensures no potential weak spots are left unaddressed. Vet thirdparty vendors and monitoring their security practices are essential. Clear agreements on security standards should be in place.

Be prepared, and don’t think that your business won’t be subject to a cloud cyber-attack. A solid incident response plan can significantly reduce the impact of a security breach. Regular drills and updates to these plans are recommended.

Awareness is a key defence against many types of cyber-attacks. Regular training on cybersecurity best practices can help prevent insider threats and reduce human error.

Cybersecurity is a shared responsibility. As threats continue to evolve, it is crucial for everyone— from large organisations to individual users—to stay informed and vigilant. Protect your digital environment and ensure a safer, more resilient future in the cloud with these tips! It’s better to be safe than sorry. CT

Investing 101 Tips for the next generation

Investing is often misunderstood as an activity limited to the wealthy or those with significant financial knowledge.

However, starting to invest at a younger age can be one of the most powerful decisions you can make to secure your financial future.

The importance of starting early

One of the biggest advantages young people have when it comes to investing is time. The power of compound interest, where your investment earnings generate their earnings, means that even small amounts of money can grow significantly over time. For example, investing $1,000 at an annual return of 7% can grow to approximately $7,600 in 30 years. The earlier you start, the more time your money has to grow.

Understanding different types of investments

It’s important to understand the different types of investments available:

Stocks: Buying shares of a company means you own a piece of that company. Stocks can offer high returns, but they come with higher risk.

Bonds: These are loans you give to companies or governments in exchange for periodic interest payments plus the return of the bond’s face value when it matures. Bonds are generally less risky than stocks.

Mutual Funds and ETFs: These are collections of stocks, bonds, or other securities that you can purchase. They offer diversification, which can reduce risk.

Real Estate: Investing in property can provide rental income and potential appreciation. Real estate can be a more hands-on investment.

Cryptocurrencies: Digital currencies like Bitcoin have gained popularity. They can offer high returns but are extremely erratic and risky.

Setting financial goals

Before you start investing, it is essential to set clear financial goals. Are you saving for a down payment on a house, planning for retirement, or building an emergency fund?

Knowing your goals will help you determine your investment strategy and risk tolerance.

Building an emergency fund

Before investing, ensure you have an emergency fund. This is a savings buffer of three to six months’ worth of living expenses. It is really important to cover unexpected expenses, such as medical bills or car repairs, without needing to withdraw from your investments.

Creating a budget

Creating a budget helps you understand where your money is going and how much you can allocate towards investing. Track your income and expenses, and identify areas where you can cut back to free up more money for investments.

Diversifying your portfolio

Diversification means spreading your investments across different asset classes (stocks, bonds, real estate, etc.) to reduce risk. A diversified portfolio is less likely to experience significant losses because different assets react differently to market conditions.

Staying informed and educated

Investing is a continuous learning process. Stay informed about market trends, economic news, and changes in your financial situation. Consider reading books, taking courses, or following reputable financial news sources.

Avoiding common mistakes

Avoid timing the market: Trying to buy low and sell high is difficult and often leads to losses. Focus on long-term growth rather than short-term gains. Don’t let emotions drive decisions: Market fluctuations can be stressful, but making decisions based on fear or greed can harm your investments. Monitor fees and expenses: Investment fees can eat into your returns. Choose low-cost investment options when possible.

Investing is a powerful tool for building wealth and starting young gives you a significant advantage. By understanding the basics, setting clear goals, and continually educating yourself, you can create a solid financial foundation for the future. The key to successful investing is patience and discipline, so start small, stay consistent, and let time work in your favour. CT

Young Kiwi’s board game tackles finance

Investing in shares has long been seen as complicated and exclusive. A young Christchurch entrepreneur is transforming the way families think about share market investing. Alli Kennedy has launched a PledgeMe campaign to start manufacturing her new competitive board game, Sharenanigans.

The aim of the game is to be the wealthiest at the table. Alli says Sharenanigans’ purpose can be broken down into four parts. “To be a curiosity creator, bridge the intergenerational knowledge gap, reduce perceived barriers, and be a fun game people want to play.”

Alli’s journey began with her own challenges when her solo dad was made redundant due to illness. By the time she was introduced to

investing, Alli had believed she didn’t fit the ‘mould’ of who you need to be to invest. She quickly realised too many were in the same boat.

Alli began working on the concept while studying at the University of Canterbury.

“After graduating, I moved up to Auckland for a graduate marketing role, but after nine months, I knew I had to return to Christchurch to

go full time on Sharenanigans,” Alli says. “Giving it a proper attempt while I am young and don’t have many responsibilities.”

Alli has wanted to own a business for as long as she can remember. In high school, she created her own brands and imported products. At university, she majored in strategy and entrepreneurship.

“It was during this time I started working as a high school business workshop facilitator and became extremely passionate about helping increase self-belief in students from any background.

“Introducing students as young as 14 to creating a business ensures they see it as something possible for them. This then also translated into the creation of Sharenanigans but around financial literacy.”

Originally starting as an app, Sharenanigans quickly shifted to a board game format for great family collaboration, faster development and greater creative control.

In five years, Alli hopes the board game will be in every family home, maybe causing one too many arguments.

“We aim to be the Monopoly for future generations. Where everyone plays because it’s fun, but you also pick up on key financial concepts that can be translated into real life.

“We are already discussing new editions, extension packs, and collaborations for future growth. Eventually, my plan is to sell

“We aim to be the Monopoly for future generations. Where everyone plays because it’s fun, but you also pick up on key financial concepts that can be translated into real life.”

Sharenanigans to another company, and I will continue to start other businesses or focus on facilitation.”

Alli is also a Young Enterprise workshop facilitator, inspiring future entrepreneurs. “I travel around New Zealand, going into high schools and facilitating three-day business workshops. I normally run these with around 80 Year 10-11 students. In the three days, these students learn how to start a business from scratch in a team and then pitch to a panel of judges.

“It’s similar to Sharenanigans. My purpose for these workshops is to increase self-belief in students from any background. Introducing students at a young age to creating a business ensures it becomes something they view as possible.” CT

Simran Kaur

Young New Zealander of the Year

The founder of Girls That Invest, Simran Kaur leads the media company turned online sensation that helps millions of women learn how to unapologetically invest and make money.

Both the Girls That Invest podcast and best-selling book have received massive global acclaim. Ben O’Connell picks the brain of the 2023 Forbes 30 Asia Under 30 honouree and game-changing Young New Zealander of the Year, Simran Kaur.

What has surprised you most about the growth and success of Girls That Invest, if anything?

The most surprising aspect has been the overwhelming global response and the community we’ve built. Women from all corners of the world have joined us, showing that the need for accessible and relatable investment education is universal.

What reasons have women given you for not previously engaging with investing?

We surveyed our community and found that the number one reason women didn’t invest was that they felt intimidated by the jargon—many didn’t believe they had the knowledge or skills to invest successfully. Additionally, a lack of female representation in finance has made it harder for women to see themselves as investors.

What does the average investor look like today? How can we continue to tackle diversity issues in the finance world?

Today’s average investor is becoming more diverse, with increasing participation from women and younger generations. To tackle diversity issues, we need to continue creating inclusive educational resources, highlighting diverse role models, and fostering a supportive community where all voices are heard and valued.

Can you share a moment of self-doubt and what inspired you to continue?

I believe at the beginning of our company I questioned what I was doing. What inspired me to continue was the heartfelt messages from women who said our content had empowered them to take control of their finances. Their stories reminded me of the impact we were making and fuelled my determination to keep going.

What does winning Young New Zealander of the Year 2024 mean to you?

It was an incredible honour. It’s a testament to the hard work and dedication of our team and community. It also highlights the importance of financial education and the impact we can have when we empower individuals to take control of their financial futures.

Coach Sarah

“There are so many what-ifs in business, but there is no real pivot moment; rather, there is an array of smaller moments where we took action and learnt along the way.”

Why do you think young Kiwis are so interested in investing these days?

Young Kiwis are increasingly aware of the importance of financial independence and the role investing plays in building wealth. They have access to more information and resources than ever before, and they see investing as a way to achieve their financial goals and secure their future.

We

Elisa

Finally, what advice would you give young women reading this article who are keen on getting into investing?

My advice is to start now, no matter how small the amount. Educate yourself, ask questions, and seek out communities that support and encourage your journey. Remember, investing is a marathon, not a sprint. The earlier you start, the more time your investments have to grow. CT

Christchurch’s relatively stable market

Christchurch’s real estate market continues to be the nation’s most stable. Prices have flattened over winter, and with plenty of properties to choose from, buyers have the upper hand. CoreLogic’s chief property economist, Kelvin Davidson, said the national housing market has been quiet this cold season. He says that all regions are currently looking at elevated levels of listings, putting pricing power in the hands of buyers. He added that the mood was changing due to inflation and interest rates dropping.

Unlike some other regions in New Zealand, Christchurch has managed to maintain a relatively balanced housing supply, helping to prevent the extreme price volatility seen in other areas. Economic diversity, stable population growth, lower investor activity and post-quake rebuild impacts all contribute to Canterbury’s predictable housing market.

“With the Reserve Bank now moving towards an easing stance, it only seems to be a matter of when – not if - the cash rate is cut in 2024,” Kelvin Davidson said. “Mortgage rates themselves have already been drifting lower lately. That news will obviously have been welcomed by existing mortgage holders and aspiring buyers.”

He says it’s logical that the housing market reflects subdued economic growth and rising unemployment, which has a knock-on sentiment effect even for the employed.

He continues by saying the stock of listings available on the market remains at multi-year highs, giving credit-approved buyers the power to negotiate a deal and agree on a price.

“In that context, it’s not surprising at all to see that transactions are taking longer and vendors are having to give some ground to secure a sale.”

Per realestate.nz, the total housing stock increased during July by 32.3 percent year-on-year to 30,556 properties for sale. New listings were also unseasonably high, up 31.3 percent year-on-year, breaking a seven-year trend of low listing levels in July. Adding to the property market’s winter chill, 10 of our 19 regions experienced a slower-thanaverage rate of sale last month.

CEO of realestate.co.nz Sarah Wood says that almost 7,500 more total homes were for sale this year compared to July 2023. “Buyers have ample choice and time to decide, but this will be a competitive market for

many sellers. They should research local market trends and be prepared to negotiate to meet the market.

She adds that it’s too early to determine if these changes signal a market shift. Time will tell as the nation moves out of a traditionally slow winter trading period.

“Consumer confidence and interest rate adjustments will likely be key drivers of future market trends.”

“The winter months do tend to see fewer people choosing to sell, and this year is no different,” says Real Estate Institute chief executive Jen Baird. “The increased number of listings coming to market continues the trend we have seen all year, with high levels of choice for buyers nationwide.”

The forecast for the remainder of 2024 suggests a stable market with modest price growth. Analysts expect a one percent annual house price growth, reflecting continued stability. Baird notes reduced urgency and a notable decrease in buyer activity.

“As more listings come to a wellstocked market, those who are in the position to buy are taking their time to carefully select their ideal home,” she said.

Per Trade Me Property, Christchurch property is the cheapest of the five biggest cities in New Zealand. Affordable compared to other major centres, this is attracting a steady

stream of first-time buyers and investors looking for more secure and long-term investments. But Christchurch housing prices are increasing at the fastest rate of all five big cities, so how sustainable this stream of buyers is remains up in the air.

According to Opes Partners, Christchurch is a great place for beginner investors to buy due to relatively high yields and lower prices than other centres. More experienced investors with larger capital bases may diversify into cities like Wellington and Auckland, where capital growth is stronger.

Overall, the Canterbury housing market is characterised by a significant supply of properties and resilient demand, which has led to a complex but potentially favourable environment for both buyers and sellers. CT

From bowling green to shopping destination

The Hornby Green is home to some of Christchurch’s favourite shopping destinations including the Warehouse, Briscoes, Rebel Sport, Baby Factory, Bed Bath & Beyond, Anytime Fitness, Toyworld and Coffee Club.

Expanded in 2016 from the original Warehouse and Briscoes development, the stores offer a service to the Hornby community and beyond.

“Located over 13 acres and with more than 600 car parks, it is an amazing shopping and dining destination for the local community.”

The development was the brainchild of the Hornby Club board and management team, who saw value in replacing their bowling green, which hosted the Commonwealth Games in the 1970s, with a large-scale retail complex to complement the existing Warehouse and Briscoes building developed in 1990, as well as the adjacent Hub Hornby.

Tim Mathews, General Manager of Hornby Club says the development continues to be an incredible success for the Club and its tenants.

“Located over 13 acres and with more than 600 car parks, it is an amazing shopping and dining destination for the local community. It works in harmony with the Hub Hornby to offer Hornby, Rolleston, Prebbleton, West Melton, Wigram and other nearby neighbourhoods a space to shop, dine and be entertained”.

The Hornby Club has a strong presence on the site, more so since the launch of its new multi-milliondollar redevelopment. It is a modern, welcoming and architecturally

impressive building with a family restaurant, sports bar, café and events venue.

“The Hornby Club has a strong presence on the site, more so since the launch of its new multi-milliondollar redevelopment.”

“The Hornby Green is a fantastic complimentary offering for our community and members of our

Club. Being part of the Hornby community is core to the Club’s ethos and being able to provide a facility with such strong and in demand businesses is one of Hornby Club’s key points of difference as a non-for-profit community entity. We enjoy being so close to incredible businesses like Toy World, Bed Bath and Beyond, The Baby Factory, Briscoes, Anytime Fitness, Rebel Sport, The Warehouse and The Coffee Club,” shares Tim.

The Hornby Green is open Monday to Sunday and is located on at 19 and 35 Chalmers Street, off Carmen Road, beside the Hub Hornby.

Conducting interviews confidently

There’s a lot of advice about being interviewed out there, but what if you’re the one interviewing someone and you don’t feel entirely confident about it? Interviewing candidates can be daunting, especially if it’s something you’re new to. This article gives you some tips and tricks for conducting interviews confidently so you can ensure that you’re picking the best person for the job.

Let’s start off by manifesting success. Take a few minutes to imagine yourself conducting a smooth interview. See yourself asking insightful questions, putting the candidate at ease, and feeling in control of the conversation.

Positive affirmations to yourself, like “I am a capable interviewer” or “I have the skills to assess this candidate effectively”, are indeed cheesy but will help to align your headspace.

Preparation is power

Preparation is key! Before any interview, review the candidate’s resume and cover letter. This will help you understand their background, skills, and experiences, allowing you to ask insightful questions.

Speaking of questions, develop a list that targets the role’s specific requirements and assesses the candidate’s fit for the company culture.

Going in with an interview structure also alleviates the stress of tangents taking up precious time. Have a

clear agenda for the interview, outlining the topics you’ll cover and the time allocated to each section.

Be approachable

As the interviewer, you set the tone. Start by introducing yourself and your role, the role you’re interviewing them for, and the interview agenda. A warm and welcoming start will put the candidate at ease.

We all project confidence through nonverbal cues. It should go without saying, but maintain good posture, make eye contact, and offer a firm handshake. Standing tall with open shoulders and good posture before entering the interview room can trick your brain into feeling more confident.

Uplift them

While you have a set of questions, allow the interview to flow naturally. Encourage the candidate to elaborate on their experiences and showcase their strengths. Rank your questions in order of importance if you have a time limit so you know which asks to cull on the fly.

Remember to take some time to reflect on what went well and what didn’t once the candidate has left. Debrief with yourself, and you’ll grow and learn as an interviewer.

Further easing the candidate’s anxiety reinforces the person positively. They’ve taken the time to sit down with you, after all. Yes, they want a job out of you, but there is mutual respect at play. Acknowledge the candidate’s skills and experiences. Let them know you’re hearing them and interested in what they bring to the table.

You’re the expert

Any questions? Be prepared to answer questions about the company, the team, and the role at any point in the interview. The candidate should walk away with a clear understanding of the opportunity. As the saying goes, they’re, in a way, also interviewing you.

Setting clear expectations for what happens next signals that you and the company are professional and worthwhile for the candidate once more. Outline the next steps in the interview process and be transparent about the timeline for a hiring decision.

Finally, remember to take some time to reflect on what went well and what didn’t once the candidate has left. Debrief with yourself, and you’ll grow and learn as an interviewer.

Remember, even experienced interviewers feel nervous. By being well-prepared, focusing on the candidate, and projecting confidence through your demeanour and questions, you’ll conduct successful interviews that leave a positive impression. CT

Why kiwi workplaces need to work smarter, not harder

According to the NZ Productivity Commission, New Zealand has one of the lowest levels of productivity and growth among OECD countries.

Our per-person income is only about 70 percent of that in countries that perform in the top half of the OECD.

However, Auckland business owner Nat Milne hopes to improve our productivity performance with a training programme developed in Sweden that uses neuroscience to help people work smarter, not harder.

Nat, a business owner, HR specialist and mother of two, is introducing the scientifically-backed productivity training programme, called Beminded, to Kiwi workplaces. She partnered with the Swedish founder of Beminded to launch Beminded NZ, and is rolling out the programme around New Zealand. Together they’re teaching the new

methodology to Kiwi businesses and organisations, and their staff, with workshops held in Auckland, Christchurch, and Wanaka in March.

Nat experienced “life-changing results” earlier this year when she completed the productivity training, which focuses on the prefrontal cortex and how brains operate in the information-heavy, modern world.

It uses tools and methods teaching people to triage information streams, declutter mental space, and maximise cognitive thinking for better performance and results.

Developed by Sweden’s Anna Bojlert, who has a background in behaviour science, the programme has been taught to more than 4,000 people, in 50 different businesses, mainly around Europe.

Before completing the Beminded programme, Nat worked hard at her HR and people consultancy, The People Place. She founded her business while pregnant with her first child. On average, she used to work 20-25 hours a week, employed

13 staff, and juggled family life with her young children, now aged three and six years old.

“I was busy, stressed, tired, and high-functioning, but I wasn’t really productive, which is similar to a lot of workplaces and businesses in New Zealand,” she says.

Since completing the Beminded training in April this year, Nat estimates she’s improved her productivity by about 25 percent.

Within two months, she also improved her business turnover to a level not seen since before the global Covid pandemic. At the same time, she has reduced her working week to 15 hours in the office and enjoys more quality time with her children.

“Now I never check work emails in the evening, or first thing in the morning. I don’t check them until I start work for the day.

“I’ve stopped letting lots of information and electronic alerts interrupt my focus and attention. I’m a different person now at work and more present at home with my children.

“To improve productivity in New Zealand we need to treat skilled staff as ‘knowledge workers’, focusing on results, instead of how many hours are spent in the office.

“The Beminded approach teaches and supports staff, and workplaces, to a smarter way of operating with less stress,” she says. CT

How to update your leadership style

Our nation’s workforce is getting younger and more culturally diverse, with a focus on soft skills and continuous learning. As for the work itself, we’re embracing automation and innovation and going remote and green. Some leadership styles of days gone by just aren’t as effective. Here’s how to adapt your approach to management and update your leadership style for success.

Become a purpose-driven leader

You cannot beat them, so join them. Gen Z’s workforce presence is motivating change in the leadership space. Emotional intelligence is the heart of modern leadership success. Gen Z workers want to know their work is meaningful and has a societal impact. Back that with purpose-driven leadership.

Purpose-driven leaders clearly understand their organisation’s mission and how their work contributes to it. Passion, ethical behaviour, empathy, and inclusion:

the list of soft skills encompassing this key tenet is far-reaching. Ask yourself how each aspect of your team works towards the overall kaupapa, and consider reworking areas where contributions to that mission are not crystal clear.

Adopt a continuous learning mindset

It’s one thing to be open to AI and innovation. It’s another to actively pursue new technology for the better. Get tech-savvy! There’s a world of AI leadership tools out there. They’re not there to replace you, just to make your job easier. Slack, Tableau, Trello, People.AI, Asana, Valohai—research to find what’s best for your exact needs.

The bigger picture is that our tech world is continuously developing, and so we are continuously learning. Continuous learning is a workplace culture that encourages employees to prioritise improvement.

As a leader, consider embarking yourself and your team into formal courses, training programs, or group coaching. Create a safe environment for you and your team to experiment and take calculated risks. It cannot hurt for your team to possess more micro-credentials. Overall, adopt a mindset of continuous learning: the proactive mindset around tech should follow suit.

Communicate effectively Remote work can be a loaded twoword phrase. Flexible work policies are somewhat a post-pandemic norm, with employees working wherever the Wi-Fi is. Leaders might be concerned about productivity and team commitment, and rightfully so. Virtual team-building activities and clear communication via online

channels do help, but using them effectively is what counts.

Keep your message clear, concise, and consistent. Choose the right platform for your message, too: email for formal announcements, video conferencing for discussions, and instant messaging for quick updates. Remember, nonverbal cues like tone and body language are amplified online, so be mindful of your digital presence. We can still listen actively through screens.

Updating your leadership style doesn’t happen overnight. Good leaders might take this advice at face value, but great leaders will apply these tips to their own situations. Being willing to update your leadership style does not mean admitting you are a bad leader— it’s the opposite. Continuously learning so you can better define your purpose and communicate your intentions effectively is all in the name of being the best modern leader you can be. CT

Redefining the New Zealand workplace

Air New Zealand has once again been named the most attractive employer in the 2024 Randstad Employer Brand Research, claiming the top spot for two consecutive years, and has now won the award eight times in total.

Being attractive as a company means having a strong level of appeal to potential employees and the ability to retain existing talents in the long run. But what factors have empowered Air New Zealand to consistently lead the list, and what lessons can other employers learn from them when it comes to enhancing their attractiveness to Kiwi talents in 2024 and beyond?

Financial stability involves the company’s ability to consistently generate income, meet financial obligations on time, and maintain enough cash flow to cover its needs. It means the company has sufficient capital and risk management practices to absorb losses and continue operations, even in the midst of an economic strain.

The Randstad survey has shown that Air New Zealand stood out for its financial health. In February, the airline reported a net profit after taxation of NZ$129 million and earnings before taxation of NZ$185 million. The company has also announced a solid NZ$3.5 billion in operating revenue, driven by strong growth in its international network. Moreover, after its significant losses due to the pandemic, Air

New Zealand boasts profitability in the six months to December 2022, reporting a $213 million profit after tax. The airline was also able to rapidly relaunch 29 routes, onboard over 3,000 new staff, and carry eight million passengers in the July–December 2022 period. This turnaround reflects Air NZ’s successful efforts to quickly restore operations and its agility in navigating the impacts of unforeseen financial challenges.

In Randstad’s Employer Brand Research, it identifies job security as one of the top priorities for job seekers. Now more than ever, New Zealand workers value assurance that their roles are secure and that their employers exhibit resilience.

When a company demonstrates strong financial performance and growth after a storm, it signals stability, making it particularly attractive to potential employees who prioritise job security.

stability, making it particularly attractive to potential employees who prioritise job security.

In addition to financial stability, competitive salaries and benefits packages are key factors that have contributed to Air New Zealand topping the Employer Brand Research list. On its website, the airline features various work perks and incentives, which include travel discounts, flexible work setup, a money-saving scheme, life insurance, and mental health support offerings such as the Employee Assistance Programme (EAP) and Peer Support networks.

A number of surveys show that 70 percent of workers find benefits extremely important in their

employment decisions. Thus, offering a comprehensive suite of perks enhances a company’s appeal to prospective hires and cultivates job satisfaction among current employees.

Companies tend to focus their time and energy on consumer branding. However, employer branding – i.e. the company’s reputation as an employer – is equally important. A separate report also published by Randstad revealed that 45 percent of disappointed Kiwi employees will share with their friends and family about their experience when applying to a new company.

The accumulation of negative interactions with a brand can damage sales, destroy brand loyalty,

and hinder the company’s ability to recruit quality talents in the future. This also opens an opportunity for competitors to attract top performers by appealing to their desired employment conditions.

The insights from Randstad Employer Brand Research and Air New Zealand’s continued success as the country’s most attractive employer shed light on valuable lessons for other organisations looking to hire and retain top talent. It’s not feasible, of course, for every company to be the next Air New Zealand, but by emulating their approach to employer branding, other companies can position themselves as attractive destinations for top Kiwi talent in the years ahead. New tools strengthen immigration law enforcement

Since April 11 of this year, Immigration New Zealand (INZ) has had the authority to issue infringement notices to employers. This measure aims to tackle minor instances of immigration non-compliance and discourage the exploitation of migrant workers.

Infringement penalties can include a minimum fine of $1,000, loss of accredited employer or Recognised Seasonal Employer status, and, depending on the number of infringement notices the employer receives, being banned (stood down) from supporting further visas for migrant workers for a period of time. More serious breaches may result in criminal charges.

Being stood down means employers cannot get their accreditation back or support visa applications during the stand-down period.

Stand-down periods include a six-month stand-down for a single infringement notice, an extra six-month stand-down for each subsequent infringement notice,

and a 12-month maximum stand-down for multiple notices issued at one time.

Employers can hire migrants on open work visas while on the standdown list. When the stand-down ends, the employer must show they have rectified the matter and done what is needed to prevent it from happening again before they can get accredited again under the AEWV.

Stephanie Greathead, national manager of Immigration Compliance, says the majority of employers do the right thing, and the employment situation works well for both the employer and the migrant worker. However, Immigration sees a small number of employers who aren’t following the rules.

“In the past, the only real significant deterrent option available to Immigration was prosecuting employers through the criminal court system.

“While that is still something we will continue to do, being able to issue employers with

infringement penalties allows us to take immediate action against employers who aren’t complying.

“We will be publishing a stand down list on the Immigration website naming those employers who have been penalised and stood down, this adds a layer of transparency,” she says.

Infringements can be issued for employing people in breach of their visa conditions, employing a person unlawfully in New Zealand, or failing to comply with a ten-day information request.

“Non-compliance with these three requirements now has immediate consequences. The new tools make it easier to stop employers who have committed immigration offences from accessing migrant workers in the future.

“It also ensures we have strong systems in place to enforce employment and immigration standards, which will help create a fair and level playing field for all employers in New Zealand,” Stephanie says. CT

Shrinkflation in New Zealand

How dare companies charge us more for less!? The tactic, known as shrinkflation, allows companies to charge more without changing the product’s price. Instead, they decrease the size of the original product.

Size reductions to items are typically small and gradual, so there’s often minimal visible change, so shoppers are unlikely to notice they’re actually paying more for what they’re buying.

Here a myriad of products have shrinkflated, from chocolate bars, crackers, and biscuits to jam and pet food (see Arnotts, although they insist the size of Tim Tams hasn’t changed). Unit pricing is a good way shoppers can ensure they’ve got the best bang for their buck. In particular, Snickers chocolate bars were reduced by 6g and now weigh 44g

instead of 50g, and Peckish baked rice crackers went from 100g to 90g.

Unit pricing makes it easier to determine the real cost of grocery items, the price per litre, gram, or item of what you want. These prices are found on supermarket shelf labels and you can sort by lowest unit price when online grocery shopping.

Shrinkflation, as the name suggests, occurs during times of high inflation when brands are paying more for raw materials and production. Companies may employ shrinkflation as a temporary measure to reduce costs and maintain profit margins without directly raising prices, which risks alienating consumers.

At The Finishing Touches Home Staging & Presentation, we create favourable first impressions; making homes feel welcoming, fresh and spacious. We furnish, style and accessorise homes with style and flair to maximise value and create buyer appeal.

Internationally, high inflation fuelled by pandemic supply-chain challenges, rising labour costs, and wars worldwide means that grocery and product prices are rising.

As for customer strategies to curb the impact of shrinkflation, the first is buying in bulk. Buying whole foods instead of prepackaged products works, too, as these items are typically not as susceptible to shrinkflation.

Shrinkflation can erode consumer trust if customers discover that their favourite brands have been reducing product sizes. This stealthy form of price increase can damage the relationship between brands and their loyal customers, per the Michigan Journal of Economics. As such, it’s essential for consumers to remain aware of product quantities and sizes to make informed purchasing decisions. CT

Embrace the chill

As winter wraps the Canterbury landscape in its chilly embrace, the call of the snowy slopes becomes irresistible to many. If you’re contemplating how to spend your cold-weather months before the end of the season or thinking ahead for the next and want to break free from your winter blues, skiing presents an exhilarating option.

Health benefits galore

Skiing is not just fun; it’s actually a fantastic workout that combines cardiovascular exercise with strength training. Every moment on the slopes (depending on the terrain) challenges your muscles and your endurance, contributing to improved physical health. The activity strengthens your lower body muscles, including your quads, hamstrings, and calves. Navigating the slopes also requires a good balance and core stability, which means you are constantly engaging your core muscles.

Skiing also enhances flexibility and agility, helping you reduce the risk of muscle strains and injuries in daily life. It’s also a superb way to boost cardiovascular health, as the

effort required to ski at altitude can increase your heart rate and burn calories effectively, assisting with weight management.

Mental health boost

The mental health benefits of skiing are as significant as the physical ones. Engaging in physical activity, especially in a natural setting, can lower symptoms of stress and depression. The serene landscapes, fresh mountain air, and exhilarating speed can help clear your mind and improve your mood. The sunlight exposure you gain while skiing combats vitamin D deficiency, boosting your mood and immune system, which is especially beneficial with the shorter days winter brings.

Quality family and social time

Skiing is a great way to spend quality time with family and friends or even bond with new people. Whether you’re teaching your children to navigate their first slopes or racing down advanced runs with mates, skiing provides a shared experience that may strengthen relationships. The ski resort atmosphere, characterised by its cafes and bars, also offers opportunities for socialising and relaxation after a big day on the slopes.

Access to beautiful winter landscapes

Skiing offers a unique way to experience the beauty of winter. From the stunningly white, pristine snowy mountains to the breathtaking sunrises (if you’re up there early enough), the scenic beauty provides a great backdrop for photography enthusiasts or anyone looking to appreciate nature’s winter flair. The peacefulness and serenity of a snow-covered landscape can be soothing, offering a break from the hustle and bustle of daily life.

The challenges you overcome on the slopes can also translate to increased confidence and a sense of accomplishment in other areas of your life.

Opportunities for travel and exploration

Each ski trip is a chance to explore new places. Whether you opt for the local Mt Hutt or travel to renowned international locations like the Swiss Alps or Aspen, skiing is an excellent excuse to get out there and see new parts of the world. Each location offers its own unique charm and challenges, catering to fresh experiences and memories. These adventures not only broaden your horizons but also give you stories to share and memories to cherish.

The mental health benefits of skiing are as significant as the physical ones. Engaging in physical activity, especially in a natural setting, can lower symptoms of stress and depression.

Learning and skill development

Skiing is a skill that requires continuous learning and development. Whether you are a beginner or like to think of yourself as an advanced skier, there is always room to improve. The learning process itself can be highly rewarding, giving you a sense of achievement with each new skill mastered. For those who thrive on continuous personal growth, skiing provides endless opportunities for development. The challenges you overcome on the slopes can also translate to increased confidence and a sense of accomplishment in other areas of your life.

Lifelong support

Skiing is a sport you can enjoy at almost any age. Children can start young and build skills over time, while adults can enjoy the sport well

into their senior years. The sport’s adaptability makes it a lifelong sport, providing a healthy and enjoyable activity for decades to come. Skiing can be a family tradition, passed down through generations, creating a bond that spans generations and brings families closer together.

Seasonal escape

For many, winter can be depressing with its short days and cold weather. Skiing offers an escape from the winter blues, turning a season that many might dread into one of anticipation and excitement. It provides a compelling reason to get

outdoors rather than staying cooped up all season long. The excitement of planning a ski trip and the joy of hitting the slopes can transform winter into a season you look forward to rather than one you endure.

Boosts sleep quality

After a big day on the slopes, you’ll find that your body will be in need of some serious rest. Physical activity, especially in the cold, increases the body’s need for sleep to recover. Many people notice an improvement in their sleep quality during ski trips, thanks to the physical exertion and

the natural sleep cycle adjustments that come from spending time outdoors. The combination of fresh air, physical activity, and the calming effect of nature can lead to deeper, more restful sleep, leaving you refreshed and rejuvenated.

It’s just a good time

Above all, skiing is just a hoot. The rush of gliding down the slopes, the challenges of perfecting your technique, and the enjoyment of the ski resort culture are all aspects that make skiing just really incredibly fun. The thrill of acceleration and the wind against your face provides a joyful escape from the routine of everyday life. Whether you’re a thrillseeker chasing the next adrenaline rush or someone who enjoys a leisurely descent, skiing offers something for everyone.

Choosing to go skiing towards the end of this season or next year is more than just something to do; it’s an opportunity that comes with a number of benefits. From improving your physical and mental health to providing chances for socialisation and personal growth, skiing represents an extensive activity that makes the colder months more bearable. So, grab your skis and hit the slopes.

Embrace the cold with open arms and make the most of the mountains that await you. Whether you’re a seasoned skier or a beginner, the slopes are ready to offer you an unforgettable experience. CT

Providing community flood protection

The Hurunui Council has acquired a significant wetland to protect the Amberley and Amberley Beach communities from flooding.

Mayor Marie Black of Hurunui announced that approximately 90 hectares of undeveloped land have been purchased north of Amberley. This land includes a major wetland designed to redirect floodwaters away from the Eastern Drain.

“The wetland is a crucial component of the Amberley stormwater plan that was developed after the 2008 floods.”

Amberley and Amberley Beach experienced widespread flooding in 2008 as a result of a one-in-50year rainfall event. With the ground saturated, “that event was closely followed by a one-in-25-year event, causing additional problems”, Mayor Black says.

The council’s chief operating officer, Dan Harris, says the 2008 flooding

was largely caused by excessive inflows to Amberley’s eastern drain, which caused flooding on the eastern side of Amberley and flowed down into the Amberley Beach area.

“The wetland will operate as a reservoir for waters diverted from the Eastern Drain and provide additional flood protection for the east side of Amberley and the Amberley Beach area.”

She says the council has engaged with Environment Canterbury to plan the wetland’s future, enhancement, and possible development as a visitor attraction.

“The wetland will operate as a reservoir for waters diverted from the Eastern Drain and provide additional flood protection for the east side of Amberley and the Amberley Beach area.”

“We will be working closely with ECan on the diversion of the flood waters to ensure it meets regulatory requirements.”

Mayor Black says the land is commonly known as Amberley swamp and was of interest to ECan. “The 89.3-hectare bare land will

have the primary benefit of diverting flood water away from Amberley and Amberley Beach.

“The remaining productive land could be subdivided or sold and the proceeds used to offset the $2.25M purchase price.” CT

Soldiers’ Block restoration begins

Construction has officially commenced on the restoration and earthquake strengthening of Soldiers’ Block at the Queen Mary Hospital Historic Reserve in Hanmer Springs.

Soldiers’ Block has a deep connection to healing, dating back to its origins as a facility for soldiers recovering from the mental and psychological impacts of World War I. It also served as a beacon of hope during the 1970s as a drug and alcohol treatment centre.

Local builder O’Brien Construction is spearheading the restoration

and strengthening efforts. The company employs residents of Hanmer Springs, including Zoe Cuff, who is part of the team working on this nine-month project.

The site is fenced off and access to that part of the Queen Mary Hospital Historic Reserve will be restricted while these works are undertaken. CT

Managing the asbestos risk

Three organisations dedicated to reducing and eliminating asbestos exposure are calling on businesses and tradies to do better and keep themselves, their workers and others safe.

WorkSafe, the New Zealand Demolition & Asbestos Association (NZDAA) and the Faculty of Asbestos Management of Australia and New Zealand (FAMANZ), have come together to encourage better asbestos management.

“It’s our number one work-related killer, with around 220 people dying each year from preventable asbestos-related disease,” former WorkSafe chief executive, Phil Parkes said.

“What we’re seeing today is the legacy of past exposure to asbestos, often while at work. But action must continue to prevent future illness and

death through proper asbestos handling and management.”

When kaimahi (workers) are required to work on asbestoscontaining material, they must be trained to do the work safely.

This means understanding the risks involved and controls used to suppress or contain any asbestoscontaining dust that is generated and how to dispose of asbestos waste safely so that others are not exposed to the dust.

“The dangers of asbestos exposure have been widely known for decades, and it’s important that businesses and tradies manage the risk appropriately. All kaimahi have the right to be kept healthy and safe at work,” Phil said.

“Lung diseases caused by asbestos, such as lung cancer, mesothelioma and asbestosis, have taken a dreadful toll robbing many of their health and time with their whānau.

“Businesses must manage the risks from asbestos to keep people healthy and safe.”

NZDAA president Helina Stil says the amount of work being carried out in the construction industry, combined with aging residential and commercial buildings, means it’s not a ‘yesterday problem’ –asbestos exposure continues to be a risk.

“The proliferation of asbestoscontaining materials in houses, buildings and machinery until the 1990s, combined with the fact these are progressively deteriorating and are approaching or have exceeded their design life, means there remains the potential for accidental exposure by workers, DIYers and others,” Helina says.

“Asbestos removalists are one part of the ecosystem, but it also begins with kaimahi on any site knowing how to identify and manage asbestos.

“This includes homeowners, landlords and property managers as

DEMOLITION & ASBESTOS REMOVAL

well. Asbestos should be identified and appropriately addressed in similar fashion as a business would any other health and safety risk.”

FAMANZ is calling on businesses who need to remove asbestos to make sure they’re using quality professionals who belong to an industry body.

“Unsafe levels of asbestos exposure are happening every day because of poor work practices, insufficient identification of hazards prior to works, and a blatant disrespect for health and safety,” says FAMANZ director Bridgette Jennings.

“Cost is cited as being more important than quality in the eyes of businesses when choosing qualified people to survey, remove, and assess asbestos.

“This attitude of price over competence needs to change. Quality must come first to ensure all reasonably practical steps are taken to protect people now and prevent more deaths in the future.” CT

Breaking down the national kerbside recycling rules

New Zealand has entered a new era of nationalised recycling because what you can put in household recycling bins is now the same across most of the country.

Standardised kerbside recycling is expected to divert an extra 36,000 tonnes of recycling from landfill each year—that’s almost 30kg per household—reduce greenhouse gas emissions from landfills, and generate more value from recyclable materials.

Items that can be recycled from household kerbside recycling bins are:

• Plastic bottles and containers marked with recycling symbols 1, 2 or 5

• Glass bottles and jars

• Paper and cardboard (including pizza boxes)

• Food tins

• Drink cans.

Ministry for the Environment general manager of waste systems Shaun Lewis said that nationwide, around 16 percent of items put out

If too many people put the wrong things in their recycling bins, the whole truckload goes to landfill.

Empty, clean and loose

All containers need to be empty, clean and loose in the bin (not bagged). All lids must be put in the rubbish.

Look for the triangle

Plastic bottles and containers have a plastic code, usually on the bottom inside a triangle. This code tells us the type of plastic it is and whether or not it can be recycled. We can only accept plastic types 1, 2 and 5.

Paper and cardboard

Paper and cardboard needs to be flat not crumpled up and must be clean with no food or food-staining. We can accept clean and empty pizza boxes in the recycling. Those with oil or food on the cardboard can go in your worm farm or compost, otherwise put them in the rubbish.

Size does matter

We can only take paper that’s envelope sized or larger; and plastic containers sized from 100 mls to

for recycling don’t belong in the recycling bin.

Conversely, 13 percent of household “rubbish” would be recycled if it were put in the recycling bin instead of the rubbish bin.

“A large amount of landfill waste comes from people putting items into the wrong bins. When this happens, recyclables, such as high-quality plastics, become contaminated and end up at the tip,” Shaun said.

“By simplifying what can be recycled, it is now easier for people to put items in the right bin, no matter where they are in New Zealand. This means that wherever

people go on holiday or travel around New Zealand, the rules will be the same.”

The move will help businesses design and make packaging that is more likely to be properly recycled. The changes will also help recycling facilities in New Zealand by improving the quality of the materials they receive, so that more can be recycled into new products.

4 litres – no smaller than a yoghurt pottle, no larger than 4 litres, no lids.

Coffee cups are a no-no Take-away coffee cups and lids cannot be recycled.

Clothing or bedding, appliances or tools, toys, polystyrene, machine parts, soft plastics, and more… None of these can be processed so don’t put them in your recycling bin. If you have any reusable items, drop them off to a charity or our Southbrook resource recovery park. Mobile phones, scrap metal, whiteware and clean polystyrene packaging can also be dropped off for free at Southbrook. Soft plastics can be taken to a shop with Soft Plastics Recycling.

Rubbish is rubbish! Rubbish, such as nappies and plastic strapping must go in the rubbish bin. Food scraps can go in your organics bin, worm farm or compost.

Your RECYCLING bin is only for the above CLEAN items.

The power of collaboration and co-operation

Fostering professional relationships has never been more crucial in today’s dynamic and competitive business environment.

The era of solitary business operations has given way to a landscape where partnerships, collaborations, and alliances are pivotal drivers of growth and success.

Whether you’re launching a startup or managing an established enterprise, integrating networking and partnership formation into your business strategy is essential.

These initiatives not only expand your market reach and customer base but also unlock new opportunities, ideas, and resources.

From attracting potential investors to gaining invaluable industry insights and expertise, building professional

relationships can revolutionise your business trajectory.

But how does one effectively cultivate these relationships? How can you ensure mutual value and longevity in partnerships?

Creating synergistic alliances with other businesses represents a potent strategy for broadening your customer base and enhancing value propositions.

These collaborations not only introduce your brand to new demographics but also enrich your offerings for existing customers, positioning your company for sustained growth and competitive advantage in dynamic markets.

Our skilled technicians have many years of professional experience in this industry and aim to get you mobile as soon as possible.

Consider the impactful partnership between Uber and Spotify, which seamlessly integrated music streaming into ride-sharing experiences, thereby distinguishing Uber in a fiercely competitive market.

This type of strategic alliance underscores the potential benefits for enterprises of all sizes, provided each partner navigates the partnership’s development and utilisation effectively.

Once aligned, collaboratively crafting sustainable benefits becomes paramount. Here are several strategies to ensure a fruitful partnership:

1. Establish clear expectations

Clarity is foundational to partnership success. Define the partnership’s structure, objectives, and respective responsibilities early on. This precision mitigates ambiguity and potential conflicts, fostering alignment among leadership, staff, and clientele. By setting clear expectations, both parties can effectively gauge progress and adapt as needed to meet shared goals.

2. Embrace integration for seamless collaboration

Integrate your partner into your operational ecosystem to minimise overlaps and competitive tensions. This approach mirrors Nike and Amazon’s meticulous strategy in integrating their digital storefront venture, ensuring synergy without conflict. By viewing your partner as an extension of your team, you capitalise on combined strengths and capabilities, maximising the partnership’s potential impact.

3. Facilitate growth opportunities through flexibility

Cultivate flexibility within the partnership to accommodate evolving market demands and technological advancements. A plethora of organisations exemplify this by embedding adaptive business intelligence solutions that support partner scalability and innovation. Flexibility allows both parties to pivot and capitalise on emerging opportunities, ensuring the partnership remains agile and responsive in a dynamic business environment.

4. Prioritise transparency and communication

Sustained success hinges on transparent communication and honesty. Regular interaction and candid dialogue ensure both parties leverage strengths, acknowledge weaknesses, and seize growth prospects effectively. Transparency fosters trust and collaboration, essential elements for navigating challenges and maximising the partnership’s longterm potential.

Harnessing the potential of strategic partnerships demands diligence and foresight. By adhering to these principles and fostering a collaborative mindset, businesses can forge enduring alliances that drive mutual growth and innovation, transcending traditional business boundaries.

Strategic partnerships not only expand market reach but also enhance customer value, positioning participating companies for sustainable success in an increasingly interconnected global economy. CT
