The right design The dream of an architecturally-designed home in which a harmonious balance of form and function is achieved is now easier and more affordable than ever. But what makes a home beautiful and really liveable?
Peter Mannion of Synergy Design has designed award-winning homes all over the world and is known for his residential design experience and exceptional style. Commenting on the importance of design, Peter says, “Great designs must be sensitive to the local area and environment, with a strong focus on balanced proportions, and smart functional elements, to create exciting homes that really work and are very liveable.”
Design traps “When they [homebuilders] are designing a house themselves, a lot of clients and builders fall into the trap of thinking they need to have something in every square metre, when it’s actually the feeling of space that counts.”
Trends in kitchens Peter highlights the functionality of kitchens being of great importance. The butler’s pantry has become a popular addition to the Kiwi kitchen, not because everyone suddenly has a butler, but because they are a great way of keeping kitchen clutter and mess out of sight. This has growing importance as people continue to embrace open-plan homes. “We put careful thought and consideration into the zones in the house and how they are going to work in family situations,” explains Peter. “Every part of the home should be enjoyable and liveable, so we try to minimise less important spaces, such as hallways.” It is also optional extras, in terms of architectural features such as high ceilings and atmospheric fireplaces, which can set your home apart from the rest and lend it real personality and individuality.
What contributes to a home being liveable? Peter shares his top tips: Your home should be a joy and fun to live in. The house should be well sited on your section to maximise its position in relation to the sun. Every member of the household should be catered for, meaning a parents retreat for privacy and play areas for kids or a place to do homework. If you are a sociable household, visitors and guests need to feel welcome and comfortable, whether they are staying for a few hours or a week. New Zealand’s first 9 Star rated home A Christchurch family home has become the first house in New Zealand to receive a 9 Homestar rating from the NZ Green Building Council (NZGBC). The new home, at 15 Dove Grove, Westmorland Heights – which produces virtually no power bills – has been awarded the rating after being assessed on its health, warmth and energy efficiency. It’s been designed and built to prove that highly sustainable homes are achievable for Kiwi families. Homestar is the NZGBC’s independent national rating tool it measures NZ houses and apartments on a scale of 6-10.
A 6 Homestar rating or higher provides the assurance that a house will be warmer, drier, healthier and cost less to run than a typical new house built to building code, while a 10 Homestar rating is regarded as a world-leading house. There are only four houses and one apartment block in NZ with a 10 Homestar rating and the Dove Grove property is the first in NZ to receive a 9 Homestar rating.

The Westmorland Heights home was built by Evolution, the energyefficient homes division of Rilean Construction. Rilean Construction Canterbury director, Trevor Meikle, who built the house, says the home was designed to be lived in. “It was designed to achieve maximum comfort and health within a reasonable budget, using Homestar criteria as a guide. We were not targeting a specific rating during the design and build process, so we are thrilled to realise we have succeeded so well,” Trevor says.

Run by the New Zealand Institute of Architects (NZIA), the awards set a benchmark for the country’s buildings and recognise the contribution of architects to their towns and communities. Canterbury architects have a wellestablished reputation for designing high-quality and inventive housing, and the tradition continued this year, with nine awards for residential projects. Here’s a taste of some of the winning projects.

The passive home specialists The passive house movement reinvigorated Leighton Baker’s passion for the trade and Cantabrians are reaping life-changing benefits of such synchronicity.
Research confirms the advantages of passive building methods in comparison to a standard build, the industry is seeing increasing capabilities for passive building and design, and we have, in Canterbury, a building landscape that’s ripe for innovation. So why aren’t all new builds today passive builds? Until now, price has been a determining factor, but on Canterbury’s doorstep is a nifty construction company called Concise Construction and they’ve rewritten the rule book. “Passive construction opened our eyes to a whole new level of building where we can build houses that are warm and dry and really cheap to heat,” owner-operator Leighton Baker says. A builder of 20+ years, Leighton established Concise Construction seven years ago to concentrate on housing and light commercial projects, but its focus has since narrowed in on passive house construction. Its newly designated Low Energy Construction division exists to deliver homes that provide better living environments for their inhabitants. “The passive ethos is not so much a style of building, but a standard where you are trying to achieve four main things: air tightness, great insulation, good ventilation and correct orientation.

“One thing that is quite obvious is that the people that really need homes like this are the elderly and those with young families. With a low energy home, the air is dry and filtered, so those living in them have less risks from bronchial conditions and dampness.” The challenge then came in developing a system that that is easily replicated, not too labour intensive, and not overly expensive, so these homes can be mass produced at a price that is affordable. “To this end we travelled to the States earlier this year hoping to discover a whole raft of ideas to help with our goals. “Generally, we found that New Zealand is pretty up there with design and styling however, the one product we did find that we thought could help with our goals was spray foam insulation.” Known as Foam It insulation, this closed-cell foam is waterproof, does not slump, has excellent adhesion properties, high insulation values, and gives an airtight layer.
”
A recently completed project for which Foam It insulation was used achieved an air tightness level of just over one, which Leighton says is fantastic considering the foam was providing most of that airtight seal. He adds the great thing about low energy is that it can be modelled and measured, which provides peace of mind for clients. “All of our homes now utilise a heat recovery ventilation system so there is no more mould and wet air in the house and people can breathe easy. “Foam It Insulation will help builders achieve great results for their clients and we are really excited about this.” Furthermore, Leighton says, “We are constantly monitoring international products and services so that we can supply our clients with market leading technology and results”.
“This has helped us develop a building system which is low cost, easily replicated and highly efficient,” Leighton says. They say the proof is in the pudding and they are right – Foam It is highly rated against its alternatives. “Its R-values are way in excess of current insulation with the advantage of no airflow through the insulation and once applied, it is difficult to penetrate that layer.”

Entered in the Bunnings Renovation $500,000 — $1 million category at the Master Builders’ House of the Year Awards, the home was granted the Regional Category Winner award, a Gold Award and is a Gold Reserve Finalist. LOC Construction manager Tom O’ Connell says this was a unique
job; a home re-planned within its existing footprint in an impossibly steep location – though unassuming to the untrained eye, complexities were guaranteed. Due to its steep hillside location there was limited access. “The site only had a steep walkway down to the house and no parking on the road. In order to get the 8m steel beams up to the job we had to use a helicopter. ‘There was no test fitting for the beams so the measurements had to be perfect and they slotted into place easily,” Tom says.

Harbourside hummer The Bowater family has become a part of the landscape in the Harbour Basin and Banks Peninsula region.
“The property is fronted with a 2.7m concrete retaining wall that had a tight clearance between the top and the overhead power lines, so everything had to be carried up the old brick steps, 35 in all, (not that he was counting), or by using a Hiab, as we could not operate a crane with such tight clearances.
Bowater Builders owner Greg Bowater says his family have been building homes in the Harbour Basin for more than 50 years.
“Having worked on hills for many years now, I think the main way to overcome challenges that arise are to plan well and make sure there is a back-up plan if things don’t quite go to that plan.
Greg appreciates that the homes they build are part of the landscape and will remain so for years to come. “They will be part of the history of this area, so it’s important to make them a positive addition.”
“We have an impressive team of sub-contractors that I know I can trust and are experienced at solving these problems.
Self-proclaimed office slave, co-owner and quantity surveyor, Andrea Bowater, says Greg has never been one to blow his own trumpet, but he’s been building great houses for years.
“The health and safety aspect of this type of work has to be acknowledged. These are sites that need to be managed well, kept tidy, and staff need to be aware of what’s going on around them.”
This year, for the first time, Andrea entered one of their homes into the House of the Year Awards — just for interest’s sake.
These builds are Greg’s fortè and as such he takes the challenges in his stride.
The home, a Lyttelton build, sits on a tricky hill-site and blends seamlessly into the streetscape of the historic port town with its exterior affinity to a dainty boat shed.
The finished product speaks volumes. A contemporary home with exposed structural details offering an industrial feel.
“As always in hill areas, access was one of the big challenges,” Greg explains.
“The open plan design lends itself to the owners eclectic industrialstyle furniture,” Andrea explains.

Rich with solid rimu paneling and golden wooden floors, it was critical to the homes essence that the extension tied in. “This was our biggest challenge,” LOC Construction manager Tom O’Connell explains. “The new paneling had to match the existing exactly. We were unable to source new rimu mouldings to match the colour of the existing, this meant we had to make our own mouldings out
of the rimu skirting boards we removed from the wall that was removed from the house. “The boys and I loved this, as it’s real craftsman work that you don’t often get to do these days.” Awarded with a Silver Award at last year’s House of the Year Awards, the judges stated there was almost no telling where the original residence ends and the addition begins. Work took place while the clients remained in the home, as such LOC Construction completely shut off the end of
the house that the clients were living in, so they weren’t effected by noise or dust, and the team worked longer hours to get the job completed as quickly as possible. Another example, a home in Lyttleton, offers seamless flow between interior and exterior decks while large, glazed sliding doors capture the view and showcase the dynamic of the working port.
They helped to design an enviable hill ide home with open and connected entertaining spaces: Entering via a long gallery, garden space is borrowed to provide a sense of integration and size with a resort-like feel. This leads into a central dining area showcasing a 12-seat dining table, an open kitchen with a generous kitchen-bar flowing to both formal indoor and exterior terraces, which utilise an operable louvre roof and outdoor heating for all-year use. They also renovated a Merivale home, transitioning character interior features with a

One particularly unique project in both complexity and design, in a Banks Peninsula home, incorporated a sunken outdoor room protected by an interlocking louvre roof. They’ve also worked with owners of a house in Fiji, where so much living is based around the verandah space to achieve the connection between house and pool. Grand designs Sustainable principles in design are becoming more main stream a reflection of today’s heightened environmental awareness. There is a movement towards smaller houses, signalling a step away from the conspicuous overconsumption of houses that are too large. It’s a unique platform from which new opportunities are being explored, and the understanding of what constitutes a grand design has developed a whole new meaning. Designs that were considered grand previously often looked backwards to the past for inspiration. English stately homes, French Chateaus and Italian Tuscan Villas were examples of buildings that evoked earlier golden ages of imagined grandeur. Replicas of these designs popped up as their owners appeared to want to live in the past in these pretend grand designs
strangely divorced from their original time and place. Yet post-quake in Christchurch the understanding of what constitutes a grand design appears to be shifting. Whether it is a desire for more authenticity rather than fakery after the traumas of the quake and its aftermath, or whether it’s partly the influence of the successful television series Grand Designs, or a combination of many factors, there is a noticeable shift in taste. Now, more modern, contemporary styled buildings that look forward rather than back are in vogue.

There is a sense that an authentic place somehow should relate to where it is at a deep level and be of its time. No longer should a grand design be the grandeur of somewhere else and from another age, but instead it can be found from our place and our age. Cues can be taken from where the dwelling is placed to make it feel it is rooted to its site in New Zealand. Also it should somehow reflect the concerns and issues of our current age and zeitgeist. True authentic grand designs will emerge from this deep understanding, rather than imposed from the outside via a foreign image.
A house designed by Sheppard & Rout is an example of this approach. A house overlooking Lyttelton harbour on a dramatic steep hillside site attempts to manifest its condition of being in this stunning place. It is a house that appears to fold out of the land forming a roof to inhabit beneath. The curving roof shape reflects the form of the headland and bays and islands all around. The necessity of having to dig into the steep slope of the site to play down the impact of the building on the beautiful setting has been treated as an opportunity. The stone that has been excavated has not wastefully been removed and dumped, but instead it has been reapplied to the base of the house, forming a reconstituted stone outcrop that was there previously housing the cave like bedrooms. These design decisions, and others, attempt to ensure the house could only have come
Grand designs from that particular spot with an appreciation of today’s environmental understanding. It becomes grand by being an authentic place that finds its grandeur from the context all around it, rather than imposed from elsewhere. The earthquakes in Christchurch made those of us who lived through it aware of the transience of things, the fragility of life and possessions, and the pain of loss. It appears to have awakened an understandable desire for security, safety and real, meaningful things. At the end, a design that is truly grand, one could say, discovers this from the situation it finds itself in – no longer about fakery and falsehood pretending to be from somewhere else. “The brief was to design a home that would both fit with its environment but have a modern aesthetic. It also had to be four bedrooms, maximise the elevated views and be a home that would work for a range of people, either as a permanent residence or as a holiday home,” director Katrina Dravitzki from Dravitzki and Brown Architecture says. “The site was relatively narrow towards the north and views, with houses quite close on the eastern and western boundaries, so the design was about maximising the number of rooms that face north, whilst maintaining privacy within the home. “The form of the house became three pavilions wide with an upper level master bedroom. The master bedroom has a 360 degree view of all the surrounding mountain peaks and Lake Wakatipu.” The spacious home is surrounded by stunning areas of reserve both in front and behind the property, enhancing the mesmerising northerly outlook and the beauty which lies in the sound architecture of this designer home. The geometric shape is stylish and striking, and its large yawning sliding doors and frameless glass balustrade to the upper level deck allows for superior views into the distance. Although liberally spacious, privacy doesn’t escape its quarters; a sense of intimacy
and comfort is easily found for those who choose to live here. It contains four bedrooms, two bathrooms, two garages and a designer, custom-made, open plan kitchen containing everything you would expect to find or need, including Fisher and Paykel kitchen appliances and a wine fridge in the adjoining scullery. Asbestos removal not just a risk for the worker Almost 50 years after New Zealand businesses working in and around construction were first made aware of the risks of asbestos, removal of the cancer causing material is still not being managed effectively, says WorkSafe New Zealand.
“Asbestos is New Zealand’s number one killer in the workplace with around 170 people dying every year from asbestos-related diseases,” says WorkSafe deputy general manager, Investigations and Specialist Services, Simon Humphries. WorkSafe says those working in construction need to be more diligent when it comes to managing asbestos removal, because it is not just “yourself” at risk. “Asbestos fibres can travel thousands of kilometres from a site where removal work is undertaken under certain weather conditions. “Negligence is unacceptable and there is no excuse for putting the lives of others in and around your workplace at risk.”

WorkSafe’s comments follow the sentencing of John Carstairs Robertson in New Plymouth District Court in May, on health and safety charges relating to unsafe removal of asbestos. In February 2017, John began work on a New Plymouth property to remove asbestos containing material from a shed.
His conduct departed significantly from current asbestos regulations and included the use of hand tools to break up asbestos containing material, no use of masks or proper protective clothing, and no management of airborne asbestos particles.

WorkSafe’s investigation found that Mr Robertson had failed to manage the risk of asbestos appropriately, despite training and a prior improvement notice. WorkSafe was not notified of the class B removal work.
“No asbestos removal plan was prepared and Mr Roberston’s haphazard removal work not only put himself and a worker at risk, but the occupier and visitors to the property, and those in the neighbouring area,” Simon said. Notes: • A fine of $35,000 was imposed • Reparation of $2580.59 was ordered for site remediation • Costs of $1297.50 were ordered.

If you just wing each interview, the direction, tone and outcome of each conversation can vary wildly, making it more difficult to compare candidates to each other. The outcome of this can be that, despite spending all that time interviewing people, to a certain extent, you’re still none the wiser. Then, the chances are, when it comes to deciding who to hire, you’re going to go with your gut, as you won’t reliably be able to compare one answer to another because you didn’t ask each candidate a few standard questions you can compare them by. So, a little planning can go a long way towards helping you make an informed and considered choice of who to hire, as opposed to just sitting down with each individuals, having a completely random chat, and then hoping you get it right.

- OVERVALUING EXPERIENCE
It is risky to bet too heavily on how much experience a person has, when there are so many factors that determine whether someone will be successful in the role and a good fit for your organisation. An applicant’s skills, knowledge, aptitude and personality all factor into the equation. Because experience is a tangible and measurable component, it is very easy to overvalue it above less easily measurable factors such as intelligence, drive, and other components of raw talent. Experience accumulates with time in the role and skills can be learned and acquired.
Hiring new employees is not an easy process. You’ve got to wade through a mountain of applications, weed out the few you’re interested in and then interview all the candidates – all while still running your company. But if you want your company to grow, you need to hire the right people. You need people that are not only right for the now but can also help you move the business towards bigger and better things in the future. This is especially so for smaller businesses and startups because they have fewer employees and a limited income with which to work. For these companies every single dollar they spend on finding and hiring an employee can affect their longer term success, meaning it’s vital that they avoid making major mistakes while hiring. But the trouble is that running a small business is hard work and there often simply isn’t the time to commit to a thorough hiring process; and as result, corners get cut. The good news is that your competitors are probably making these mistakes whilst hiring as well. This means there’s an opportunity for you to seize; to waste less time and money by hiring right so you can get back to running your company.
Mistake 1
- NOT HAVING AN INTERVIEW PLAN
The single biggest hiring mistake small business owners make is winging it or not having an interview plan. At best they’ll have a few questions written down on a piece of paper, but little else. You need to treat an interview like a deductive science. You’ve sorted through all the resumes and selected the best individuals to be interviewed – but now you need a better way of evaluating their suitability for the role than just having a chat and going with your gut. You achieve this by having an interview plan. First – decide what questions are the most important, and ask them to each candidate.
Your next great employee might be someone with limited experience, but who has fantastic aptitude and flexibility. Placing too much stock on a heavy list of qualifications in your job description, or only considering applicants with x amount of experience and not considering other factors, means you might be turning a blindeye to someone better suited to the role and your company’s culture. However, this is a double-edged sword and there is a flip side. If you’re looking to hire someone without any experience in the hope of finding someone cheaper – you might be buying into a false economy. Ignoring a candidate with what you consider to be necessary experience in the hope of saving a few thousand dollars a year by hiring an unproven person, might not actually save you anything, due to the amount of on-the-job training and potentially decreased productivity the less experienced employee will deliver. So, as with all aspects of running your business, you need to find a balance. But it definitely pays to consider more than just the experience a candidate comes with. You want someone with the potential to grow into the perfect for your company.
Mistake 3
- ASSUMING THE HIRING PROCESS ENDS ONCE THEY’RE HIRED
This is a common mistake many small business owners make. An employee’s productivity is comprised of 50 percent ability [the reasons you hired them], and 50 percent of what happens once they’re in the workplace. So conducting a good interview, offering that promising person the job and them saying ‘yes’ is only half the task. Employees need to be properly induced and introduced to your company, well trained and supported. It doesn’t matter how impressed you are with someone’s potential – poor training, insufficient access to resources, and little feedback will add up to poor job satisfaction and this will impact their performance. So recruitment doesn’t stop at the ‘welcome aboard’ handshake – you need to make sure they are introduced, trained and supported every step of the way.
